Opened in 2011, The Village is lo-cated just 3.5km from the Towns-ville CBD and within 15 minutesfrom Townsville Airport, Towns-

ville Hospital and James Cook Un-iversity.

Once finished, the 83 hectare sitewill comprise about 950 homes, ofwhich 294 lots had been deliveredas of February, with estimations of70,000 residents being within thecatchment area of the service sta-tion site.

Mr Dunn said service stationswere continuing to be prove a high-ly sought-after investment class,with zoning for new sites not thatcommon.

Colliers director of investmentsales James Crawford said themarket for finished service sta-tions was very strong and usuallyresulted in rents of around $250,000to $350,000 per annum, with tenan-cy agreements of about 15 years.

He said the majority of servicestations sold on a yield of about5.5–6.5% as a standalone.

“Service station operators are ingrowth mode and across Australiademand is high. All operators arecurrently expanding and thatranges from small standalone ser-vice stations to those with smallconvenience or food attached tolarge trucking stops,” Mr Craw-ford said. – REA
