No left turn will be allowed from this point. Other traffic will be accessed from River Park on the south side of the property. The preliminary layout of the site includes open space and parking toward the offices to the west in order to minimize the effect of the development. The location of this UR district will be approximately 2/3 of a mile from the higher densities and amenities provided at Clearfork. Development Impact Analysis: 1. Land Use Compatibility

The applicant is proposing a zoning change to “UR” for Urban Residential. Surrounding use consist of commercial uses to the east and west, townhomes to the south, and a railroad to the north. Urban residential is designed to provide a residential density transition zone between low density single-family and higher density commercial areas. As a result, the proposed zoning is compatible with surrounding land uses.

2. Comprehensive Plan Consistency

The 2018 Comprehensive Plan designates the subject property as General Commercial, reflecting the current zoning of the property. However, because the nature or “UR” zoning is to act as a buffer between low density single-family and higher density commercial areas, the proposed zoning is consistent with the Comprehensive Plan and the following policies.
