Operating OveriewintrOduCtiOn and MethOdOlOgY

the following section outlines the assumptions applied in the Operating projection for Carmichael Oaks. as discussed below, the assumptions affecting the Operating projection are based upon review of tenant lease documents; historical, current and budgeted financial statements, reimbursement schedules and tenant sales reports; and are in conjunction with projected income and expense performance, occupancy levels and property operations. the Operating projection was prepared utilizing argus software.

inCOMe:Base rent: Base rental income projections are based upon a thorough review of all existing leases and amendments. the income projection assumes that all tenants with options exercise those options, as outlined in the rent roll.

vaCanCY:a vacancy factor of 5% of non-credit tenants was applied to all revenue.

CaM reimbursements:Common area maintenance (“CaM”) reimbursements are projected in accordance with tenant leases, and ownership’s CaM reconciliation reports.

eXpenses:all expenses are based on the 2014 actuals, with expenses inflated by 3% through 2016. a third party management fee of 3% of base rental revenue has been added to anticipate third party management.
