Small Business News: SBA 504 LoanBy Patrick Rodriguez, U.S. Small Business Administration With interest rates expected to rise, the SBA 504 Loan is a money-saving option for small business owners looking to buy or refinance owner-occupied property up to $5 million for most projects. The SBA 504 Loan can finance up to 90% loan-to-cost. Land and other long-term fixed assets including existing buildings, site soft/closing costs, building construction, building renovation, machinery and equipment are all eligible project costs and can be worked into the loan. The SBA 504 loan is actually two separate loans rolled into one: a bank portion that finances 50% with a first lien and a Certified Development Company (CDC) portion that finances 40% with a second lien – both loans are independent of one another. The business owner brings 10% equity or cash for down payment, compared to 20% or more for conventional loans. Another money-saving feature is the fixed-interest rate on the CDC 40% portion at today’s low rates that can extend up to 20 years. The bank’s term is required to be at least half of what the CDC term is – usually 10 years. 504 fees are capped at 2.25%

and apply only to 30-40% of the total project plus an additional $2,500 attorney/closing fee. For more information, contact [email protected] or (919) 532-5525, or visit the SBA North Carolina website at www.sba.gov/nc.

“One thing that stood out to me was the importance of internal marketing. It’s important that all of our employees understand exactly what we do, how we do it, and most importantly why we do it. The mission of our business could be shared with the team more often, and moving forward I’m going to make it a goal to do so. I appreciate Jessie’s insight and motivation to move forward and focus more internally on our business and employees so that we can provide the best possible service to our customers.”

wBOA: How to Price the Services you Offer The Women Business Owners Alliance (wBOA) is a program for female professionals who are members of the Wake Forest Area Chamber of Commerce. The group meets monthly and provides both educational programming and socials. At the March 17 meeting, we’ll discuss “How to Price the Services you Offer.” Is pricing holding you back or driving profits? Are you charging enough for the services or products you sell? How do you make sure that your pricing isn’t too much higher or lower than your competitors? These questions and more will be answered during “Ask the Expert.” Steve Moss with Holden Moss Knott Clark & Copley, PA is our guest speaker. He will share how to value and price your services, and will discuss the basics of pricing strategy. During the meeting, we’ll work through some learning tools to develop your pricing strategy and brand promises.

NEW MEETING LOCATION: For this wBOA meeting only, we’ll be meeting at Holden Moss Knott Clark & Copley, located in Wakefield on the 2nd floor of the North State Bank building.

Coffee is graciously provided by Bada Bean Coffee & Things!
