Life events get you moving

Clean-up in aisle five

The decision to move is often

triggered by a life event, such as a

new job, a new addition to the family

or simply because you want a change

of scenery.

Whatever the reason, it’s important

to address what your new needs are

before you start hunting for a new

place — rather than during. With all of

the information available to you these

days, it’s easy to get distracted.

To keep you on track and up to date

on the latest listings available across

Canada, check out this issue and

our new website, YPNextHome.ca.

Not only will you find an easy way to

connect with prospective properties,

you’ll be able to dig deep on details

such as such as costs, neighbourhood

information and much more.

Deciding to move is easy, it’s finding

the right place that can sometimes be

tough. Let us help.

Drop us a line and let us know if

you have any questions or comments.

We’d love to hear from you.

Good news, shoppers. Some great

things are happening in Canadian

retail and residential real estate, as our

story on YPNextHome.ca (nexthome.

yp.ca/malls-in-canada) illustrates.

Now comes news that Loblaws is

committing $1-billion to build new

and renovate existing stores, adding

thousands of new jobs.

This is important because when

large retailers undergo major

expansions, it’s a sign of good

times and that an area is on the

upswing. Like proximity to mass

transit, schools and other amenities,

being close to shopping is a major

attraction for homebuyers. These

features are among the keys to

enjoying your home while you live

there, as well as for potential resale

value in the future.

Large retailers and commercial

ventures don’t just pop up in the

middle of nowhere or in declining

neighbourhoods. These companies

make careful, long-range and well

planned-out decisions in lockstep

with municipalities and developers,

based on hard data, research and

demographic information.

cover story

WITH NEW FLOORPLANS OFFERING STYLISH, yet functional

designs and sought after features at exceptional prices, it’s

easy to see why people are eager to embrace Legacy Park.

Crafted by Brad Remington Homes, Legacy Park

continues the “Love It, Live It, Afford It,” success story

that started with Copperfield Park and raises the bar

with improved floorplan designs, specifications and

presentation with better pricing than ever before.

The first building in Legacy Park sold out quickly and

“we sold 50 per cent of the second building at launch in

February so we’re really excited about that,” says Bryan

Logel, vice-president of sales and marketing of Brad

Remington Homes. “The response has been incredible and

sales have been amazing; I’ve never been busier despite

the economy.

of style and our homes and pricing appeal to hard working

Calgarian’s who want to own their own home and build

equity,” he adds. Moreover, buyers are seizing of the

opportunity, with the low interest rates and affordability, to

purchase rather than rent.

Legacy Park, which consists of four, four-storey buildings,

provides homeowners with high quality, stylish one-, two-

and three-bedroom designs starting at $119,000 and going

up to the $270,000’s so they can “Afford It.”

The second building presents three new plans: G1, a

691-sq.-ft. two-bedroom, one-bathroom plan with a flex

room starting at $179,900; C+Flex, an 825-sq.-ft. two-

bedroom, two-bathroom plan with a flex room starting at

$225,900; and B3b, an 894-sq.-ft. three-bedroom, two-

bathroom end unit plan starting at $219,900.

“We have floorplans that are affordable for every

purchaser,” Logel says. “Each home is of the highest quality

and super affordable, delivering incredible value with

outstanding standards such as nine-ft. ceilings, granite or

quartz countertops, and premium made-in-Alberta, soft

touch cabinets in a choice of colours so purchasers can

choose dual-tone cabinets. An underground parking stall

comes with every suite.”

The well-appointed interiors also include full-sized

kitchens with a stainless steel appliance package that

includes a fridge, stove, dishwasher and over-the-range

microwave, in-suite laundry with the washer and dryer,

knockdown ceilings and private balconies or patios.

Residents can also customize their homes with a full range

of options and upgrades.

Legacy Park also presents an eye-catching exterior and

strong curb appeal with premium Hardie plank siding,

brick and intricate detailing.

“Everything we’re doing to our homes – exterior and

interior – we’re building for the long haul and we’re

helping people who want to achieve homeownership,”

Logel says. “We truly want people to have equity when

they take possession and they know that they’re getting

great value.

