When undertaking a self build, one of the mostimportant decisions you need to consider is taking onskilled and specialist tradesmen to help carry out thebuilding work. With so many rogue traders out there,it's important that you find the right tradesmen, areclear about what you need them to do and develop agood relationship with them. TrustMark, the govern-ment endorsed quality mark signposting people toreputable tradesmen, has put together some top tipson how to deal with tradesmen:

• Always use reputable tradesmen who have beenrecommended to you, by friends, family or indus-try professionals and always check the quality ofwork they have had done. Make sure you're usinga firm or tradesman that is registered for the partic-ular trade you require – TrustMark’s website hasthe largest database of accredited tradesmen.

• Be wary of a tradesman who say they can startwork the next day or within a few days. A goodtradesman is usually busy and will have workbooked in advance.

• Where possible, source materials yourself, astradesmen can sometimes introduce mark-ups.But if materials need to be bought in advance bythe tradesman, it is reasonable that the customeris asked to pay a fair percentage of these costs as thejob progresses.

• Always use a written contract as it offers you pro-tection if anything does go wrong and agree inwriting any changes to the agreed contract valueand ensure these are agreed in writing before thework is done.

• Ask for a guarantee and proof that the tradesmanhas liability insurance to work in your home andensure the tradesman belongs to a pro-fessional accredited scheme that supports the guarantee he or she offers you.

• Ensure you receive a full written estimate or quo-tation, including a full job specification, which isbroken down and fully understood by you.Remember a quote is the only way to obtain a fixedprice for your job.

• Agree a time scale for the start of a job and duration and establish who will be working in yourhome, such as how many workmen or labourerswill be included.

• Ensure you communicate with your tradesmaneven if you are happy, but especially if you are not.You should be very clear about what you needthem to do, and what you expect, and they shouldtell you what they can do. Always keep two-waycommunication with your tradesmen to ensurethey are on schedule and happy with everything.

• Check the tradesman’s work at regular intervals.Unless you are very confident, its always a goodidea to check on their progress and the quality ofwork to make sure it is what you agreed.

• Do not pay more than 25 per cent of the job valueif you have paid a deposit to allow your tradesmanto purchase materials for your job in advance, andensure that your deposit is protected and under-written by the organisation they belong to. If youhave agreed staged payment ensure you have estab-lished at what stage the payments are to be madeand do not make any payment if you are not happythat the stage or the standards you require havebeen achieved.

• All good tradesmen will operate a sign off proce-dure by checking with you on-site that you arehappy with the completed work before final pay-ment is made. This is the final control you will haveover your job and should form part of the finalisingof your guarantee.

• Do your homework! Learn some of the key tradesthat you need, perhaps by reading a book or by tak-ing a short course, to become more familiar withsome of the technical aspects of each trade and thejargon. That way, when you are talking with atradesman, you have an understanding and are lesslikely to get smarted by a rogue trader.

• Develop a good working relationship with yourtradesman – it’s very important. You need themto do a good job and they need to protect their rep-utation, so work together.

Following the recent announcement that historiclaws, which guarantee homeowners the right to enjoy light that comes into their homes couldbe changed, Steve Sadler, land manager atWaterfords Land explains what the law is andwhat changes could mean for homeowners.He comments: “As the current law stands, as aproperty owner you can acquire a legal right to a certain amount of daylight and within ahome, just over half the room should be lit bynatural light. Broadly speaking, the minimumstandard is equivalent to the light from one can-dle, one foot away. Issues can arise when devel-opments, including neighbour extensions, take

place and threaten the entitled amount of lightentering a home.

“House extensions are a common cause of‘right to light’ disputes, as homeowners mayemploy a local building firm to extend their prop-erty without knowing the development couldaffect their neighbours. The most common prob-lem that we find is where the neighbour has awindow to the side of their house to which thelight is blocked by a high wall.”

In revising the laws, Steve confirms that itcould leave homeowners in more doubt overtheir rights to enjoy light, ‘which is very impor-tant to people’.

At the end of January, the governmentannounced that it is considering relaxing plan-ning rules to make it easier to turn empty officesinto residential space in a bid to boost the UKhousing market. While, in theory, the conversionof redundant office buildings and relaxation ofplanning constraints will increase the number ofresidential properties coming to market, TomCox, innovation and product manager at Saint-Gobain Isover, believes there are many issues tobe taken into consideration before projects ofthis type become mainstream.

As you’d expect, there are a number of funda-mental design differences between offices andresidential housing that must be taken into con-sideration when look-ing at conversion. The 70sand 80s were a boom period for office construc-tion and at this time, building regulations werenot as stringent as they are now. Some key areasof focus for contractors taking on office-to-house conversion projects should be the thermal,fire and acoustic performance requirements,which can require significant alteration in orderto be brought up to today’s standards.

In recent years there has been a lot of develop-ment in improving the thermal efficiency ofbuildings. This has been bought about initiallyby the government’s Community Energy Saving

Programme (CESP) and, more recently, theadvent of Green Deal. Thermally, offices beingconverted would have to be upgraded in order tomake them suitable for residential use. One ofthe most simple and cost effec-tive ways for con-tractors to meet regulations is to use an internalwall insulation (IWI) system, which works withthe existing fabric of the building and has a quickinstallation time, keeping labour costs low.

