To each his own, as the saying goes, and when it comes to choosing what type of new home to purchase, today’s buyers have plenty of options. For some, choices are dictated primarily by budget, location or family

circumstances; for others, financial freedom and where they are in life may allow them to select purely by home type.

Indeed, the answer to this question varies and depends on many factors. One common mistake buyers – particularly first-timers – make is buying more home than they can handle. Experts agree making yourself house-poor is not a wise decision, and the best news is that with the variety of product available from builders today, you are sure to be able to find a new home that suits your taste and budget.

It’s also important to remember that homeowners buy and sell many times over in their lifetime, so if your first or second home isn’t quite your dream home, you can always plan to move up, downsize or adjust however you need to in your homeowning future.

Buyers’ opportunityLow mortgage rates keep home shoppers in the driver’s seat through the summer

The Bank of Canada’s recent announcement to hold interest rates is good news for home shoppers.

There are many excellent mortgage products available from banks and brokers that will suit your individual needs, and some are even lower than posted bank rates. With a pre-approval in hand, you’re protected if rates rise, and if they go down, you’ll likely get an even lower rate. A pre-approval can be a win-win situation for shoppers since it means you don’t have to wait to get � nancing approval on a home when you put in an offer. This is an especially good tool to have in hot markets. Removing the “conditional on � nancing” clause could mean your offer is accepted � rst, since you already have your � nancing in place.

So, when will rates rise? Recently, we’ve been hearing that rates may not see an increase until next year at least.

The Bank will make its next scheduled rate announcement on May 29 – but don’t wait until then to get pre-approved for a mortgage. It can take a few days. Many lenders now offer online pre-approvals to make the process easier.

After growing 3.9 per cent in 2012, AlbertA’s economy is expected to expand a more modest 2.5 per cent this year – still among the Canadian leaders, according to the latest BMO Blue Book from BMO Capital Markets Economics and BMO Commercial Banking. Much like the U.S. Federal Reserve’s Beige Book, the BMO Blue Book combines the expertise of BMO’s economists with informa-tion on current business conditions provided to BMO’s commercial bankers by local businesspeople.

“The main trigger for softer investment activity is the lower price received by Canadian producers of heavy oil relative to WTI,” says Robert Kavcic, senior economist, BMO Capital Markets. The good news is that the discount has narrowed, partly due to sea-sonal demand for bitumen, com-pleted refinery maintenance and more pipeline capacity linking Cushing and the Gulf Coast.”

Kavcic added that despite the challenge, oil production in the province was still up a solid 16 per cent year-over-year in 2012 Q4, led by 21 per cent year-over-year growth in bitumen output.

Meanwhile, employment growth has cooled to just 1.7 per cent year-over-year in March, down from a 2.6 per cent pace for 2012. “The labour market, however, still remains tight with the jobless rate at 4.8 per cent – the second lowest

in Canada – and average weekly earnings rising 6.1 per cent year-over-year in the first quarter of 2013,” says Kavcic.

Housing markets in Calgary and Ed-monton have not succumbed to slowdowns as seen in Vancouver and Toronto, with sales up 3.4 per cent year-over-year and 6.3 per cent year-over-year, respectively, in the first quarter of 2013. “With in-mi-gration strong, incomes rising and lower supply, Calgary’s MLS Home Price Index was up eight per cent year-over-year in March and within six per cent of 2007’s record,” says Kavcic.

“The economy in Northwestern Alberta is being fuelled by expansion and growth in the oil and gas services sector and also the oil and gas construction industry,” says Lynda Taylor, district vice-president, com-mercial banking, Northern Alberta and NWT, BMO Bank of Montreal. “In par-ticular, construction companies in the Northwest are bidding on new work coming from major liquid gas players in the market. Meanwhile, the continuing population influx into Fort McMurray and the Northeast has created real demand for additional services and amenities.”

“Of particular note are the prospects for Alberta’s First Nations; Alberta is full

of opportunities for First Nations with numerous Bands ready to enter into creative economic development oppor-tunities,” says Mike Darling, district vice-president, com-mercial, southern Alberta, BMO Bank of Montreal.

“BMO has provided many in-novative solutions to First Nations over the years, and

we recently heard from one Band Admin-istrator who said BMO’s approach to on-reserve lending is helping them achieve their goals for their community.”

