Many see the attractive low interest rates as a helping hand in buying investment property. In November a couple of banks released borrowing rates of 4.49% per annum for three years fixed. With the boom in property sales values this year we might have expected it to have more of an impact on the rental market. There certainly has not been any reduction in weekly rental prices in 2015 however with the exception of January to April the number of prospective tenants committing to viewings has been down this year. Although on the whole it’s been a fairly balanced rental market for supply and demand. With the Auckland population increasing and with the need for more accommodation across Auckland the weekly rents have only headed upwards. October and November has on average seen the length of time it takes to rent a property increase and that is why it is important that rental properties reflect a fair market rent in order to attract the best quality tenants. The biggest jump we have 2 015 has been a dynamic year for us at Anne Duncan Real Estate and for real estate in general. Property prices reached record levels throughout the year and the cost of the average home in Auckland is now closer to the million dollar mark. This year we saw huge numbers through our auction room with some great prices being achieved. And again auction seems to be the most popular and preferred sales method and proving very successful with clearance rates of 93% year to date. Auction is the most transparent process for both buyer and seller. Buyers prefer auctions as opposed to tender because they can see where the value is and choose to continue to bid or cease, whereas with tender they fear they may be paying $50,000 too much or they miss the property for $1,000!! For buyers it is important to see ‘value’ which they certainly see on the auction floor. For sellers the benefit is less time on the market and the auction process results in the current market value. With good competition they could get more than expected. Our auction rooms are friendly, our staff are helpful and of course professional and we work well as a team to have happy buyers & sellers. The auctioneer Neil Newman is one of the best in the business. The outlook for 2016 I believe will be much the same as 2015. The fundamentals are the same with a shortage of stock in the inner city and no shortage of buyers looking for homes. The investment market may be a little harder with the increased price investors have to pay to secure a property not in line with current rents as well as the 30% deposit investors now need to buy an investment property in Auckland which has made it a bit tougher. found this year has been the one bedroom market. Within the next few years the government has signalled its intention for owners to have their property better insulated and have long-life smoke detectors installed. Anne Duncan Rentals has over the last three years pushed for our owners to do away with the replacement battery- style detectors and install the long-life models, as often we find batteries removed on the cheaper ones and not replaced. To date we have installed over six hundred long-life detectors in our rental properties. In 2016 we should see more of the same with no real surprises.

Ingredients

125g butter, chopped

1 1/3 cups (200g) Dark Melts,plus ½ cup (75g) extra

½ cup (110g) castor sugar

2 eggs, lightly beaten

2 cups (300g) plain flour

¾ cups (140g) mini choc bits

16-20 stawberries

½ cup (125ml) whipped cream

Preheat oven to 180C/160C fanforced. Grease and line base andsides of a 19cm square cake pan.

Combine butter, Dark Melts andsugar in large microwave safebowl; microwave uncovered onmedium for 1 minute; stir. Repeatprocess in 30 second intervals untilmelted and smooth; cool 2-5 mins.

Stir in eggs, then flour and thenMini Choc Bits. Spoon mixture intoprepared pan, smooth top. Bake25 minutes, or until mixture is just

firm to touch. Cool in pan. Turn outand use a 4cm round cutter to cut16 rounds.

Place extra Dark Melts in amicrowave safe bowl; microwaveuncovered on MEDIUM for 1minute; stir. Repeat process in 30second intervals until melted. Dropa little melted chocolate on thecut-side of each strawberry andadhere to brownie round.

Transfer whipped cream to apiping bag fitted with a small roundnozzle, pipe cream on strawberries

to make Santa hat pom poms andtrimming.