As well as considering the thermal require-ments of housing, contractors and installerstasked with office-to-house RMI work will alsohave to think about controlling noise transfer –both within and between dwellings – andenhancing fire measures.

The retrofitting of an acoustic measure isnotoriously difficult due the vast array of poten-tial flanking paths in existing buildings. Whendesigning a building for a given purpose, acousticperformance is considered throughout thedesign and construction process in order tocontrol noise transference both within buildingcavities and through structures. However, theretrofitted application of a measure to controlnoise, particularly impact sound, can be difficultin conversions of this type and if done poorly,can be a continuous source of annoyance tofuture occupants. In fact, this can be so extreme

that their health and wellbeing becomes affected.Solutions to control noise transference, bothwithin and between dwellings, range from walland floor insulation to specialist ductwork insu-lation systems.

In addition to thermal and acoustic considera-tions, fire requirements also need to be taken intoaccount. In office development there is typically less escape routes than in residentialdevelopments. In order to comply with regula-tions, additional escape routes may need to be added, in the form of new stair wells forexample. Alternatively, extensive passive firemeasures will need to be installed in the form of higher performing fire partitions and firecontrol systems.

Office-to-house conversion may well prove tohelp ease the housing crisis, however it’s vital thatthermal, fire and acoustic standards are met andwhere possible exceeded. With a selection ofsystems and products available to facilitate thesuccessful conversion of offices for residentialuse, there should be no issue bringing spaces inline with the required standards. I just hopebuilding performance is held at the forefront ofall conversions to create safe, comfortable,healthy dwellings.

Will building performance suffer along with relaxed office-to-residential conversion planning rules?

Designed by Richard Morton Architectsworking with Sidell Gibson, proposals byBeechcroft Developments for assisted livingand keyworker housing on an historic site inHenley have been unanimously approved bythe planning committee of South OxfordshireDistrict Council.

The proposals form part of a comprehensiveredevelopment of the Townlands site, whichalso includes a new hospital and care home, tobe delivered by a consortium under the leader-ship of regeneration specialists AmberSolutions for Care.

Richard Morton said: “I’m delighted to havegot approval for this project which rounds offmy 25 years of work at Sidell Gibson andwhich, as it moves forward, will provide one of

the first major projects for my new firm.”The majority of the 32 assisted living units

will be created within the grade 2 listedcomplex of buildings which originally formedthe Henley Workhouse. The complex, parts ofwhich date back as far as 1790, had been neg-lected in recent years.

Richard continues: “The complex isregarded by English Heritage as an importantsurvival and is now set to re-emerge as ahousing development of great charm and char-acter for older people. There is a big challengein the complexity and sensitivity of these build-ings but we believe that RMA's wealth of expe-rience with listed buildings and with design forolder people will enable us to deliver a top classresult for Beechcroft.”

Exhibitors at Surface Design Show (5 - 7February) were delighted as thousands flowedinto the only UK event to focus exclusively oninnovative and exciting interior and exteriorsurface solutions.

Explains show director, Christopher Newton:“There has been a real buzz on every day of theShow. At 4119, visitor numbers were up by closeto 15 per cent on last year, and it’s the highestnumber of visitors we’ve seen since MontgomeryExhibitions took over the show.”

Surface Design Show hosted a series of pre-sentations, debates and CPD Seminars across thethree days of the show filing the two purposebuilt theatres. More than 750 professional visitors

attended the Preview Evening many joining inthe FX Live Debate entitled Material People.

Architects and designers presenting 20 of theirfavourite slides, each one for no more than 20seconds, was the highlight of the second day’sPechaKucha Evening.

The first ever Surface Design Awards, hostedby Annabelle Filer of SCIN with a keynoteaddress by Eric Parry of Eric Parry Architects,were presented in front of a packed audience. TheVelvet Underground Nightclub in Singaporewon the Supreme Award, beating an interna-tional field of surface projects.

The roles and purchasing power of the visitorswas also a key consideration and feedback from

the exhibitors indicates that the majority ofpeople enquiring at the stands had real projectsfor which they were looking for innovativesurface designs.

Summing up the show, Christopher said:“The responses we have been receiving areincredibly positive and our exhibitors were genuinely delighted with the results theyachieved. We couldn’t have asked for a bettermatch of exciting and unusual surface designswith architects and interior designers looking for materials for real-world projects. We arelooking forward to building even more on thissuccess for Surface Design Show 2014.”

In 2012 Kidderminster Collegeapproached architectural and interiordesigners McAndrew Watts to trans-form the entrance area of the buildinginto an inspirational learning space for students.

The design brief that McAndrewWatts received from the college was ano holds barred brief to transform theenvironment for students.

Founder of McAndrew Watts, IanWatts commented on the brief: “Thefirst thing we gauged when we enteredKidderminster was that the receptionspace was very dark and intimidatingwith very little natural daylight. On topof this the area was simply trying to dotoo much; it was operating as a recep-tion area, canteen, a learning resourcearea, a waiting room, and a support andinformation desk. It was just like beingin a bus station rather than being asocial space for students and staff tointeract. Space has a great a psycholog-ical impact on you. If it is a bright orintimate space it automatically changesyour feelings and emotions about theenvironment. We set out to inspire andcreate enthusiasm in the studentsthrough the space we created.”The ideas for the redesign were

quite radical. The building was effec-tively a courtyard around an externalspace with a tensile fabric structure

filling the space at the upper levels.The central core on the ground floorconsisted of the reception with a flatsolid roof and there was no focal pointto the building as a whole. McAndrewWatts decided that this needed to be taken out to open up the wholearea. They raised the roof so everywindow would look onto the spaceand replaced the solid roof with aglazed structure. This transformed thewhole building enabling natural lightto spill down through the centre of thebuilding, penetrating the corridorsthat run around the area. To maximisethe effect of the natural lighting, thefinish was kept to a blank neutralcanvas to play on this.