Excel and Sterling offer a variety of styles and sizes to meet a wide range of tastes and prices start in the $420,000s including lot and GST. The builders have two showhomes each on a parade located in Phase 1.

Lots in MountainView start at 36-ft. wide, with several sized up to or wider than 46 ft., providing buyers with a great mix to choose from. The newly released ridge lots are up to 54-ft. wide.

after communities in northwest Calgary,” says Karl Bursnell, sales manager for Homes by Avi. “Sales are going really well in the community and we have 36 lots in the new phase that are slightly wider than the previous lots, so it allows us to build larger homes and we’ll be able to offer different models to buyers.

tandem design on one side. “The lots are larger but not wide enough for the typical three-car garage design so we created a tandem design that allows people to park three cars, or use the extra space for toys, storage or a workshop,” Bursnell says.

The 2,612-sq.-ft. showhome showcases four bedrooms with a central bonus room with a � replace and large laundry room upstairs. The spacious master bedroom can accom-modate a king-sized bed and has a good-sized walk-in closet and an ensuite that features his and her sinks separated by a soaker tub and a walk-in shower. Two of the three secondary bedrooms also have walk-in closets.

On the main, there is a study, dining room, large great room and a mid-centred kitchen with island and cabinet pantry. There is also a mud room off the garage entry.

“This is a well-thought out plan that maximizes space,” Bursnell says, and “having the bonus room separating the master from the rest of the bedrooms is a design that people really like.”

rankings show academic improvement at 22 schools

FRASER INSTITUTE’S ALBERTA HIGH SCHOOL

TWENTY-TWO ALBERTA HIGH SCHOOLS, including 12 public schools and nine schools in Calgary, have seen their academic performance improve over the past � ve years, according to the Fraser Institute’s annual school rankings.

The list of improving high schools also includes one charter school, one private school, and eight separate schools across the province. The complete list follows.

“Our report card consistently shows that school improvement is occurring all over Alberta, from High Prairie in the north to Lethbridge in the south and everywhere in between,” says Peter Cowley, Fraser Institute director of school performance studies.

“The rankings suggest that any school can improve, regardless of the challenges its students face. Only the Fraser Institute’s report card ensures that school success stories like these become widely known.”

The Report Card on Alberta’s High Schools 2013 rates 279 public, private, separate and charter schools based on eight academic indicators derived from grade-12 diploma exam results as well as graduation and grade-to-grade transition rates.

The report card also includes important information about each school’s make-up, including parents’ average income, the percentage of ESL students and the percentage of special needs students.

Complete results for 279 high schools will be available at compareschoolrankings.org, where visitors can compare school results on a variety of academic indicators and ratings.

Of the 22 Alberta high schools showing signi� cant academic improvement, � ve are public schools where the parental income is below average. At one of those

schools, special needs students account for nearly 20 per cent of school enrolment; at another, more than a quarter of the students are ESL learners.

“Principals and teachers who have not yet found ways to improve might pro� t from talking to the staff at these schools,” Cowley says.

Hold a garage sale if you have the time. the money you earn can go towards new purchases once you’ve carved out some space.

Get a jump-start on de-clutterInGBooks collecting dust? although I keep a collection of books that I often re-read or refer back to, I make it a habit to use the one-in/one-out rule. I love books and my house would be overrun with them if I didn’t begin this habit a long time ago. any time I’m tempted to buy a new book, I remind myself that if I do, I will have to let one go. this encourages me to borrow books from the library when possible. I often get questions about what to do with books that are no longer used and are taking up space. donate books in good condition to your local library, hospitals or schools. there is even a great program that sends books to troops (Books for soldiers, booksforsoldiers.com).toy toss put aside time with the kids to go through their old toys and decide what they want to donate. remind them they need to make space if they want new toys. drive to the charity together and drop off the toys. remind the kids how kind and giving their gesture was and that other less fortunate children will truly appreciate their donation. It’s never too early to start teaching children this valuable practice.clean out the garage If your garage is cluttered, it’s a good time to tackle it. empty out the entire garage, or work in sections (depending on the amount of clutter and the amount of time you have to clear it). place like items together in categories: car care, tools, sporting, gardening, etc. create a pile for things you no longer need or want. Heavy duty shelving units and clear bins work great for storing these items within their categories. Brackets and hooks work for large items. don’t forget to take the discarded items to the dump if they cannot be sold or donated.

