Each month, as your resource for current and relevant news on what’s really happening in our local real estate market, here are a few important details I thought you should know. According to several sources, Phoenix showed increased pricing over the previous month. Market trends show we are rebounding compared to most areas of the country. Next, to give you some current statistics on where we’re at with home sales, according to the Cromford Associates, LLC. As of Feb 1, 2012 from Arizona Regional Multiple Listing Service (Maricopa County): There were 34,762 Active Residential Listings - this same time last year, we had 42,522. Of these Active Residential Listings: 1,818 were Lender Owned (7%) - this time last year 8,258 (20%) 8,787 were Pre-Foreclosure/Short Sales (35%) - this time last year 15,999 (38%) 13,093 were Normal Listings (53%) - this time last year 17,015 (40%) There were 10,611 transactions pending - this time last year 10,565 There are LESS than 4 months of residential inventory currently on the market, whereas last year at this same time, we had over 6 months of residential inventory for sale. Real Estate is my FULL TIME career. We have seen lots of changes and some turbulent times in recent years - but as you can see, good news appears to be on the horizon and the opportunities for investing in real estate are still end- less. 2012 Phoenix Real Estate Predictions

With 175,000 Valley homes already gone to foreclo-sure in the past few years, the pending foreclosure statistics are half what they were this time last year. So what does this mean for you? Well, here is what the 2012 Phoenix real estate market will look like:

Banks would rather approve a short sale than foreclose on a home.

Bank of America has a goal to approve short sales within 20 days & aims to approve more than 60% of their short sale applications in 2012.

Bank Panelists all agreed, they have plans to increase their short sale approvals & are currently hiring more people on their teams.

In Arizona, short sales, on average sell for a higher list price, so more short sale approvals could possibly trend our values up.

Only 2 years ago, banks handled delinquent mortgage almost exclusively by foreclosure – today that rate is down to 32.1% from 2009 – the biggest drop than any state in the nation.

The drive in the market this year will be a continued effort to improve the housing economy by reducing the number of bad or underwater loans by way of a short sale. As many of you know, I am able to help clients navigate through the short sale process. I am excited to share with you the improvements projected for 2012. It is my hope that we will be able to assist many more Arizona homeowner’s who are struggling with a home that is underwater in value. Lender’s Corner Harp 2.0 - More Refinance Help on the Way for Underwater Borrowers The first Home Affordable Refinance Program, which began in 2009, only helped 894,000 homeowners refinance their mortgages. Millions of homeowners who wanted to refinance were turned away because of impossibly tight guideline restrictions. That was version 1. Version 2.0 is being released in all its glory after mid-March. It’s not perfect, but it is a step in the right direction. The

greatest barrier that has been removed: No minimum property value required. Yes, you read it right! Your home can be worth far less than you owe. There is no limitation for how under-

water your value may be compared to what you owe. What’s more, your refinance may be eligible for an appraisal waiver. Yes, you read it right! NO appraisal required.

Check these key points to see if you might be eligible:

Your mortgage started out at $417,000 or lower and is a conventional loan (not FHA or VA)

Your mortgage was created on or before May 31, 2009 You have not been late within the last 6 months, and not more

than once in the past 7-12 months 1-4 unit properties are eligible Primary residences, second homes, and rental properties are

eligible (this applies to primary residences that later converted to second homes or rental properties

No limit on the number of financed properties owned

What next? Your loan officer will help you determine if your mortgage is owned by Fannie Mae or Freddie Mac and eligible for the Harp 2.0 program and whether an appraisal will be required.

Again, this will be released after mid March. This enhanced version of Harp will be updated in the electronic underwriting systems over the weekend of March 17th. Once it is available, applications that are “ready and waiting” can be uploaded for analysis. Find your mortgage payment coupon and call today for instructions on how to apply.

What else should you know? These interest rates are slightly higher than standard rates so be prepared. To be eligible for the program, the borrower must receive a benefit in the form of either a reduced monthly mortgage payment or a more stable product (i.e. ARM to fixed or shorter term). The key is to focus on the benefit.

My advice? Examine a 20 year fixed term because a slightly higher rate will not apply, the loan will pay off sooner which will increase your equity sooner, and you payment may remain similar to what you’re paying now. It’s still early and more changes could be

released before the March implementation date.

“Young Woman Leaders in Science”

In May 2012, a new scholarship will be awarded to “Young Woman Leaders in Science.” When many scholarships have gone by the wayside, I wanted to promote the field of science. Many of you know I was Science Educator for over 20 years, and I will proudly present this award to a very deserving young lady who meets the criteria while pursing higher education in some field of science. She may be a high school senior or in college already continuing her endeavor in a 2 or 4 year college degree. Past clients, friends, neighbors...I am depending on you to get the word out! The local high school science department chair and counseling departments will have the criteria for the application process. Whereas, I am the founder of this scholarship, the Board at Dollars for Scholars will select the candidate most deserving in the Deer Valley & Peoria School Districts.