The University of Leicester’s plans toprovide the city with a new home forcontemporary visual arts have taken asignificant step forward with the newsthat Arts Council England has agreedto provide £600,000 towards thecapital costs of the project.

The New Galleries Wing will be an extension to Embrace Arts, theUniversity’s inclusive, multi-use artsvenue at the Richard Attenboroughcentre on Lancaster Road. It willprovide a number of interlinkedspaces, all open to the general public,to showcase the best in contemporaryvisual art and sculpture.It is hoped the new wing will be

opened by early 2015, subject to theUniversity of Leicester raising theremaining £900,000 of the £1.5million cost.

The extension to Embrace Arts willprovide an additional 400 sq m ofgallery space, increasing the size of thebuilding by 50 per cent. The buildingwas the result of a campaign led byLord Attenborough.

“We are one of only two purpose-built accessible arts centres in the EastMidlands for the promotion of artsand disability,” said Embrace Arts co-director Michaela Butter. “This newdevelopment will similarly be fullyaccessible and use the latest in tech-nology, enabling disabled and non-disabled audiences to enjoy the verybest of the contemporary arts in newand exciting ways.”Eric Rosoman of The Great

A recent Home Building Federation (HBF) reportpointed to a surge in residential planning approvalstowards the end of 2012 – up over 60 per cent onthe number of units approved last year. HBFmembers are primarily drawn from the largest devel-opers but plan-ning regime changes have of coursealso been helping developers of far more modestschemes.This unusually stark piece of good news from outof the planning system has come from a number offactors:• Actual Planning Reform: There has been,without doubt, a genuine shift in the balance in

favour of developers since the start of planningreforms in March 2012. Even the HBF goes as faras to say there has been a ‘potential improvement’in the planning system.• Perceived Planning Reform: Many developersperceive a more positive planning regulatory envi-ronment and are simply submitting moreschemes for consideration. With an average 83per cent approval rate for residential schemes –more submissions lead to more approvals. • More Positive Economy: Whether real or per-ceived, highly incentivised or illusionary, therehas been more optimism than pessimism aboutthe prospects going forward for the housingsector. More confidence means more proposalsand hence more approvals.Around 90 per cent of planning applicationsinvolve less than 10 units. There were nearly 5,500proposals for projects under 10 units submitted forplanning approval to local authorities across the UKduring January and February. It is this large volumeof small schemes that have arguably benefitted themost from a more benign planning and economicbackdrop.The big news is that the smaller scale residentialproject pipeline remains consistent and robust. Andwhile a comparative trend analysis of smallerschemes is less established, there is good evidence ofpositive pipeline growth built up over recentmonths. The further good news is that smaller proj-

ects form the primary basis for future jobs for tens ofthousands of small and medium sized contractorsand construction supply firms across the UK. However, like it or not – and many environmen-tal groups don’t – it is less than 10 per cent ofschemes that propose to contribute over 85 per centof the UK’s new housing units.Smaller schemes produce the overwhelmingmajority of tender opportunities, benefit fromreduced lead time in both planning and financingand can even attract the support of environ-mentalgroups. Could the construction industry help itselfa little bit more by focusing a lot more on smallerresidential schemes?

Housebuilders and manufacturers have neverbeen under more pressure to hit sustainabilitytargets. While housing associations have anarray of building performance and aesthetic cri-teria to meet, tenants battling rising utility billsare also demanding attractive properties that areeconomical to heat and, ultimately, more energyefficient. With increasingly stringent Code forSustainable Homes requirements and the gov-ernment’s deadline for ‘zero carbon’ propertiesalso on the horizon, the need for innovation andcollaboration within the building sector hasbecome paramount.

Chasing the U-valueThe Code for Sustainable Homes rates a proper-ty on its entire energy efficiency and carbon emis-sions, rather than focussing on its individual ele-ments, so for housing associations to understandhow they can develop the most energy efficientproperties, they need to appreciate that every

stage of the construction process is critical to thewhole building‘s performance. Historically, theindustry has focussed on the distinct elements ofa property but understanding how these compo-nents work together can have a huge impact on aproperty’s overall U-value performance.From selecting the doors and windows to

considering the glass and thresholds that operatealongside these, developers need to be awarethat the arrangement of these separate compo-nents is essential in meeting performancetargets. The junction between a window’s frameand external fabric, a crucial element when striv-ing for higher performance standards, is oftenoverlooked but considering this relationship atdesign and specification stage can drasticallyimprove a property’s energy efficiency. Housingassociations are now recognising that timberwindows are manufactured from the only trulysustainable material, so specifying these along-side the latest triple glazing technology can

achieve the very lowest U values. As the thermalperformance they are capable of achieving is alsoequal and, in some cases better, than many othermaterials, they can even reach extra low U-valuespecifications of zero carbon properties.A common misconception in the industry is

that, as walls have a significantly lower U-Valuethan windows, developers need to choose between energy efficiency and natural light. However, the latest developments within timberwindow manufacturing have produced ultra slimframe, resulting in lower U-values and greaterlight transmittance, therefore achieving a harmo-nious balance between natural light levels, insu-lation and cost.