Have you been storing items for years with the intention of having a garage sale, but never get around to it? pull out your calendar today and book a definite date to have it. Blocking the time now increases the likelihood of following through with it later. another option is to forgo the garage sale entirely and donate these items instead. has your clutter expired? If you can’t quite bring yourself to let go of certain items, even though you aren’t using them, consider packing them in a box and writing a “best before” date on it six months away. put this date on your calendar as a reminder. If you don’t go into that box again before the expiry date, donate it to charity without opening it again. this provides you with a cooling-off period, making it easier to detach.out with the old, in with the new Is your outdated home office equipment slowing you down? maybe it’s time to upgrade or replace it. or, have you replaced your equipment but kept the old laptop or printer “just in case?” take back your space and give your office a fresh start by letting go of the old. do this and I predict your productivity will increase in the years ahead! having trouBle deciding? clutter is the result of postponed decisions. When you are de-cluttering, make the keep/toss/donate decisions easier by asking yourself whether the item serves a purpose or adds beauty or meaning to your life. Getting organized is not about getting rid of all your stuff, it’s about honouring what truly serves you and letting go of what’s just taking up space. If you don’t love it or use it, it’s time to lose it.

Q: We purchased a new home and want to know what we should be aware of when beginning our outdoor projects?A: “Before starting any work in your new yard you need a grading certi� cate,” says Ron Heggs, director of special projects for Shane Homes. “You normally get this certi� cate from your builder and you get this once the grading and loaming of the property is completed.” New home owners need to be aware that there is going to be some settlement of the yard, especially if the home was built in the winter, and there is settlement even after the grading and loaming, so wait a few months before you start any project, Heggs says.He recommends the � rst exterior project be the deck, so check building codes, city bylaws, obtain the necessary permits and call for underground locations before you start.“After the deck, you should prepare the yard for garden beds,” Heggs says noting drainage is key to any outdoor project. “It’s so important to make sure whatever you’re doing doesn’t interfere with how the water will drain from your property and that it doesn’t affect your neighbour’s property.” Many homeowners put � ower beds up against the house,

however, Heggs says it’s not a good idea to place those against the foundation wall if they need a lot of water. “You want to keep water away from your foundation. Concrete is porous and over time, if you’re doing a lot of watering, you could have water issues in the basement.”He suggests putting gardens against the fence and garage. As well, if you have a concrete swale in your backyard for drainage, don’t put gardens all along it. “You can do some corner beds, but leave room for the water to drain into the swale.”If you’re planting trees, think about how big they will get; you don’t want them hitting the house, deck or fence in years to come.Bring in the materials you’ll need for the lawn and garden beds, and then build the fence making sure of the property line. The last project is to lay sod or seed the lawn, as this gives it time to take root with no one walking on it to build something.Finally, before any project locate all utilities, know the location of your property line and work safely.

AppliAncesAs technology advances, one of the most dramatic changes we can see to the modern kitchen is the incredible number of options available for custom and unique range hoods. I love the clean look of pieces such as the Thermador Masterpiece series – when the hood is this beautiful and simple, there’s no need to hide it. Home kitchens are getting more and more like a real chef ’s headquarters every day, with restaurant staples such as warming drawers and wine refrigerators popping up everywhere. Microwaves are moving to under the counter, often using a drawer instead of a door to make lifting hot items in

between wood and tile, which are often less than ideal. Hardwood or engineered wood may not be quite as durable as tile when facing dropped pots and pans, but the right selection mixed with a little care can yield a more elegant and comfortable floor for the chef of the house to stand on. In the photo above, you’ll see Brushed Oak Luxe Ravensdale from Kentwood – I loved it for this home and it can fit into virtually any style of kitchen, from traditional to minimal. If you do prefer an even softer look, many people are finding an elegant runner rug (much longer than it is wide), following the line of the cabinetry, can add a pleasant visual break to the floor, and be cleaned or replaced in the event of a catastrophic spaghetti spill. This classic Scandinavian style can warm up your space visually, and you can switch out your rug later to get a punch of new colour. lighting:Borrowing from art galleries and museums, some recent lighting trends have focused on making the light sources disappear, so the sparkling surfaces can have all the attention. Traditional style pot lights for the ceiling are nothing new for kitchens – they are very practical sources of direct light for cooking and suit the tasks well, however, new shadow box style pot lights seem to be becoming more popular with their modern style. Lately, many such lights can be found recessed into tiny alcoves in the ceiling, which allows a slightly more extended fixture to angle the light to hit more specific targets. This creates a sophisticated look,

and out more convenient. Many companies even make built-in automated coffee machines to get as much clutter off your surfaces as possible – no barista required! Aquabrass makes a great user-friendly version of a pot-filler faucet, called the Zest, which gives you the pull-out multi-functionality of an industrial fixture with a stylish and elegant look appropriate for an inviting kitchen.

