Crime Bends It’s KneesAmazing one ! The crime graph of Hyderbad city

has came down and with this the city became moresafer to live in.The initiatives and the adoption of newtechnology brought this day for Hyderabad Police Com-missioner M.Mahender Reddy, who put his best effortsfor the whole big achievements. In the annual pressmeet Mr.Reddy gave the same figures to media, whichwere really amazing. The presentation was just awe-some !

This Is AwesomeTo promote the usage of Khadi, the Baldiya Chief

Dr.B.Janardhan Reddy asked the officials of the civicbody to wear Khadi clothes to the office on the firstworking day of the week. This is really awesome ! An-other news is the people thanked Mr.Reddy for bring-ing the roads back to the city.

Stunning SandeepThe Cyberabad Police Commissioner Sandeep

Shandilya is making rounds with his best performance. In the annual round up the officer clearly said that thepolice want to make people feel safer and secure. If therequired evidence is provided then police will not hesi-tate to book the FIR on any one, whoever he maybe. All major events security arrangements were suc-cessfully done”, said Mr. Sandeep. In total stunningperformance by the police commissioner.

Marvellous MaheshThe Rachakonda Police Commissioner Mahesh M.

Bhagwat said strict action will be taken against offend-ers and the corrupt khakis too.During the annual round-up the Commissioner said that no one will spared if thefault is found. Another news is though thecommissionrate is six months old, but the work hasbeen materialize perfectly. Moreover the new websiteis also launched, which will help the people to connectwith the commissionrate. Overall good performanceby Mr.Bhagwat.

Yes! It’s true that Telangana State Police reached to the top position with theirtremendous performance and this all got possible in the regime of top boss T DGPAnurag Sharma, who took the state policing to new heights and on a big screen. Tpolice graph is scaling higher & higher. That’s the reason Union Home Minister & theState Chief Minister are appreciating T police all the way.For more details watch thevideo of annual round up, where the big boss again stealed the show.

New Year BonanzaAppointment as chief advisor to T government is

like a new year bonanza for the former chief secretaryRajiv Sharma. It is understood that the government is inno mood to leave the officer and that’s the reason histerm has been extended couple of times, all because ofthe vast experience of Mr.Sharma that the governmentdoesn’t want to send him home.

Chandra retiresK.Pradeep Chandra held the post for a brief tenure

of just one month as a Telangana Chief Secretary. As perthe sources the government has send a request to ex-tend his term for next three months, but the Govt. OfIndia has not responded to the request letter.

Khan Second InningThe senior IPS officer A.K.Khan of DG rank laid down

office as DG,ACB on his superannuation. The 1981 batchofficer served on many of the crucial postings includingCommissioner, Vishakapatnam,DG-Fire Services,ADG(L&O) & Hyderabad Commissioner of Police. He launched‘e-Office system’ in ACB headquarters a week before tohis retirement.Khan is known for his stunning perfor-mance in the department and officer like him will notretire, it’s like a break or a interval. Moreover. The gov-ernment has appointment, A K Khan as an adviser forTelangana State Minority Welfare. So, second inning forMr.Khan.

Shocking New Year For AK Senior IAS officer Arvind Kumar was shunted out

as secretary of the industries department and appointedas resident commissioner of Telangana Bhavan in NewDelhi. A letter written by Mr Kumar to the state govern-ment questioning the power purchase agreement withthe Chhattisgarh government is said to be the reason forhis sudden transfer. This letter got “leaked” recently, caus-ing a huge embarrassment to government and espe-cially for Mr Rao, since Opposition parties and TelanganaJoint Action Committee are attacking the governmentover the PPA.

Charu will lead ACBLady IPS officer Charu Sinha appointed as Director

General of Anti-Corruption Bureau in place of A.K. Khanwho retired. Earlier to the appointment she was servingas a Director in ACB.

Singh infull Swing

The Singh is the King now ! Yes the Senior IAS officer S.P.Singh took over as thenew Chief Secretary of Telangana government. Mr.Singh, who was serving as SpecialChief Secretary in the Panchayati Raj department, succeeded K.Pradeep Chandra, who retired from the service.

Mr Singh will serve for 13 months as he will retire on January 31, 2018. Mr Singh hasalso assumed full additional charge as chief commissioner of land administration.