A beautiful futureIn the current climate, cost is a primary consider-ation in any buying decision but the lowertooling costs associated with timber windowsmeans they can remain competitive while stillachieving a high thermal performance. As thehigh cost of an energy efficient window is downto the price of premium performance glass, thedifferential reduces between timber and othermaterials, particularly when considering the lifeexpectancy of a window. Evolution in the manu-facturing process means that premium suppliersalso offer life-long guarantees to meet the needsof the industry,

including safeguards against rot and fungalattack. Increasing these lifetime values meansthat developers can significantly reduce ‘wholelife’ costs for housing associations and landlordsby minimising maintenance and retrofittingexpenditure during a property’s lifetime.

A new study by Dr Gillian Menzies of the Institute for Building and Urban Design, HeriotWyatt University, Edinburgh, shows that in buildings with mild to severe exposure wood windows manufactured to Wood Window Alliance standards have an expected service lifeof 56-65 years.

A long-term approach to property develop-ment has added benefits when hitting targets forsustainable developments. The Lifetime Homesrequirements, which counts towards Code forSustainable Homes level achievement, provides a

model for building accessible and adaptablehomes that support the demands of a householdthrough life. From raising small children tocoping with illness or dealing with reducedmobility later in life, the choice of windows anddoors can be fundamental in ensuring people’slives are easier to manage. Low thresholds ondoorways are a good example of this adaptation– ensuring that properties are easily accessible byparents with pushchairs or wheelchair users.

Focusing on sustainability doesn’t mean thatdevelopers need to compromise on design or aesthetic appeal. Another advantage of timberwindows is that they can be machined to matchspecific architectural styles, meeting design aspi-rations and providing attractive homes fortenants to move into. There has also been anotable increase in the rise of aluminium clad

windows, which marry the natural benefits oftimber with the weathering advantage of alu-minium. As aluminium clad windows are alsoavailable in a range of colours, developers canprovide windows with both extremely low main-tenance costs and an attractive finish, whichmakes them appealing to both housing associa-tions and tenants alike.

Properties that appeal to tenants, keep costslow for housing associations and meet all of the government requirements, are the holy grail forbuilders and manufacturers. The latest, pioneer-ing developments in timber window and doormanufacturing are ultimately paving the way toproviding these appealing, life-long homes with asustainable future.

As we increase levels of insulation, andbuild increasingly airtight homes, theneed for adequate and appropriate

roofing ventilation is even more important. Evena building needs to breathe, and if you create asealed box, it can’t! Logically, as insulation levels increase, so does

the temperature difference between warm, occu-pied areas and cold, unoccupied areas, thereby increasing the potential for moisture in the inter-nal air to condense unless controlled, bespoke airpassages exist for that moisture to escape to theoutside atmosphere. The key is to construct the roof in such a way

that heat retention is optimised but any mois-ture can be effectively removed, in an efficientand cost-effective way, that minimises snaggingand remedials: a ‘fix and forget’ solution. But, aswith any aspect of building, the efficiency of the techniques is dependant on the quality of workmanship in the first place. Indeed, a newdocument published by CITB-ConstructionSkills, emphasises the need to check materialsare properly installed, so they do not adversely impact on either their performance, of the performance of related materials – for example,insulation should not be laid so it covers/ obstructs roof space ventilation.Building component suppliers are bringing to

market products that utilise latest technology,such as low resistance (vapour permeable) andhigh resistance (non-vapour permeable) under-lays, and ventilators for eaves, roof and ridge.Many help the builder by reducing or removingthe requirement for a high level of skill – for example, dry fix and mechanical fix. ‘Multi-tasking’ continuous aluminium dry fix ridge ventilation systems, for example, will last the lifetime of the building, while ventilating the ridge at high level in accordance with bothBS5250 and the latest NHBC requirements, andovercoming the need for skilled mix and applica-tion of mortar.Firstly, however, the builder needs to decide

his construction process, and achieve it in such away that it optimises airtightness while comply-ing with Regulations, yet still allows moisture to escape in a controlled manner. BS5250 is the main means of compliance with

always been the means of compliance in their respective Building Regulations. Approved Document Part C in England and Wales does notmake any specific recommendations to controlcondensation in roofs but refers to BS5250 as ameans of compliance with the Regulations.Building Regulations require roof space ventila-

tion of equivalent to a 10mm continuous gap atlow level or 10,000mm2/m. The solution beingopted for in many cases is the use of a breathable(vapour permeable) roofing membrane, withridge, and perhaps eaves, ventilation. The recentcold winters have prompted the NHBC to updateits Standards in line with BS5250, and specify5,000mm2/m of high-level ventilation is includedin cold roofs.The only situation where ventilation is not

required is in warm roof construction, and then

only when using a vapour permeable (low resist-ance) underlay. Such constructions require a well-sealed ceiling and a separate vapour control layerwith sealed laps. Well-sealed ceilings have been a consideration

since the introduction of BS5250: inevitably, awell-sealed ceiling minimises the risk of any moisture entering the roof space in the first place.The stricter airtightness levels make the creationof well-sealed ceilings even more important. Inclusion of an airtight membrane at ceiling

level is an effective solution, but so often, we findthe loft trap compromises the ceiling airtightness. Figures from the Building Research Establish-

ment have shown that 50 per cent of vapour trans-fer from the warm home to the cold loft spaceoccurs around the loft hatch cover, especially if thehatch is a conventional unsealed version.