“We’re also so happy with our location in Legacy,” he

adds, noting it’s located right across from park space that

overlooks a pond with fountain, is literally a stone’s throw

away from the ravine and pathway system and a short walk

to future neighbourhood commercial.

Legacy Park is located in south Calgary’s Legacy, which

is minutes from Stoney and Macleod Trails so residents

have access to major traffic corridors and they’re close to

the LRT and a wide variety of shops, services and dining

amenities up Macleod Trail and in nearby Shawnessey.

There is a presentation centre open on site, and Logel

says many buyers are visiting showsuites, at Copperfield

Park (99 Copperstone Park S.E.), to get a feel for the

quality and the look of the homes.

The Legacy Park presentation centre is located at 215

Legacy Blvd. S.E., open Monday to Thursday, 2 to 8 p.m.,

and weekends and holidays, noon to 5 p.m. Copperfield

Park III showsuites are open the same hours, and you can

visit mylegacypark.com for more information.

Advice | CONTEMPLATING CONDOMINIUMS

PEACE OF MIND is a wonderful

thing when you are making a major

purchase. When it’s a used car, you

have a mechanic check it over before

you finalize the deal. If it’s a resale

house (or perhaps even new), you’re

well advised to have a professional

home inspector go through it before

you sign off on the purchase. Such

steps protect you when you make

these substantial investments.

In the case of condominium

purchase, buyers should know what

documents are needed, and then

actually read them, although it may

be difficult to understand all that

these will contain. Even without broad

condominium familiarity, though,

you’ll be surprised how much of

the material will make sense to you,

and informs you well enough to

reach a conclusion, or to ask further

questions. For example, bylaws are

in plain English, and if you see “no

dogs,” and “no one under age 18,”

but you have both a dog and a child,

this obviously isn’t the condominium

community for you.

Beyond your own reading, though,

professional help can be invaluable.

You need someone to interpret how

well or poorly an existing condominium

development is governed, managed

and funded, what political issues

may be brewing, or whether the new

condo-home builder is leaving both

mechanical and governance issues for

future owners to squabble over in years

to come. Whether resale or new, every

condominium corporation is facing

some issues. The question is whether

these issues warrant collapsing the

purchase and buying elsewhere. In

fact, the need for withdrawal from a

purchase is rare, but I’ve seen it happen

more than once, and you don’t want to

be that rare instance when you should

have “walked,” but didn’t.

In most cases, your purchase

proceeds happily, but it will still be

invaluable to know in advance what

acceptable issue is pending. A given

resale condo might be perfect, even

though a professional advisor has

alerted you that a special assessment

to top up the reserve fund will likely

be needed soon. If the price of the

home is right, set that much aside,

and enjoy condo living. If or when

the “cash call” comes, write the

cheque without concern. In the case

of new condo homes, an example

might be that the builder is allowing

satellite dishes, but you’ve been

alerted that the bylaws prohibit them,

and that a discussion about their

removal may well take place.

As a condominium-specialist

realtor, I ensure that my clients

receive all the documents we need

from the new-home or resale

condominium seller information. If

the public demands it, more realtors

will obtain the training and gather the

experience to do this.

Sometimes, of course, a realtor is

not involved, and some are simply

unwilling to assume the liability that

accompanies any recommendation

regarding a major purchase. In those

cases I recommend a third-party

documents review, which in recent

years has become available in many

cities. Such a review costs about the

same as a thorough car mechanical

inspection, and protects a far larger

investment. Google condominium to

see if such as service is available where

you live. If not, consider using such a

service via courier, fax and phone.

If none of these are possible, see

if someone you know is a condo

property manager, and may be willing

to go over the documents with you.

Otherwise, have your lawyer go over

the legal aspects, such as bylaws, and

read them yourself, then ask further

questions of the seller, of condo

Board members, or of the property

manager. Even friends or family

who have owned condo homes and

perhaps been condo Board members

will have insights that can help.