counters:While we’ve recently seen total integration of cupboards and appliances into one perfectly clean line, a new trend emerging is the return to a more furniture-based look, rather than minimal built-ins. By this I mean you can find little details creeping in that let kitchen cabinets – and especially islands – feel more like stand-alone pieces than part of a continuous set. For example, while most kitchens have the lower cabinets raised off the floor enough to create a toe space, now designers are adding traditional feet to the corners of each section, echoing the look of an elegant vanity. At the same time, ending the countertops flush with the face of the cupboard allows those two elements to merge into a furniture unit, rather than looking like the cabinets and counter are unrelated. At my design studio, we’ve been loving the use of mixed materials for the countertops, pairing quartz and marble to let distinct areas have their own identity. I love working with Marble Trend and Caesarstone – mixing calacatta oro with grey quartz produces a beautiful look, and of course, there is also an infinite array of other possible combinations.

Flooring:An ongoing trend in both open and closed plan homes, playing against the more furniture-like counters, is a unification of flooring types throughout the space. Running continuous wood flooring from your dining room throughout allows the kitchen to feel less like a separate work space, and more like part of the larger environment. It also avoids unsightly joints

and lets you avoid unsightly track lighting. Creating much larger recessed areas over the kitchen island is another popular trend, as this helps define the area as a special gathering place – which is fitting, as despite our plans this is so often where the real party happens! Of course, since the kitchen is such a celebrated space, it also deserves some statement lighting of its own, and many homeowners are electing for grander pieces rather than modest pendants. While your hidden lamps are doing a lot of the work, a brilliant chandelier over your island again helps to define this as a central space, and keeps the room from feeling too strictly functional.

colour:My absolute favourite colour of the year, which you can find popping up in designs of every taste and budget, is not just a colour but a precious stone: emerald. As a wall colour in paint or paper, rich jewel greens add a layer of depth and drama to a space, but also allow other lighter colours to breathe – it can be the focus, or a near-neutral backdrop, depending on the shade. Beautiful glass bowls, vases and sculptures can be easily mixed into an existing kitchen space, and since leafy tones are around us all the time in nature, we are instinctively tuned to like greens with almost any colour scheme. Drop by Avenue Road to see their selection of great home accessories (as well as furniture) – I find exciting new things every time I go.

Another trend I’m loving is not just any colour, but actually chrome! Now, I know you have probably heard of chrome for appliances, even backsplashes – this is a timeless look. However, lately designers have been applying touches of silvery glamour to the kitchen cabinetry, like the one shown here from adding to the gallery display case aesthetic. Stainless steel complements the cool emerald shades wonderfully, and frames the view through your cabinet windows like an elegant piece of art. (By the way, if you don’t have any windowed cabinets, now is the time. Your beautiful dishes and glassware have been hidden away for too long!) Look to SieMatic, and especially their BeauxArts.02 collection, to put a little metal in your mix.

BAcKsplAshes:Kitchen backsplashes tend to fall into one of two categories: timeless, neutral looks or very personal style statements. Having your backsplash retiled isn’t something you do every day, so you need to absolutely love it.

A style I’ve found recently is the beautiful diamond “pillow” tile from Deco-Tile. It creates a quilted effect, mixing the soft curves of an elegant sofa with the durability of tile. At the opposite end, companies such as SieMatic are creating backsplash “systems” that transform the space into either multi-functional shelves, cupboards, or racks, so you get the most usability out of your space while maintaining a beautiful,built-in look.

While there are a number of factors to consider when deciding on the right location to buy a home, Canadians view the safety of a neighbourhood to be the most important (63 per cent) feature of a home’s location, according to a new BMO Bank of Montreal survey.

The survey, conducted by Pollara, also found that living on a quiet street (43 per cent), having good neighbours (30 per cent), having a short commute to work (28 per cent) and being near family and friends (25 per cent) rank high on Canadians’ list of location priorities when buying a home.