The loft trap needs to incorporate integralclosed cell seals and insulation, to provide continu-ity of thermal insulation at ceiling level. They vir-tually eliminate heat loss by air movement aroundthe trap door and water vapour migration into theloft space. And as insulation levels in the roof space

increase, there is a growing trend to use ‘dropdown’ loft traps instead of traditional ‘push up’ones. ished with a polyester powder coatedfinish in an RAL 9016 white, each of the2,258 panels incorporate Soundtexacoustic damping material and weredesigned by RMIG to include a specialnumber code to enable them to beinstalled in the precise individual loca-tion by the contractor.Prior to manufacturing the panels for

back to the 16th century. Among the manyoutstanding features are two imposing Tudorfireplaces and a beautifully preserved 1614 Jacobeanstaircase. Seriousconsideration was, therefore, given to thermallyinsulating the windows.The owners, as members of the Historic HousesAssociation, frequently attend Association sponsoredconferences. “It was here we met energy consultantJonathan Clarke, one of that day’s speakers.Following the conference we engaged Mr. Clarke toproduce recommend-ations on our behalf. “The resulting report included particularreference to Selectaglaze’s secondary glazing systemsand their experience working with listed buildings.And, of course, secondary glazing is an optionapproved by English Heritage. Initially, we had thewindows on the ground floor treated and

immediately realised what a difference secondaryglazing made to our comfort. They are also veryunobtrusive and beautifully tailor-made, so wedecided to do the top floors as well.” A total of 47 sash and casement windows neededto be treated, many with existing wooden shutters,which were to be retained. It was also essential thatthe windows remained fully operational to facilitatecleaning and maintenance, without introducingadditional sightlines. To accommodate this exacting

brief, Selectaglaze recommended a number of stylesincluding itsvery slim sectioned Series 47 HingedCasements – a range designed specifically forheritage buildings – together with its Series 20Slimline Vertical Sliding units.Several rooms feature 17th and 18th century oakand ash panelling with window frames painted tomatch. There’s something of a renaissancefor electric heating taking placeacross the UK, and many archi-

tects are seriously considering electricheating as an option in new build; partic-ularly in refurbishment projects where theinstallation time and costs – as well as on-going heating bills – can be lower thanwith traditional wet heating systems.

In many older building refurbishments,and conversions of buildings to residentialusage, not having to install complexpipework can make a huge saving to theproject costs. Also, with the advanced andextremely flexible wireless controls thatcome with the latest electric heatingsystems, electric is often the most viableoption you can consider.

Now that controlled electric heating is as inexpensive or even less expensive to run than oil or gas heating, it’s not surprising that so many specifiers areturning to electric space heating – espe-cially when they can source a wide rangeof products including low surface temperature products for schools and care

facilities, fan assisted heaters for placesthat need rapid warm up, and a range ofclever RF controls. It’s strange that it wasnot so long ago that the phrases ‘energysaving’ and ‘electric heating’ would nothave been heard in the same breath, butnow, because of the lower cost of installa-tion and the highly controllable nature ofelectric heating, it’s not just a concept, it’sa reality.

The joy of the modern range of offer-ings, including those from Ecolec, is thesimplicity of installation, compared to thetime and effort involved in instal-ling a wet system for example. They comecomplete with easy to fit hanging brack-ets and can be fitted pretty much any-where. Ecolec even has a range of radiatorswith angled edges that fit perfectly intothe corner of a room.

However, it’s the controllability of elec-tric heating that makes it such an attrac-tive option in today’s marketplace. Ecolecfirmly believes that the primary carbonfootprint of our homes and properties canbe reduced by installing properly con-trolled electric heaters. To achieve this,heating times and temperatures must bemanaged well, with different zones inde-pendently controlled. In addition, Ecolecclaims to help reduce the secondarycarbon footprint by using local suppliers,using 100 per cent recyclable steel in themanufacture of its products, by avoidingthe use of any toxic materials in the radia-tors and controllers, and by supplyingheaters that can be repaired even after 15years of use.

Ecolec is believed to be the only UKmanufacturer to repair and refurbishexisting radiators.

Chandru Ray, managing director ofEcolec, says: “We are providing heatingsystems for new build developers and for refurbishment projects that can beinstalled by a locally based NICEIC electrician more quickly and using far lesscomponents than would be required for

a plumber-installed wet system. Ourproducts are slimline products that caneasily be installed in difficult to accessareas of a home; in hallways, in bath-rooms and in small rooms or alcoveswhere installing a wet system radiatorwould be a nightmare.”

Installing a multi-fuel or wood burning stove inyour home can inject sentiments of warmth andtimeless style in addition to creating a focal pointin any room. Benefitting from an array of bothpractical and aesthetic qualities, wood burningstoves are a convenient and safe heating sourcethat allows you to be in total control of the fuelburning and heat output. However, with somany options on the market and the array oftechnical specifications to decipher, it can be aminefield of information if you are not armedwith the correct details.