The first goal is to avoid those very

few condominium corporations that

are severely under-funded, that have

major un-addressed mechanical

issues, or which are politically

divided. Beyond that your review,

whether assisted or not, helps you

to understand about the corporation

that you will co-own while you enjoy

the private condominium home and

its maintenance-free lifestyle. Earn

your peace of mind and, if possible,

be professionally supported.

RECOGNIZING THE difficulty that

many of today’s prospective

homebuyers are facing with possible

layoffs and tough economic

conditions, Carlisle Group has

launched two amazing promotions to

help people get into home ownership.

The first promotion, which was

launched in February, is called Job

Security Guarantee, says Jim Bryce,

vice-president sales and marketing.

“The program was started because we

realize there are customers who want

to purchase, but are concerned they

might lose their job unexpectedly.”

Through the Job Security

Guarantee promotion when people

buy a condo from Carlisle Group they

sign an addendum to the purchase

agreement; if they lose their job,

Carlisle will cover their mortgage

and condo fees until Dec. 31, 2016,

for up to six months, to a maximum

of $8,000.

Aislinn Bateman, sales

administrative manager, explains

there is no qualification necessary, but

the buyer needs to provide a record

of employment, proof of layoff and

mortgage information.

“It’s a pretty ground breaking idea;

I don’t know of any other developer

offering this,” Bateman says. “We’re

excited about this promotion and

being able to assist people during this

economic downturn.”

Carlisle Group also just launched

another innovative promotion called

Test Drive a Condo, which basically

allows a person to lease a condo

before they choose to buy.

“For people who are unsure of

the market, they can essentially rent

the condo first and then they can

take their time to make a purchase

decision,” Bateman says. “If they like

it, they can buy it and they can apply

100 per cent of six months’ rent

toward the purchase price.”

Customers interested in test

driving a condo must provide a pre-

approved mortgage, damage deposit,

references and sign a six- to12-month

lease. At any time during the lease

to purchase up to 30 days prior to the

This promo began April 2 and is

available for a limited time.

Both promotions are available at

Carlisle’s new condo developments in

Calgary and Edmonton.

“We have 13 projects across Alberta,

and all are four-storey wood frame

buildings that offer two-bedroom,

In Calgary, Carlisle has immediate

possessions available at Legacy Gate

in the southwest, Albert Park Station

near 17th Avenue S.E.; Riverfront

IF YOU’RE GOING to tackle spring

cleaning, the experts at Molly Maid

can help get you started with these

top 12 spring cleaning tips.

1. Simplify your cleaning products

Limit spring cleaning products to a

quality window/glass cleaner, all-

purpose cleaner, tile/grout cleaner

and a toilet bowl cleaner.

2. The Molly Maid system

Clean each room from top to bottom,

left to right. This is the quickest and

most efficient way.

3. Dust first, vacuum second

Dust or dirt that falls to the floor will

be picked up by the vacuum.

Molly Maid’s top 10 Spring cleaning tips

4. Dust with a damp, clean microfibre cloth

Hold the cloth by a corner and lightly

mist with clean water from a spray

bottle.

5. Pet hair

Remove from upholstery with a damp

microfibre cloth or rubber glove.

6. Damp mop

First sweep or vacuum floors, then

wash the floor in the farthest corner

of the room and work your way

towards the door.

7. Microwave spatters

Fill a cup with water and microwave

on high for a few minutes. The steam

will loosen any baked on food so

you can easily wipe it clean.

8.Dish cloths and sponges

Wash dish cloths regularly, and

microwave damp sponges on high

for several minutes to kill bacteria.

Even better, toss the sponge and

stick to microfibre cloths.

9. The toothbrush

Use a toothbrush for hard-to-reach

areas in the bathroom and kitchen.

10. Streaks on the balcony door

Wipe the interior side of the glass

horizontally and the exterior side

vertically, so you can easily determine

if the streaks are on the inside or

outside.

