Multi-layered security reduces risk. Capital protection is enhanced by a robust security scheme
Investors have a legal charge over all land and property assets owned by Blackmore Bond Plc. In some cases, this will be a first charge and where there is lending it may rank behind the lending bank.
This charge is monitored and enforced by International Administration Group (IAG), an independent specialist appointed to protect investor interests. Since IAG was founded in 2000 the team has administered over 400 funds and currently has over £12 billion in assets under administration.
In addition, the Company takes a ‘belt and braces approach’ whereby, if the land and property assets are not sufficient to repay investor capital in full, investors have a Capital Guarantee Scheme in place which works like insurance. In the event of insolvency, the policy will repay each investor up to £75,000. The policy is administered by ION Insurance Group. Established in 2004, ION now has balance sheet assets in excess of £125 million.

• An experienced Investment Committee reviews the proposed development sites to ensure investment criteria is adhered to. This includes reviewing the financial model to ensure a minimum profit margin of above 22%.
• The committee has access to a wide range of industry contacts gained from a background working in the investment sector and aims to obtain sites at around 10% below market value.
• Planning enhancement features heavily in the selection appraisal criteria, whereby the value of the land can be increased significantly
with strategic planning uplift, increasing the value of the land/site immediately.
• If the site is suitable, the Company may then look to finance part of the cost of the project in order to reduce the amount of capital employed.
• All land and property values are assessed only by surveyors who are Fellows of the Royal Institute of Chartered Surveyors.