The AP government CS Mr.S.P.Tucker’s term is extended for the second time foranother three months. It seems that the AP CM is not in a mood to leave the officer tillthe crucial works of Amravati gets completed. But it seems that the work will takemore time to get completed. Now the question is whether the government will con-tinue the officer by nominating him after his retirement or just let him go home?

With the new Government at the centre, we have been witnessing series of radical and transformationalreforms - Demonetisation, Real Estate Regulator Bill (RERA), FDI relaxations, GST, Benami Transactions (Prohi-bition) Amendment Act, Change in Accounting standards IFRS - all coming in a row and in quick succession.Obviously, the year 2017 will see the Indian real estate sector to be still more transparent, credible and attractivewith only organised players on the ground. With home ownership always being a priority ambition and investmentobjective for all Indians, these reforms will have very positive implications for the home buyers as well as residentialreal estate sector.

The transitional slowdown in demand which we witness as an after math of series of reforms has nothing to dowith the huge pent-up demand for housing in India. This lull phase is only temporary and will vanish soon. In 2017,the primary sales market especially across larger cities will go up as real estate prices have already bottomed outand stabilised in these cities with no scope or very minimum chance of further coming down. Fence sitters who haddeferred their decision expecting further fall in prices have already understood the reality and have started comingback at least in the case of credible and established long term players of good brand value.

It is imminent that with the moves by the Government like demonetization and digital economy the un-organized and the less organized segment of Real estate sector like any other trade and services with high casheconomy will be all together wiped out in due course - vacating the place only to the existing and the new reputeddevelopers who have good practices. This will, naturally create a ‘Demand High’ ‘Supply Less’ situation, moreparticularly in mid-market and affordable housing segment - given less number of players on the ground. Homebuyers should realize this aspect and understand that “pricing” is a critical factor in the current market scenario andno player will lose the chance to offer the best possible price in order to secure his business. Therefore, the presenttime is extremely favourable to home buyers to make their move to secure the best real estate bargains. Theyshould make the hay while sun shines instead of repenting later in terms of price and choice.

Buyers are going to have the best time in 2017. With surplus liquidity and lower cost of funds for the banks, lending rates by commercial banks will come down which is good for the sector. Banks may further relax theirmargin requirement stipulations for the home loans. Home buyers will find it easy go in for Housing loans. Conse-quently, demand for housing will go up.

Forecast: What to expect fromthe real estate sector in 2017

Demonetization will makereal estate sector strongerand healthier

Demonetization today is becoming synonymous to chaos, confusionand inconvenience. However, putting aside the short-term perspective, itis bound to come as a blessing in disguise, as India is set for a digitalrevolution and the overall payments landscape of the country is up for acomplete overhaul. Delivering his speech at an event recently, Mr. RaviShankar Prasad, Law and IT Minister, said that with digital transactionsmoney will come into system, it will be accountable, generate tax anddevelop the country’s economy. When money will come into banks, thegovernment will be able to come up with better welfare schemes. This willactually strengthen government machinery for better implementation ofschemes.

For real estate, it might be a short-term itch - particularly for land deals, commercial transactions, hospitality or retail. Small builders and those inspecific cities/ micro markets where cash dealing was more prevalent willbe most impacted. Registration prices in residential space may also go upto adjust for cash component. Therefore, resale of property will be im-pacted more than primary sales. Organized real estate sector may alsoface demand slowdown for a short while, largely due to ‘wait and watch’susceptibility of buyers and investors.

However, gradually, once banks have a high lending capacity withmoney in the system, we will see a decent lowering of interest rates. Lowerinterest rates will bring down the EMIs on home loans, making real estatemore affordable and attractive. Precedents suggest that low interest ratesgive the real estate industry a massive boost by escalating positive senti-ment and demand, especially in the residential segment. Also, if supply ofresale properties declines due to price crash, it may favorably impactprimary sales. We also need to consider the fact that while real estatecomes as an asset and offers handsome appreciation with time, it alsohelps in income tax deductions. Rentals also add as an earning potentialfrom a property.

Tourism

Darjeeling has witnessed a hike in the number of tourists despite a decline in tourists inother tourists destinations. Contrary to the poor conditions of other industries in West Bengal, the tourism industry in Darjeeling has seen a hike of around 15 per cent after demonetisation.

"I am from Kolkata and I have loved Darjeeling since when I was a child. Even now, I amenjoying Darjeeling like I used to back then," said Sukanto Rajgupta, a tourist.

