Before we tell you about the history of this fine property just take a moment and look at the view. Stunningisn’t it?

Overlooking the Kent Estuary and Morecambe Bay, Ashmeadow House is an undeniably handsome Grade IIListed Georgian property.

The owners have researched the history and tell us it was built for William Berry in 1818, a wealthybusinessman, who had shipping interests in the estuary.

Later, it was bought by John Barnes, who in 1900 had founded a preparatory boarding school for boys andin 1918 the property became an extension of Earnseat School for Boys. Mr Barnes modernised the houseand over many years, the house and grounds were a place of learning for hundreds of boys.

Earnseat closed in 1979 and John Barnes created a charitable trust, with the intention that AshmeadowHouse and its grounds be put at the disposal of the trustees for the benefit of Arnside. However, over anumber of years plans floundered and the house and gardens fell into disrepair until it was purchased in2003 by the Crossfield Housing (Arnside) Society Ltd. who then embarked on an ambitious building andrenovation programme. The rear (unlisted) section was demolished and a new wing added which along withthe refurbished Georgian portion created 10 one bedroom apartments as well as a warden’s apartment,communal rooms and facilities. These newly created apartments were then let out to the “over 55’s”although this was not a planning stipulation.

Many of the original period features remain in the Listed portion with decorative plaster cornices, panelleddoor reveals, deep skirting boards, French windows out to the verandah and sash windows with workingshutters. The original and impressive staircase remains with oak handrail and ornate wrought iron balustradeand a splendid oval stained glass lantern skylight.

Alongside the 10 apartments, there is the warden’s apartment with separate access, a residents' lounge anddining rooms, commercial kitchen, laundry room, lift, office, excellent cellar rooms and an attractive largelyglazed light and airy entrance.

Bringing us right up to date, the vendors have now decided to concentrate on the provision of otherhousing within the village and so a decision has been taken to sell Ashmeadow House. You’d need to takeyour own planning advice but there’s potential to reduce the number of apartments and make them largeror pursue a different use altogether. The property has been well maintained and so whilst there might belayout changes to consider and fittings to upgrade, it is not a complete refurbishment.

Lancaster is on the WestCoast line with trains to Euston in approximately 2 hours, 35 mins.