Trending | SAM AWARDS

IT WAS A NIGHT FILLED WITH EXCITEMENT as both

previous and first-time winners were honoured at the

Canadian Home Builders Association - Calgary Region’s

29th Annual SAM (Sales and Marketing) Awards on April 16.

The SAM Awards recognizes the outstanding

achievements by the home building industry’s finest

from builders and developers to marketing and sales

professionals and this year there were 830 entries and

finalists competed for 60 awards in 10 different categories.

A strong group of contenders were in the running for

this year’s Grand SAM Award for Multi-Family Builder of the

Year, which ultimately saw Avi Urban, a division of Homes

by Avi, come out on top.

“To be given the opportunity to carry the recognition

as the Multi-Family Builder of the Year feels great,” says

Charron Ungar, president, Avi Urban. “At Avi Urban, we work

hard every day without any expectations for an award, but

when you get a nod of respect from your partners and your

competitors for a job well done, it gives you and your team

a great sense of pride and accomplishment.”

Avi Urban also won the Multi-Family Home Award for

Best Town Home – $300,000-$359,999, along with the

Janine Coughlin Marketing Campaign of the Year Award

and was a finalist in several other categories.

Jayman Modus captured three Multi-Family awards:

Best Multi-Family Community for Ebony in Mahogany;

Best Apartment-Style Condo – One Bedroom + Den;

and Best Apartment-Style Condo – Two Bedroom & Up.

“The SAM Awards carries recognition as a mark of

excellence in the eyes of the industry and public,” says

Larry Noer, vice-president, Jayman Modus. Earning the

Best Community Award “is a remarkable win as so much

thought went into the overall design to encourage a

sense of community and pride of ownership.”

Meanwhile, Brad Remington Homes won the Multi-

Family Best New Design Award for Apartment-Style

Condo up to 699 sq. ft.

“We were so thrilled and humbled to have seven

nominations and feel extremely fortunate to win for

our G floorplan at My Legacy Park,” says Bryan Logel,

SAM Awards Honour finest in home building industry

By Heather Ryan

vice-president of sales and marketing, Brad Remington

Homes. “This plan has had incredible response from the

homeowners, but it’s a huge honour to have the industry

recognize it as well.”

Bucci Developments won the Multi-Family Best New

Design Award for Apartment-Style Condo 900 sq. ft. and

over for Radius - PH4.

“We put a lot of thought into our floorplans, compiling

feedback from each division and incorporating decades

of multi-family construction experience,” says Mike Bucci,

vice-president, Bucci Developments. “Awards like this are

to be celebrated because good design is enduring and

remains the hallmark of a developer long after the project

is completed.”

Winning the Multi-Family Home Award for Best Villa/

Duplex up to $374,999 was Brookfield Residential.

Sales manager Ashley Buchanan says they were thrilled

to win the award for the Cadenza in Auburn Bay. “We

listened to what our customers were looking for when

we designed it. It’s a model that many Calgarians have

chosen to put down roots in and we’re humbled to see it

recognized by our peers.”

StreetSide Developments won the Multi-Family Home

Award for Best Town Home - $360,000 and over for

Skye at Killarney Townes.

“We are extremely proud of this award, which harkens

back to the company’s ongoing commitment to

create projects that ‘Defy the Ordinary’ and provide

exceptional value and living spaces for our customers,”

says Richard Daley, vice-president, StreetSide

Developments. “Our Killarney Townes project is a true

testament to this and to be recognized by our peers is

truly an honour.”

Rounding out the Multi-Family Awards: Hopewell

Residential won Best New Design awards for Apartment-

Style Condo 700 sq. ft. to 899 sq. ft. and Villa/Duplex/

Townhome up to 1,199 sq. ft.; Empire Custom Homes

won Best New Design Villa/Duplex/Townhome 1,200 sq.

ft. and over; and Lupi Luxury Homes won for Best Villa/

Duplex - $375,000 and over.

“ The SAM Awards carries recognition as a mark of excellence in the eyes of the industry and public,” says Larry Noer, vice-president, Jayman Modus. Earning the Best Community Award “is a remarkable win as so much thought went into the overall design to encourage a sense of community and pride of ownership.”