Every year, the Christmas week promises a purple patch in the books of hoteliers andbusinessmen of Darjeeling and this time too they were not let down.

"We had thought that after demonetisation the number of tourists would lessen, but fromDecember 22 to first week of January most of the hotels are packed. If we compare ourbookings to last year's we have seen an increase by at least 5 per cent," said Tshering Lama,a senior official of Blueline Travels. The bookings for the season were made before thecurrency revamp announcement on November 8. However, many believe that since thecancellation charges were high, most decided to enjoy the last few days of the year ratherthan spending it standing in queues and losing the invested money. One of the hotel owners,Milan Chettri, said, "It's almost the same as last year there is hardly any difference."

Maha Govt push to theme tourismThe state govern-

ment this year rolledout a new tourismpolicy, proposing aslew of initiatives to de-velop the brand equityof Maharashtrathrough theme tour-ism.

Some themesidentified include reli-gious tourism, cour-tesy Maharashtra'sBuddha circuit, Jyoti-rlingas, the

Ashtavinayaks and other famous temples at Shirdi, Pandharpur and Kolhapur; heritage tour-ism; beach tourism along Maharashtra's coast line; coastal and yacht tourism; culinary tour-ism; nature tourism; education tourism and theme park tourism.

The department of tourism also plans to revive the Medical Tourism Council of Maharashtraand initiate projects under medical tourism. According to officials, Mumbai, Pune and Nagpurhave some of the best state-of-the-art hospitals in south Asia.

Irish tourism ‘benefits from terror’Ireland has become one of

the “main beneficiaries” of ter-rorist attacks across Europebecause tourists see it as asafe place to visit, a major tour-ism group has claimed.

Irish Tourist Industry Con-federation chairman PaulGallagher said the boost in over-seas tourists was one of the“upsides” of the current climate.

“The terrorist attacksacross Europe have drivenbusiness to northern Europefrom southern Europe, and innorthern Europe, Ireland hasbeen one of the main beneficia-ries of people feeling insecurebecause it is very secure here,”

said Mr Gallagher. “That is not something you would go out and sell actively, but you can’t denythat it is not playing into Ireland’s performance at the moment. Obviously, we would wish for nomore attacks and for everywhere to be safe, but that is the environment we live in.”

Despite Brexit concerns and capacity constraints, ITIC believes the tourism industry cangrow by a further 3% to 5% in overseas visitors next year. Based on a 5%-7% revenue growthfor 2017, at least a further 7,000 jobs could be created.

ITIC, however, believes the sector is set to become a victim of its success, with capacityproblems restricting growth to an estimated 1% in 2017.

Irish tourism hit a new high this year, with a record number of visitors - the industry is nowworth over •8bn annually. Overseas visitors spent •4.7bn this year, a 9% rise, or almost •600mmore, compared to 2015. The ITIC said Britain’s withdrawal from the EU, poses “a majorchallenge” for Irish tourism. “As sterling weakens due to the uncertainty over Brexit, it is morevital than ever that Ireland remains competitive,” said Mr Gallagher.

He welcomed the Government’s decision to retain the tourism Vat rate at 9%, saying thisputs Ireland on an even keel with its European neighbours - 17 of the 19 eurozone countrieshave Vat rates of 10% or less.

ITIC chief executive Eoghan O’Mara Walsh, however, warned that a “hard Brexit” would bedamaging to Irish tourism.

“It is vital that in the negotiations between the UK and the EU that Irish tourism’s needs arereflected. This particularly relates to the need to maintain the Common Travel Area and theretention of liberalised air access rights,” he said.

Mr Gallagher said the ITIC expects the British market to “soften” because of Brexit and theissues around the exchange rate. However, they are still confident that overseas tourism toIreland from North America and mainland Europe would remain strong.

The ITIC is also concerned about a shortage of hotel capacity in Dublin and other urbanareas that could limit Ireland’s ability to attract more overseas visitors.

Mr Gallagher welcomed the 5,000 bedrooms planned for Dublin in the coming years, butsaid construction and development of the new hotels have to start now.

“If demand and supply are out of sync, there will always be upward pressure on prices anda loss of competitiveness represents the single largest threat to tourism’s future growth,” hewarned. Mr Gallagher said the Government needs to increase capital spending on tourismprojects to •350m over the next five years so there is more to see and do for everyone, not justoverseas visitors.