Opting to burn wood is not just an atmos-pheric and cost effective form of heating but isalso referred to as being ‘carbon-neutral’. Thismeans that burning wood produces the sameamount of carbon as if it were left to rot natu-rally on the forest floor; plus it is a renewableenergy unlike fossil fuels, which are a finiteresource that will eventually run out. Before pur-chasing a stove you must first consider the areayou live in and confirm whether you are in asmoke controlled area. This is due to the restric-tions on wood burning in towns and cities,which has been determined by criteria given inthe Clean Air Act 1993. You will need to checkwith your local authority before purchasing awood-burning stove to ascertain if your propertyfalls within a smoke control area. A wood burn-ing stove can only be installed in a restricted zoneif it has been approved with DEFRA*(Department for Environment Food and RuralAffairs) as an exempt product. Achieved byadvanced air systems and refined combustiontechnology, smoke exempt stoves will improvethe burning process and reduce emission of par-ticles to an absolute minimum.

Essential for optimum performance, anothermajor consideration before selecting a stove isthe heat requirement for the intended location.To calculate the heating demand of a particularspace, simply work out the volume of the roomin cubic metres and divide by 14. For example, aroom 6m long by 5m wide and 2.4m high equals 72 cu m. Dividing this figure by 14

rated output of approximately 5kW. Buying thewrong size stove will prove problematic due toover firing, or more commonly under runningthe appliance, which is potentially more damag-ing to the stove, flue and the environment.

Once these key factors have been measuredyou can then sort stoves by method of the heatdelivery into a room; radiant and convector.Radiant stoves emit straight line heat and areideally suited to an inset installation in an exist-ing traditional chimney breast and where theheating requirement is primarily for a single room.Convector stoves give optimum performancewhen in a free standing installation. The appli-

ance utilises the natural air movement presentaround any heat source, drawing cool air fromfloor level into the stove, where it is heatedbefore passing back into the room. The currentof warm air gives a more even and comfortableheat to larger living spaces or where there is adesire to heat secondary rooms.

To further filter your design choice, woodburning stoves are available in two types of bodyform; iron and steel. Cast iron is at the heart ofstove design due to its unique properties of ther-mal tension, which allows the material to endurethe common reactions to heat, such as expandingor twisting. The thickness of cast iron can retain

and distribute heat extremely efficiently, mean-ing that you can comfortably enjoy the heat fromyour stove for a long period of time. Additionallyrecent technological advances in the productionof steel has allowed for stoves to now be createdin this versatile and modern material. Able toheat up faster and engineered to give precise linesand defined shapes, steel stoves are ideal for qual-ity and contemporary design.

Once a chosen design, size and position havebeen selected, a stove must be fitted by either asuitably qualified engineer such as a HETASregistered installer who is authorised to commis-sion and sign off the installation. Another

option is for it to be installed by a competentperson with the installation then approved byyour local building control inspector. It has tobe said the first of these options is usually thesimplest and most cost effective. The installationof your stove must also comply with the require-ments of Building Regulation ApprovedDocument J 2010.

All types of wood logs can be used in a wood-burning stove; however the wood must beuntreated and well seasoned (the process of slit-ting and drying wood so it’s ready to burn). Themaximum moisture content of a log ready toburn is 20 per cent, although ideally it should becloser to 15 per cent. This is easily determinedwith the use of a moisture meter, which arewidely available from stove dealers and are anessential piece of kit to ensure the best perform-ance from the stove.

The very purpose of the flue is to remove thesmoke and products of combustion. There will be times when, with thewind direction, the smoke may blow towards the house and windows. Isthe stove large enough? Will the conservatory area even be used in thewinter? A larger stove will require air vents, resulting in more cold airbeing drawn into the room. If it is simply to keep the chill off the roomduring the spring and autumn evenings, a smaller stove could be suffi-cient. Circa casings for Liverpool University labsCirca pre-formed and pre-finished plywood column casings fromEncasement have been installed at Liverpool University as part of a£multi-million refurbishment and upgrading of its Donnan chemistry laboratories. Usually when talk turns to building design the focustends to be directed towards aspects such as innova-tive exteriors, construction methods, energy efficiency

and interior space, yet good building design must also ensurethat it is safe.Fire safety is a vital component of any building design and

unsurprisingly there is a robust legislative net in place to ensurethat every aspect of a building’s design, including fire safety and protection systems, meet the required standards. From asmoke control perspective, this not only covers the design ofthe products used in the system andtheir method of operation, but also the installation, commissioning andongoing maintenance.This clearly places a considerable

burden of responsibility on architectsand systems specialists, such as SEControls, as well as on contractorsinvolved in the specification of smokeventilation solutions, where a lack of familiarity with regulations couldput them at risk of litigation for non-compliance. While the complex matrix of legisla-

tion for smoke ventilation and safetysystems design for buildings includes Building Regulations, par-ticularly Approved Document B (ADB), and the BS9991:2011Code of Practice for residential fire safety design, these formonly part of the story. Other European regulations and UK legislation overlay and augment these documents depending on their individual focus. Also, there are a couple of anomalies within the current reg-

