Listening is one of the most important factors in the sales process, as well as one of the most commonly overlooked. Listening is not only hearing what is being said, but also includes your response to the message. The way you move and react as you listen to a potential buyer reveals your true intentions. In short, your actions speak louder than words.

According to a recent study, 93 percent of communication is expressed through nonverbal cues. Of all the nonverbal cues you can exude in sales, appearance, body movement and facial expressions send the strongest messages about your level of interest in a potential buyer. Critically, body movement and facial expressions reveal acceptance, caution or disagreement between salesperson and potential buyer. Think for a moment about how you listen and respond to potential buyers – and how your potential buyers listen and respond to you. In which category do your actions fall?Acceptance

Successful salespeople recognize that selling homes is a process to help improve people’s lives. An accepting sales person takes a genuine interest in the potential buyer and is open, patient and sympathetic to his/her needs and concerns.

The accepting demeanor of the potential buyer is relaxed, patient and calm. If you want potential buyers to be accepting of your message, keep your intentions focused on them and pay attention to how they are responding. Are their facial expressions warm and engaging? Do they maintain strong eye contact? If so, you are on the right track. If not, don’t be afraid to change your approach. Small adjustments like facing toward the buyer, smiling or softening use of hand gestures, may be all that’s needed to get you back on the path of acceptance. Caution/ DisagreementThe cautious or disagreeing sales person is more focused on him or herself and less sensitive to what others need. This salesperson’s lack of sympathy comes off as disinterest, and maybe even judgment.

You will know a potential buyer has questions or disagrees with you if they move around a lot and constantly look away. They may have a puzzled or blank look on their face or fidget with their clothes or hair.

To avoid this type of response, make sure you leave your personal opinions out of the sales process. It doesn’t really matter if you think a formal living room is a wasted space or a large yard requires too much maintenance. If that’s what the buyer wants, is should be your priority to help meet those needs. What does your intention show? Whether good or bad, your intentions will be revealed by how well you listen and nonverbally respond.

The 2011 Parade of Homes Association Home is taking shape and will soon become a spectacular showcase for the upcoming Parade in October.

The exterior of the home now has the stone and wood accents completed, giving the home it’s charming English Country look. The interior paint colors have been selected, consisting of subtle blue and beige hues which create a serene and peaceful feel throughout. The extensive trim work is also coming alive with incredible detail, from the elegant columns to the coffered ceiling.

In the family room, a unique design in the hardwood floor makes this space one of a kind. The double sided fireplace between the family room and the dining room enhances both spaces with charm and simple elegance. As more progress is made on the interior features and special details of this home, we can definitely look towards an exciting showcase to present to the public in October.

NOTE NEW VENUE: Education Building @ LJVM Coliseum Complex- Winston Salem, NC

Three ways to register: *****Read carefully*****1. Register by coming to the Home Builders Association of Winston-Salem’s office on August 19, 2011: • 8:00 a.m. – 11:00 a.m.• Open to HBA of Winston-Salem member exhibitors from the 2011 Show.• AGAIN THIS YEAR: A company’s representative, who is at the HBA office BEFORE 8:00 a.m., will put the company’s name on a sign-up sheet on the front door. At 8:00 a.m., the sign-up sheet will be taken down and each company on the sheet will be given a number. A drawing will be held with the first number pulled getting to select booth space first. The drawing and selection process will continue for those companies whose names were on the list and were given a number.• Companies who arrive at 8:00 a.m. or later will wait in line and select booth space after the drawing is completed. • 2:00 p.m. – 5:30 p.m.• Open to any exhibitor from the 2011 ShowOR

2. Register August 19 by fax - beginning at 8:00 a.m. for HBA of Winston-Salem members and 2:00 p.m. for non-members. A Visa or MasterCard number for booth deposit will be REQUIRED to reserve a booth space that is faxed. We will not accept applications prior to August 19. Please note: companies registering at the office will be given first priority over a fax. Faxed booth registration forms will be assigned a booth after the registration forms from people registering in person have been processed. FAX number: 336-550-4890

SHOW/EXHIBITOR INFORMATION:Booths: HBAWS Member Price Non-Member• 10’x10’ Regular Booth $745 $1,100• 10’x10’ Corner Booth $900 $1,200• Garden Area $400 $400

Booth spaces include 8’ tall backdrop, 3’ or 8’ tall side rails. Electricity, and access to water can be purchased through HBAWS. Furniture and fixtures can be rented from the HOLLINS Exposition Services – rental forms will be provided upon registration.

