OUR SERVICES LEASING

OFFICE Our reputation in office leasing is built on in-depth market knowledge and the ability to work in tandem with building owners and potential tenants to negotiate an arrangement that gives landlords returns they’re happy with and tenants premises that will support their business aims. We’re experts at negotiating practical lease arrangements.

Bayleys has negotiated thousands of lease transactions ranging from 10m2 to 50,000m2 across a full range of public and private sector tenants and all types of properties from private through to intitutional corporate ownership.

The majority of our leases however are undertaken for smaller to medium sized enterprises that make up the bulk of New Zealand businesses and which are often looking for less than 1,000m2 of space.

INDUSTRIAL In this specialist market sector, we negotiate leases across all types and sizes of industrial premises ranging from small units for trade and auto businesses to large-scale, state-of-the art distribution centres and industrial parks.

Where tenants are unable to find suitable existing premises, or where they want to “future proof” their businesses, we can negotiate leases with leading developers on design-build premises that are purpose built to a tenant’s specific requirements and also potentially allow for future expansion.

We can also assist owners of older-style industrial premises to reposition their properties.

Our in-depth knowledge of the industrial property market means we understand what’s important to industrial tenants, are familiar with the various submarkets in this sector and are up-to-date with trends in local, regional and international industrial markets.

RETAIL Retail leasing is another highly specialised sector of the commercial property market. Our experienced, high performing national team of retail brokers contains many of the country’s most respected retail property specialists.

We have strong relationships with all major national and multinational retailers. Having New Zealand’s largest network of commercial agents around the country means we will also know of local and regional retailers that are looking for premises. Many recent immigrants also want to establish or expand retail businesses in New Zealand and our multilingual International Division assists them to do so. The combination of these factors means we are well positioned to match retail properties with tenants.

Our in-depth market experience covers the leasing of existing and new bulk retail and neighbourhood convenience centres, established strip retail, high street and suburban outlets. Our commercial project sales and marketing division works closely with development clients on the marketing of complex, large-scale mixed use projects. Our advice and services includes planning, pricing, tenant sourcing and selection and/or sell down.Projects we are involved in include bulk retail developments, business parks, mixed use developments (encompassing office/retail and residential) and other commercial projects.

PROJECTS

Bayleys Syndication and Investment Products division provides investors with the opportunity to access premium, high yielding commercial and industrial property offerings with a minimum investment of $50,000.Over the past 13 years, Bayleys Syndication Division has project managed the marketing and successful sell down of over 50 syndications with a total property value in the vicinity of $1 billion. Bayleys is particular about the type and quality of properties that are marketed and we have aligned ourselves with leading syndication promoters and offerors.

The pooling of investors’ funds along with the syndicator’s expertise provides relatively easy and straightforward access to institutional grade properties that would otherwise be out of the reach of most investors. The significantly smaller capital outlay involved in syndications, compared with direct property investment, means investors can benefit from portfolio diversification through various regions and different property types – retail, commercial, industrial – along with different tenant profiles. All this is achieved without the burden of day-to-day property management.

Our Syndication and Investment Products division is experienced in the marketing of both public offerings to smaller investors as well as ‘wholesale’ offerings to larger, more experienced investors which normally have a minimum investment threshold of $200,000 such as Value-Add syndications.