ulatory environment, which can trip-up the unsuspectingdesigner, such as the Construction Products Directive (CPD),which relates to the compliance of products with European CEmarking requirements. Currently, there is no obligation to CEmark products in the UK, yet it is mandatory in parts ofEurope, which inevitably creates a ‘grey’ area. As Section 7 of the Building Regulations states that the prod-

ucts used must merely be “fit for purpose”, then there is poten-tial for misinterpretation. In safety critical situations, the bestway to ensure the installation is ‘fit for purpose’ is to use CEmarked products, which are already certified as compliant.However, on 1 July 2013 this issue will be resolved automat-

ically, when the CPD becomes the Construction ProductsRegulation and CE marking becomes mandatory in the UK

and BS EN12101 will take precedence on product construc-tion standards, which forces compliance with the regulations.Leading companies in this field, have been voluntarily comply-ing with this legislation for some time.While these changes will have a powerful and vital influence

on building design and smoke control solutions, TheRegulatory Reform (Fire Safety) Order 2005 (RRO) isarguably the most important piece of legislation for architects,designers and contractors working on UK projects.The RRO creates a clear set of procedures and places respon-

sibility on the building’s operators toprovide a duty of care for fire safety inrelation to the building’s occupants, viaregular risk assessments and action.Crucially, under the RRO, the designerand installer are contractually obligedin connection with the safety aspects ofthe building and continually liable,even if the building and systems havebeen approved by building control.Designers, consulting engineers,

QS and building service engineers alsohave an obligation to comply with theConstruction (Design & Management)Regulations 2007 (CDM) and work to

improve construction safety by eliminating hazards.Several recent incidents including the Salamanca Tower fire

in Lambeth in July 2011 are bringing the real implications ofthe RRO to the fore. When a serious incident occurs, not onlywill the investigation look at the immediate managementregime, it will often assess the original designs, suitability ofequipment, fitness of the installation as well as the effectivenessand frequency of maintenance.Importantly, design responsibility resides with everyone that

has been directly involved in the decision process – rangingfrom product selection criteria, cable selection and routing allthe way through to testing and commissioning. The over-arching point that designers involved in smoke control systemsand other fire precautions systems, should take from this broadlegislative overview, is that compliance is essential as the risks ofnon-compliance can cost lives.Regulations are necessary, but can be impenetrable. Seeking

advice and input on smoke ventilation systems from companiesthat are constantly working within this tightly regulated envi-ronment can not only provide effective solutions, but also helpavoid playing Russian roulette with compliance and safety.

Smoke ventilation is a critical element in fire safety, particularly in multi-storey residential buildings as it notonly helps occupants to escape, but also improves the access for fire fighters by keeping corridors and otherareas clear of smoke. The market for platform lifts increased significantly afterthe introduction of the Disability Discrimination Act(DDA) in 1995.

From 1 October 2010, the Equality Act replaced most of theDisability Discrimination Act. The aim of the Act is to endprejudice against less able people. It has been significantlyextended and now gives less able people rights in the followingareas: Renting or buying land or property, education, employ-ment, access to goods, facilities and services, clubs, sports, asso-ciations and activities. Where there is restriction in the verticalcirculation within a building the provision of a lifting platformmay provide a solution.Under the Equality Act, service providers and workplaces are

to make reasonable provisions and/or adjustments to overcomephysical features, which obstruct the less able to access facili-ties. To overcome a physical feature means to either remove it,alter it, provide an alternative access route, or make services

available to the less able in another way.There is an obligation to ensure that access is provided for

the less able to ensure compliance with the Equality Act.Regarding vertical circulation, this can be implemented by theuse of ramps, lifts or lifting platforms.Designers can put forward the type of lifting device within

the access statement that in their opinion is suitable dependingon the environment and usage among other factors. TheRequirements of Platform Lifts are contained in Part M of theBuilding Regulations, BS:8300 (called up within the regula-tion), BS:6440 and EN81-41.

What is a platform lift?A platform lift is defined as a ‘machine’ rather than a lift. Theirdesign, manufacture and installation is controlled by theMachinery Directive (MD2006/42/EC) and other EuropeanNorms rather than by the Lift Regulations. The different

regulations mean that there are significant differences betweena platform lift and a traditional lift, the main ones being that aplatform lift does not require a deep pit or as much top floorheadroom and that it travels at a slower speed than a traditionalpassenger lift. The maximum speed is 0.15m/s, which is normally sufficient for the environments that they are used for. There are five main types of drive systems that are used forplatform lifts namely traction, hydraulic, chain, belt and screw.Each drive system offers differing ride quality and ongoingmaintenance costs.

There are many platform lift variants that have been devel-oped to suit particular circumstances:1. Low rise vertical units in order to deal with relatively small

changes in height such as a few steps in front of a buildingrising 1m. These are usually unenclosed in that they do nothave a shaft around the rising platform.

2. Medium rise vertical units for travel heights up to 3m. Againthey are usually unenclosed.

3. Enclosed vertical units are usually provided with their ownshafts. These units are used primarily for travel over 3m asthere is a legal requirement that vertical platform lifts areenclosed when operating over 3m. These units are often usedin retail outlets, offices and public buildings. Over recentyears there has been an increasing trend to design and man-ufacture small footprint platform lifts that would be suitablefor residences but not necessarily be required to carry a

wheelchair. Some of these home lifts have a floor footprint assmall as a standard armchair. These lifts are quite differentto the ‘through the floor’ lifts that have been seen in homesfor many years. The ‘through the floor’ lifts do not have a fullshaft or full height doors, the bottom of the lifting platformbecomes the ceiling on the ground floor when the lift hasrisen to the next floor and visa versa, the roof becomes thefloor of the upper floor when the lift is at the ground floor.

