practices, profitability and quality equipment to ensure customer

H o w i s a L a u n d r y P r o p o s a l S t r u c t u r e d ?Once the Account Representative has met with the authorized person and fully understands their laundry needs, they will need a history of the Gross Revenue that the laundry room(s) have produced in a year. There are two reasons why this is so important. First, in order to figure out the highest percentage of revenue that we can offer, we must take our capital expenditure (cost of equipment, service and accounting costs, etc.) versus the gross revenue that the laundries produce, which determines our return on investment. Therefore, accurate revenue records are crucial in order to ensure the very best offer to the community. Secondly, all communities produce revenue differently. For example, a communities’ laundry may produce only half the year due to transient owners while another property may have families with children year round which tend to do more laundry.
If you have a current laundry provider and are receiving poor service or you just need to know when the lease is expiring, you can take advantage of our Complimentary Lease Analysis and Report. Since 1972, Aaxon Laundry Systems has worked with Management Companies, Condominium Boards, and Apartment Building Owners to provide residents with Premium Laundry Services throughout the State of Florida. With thousands of machine accounts, our lease department experts have the expertise to interpret and analyze your existing laundry lease. We are often contacted by communities that believe their existing lease is expired, only to find out that the lease includes fine print which extends the lease even beyond the expiration date. Just make sure that our Account Representative receives a copy of your existing lease and take advantage of this essential Free service.

T h e L a u n d r y A g r e e m e n t …Once you have received our Laundry Proposal and reviewed any questions or concerns with our Account Representative, we will submit a Standard Laundry Agreement for your approval and execution. Once the Agreement is accepted, Aaxon will order your new factory equipment to ensure that you receive the most energy efficient equipment available. It takes approximately two to three weeks to receive your equipment, prep and schedule your installation.
T h e I n s t a l l a t i o n …Your Account Representative will contact you with plenty of time to notify the residents of the days that the laundry room(s) will be converted. Our Installation Team will make the agreed upon improvements to the room(s) and then install the new equipment, providing all the specialists necessary to complete the work. The team will provide a specific schedule of when and where the work will be completed, and post signs to inform the residents when the improved facility will be re-opened for use. Upon completion of the installation, locations using SmartCard Technology may also participate in a company sponsored Grand Opening Welcome Party at the property, complete with complimentary food and beverages, where your Account Representative will also provide on-site help to educate all appropriate individuals and residents about using the new equipment properly. Our goal is to help the residents by answering any questions they may have on equipment usage in order to shorten the learning curve for the residents and bring excitement to their new laundry facilities. The company even offers tips for better laundering of clothes and provides residents with an Aaxon Welcome Bag, which includes an introductory pamphlet on washing procedures, Aaxon contact information and complimentary gifts.
P o s t I n s t a l l a t i o n …Once the facilities are up and running, Aaxon will make collections on regularly scheduled dates from the location. Every Aaxon collector arrives in a corporate uniform and is identified with a photo ID badge. Accountability, honesty, and integrity are guaranteed. Should a machine require maintenance or repair, Aaxon Customer Service staff members are available from 8 a.m. to 5 p.m, Monday through Friday. Aaxon provides and installs Laundry Instruction Signs in every room with a toll free service contact number for the residents. Once notified, our Customer Service Representative will contact an Aaxon Service Technician to apprise them of the situation. If a service request is received before 12:00 noon,, a Service Technician will typically be dispatched to the location to fix the problem the same day. If the service request is received after 12:00 noon, the service will be completed the following business day. All factory-trained Aaxon technicians travel in fully-stocked repair vehicles which are dispatched through the
company's customized, computerized service system, which also allows Aaxon to track the service history of any location. This allows us to track our service standings, so that we can constantly monitor ourselves, to provide ever-improved levels of service. Refunds and commissions checks to customers are always sent out in a timely manner.

order to fully understand
the needs of the residents
and gather the necessary
information in order to
structure the very best
possible Proposal.

1. You Won't Make That Much More Money Owning Your OwnIt sounds like a good idea to own your own machines. After all, if laundry companies are successful at it, then it should be lucrative for you, too, right? But the reason why a laundry company makes money is due to "economies of scale." That is, when you specialize in certain tasks, you can do those tasks more quickly and inexpensively. A Premium Laundry Provider has specialized staff, specialized equipment, and expensive technology. They receive quantity discounts on purchasing machines, parts and labor.
2. Lots of Time for Little PayYou must research which machines to buy, and be present at installation. You must collect, count and deposit the money. You must deal with resident problems, and repair the machines or hire technicians. You will want to keep track of changes in income.
3. Revenue-Sharing PlansThese plans provide an income stream for qualified properties without any effort on your part.
4. A More Attractive Laundry Room For FreeA Premium Laundry Provider may offer you benefits to make your laundry room a more attractive
amenity to your residents - Free! These may include fresh paint, new light fixtures, new water valves, new electrical outlets, fans, light timers, or even flooring. A bright, clean laundry room will make residents more likely to use it, and maximize profits.
5. New Machines for FreeA Premium Laundry Provider will deliver and install new, Energy Efficient machines as well as the
remove those tired, worn-out machines.
6. Cost of Depositing CoinsYes, many banks will charge you to deposit coins. You may have to roll your own coins to save money.
7. Many Costly Repairs Are Not Under WarrantySome think that when you buy a new machine, technical service is free because new machines have a
manufacturer's warranty. Most warrantees are limited to parts, and don't cover labor, coin boxes, or coin slides. You must pay out-of-pocket for coin slide jams, stuck money boxes, off-balance machines, etc.
8. Free On Call Laundry TechnicianWhen you own the machines, you must pay to fix them. Service calls average $200 per repair, including
diagnosis, parts and labor. You must also be available at all times. Alternately, you can attempt to fix the machines yourself, which can be challenging, stressful, and time-consuming. A Premium Laundry Provider will include repair and maintenance as free services .
9. Repairs Add UpMany laundry equipment owners underestimate their annual repair bill, which can easily be hundreds of
dollars per machine annually.
10. Free Diagnosis of Problems and Safety HazardsA Premium Laundry Provider uses factory trained technicians to diagnose and alert you to plumbing
and electrical hazards and problems in your laundry room, for Free.

