Barr Hall was formerly part of the Walton Estate and pro-

vided a major farmhouse with a range of good tradition-

Generally:A wealth of oak beams, trusses, purlins, lintels to remain exposed and facing brick crosswalls to remain exposed.

External Windows: Purpose made period windows to match traditional style. Certain windows will haveworking timber shutters fixed externally. Largescreen windows to have oak surrounds and intermediate framing.

External Doors:Purpose made to match the styles as shown onthe drawings.

Sanitary Fittings: High Quality Heritage sanitary fittings. Gothic w.h.b. stands.

Pitched Roof Construction: Period clay hand made Staffordshire blue roof tilesto all elevations.

First Floor Finish:Oak tongued and grooved boards. Sanded and stained as a finished floor.

Internal doors and architraves: Purpose made ledged and braced doors with traditional period door furniture.

Staircase: Oak treads, risers, strings and balustrading.

Plumbing Installations: Plumbing for outside tap, washing machine, waste disposal unit and dishwasher.

Glazing: Double glazed sealed units.

Electrical Installation:TV Points to kitchen, lounge, study and bedroomsincluding booster. Wall lighting, Under cupboardlighting, external lighting to drive. Wiring to externallight. High specification of power points and lighting.

Plastering: Walls traditional plaster finish.

Floor Finishes:Stained oak flooring to the first floors throughout. Stained oak flooring to the ground floorbedrooms. Living rooms, dining room, kitchen andhall to either terracotta tiling, sand stone flooring orwooden flooring.

Hearth and Surround: Purpose built brick inglenook fires with terracotta or brick hearth, oak beam support. Torooms where shown on drawing.

Alarm:Quality assured Nacoss approved monitored com-prehensive alarm system.

Insulation: Fully insulated walls, floors and roof spaces to cur-rent building control regulations.

Walton on Trent is a small village in a rural location some 4 miles

south of the town of Burton Upon Trent and immediately north of

Catton Park.

The development is a mile from the A38 dual carriageway at the

Barton Turn junction. This enables easy access to Derby and the

new A50 in the north and to Lichfield and Birmingham in the south.

Tamworth and Ashby are also within easy commuting distance.

As the name implies, the village is adjacent to the River Trent and

the Trent Valley. Barr Hall itself is immediately north of the village

and stands on an elevated site on the eastern side of the valley

and benefits from some outstanding views.