Property Profile | GROSVENOR AMERICAS & CRESSEY DEVELOPMENT CORP.

DESPITE THE RECENT ECONOMIC SLOWDOWN in Calgary,

many of today’s young buyers are finding the local market

out of reach and taking on higher levels of debt than ever

before to get into homeownership.

This is why developers Grosvenor Americas and Cressey

Development Corp., creators of the fabulous Avenue twin

towers at 5th Avenue and 10th Street S.W., are seeing an

increasing number of young buyers seeking the support

of their parents in an effort to lessen the financial burden

while taking advantage of the opportunity to build equity

on properties that are holding value.

Parents Karen and Rod are among many who

have helped remove the financial hurdle of first-time

homebuying by assisting with the down payment on a

home for their daughter and her fiancé.

“They were interested in living downtown and a condo

was an affordable option with the one bedroom plus

den layout,” the couple says. “They did not want yard

maintenance and some of the tedious aspects that come

with having a larger home.”

“We helped with the down payment because it would

take them at least five years to afford a down payment,

and by assisting them now with the purchase, it allows

them to build equity much sooner instead of waiting

several years while they saved up enough for a down

payment. The mortgage payment (including paying us

back on a monthly schedule) will cost the same

as renting.”

Their daughter and fiancé did substantial research on 15

to 20 different multi-family developments.

“We initially had a great experience when we went into

the Avenue presentation centre, as Sarah and her team

were very professional, welcoming and friendly,” the parents

note. “The CresseyKitchen with a gas cooktop and stove

was also a huge draw, as they really enjoy cooking. Avenue

had a few different one-bedroom plus den options, which

was important to them, and the price was in our budget.

We feel the layout we went with is excellent. The location

is awesome, as it’s so close to Kensington, and Grosvenor

is an established developer with many projects under their

belts, which gave us peace of mind.”

They purchased a 750-sq.-ft. condo, with an anticipated

possession date of March 2017. “We’re very happy with

the choice and we hope it will be as wonderful as we’re

all imagining.”

The increasing growth and stable investment of a new

build in the admired West End, where Avenue is under

construction, was also a bonus.

Avenue is comprised of 319 suites with in two towers,

which include a mix of townhomes, flats, tower suites

and a two level penthouse suite, says Robert Duteau,

senior vice-president development, Grosvenor Americas.

“It offers a great location in the well-established West End

just steps to the downtown, river pathway and charming

Kensington, combining urban convenience with serene

residential living.” As well, the C-Train is two blocks away

and access to the Plus15 is within a short walking distance.

Avenue features extensive use of glass on the exterior

and exceptional finishings such as hardwood wide-plank

ASK GABLECRAFT HOW WE CAN HELP SELL YOUR CURRENT HOME.

THERE ARE MANY WAYS TO MAKE your home Green.

Here are a few simple tricks.

1. Move your fridge into the shade: Leaving your

fridge in the sunlight forces it to work harder and

wastes energy.

2. Replace your incandescent light bulbs with LEDs:

LEDs use less electricity, produce less heat and last

longer than your average incandescent light bulbs.

3. Put up thick curtains in the winter: You’ll keep

warmer in the colder months (sadly we have many of

them) without having to crank

the heat and you’ll conserve energy in doing so.

4. Sign up for online statements: You’ll save

money (some financial institutions charge for paper

statements), de-clutter your home and save trees in

the process.

5. Use vinegar to clean: Clean everything and anything you

can with vinegar; it’s the perfect

all natural multipurpose cleaner!

6. Install a water-saving shower head: Admittedly the wrong

low-flow shower head can make for a bad shower but

nowadays there are many water-saving options that don’t

compromise pressure.

7. Buy local produce — and walk to the market to get it: The

less your food had to travel to get to you, the better — and

who doesn’t love a good local farmers’ market?

8. Open your blinds: Avoid turning on the lights in your house

and instead open your blinds to allow the sunlight to naturally

brighten and warm your home.

the heat and you’ll conserve energy in doing so.