It's a common myth that owning your own laundry equipment is much more profitable than using a vendor. The truth is that the financial benefits of owning your own machines may be much less than perceived, especially over time.
11. A Premium Laundry Provider Absorbs Machine Replacement CostsIf your machine cannot be repaired, a Premium Laundry Provider’s free machine exchange means continuous use and income, no shopping, and no cash outlay for you.
12. A Premium Laundry Provider Knows Where Hidden Losses Are, and Acts on ThemA Premium Laundry Provider can spot and repair machines rigged for free use and hidden theft. It audits constantly to make sure that the machines are producing well, and income is consistent and it takes timely action to remedy problems.
13. Go On Vacation Without Worrying about Loss of Income or Machine Complaints If you don't collect money from coin laundry machines regularly, the coin boxes can jam. Then no one can use the machines until collection, resulting in lost income, complaints, and possible damage to the machines as residents try to force them to work. Would you prefer to come home from your vacation to find these problems, or a check in your mailbox?
14. Who Can You Really Trust With Your Money? If you don't collect the money yourself, how can you keep your proxy collector honest? Laundry company collectors are employees, and they can be fired immediately and replaced. A Premium Laundry Provider perform intensive background checks and requires regular Polygraph testing to insure collection accuracy.
15. Hi-tech SmartCard Technology is ExpensiveNew SmartCard Technology insures complete revenue accuracy. A Premium Laundry Provider pays for this equipment, while you receive the benefit of this technology for Free.
16. A Premium Laundry Provider Will Handle Tenant ProblemsA Premium Laundry Provider happily takes refund requests, service requests, and clothing damage claims off your hands and handles them efficiently and directly.
17. A Premium Laundry Provider Absorbs the Cost of Liability InsuranceIf the machines damage resident property, you'll be glad a laundry company's paying, not you.
18. Collection RisksIf your building is in a high-risk neighborhood, you may not want to carry around your bags of quarters. Regular laundry-room collection may make you a robbery target.
19. Free Price ChangesUnless you know how to take apart the coin slides, you'll need to pay to raise or lower vend prices. A Premium Laundry Provider will do this for Free.
20. In SummaryChoosing a professional to run your laundry room will save you time, money, and headaches. You will find that it is like having free business income insurance. A Premium Laundry Provider will ensure that your laundry room income remains steady, and not be placed at risk by equipment, repair, and maintenance costs.

Improper venting or a clogged vent will give the following results:
1. Long drying times costing extra money
2. Clothes are hot at the end of the cycle
(not recommended for Perma-Press items)
3. Dryer is nosier than usual
T h e I m p o r t a n c e o f D r y e r D u c t M a i n t e n a n c e
Dryer duct cleaning improves the safety and efficiency of
your dryer installation. As dryer vents become filled with
lint and debris, drying time increases and can cause a
fire. This buildup increases energy consumption since
the dryer has to run longer in order to dry your clothes.
Aaxon practices a philosophy of preventive
maintenance that starts at the point of installation
and continues on with proprietary dryer duct
cleaning practices throughout the lease term.
Complimentary Dryer Duct Cleaning is provided
as part of our on-going maintenance
procedures.
As needed, service technicians will thoroughly clean
dryer ducts to clear any buildup. Ensuring that your
laundry room is operating at maximum efficiency is a top
priority. These maintenance procedures optimize
machine performance and help maintain a safe and
energy efficient laundry room. In large communities,
particularly in hi-rise applications, this necessary service
can represent Tens of Thousands of dollars in savings to
an Owner or Association throughout the life of a
traditional Lease Program.

One of the Most Important Steps you can take to Protect your Community
Inaction can add years to your existing Laundry Lease.
Complimentary Laundry Lease Analysis and Report
The Laundry Lease Analysis is one of the most important steps you can take if your Community has common laundry rooms and you use the services of a laundry provider. Common laundry rooms are one of the few essential amenities that every resident uses on a regular basis and one that can either generate revenue for the Community or one that adds to the cost of running the Community.
At Aaxon, we believe that our Partner Relationship with a Community begins before we actually provide any equipment and laundry services. This is the reason that we offer our Complimentary Lease Analysis. Because Laundry Leases are long term commitments, you should know exactly what is contained in your current Lease and any steps which must be taken to ensure that your Community is receiving the agreed upon revenue and services. Regardless of whether it’s a new Lease or one that is years old, you need to know any steps required to terminate the Lease and avoid any automatic renewals or extensions that you might not want.