4. Inclined platform units are used where the lift is to followthe angle of a flight of stairs. These lifts should not be con-fused with stairlifts seen in private homes where the user sitsin a chair that is part of the mechanism. An inclined unit hasa platform for a full wheelchair to access although some unitsdo have the option of a flip down seat to be added to the unit.

Some units are capable of negotiating curves, which can beuseful if the landing position for the lift can not be at thefoot of the stairs.

Why specify a platform lift?Each situation will bring its own list of requirements but thereasoning for a platform lift could include:1. Cost – platform lifts are a cost effective method for dealing

with height changes in a building. Both from an installationand an ongoing maintenance point of view.

2. Practicality – some part M compliant lifts have small foot-prints such as 1,250mm X 1,560mm.

3. Efficiency – power consumption of some platform lifts isincredibly small (less than a boiling kettle). Most platformlifts only require a normal 240V supply rather than threephase.

4. Customisation – a specific shaft colour or door colour canbe incorporated into the design along with glazing of theshaft. Some manufacturers can actually produce a fully glazedshaft thereby making a quality feature of the lift.

Future for platform LiftsManufacturers are continually looking to advance the platformlift product both aesthetically and mechanically. Over the lastfive years we have seen considerable improvements in drivetechnology and this is set to continue. Applications for the unitsare growing with platform lifts being used now for small goodslifts and residential lifts.

As well as a long guarantee, composite decking shouldonly ever need an occasional wash down and will neverneed oiling, painting or staining. Manufacturers are not

only producing functional and ultra-low maintenance deckingbut products with fantastic aesthetics guaranteed to look thatway for decades to come. As with timber decking there are various solutions available

and many of these provide differing benefits. Here’s a check listof some queries that you may wish to consider when specifyingcomposite decking:

1 % of recycled materialManufacturers offer products with varying levels of

recycled material. For example there is a product in the UKwith 50 per cent recycled content and another that uses 95 per cent recycled material.

2 Timber contentMany composite decking products include timber as part

of their makeup (composite decking is usually a mix of plasticpolymers and wood fibres). The EU Timber Regulation(EUTR) comes into effect in the UK from 3rd March 2013and is a legal obligation for any company placing timber ortimber products on the European market to conduct due dili-gence on these products to minimise the risk that they are fromillegal sources. It is worthwhile checking with the manufacturerwhether their product meets this requirement or is exempt fromthe regulation. Further details can be found at www.ttf.co.uk.

3 GuaranteeGenerally there are two elements to consider here. Firstly

the length of the guarantee (usually differs between commer-cial and domestic residential applications) followed by what theguarantee covers. Most manufacturers will guarantee theirproduct won’t rot or split; others will offer you further coversuch as a guarantee their decking will never fade or stain.

4 Fixing methodSome composites work with the traditional face-fix

method – using a screw through the face of the board. Othersoffer concealed fixings for a seamless appearance and some canoffer both options with the same product. One argumentagainst concealed fixings is that if you needed access under thedeck boards it was difficult and time consuming to removethem. However a number of the latest concealed fixings allowremoval of individual deck boards relatively easily.

Composite decking can provide architects with a fantastic solution for exterior flooringprojects. The technology used has developed exponentially over recent times that somemanufacturers can now provide a recycled decking product that won’t rot, split, fade orstain and with guarantees that can extend to around 25 years. 5 Appearance and functionalityComposite decking is available in a wide range of shapes,

sizes, lengths, colours and finishes. There is likely to be aproduct to suit every taste, trend and functionality. Some prod-ucts have the appearance of hardwood or reclaimed timber;others have a more contemporary ribbed effect and most comein a variety of colours to compliment a plethora of surround-ings. You may also wish to consider other aspects such as moredurable options for high traffic areas; stain resistant boards forareas used for eating and drinking and longer length boards fora continuous appearance across the deck. Some manufacturerscan also offer a deck board that you can curve for a totallyunique appearance.

6 Grip levelsMany composite decking products available in the UK will

meet the requirement for ‘low slip potential’ in both wet anddry conditions. As a further option many manufacturers canprovide you with alternative colours that may help when dis-tinguishing between a change in height such as steps or a ramp.Further details on slips and trips can be found athttp://www.hse.gov.uk/slips/.

7 Retro-fitComposite decking is usually installed in a similar way to

timber decking. This means that it may be possible to retro-fitcomposite decking over an existing sub-frame. The considera-tions here would firstly be if the sub-frame is sound and likelyto last as long as the new deck boards. Secondly does the exist-ing construction meet the manufacturer’s technical require-ments for their product – for example are the joist centres thecorrect spacing. Retro-fit is certainly worth consideration if youare replacing an existing deck.

8 RailingThere is a vast array of deck railing options available to

architects today, many of which work extremely well with com-posite decking. Product options can include composite, glass,aluminium, wood or even a mixture of these. Whether youspecify railing from your decking manufacturer or a standaloneparapet company you may wish to ensure their products meetthe requirement for your application whether domestic or com-mercial.