Home Buyers Benefit Most From Market Conditions

Choosing the right season to enter into a typical real estate market as a buyer involves trading off between a greater level of purchasing power in the fall/winter months – typically characterized by lower levels of sales and listings – and a greater level of choice in the spring/summer months – characterized by higher levels of sales and listings. As spring has now sprung, one should expect to see more ‘for sale’ real estate signs in bloom across the Calgary and Edmonton regions.

Usually, inventory increases would come as a relief to any winter-market buyer who was unable to find his/her perfect home amongst winter’s stock. However, recent market conditions at any time of year have experienced unusually high existing, and new home inventory levels.

Despite this level of choice, home purchasing levels within these markets have remained seasonally low, and lower by comparison to 2015. Recent buyers have exercised some of the strongest levels of purchasing power seen within these markets in over 6 years (see table below).

In fact, the savings earned by these buyers strongly outpaced current annual expectations, which call for annual average single-family (SF) and multi-family (MF) price savings of -2.2% and -1.5% respectively across the Calgary region, and -2.5% and -2.7% respectively across the Edmonton region.

Looking ahead, 2016 will likely continue to be an odd year in terms of real estate inventories, as supply levels will fall on average throughout most of the year. This will no doubt be the trend amongst new housing supply as total housing unit starts were down -51% across the Calgary region and down -61% across the Edmonton region in the first quarter of 2016.

For prices, these supply reductions will help ensure less price flexibility within the Calgary and Edmonton regional real estate markets, making today’s buyer’s position the strongest we’ll see for the foreseeable future. To put it simply, now is the time to buy.

Shaping up to be one of 2016’s hottest trends, white on white is clean and elegant. Interest comes from combining pattern, textiles, objects and texture. It’s whimsical, sophisticated and fills the space with personality.

SUNNYSIDE AND KENSINGTON are

two of the most beautiful inner-city

neighbourhoods you will find in

Calgary. Steps away from the Bow

River, residents find themselves in

nature with an incredible view of

downtown Calgary. This vibrant and

bustling community is overflowing

with great coffee, amazing food and

fantastic retail.

Lifestyle

Sunnyside-Kensington has a vibrant

and cultural lifestyle that encourages

residents to be active and get outdoors

with their family. It is a small-business

owner’s paradise with a lot of support

from the Business Revitalization Zone

and other retailers. With its wide

selection of great restaurants and

cafes, you can expect to see the rest

of Calgary flocking to this foodie hub

on a regular basis.

Vibe

People often describe the area as

half yuppies and half hippies — an

exaggeration, perhaps, but the mix of

luxury shops and high-end dining with

indie coffee and consignment shops

furthers that thought.

Neighbourhood Profile

Meet the neighbours

Baby boomers meet hipster barisatas

with a healthy dose of young

families, resulting in a diverse, vibrant

and cultured community. The area

houses higher income professionals,

while young artists and musicians

also choose to call it home. An

abundance of parks and schools

make this area desirable for families

that are active and passionate about

living in a welcoming and flourishing

community.

In the area

Living in this area is more expensive

than other inner-city neighbourhoods.

However you can still afford to get

great food and coffee for a decent

price. The Safeway grocery store is

among the most expensive locations

in the city, but the frequent local

markets make it easy for consumers to

buy produce directly from its source.

Planes, trains & automobiles

Sunnyside-Kensington is excellent for

utilizing Calgary’s public transit system,

with bus and train services catering

to residents and visitors. A thriving

cycling community means bikes are

more visible on the roads and plenty

of bike racks are dispersed throughout

the neighbourhood. Cars are also

welcome, thanks to the very busy 10th

Street, but good luck trying to find

parking in the area.

Real estate

The real estate market is booming

in Sunnyside-Kensington. Beyond

the beautiful heritage homes that

inhabit most of the area, there are

many renovation projects in the

works along with brand new condo

developments. There is also a fair

amount of mid-century walk-up

apartments that are ideal for renters.

However, finding the right home

might take some time due to low

vacancy throughout the inner city.