Other Information: • $100 deposit per booth space is required at time of registration (cash, check, Visa or MasterCard).• All spaces will be assigned on a first come, first serve basis, depending on the time and date the completed application is received at the HBA office. However, please note that booth sales on the first day of registration will be handled in accordance with the guidelines

set forth by the Triad Home & Garden Show Committee that are explained in item number one. **Please realize we are not holding your space from last year, only giving you the opportunity to purchase a booth(s) in the 2012 Show.** • Show management reserves the right to review and approve all requests for booth space. And remember when designing your booth that no physical/visual barriers taller than 4ft. may be placed within 3ft. of the aisles to as not to intrude on neighboring booths’ visual space/design.• There are no restrictions on a company purchasing a booth next to or near a competitor in their industry.• Exhibitors from the 2011 Show will get the opportunity to register first ( Aug. 19th)

Well we are officially into summer! I hope everyone has their vacation plans made and enjoy some much needed time off with our families. We are now in the second half of 2011. I hope everyone has seen an improvement in your businesses this year as our economy slowly improves. In these times, I believe we need to focus our efforts on customer service. Our customers expect great service, more importantly, they never forget a bad experience. Let’s all concentrate on making our remodeling projects the most enjoyable and stress free experiences we can for all our customers. Let’s make it obvious why consumers should “build with professionals”!

An important part of my summer each year is attending NAR’s National Governmental Affairs Directors Conference. I’ve just returned from the 2011 conference in Memphis, with my head and notebook crammed full with information and insights. How do I choose what is most vital for you to know about? It is hard, but below are what I believe are the most important big trends and insights we all need to consider to stay competitive during these changing times and to come out on the other side in a good place.

DEMOGRAPHICS, the ECONOMY and LACK OF JOBS are moving us toward bigger markets in smaller, attached and rental units. The fact that our population will continue to grow and need housing and jobs is obvious, and home ownership will still remain the dream many people will still strive for. However, we can’t afford to put our heads in the sand, trying to deny that major shifts aren’t taking place in at least two major segments of our population. More and more young adults and older adults want smaller homes located in more urban or smaller community-type areas. Also, rental vs. ownership is increasing because of unemployment, foreclosures, the lack of job growth and the transitioning mortgage rules. HUD has recognized this trend and is transitioning to funding more state and local housing and community development programs that increase affordable rental housing rather than programs geared toward increasing home ownership.

SMART GROWTH & SUSTAINABLE GROWTH are the planning buzz words that we will be seeing more emphasis on from the top down. The federal government is already moving toward targeting its limited transportation and housing funding to states and local governments that have Smart Growth/Sustainable Growth Plans. All REALTORS® and Homebuilders need to understand how this planning concept works, why we must make sure we have a seat at the table as these plans are developed (several are in the works here), and how we may need to

WHAT I DID THIS SUMMERchange our businesses to work with this trend. The NAR and NAHB websites have lots of information on Smart/Sustainable Growth, and we are working on possible educational opportunities to be held here.

PENT UP DEMAND IS GROWING. There will eventually be a change. As REALTORS® and Homebuilders know better than anyone else, it’s an understatement to say that the housing market is not as healthy as it needs to be. Some buyers are shying away from the intimidating mortgage approval processes, and many buyers and sellers are frozen with fear as to what the future might hold as far as real estate values, their job and the economy. However, capital is available, the population continues to grow, and our lawmakers have got to eventually settle the mortgage and budget issues that impact the housing and real estate markets and the entire economy. Solutions will have to eventually come to address the ever growing need. So, hang in there!

THE BIGGEST TAKE HOME – It is vital that we work together and promote our associations! We know it’s important to know about major changes and trends so we can plan to meet new challenges and take advantage of new opportunities. However, it’s extra important during this uncertain and transitional time period to make sure our national leaders make well informed and wise decisions. At the Memphis conference, I got to hear first hand from national association staff, economic experts and political analysts, and I feel comfortable in saying that we have topnotch staffs working for us in Washington. Being a part of the Homebuilder and REALTOR® Associations is a special opportunity every real estate and building professional should jump at. Our associations are the way we pool our individual talents, funds and resources to become a knowledgeable and powerful force that can help our nation, its economy and housing markets get back on tract. It’s smart to be a member and smart to keep our memberships strong.

Not only does this give committee volunteers a unique opportunity to talk with our members, but it does so on a very neutral playing field. You aren’t “cold calling” a possible customer. You’re making a concerned call to a fellow member. You’re having a meaningful conversation about what membership in the local home builders association means and hopefully you are addressing the concerns we all have about the economy, the cost of membership and ways to improve our visibility in the community and in our association.

A strong Home Builders Association means jobs, opportunity, shelter and education to a community. Visiting and volunteering on the Spike Committee means all of the above and you get a free lunch. Join us at our next meeting.