“Everyone has a unique set of personal and financial priorities, so it’s important that those particular needs are considered when deciding on the right location to purchase a home,” says Laura Parsons, mortgage expert, BMO Bank of Montreal. “Taking a practical approach to home buying is the key to preventing yourself from getting ‘swept away’ by the bells and whistles of a house. Home buyers should make a list of needs versus wants

and prioritize them in order of highest to lowest importance.”

The poll also revealed that significant differences become apparent when comparing the national averages to first-time homebuyers. For instance:• Having a short commute to work

is more important to first-time buyers than the average buyer (34 per cent versus 28 per cent)

• Living near public transit (28 per cent versus 19 per cent) is also higher on the priority list for first-timers than repeat buyers

However, living on a quiet street (30 per cent versus 43 per cent) and having good neighbours (21 per cent versus 30 per cent) are far less important to first-timers

As the weather warms, more homeowners turn their atten-tions from indoors to outdoors and consider projects they want to take on this spring and summer.

Many Calgarians are already taking advantage of the sunshine, preparing garden beds, raking and mowing lawns and looking at ways to turn their yard into an inviting outdoor living space.

Many homeowners today look on their outdoor space as an extension of their home – a place where they can get to-gether with family, friends and neighbours and enjoy the sunny summer months relaxing on the deck or planning backyard barbecues.

With a little planning, you can turn your backyard into an attractive entertaining space, a private place for relaxation or a peaceful nature experience, while the frontyard can present colourful gardens that add to your home’s curb appeal.

When you buy a new home, you have a unique opportu-nity to develop your landscaping from the very beginning, adding beauty to your home, the street and the community.

New-home builders in the Calgary region recognize the importance of creating a whole home atmosphere, inside and out.

If you’re like many Calgarians who are looking to buy a new home this spring, you may be surprised to discover that there are several home builders that offer landscaping options or “packages” that include patios and decks, as well as plant-ing trees and sodding front yards.

This allows new-home buyers to finish the look of their home and they can immediately enjoy all of the benefits of their purchase.

Many local builders also have a network of professionals including landscape specialists, who they can recommend to their customers and buyers can deal directly with these

specialists when it comes time to designing and creating their landscaping.

However, before starting your landscaping project, there are some things to consider regardless of whether you plan to work with your builder, hire a landscaping specialist or do the work yourself.

First off, planning is everything, so make sure you develop a full vision of your entire outdoor space to avoid making mistakes. To begin, put together a wish list – those items that you have always wanted such as gardens, ponds, waterfalls, patios, decks, fences and gazebos.

Then review those items and compare them to the space you have – in other words, what can you realistically do in the outdoor space you have? Think about what items will work in the space – you may have to drop some items from your wish list if, say a waterfall and pond, is just not going to work in the space you have.

Once that’s done, consider what items you want done now and what can be phased in over time when budget allows.

When planning landscaping projects, remember soil preparation and water control, particularly drainage, are crucial. Talk with your builder about the soil type on your property, landfill, foundation height and backfill around the house. It’s important to ask about drainage patterns, and consider the placement of eavestroughs and downspouts in your landscaping plan so that water drains away from your home.

Also, consider other needs your design may have such as electricity for outdoor lights or a natural gas line hookup for the barbecue.

Some popular trends in outdoor designs in recent years include roof structures, which allow you to enjoy the outdoors even during a rain shower, outdoor fireplaces that add warmth to chilly Calgary evenings and outdoor kitchens and living rooms that allow you to use the outdoors as an extension of the indoors.

Naturescapes, such as rock gardens, garden fountains, waterfalls and ponds are popular additions, but be realistic with whatever you create and think about how much maintenance you are willing to do or are capable of under-taking.

Landscaping is an integral part of your new home, so no matter what your plans are, explore your options thoroughly and remember to save some time to enjoy your creation.

Meeting with a mortgage broker or your banker will help determine your full � nancial picture, assessing everything from your credit rating to how much you have saved for a down payment. And with tougher mortgage rules recently

taking effect, buyers should “stress-test” their plans – seeing how well you could cope with higher mortgage payments brought on by rising interest rates.

How much will it really cost?Another common homebuyer mistake is not being prepared for all the closing costs involved: lawyer fees, land transfer taxes, utilities, insurance, and home inspection and appraisal fees and insurance. All of these costs add up, and ultimately should factor into your overall home-shopping budget.

Where do you want to live?This question is becoming more important for a number of reasons, though in� uenced primarily by where you work, how much of a commute you want and whether your transportation options include mass transit or only driving. Indeed, especially with gas prices on the rise, proximity to mass transit is something more and more people are looking for in their new home location. It may not be as simple as choosing to live in the city, suburbs or small town.

What type of home do you want?Once you have determined your options for cost and location, you can then assess what types of homes are available in your price range and desired neighbourhood: Single-family detached, semi-detached, town-home or duplex?

FOR MOST OF US, BUYING A HOME IS THE SINGLE MOSTimportant investment we make in our lives. While this often is and should be an exciting time, it can also be the most terrifying for some people. The reason being – we are not as prepared as we could be. Unfortu-nately for most, purchasing a home is only half the battle. Acquiring the necessary mortgage � nancing is the other half. Hopefully, this article will help put your mind at ease when the time comes for you to � nd that perfect home.

In my opinion, there are four major steps in the purchase of a home: 1)arranging mortgage � nancing; 2) working with a realtor to assist you with the search and negotiation of the purchase; 3) � nding a lawyer to handle the legal aspects (such as registering the mortgage on title); and 4). contact-ing the utility companies (gas, water, electrical, telephone, cable and inter-net) to have them provide necessary or optional services.

Arranging a mortgage does not have to be diffi cult at allThe � rst and most important step to arranging mortgage � nancing

is to contact a mortgage broker and get pre-approved. This can be done any number of ways for your convenience. We can meet with you in person (either at your home, of� ce or wherever you prefer) to discuss your application, or we can offer you a number of different channels (phone, fax, email or secure online applications), in order to obtain the information we need to send your application to one or more of the 50 lenders we work with. This process usually takes no more than 24 hours. The bene� t of being pre-approved is that your interest rates are guaran-teed for 120 days, so there is no rush for you to go out and put an offer on the � rst home you see. As well, you know up front exactly what the maximum mortgage amount you are quali� ed for, as well as how much your principal and interest payment will be for that mortgage amount.

Now, being pre-approved for mortgage � nancing is great. However, pre-approvals are based only on the information you provide to the lender via your mortgage broker, as well as your credit history, which is obtained primarily through a credit reporting agency, such as Equifax or Trans Union, with your authorization. Once you � nd a home you wish to buy, and the offer is accepted, you normally have only a few days to arrange

“� rm” � nancing and waive that condition. The fastest way to do this is to have the required documentation in place prior to making an offer.

So what do you need to do to arrange � rm mortgage � nancing? In most cases, the banks need you to satisfy two main conditions: prove your income and con� rm your down payment. Depending on the type of work you do, you will likely need to provide a letter of employment and a current paystub. If you are in business for yourself, you may need to provide con� rmation that you own the business as well as your last two years worth of personal income tax returns or Notice of Assessments. Now, keep in mind, we are unique individuals, and sometimes our income stream(s) can be unique as well. The best thing to do is speak directly with your mortgage broker so they can advise you on what source docu-mentation will be required.

As for the down payment, buyers tend to put as little as nothing to

as much as 25 per cent of the price down on the purchase of their new home. This usually comes in the form of accumulated savings, a withdrawal from their Registered Retirement Savings Plan or a gift from an immediate family member. If you are putting less than 10 per cent down, then you also have to con� rm that you have access to an additional 1.5 per cent of the purchase price for closing costs (such as legal fees, property tax adjustments and utility hook ups). We recognize that there are a number of different ways to acquire the down payment. I urge you to discuss with your mortgage broker how much of a down payment you have and where it is originat-ing in order for them to advise you on what documentation will be required.

If you get pre-approved and work with a mortgage broker to eliminate as many of the conditions as possible, you will � nd that arranging mortgage � nancing to be an extremely smooth process, and allow you to focus on other aspects of buying your new home.

MORTGAGE TYPESALL MoRtGAGes ARe oF tWo BAsic tYPes:

conVentionALThe buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less.The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property.

INSURED OR HIGH-RATIO:A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

MORTGAGE OPTIONSYou can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs.

oPen MoRtGAGe:Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty.

Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall.

cLoseD MoRtGAGe:Usually has the lowest interest rate available but lacks the flexible features of other mortgage options.A good choice for those who want the security of knowing their monthly payment is fixed for a longer term.

Prepayment options are available but they are subject to conditions.

PoRtABLe MoRtGAGe:Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
