Interdisciplinary Approach

The offi ce ASD, together with its co-operation partners, is specialised in the analysis and design of architectural mo-numents for their refurbishment and restoration.

As architects, art historian and conservators we combine our diverse qualifi cations for the designing and planning of architectural monuments. We also work in collaboration with external specialists experienced in monument preser-vation (e.g. structural engineers, experts on wood and tim-ber, archaeologists etc.) in order to integrate their expertise in our work.

We have experience of many years in the analysis and eva-luation of historical building fabric, as well as in the deve-lopment of concepts – that are apt for monument preserva-tion – for their conservation, restoration and conversion. In the process we operate not only as planners, but also as consultants.

For the development of contemporary and sustainable re-novation concepts, the initial historical conditions of reali-sation and the technical characteristics of the remaining building fabric have to be investigated. This is due to the fact that the exact knowledge about the asset and the in-terpretation of its value is the foundation of designing for monument preservation and is essential for the conservati-on of cultural heritage.

We coordinate on behalf of the clients, the architects and the monument preservation authorities, in order to adjust the objectives and procedures. On this basis we formulate our restoration goals, plan the construction and calculate the budget.

In the process we consider the professional planning issues concerning monument preservation and restoration as ne-cessary supplements for the design performance of ar-chitects, since the duties of the architects – not only due to the specialisation in the analysis- and planning services, but also due to the necessary experience of the specialised execution on site – diff erentiate considerably from the ge-neral defi nition of the responsibilities of architects.

The professional renovation and restoration of architectural monuments demands a specialised strategy that is diff e-rentiated and established in all building phases. This leads to preposition of the planned measures to a high level of security in planning and costs, and provides an effi cient building process. On the basis of our long-term experience in professionally dealing with architectural monuments and in the execution of renovation- and restoration measures, we are competent partners for planners and clients; and we deliver effi cient processing of duties and responsibilities in all of the work phases of the HOAI (Fee Structure for Ar-chitects and Engineers).

Range of Practice & Method of Operation

Adjustment with the Authorities We undertake the moderation of the diverse interests of the clients, planers and the appropriate monument preser-vation authorities, and the adjustment of the monument preservation concept with all of the parties involved in the planning process. We prepare the documents that are ne-cessary for the legal permission needed for monument pre-servation, and – if necessary – also for the application for subsidies.

Building Inventory and Building SurveyThe building inventory is generally the foundation for all further analyses and planning processes that depend upon it. It is carried out as required with varying density of infor-mation and detail in presentation. A high-quality measuring demands an independent reference network and is drawn on site. This is possible to realise very effi ciently through the aid of mobile CAD-workstations, which enable the ope-ration of modern measuring technologies (Tacheometry) in combination with complementary measuring by hand.

Photogrammetric Survey During the photogrammetric survey, the building parts that have to be represented are photographed with a digital ca-mera that has a high-resolution. The Data that has been collected are digitally straightened and are mounted onto scaled image plans. They serve the documentation – e.g. as the basis for the mapping of damage and the planning of action.

Archival Work / Evaluation of Existing Building FilesThrough systematic research in relevant archives, informati-on on the history and earlier uses of the object to be ana-lysed can be obtained, and – if necessary – the history of it‘s restoration can be compiled and prepared relating to it‘s planning.

Building Analysis: historical and for restorationThe basic requirement for all further planning is the know-ledge about the time a building was built and the signifi -cant phases of its alterations, the determination of histori-cal building materials and – techniques, as well as the systematic survey of structural damage and its causes. Here, the established methods of historical building re-search can be applied. Furthermore, historical facilities (Ausstattungen) and the use of colour (Farbfassungen) of the building fabric that is to be analysed can be investiga-ted. If necessary, the anayses can be extended by involving an external specialist.

Elaboration of Room ProgramsIn the Room Programs all materials, conditions of all sur-faces, structural and interior elements as well as all distinc-tive features and specifi c characteristics are described in detail – in accordance with the analysis and representation level that has been agreed upon by the monument authori-ties for each room or wall – and are evaluated one by one. At the same time the aims of the restoration as well as possible technologies that will be implemented for renovati-on are presented and are weighed out in comparison with each other in the Room Program.

Planning of Action for Restoration In the fi elds of conservation and restoration that are rele-vant for monument preservation – among these are prima-rily the architectural condition, sanitation of the plastering and the masonry, metal, terracotta, the conservation of stucco and stones – detailed plans of execution are prepa-red. The activities range from consultancy on historical techniques and methods of planning and the supervision of the adequate measures as basis of a renovation or restora-tion concept, to the excecution of samples for the setting of quality standards specifi c to the object.

Renovation, Sanitation, Restoration conceptsOn the basis of the building survey, the goals that have been set and binding plans for further decisions for monu-ment preservation are developed. In a detailed plan of exe-cution, the craftsmanship and restoration measures to be taken and the materials and techniques that are to be used are described in detail.

Technical Specifi cations / Tender DocumentsIn order to guarantee a sustainable success in renovation, a precise description of the measures to be taken – that are to be carried out according to the plan of execution – is vital. The quantity determination and the service specifi cati-ons serve exactly this. In the realisation and evaluation of offi cial tendering processes (VOB, VOL, VOF), also specifi c qualifi cation criteria of the bidder as well as strategies of selection procedures and types of tendering process have to be defi ned, so that at the end the companies that are actually adequate for the task can be contracted.

Scheduling, Cost Planning and Cost Control Due to the intense interconnection and the tight interde-pendence of planning and execution in monument preser-vation, a foresighted cost control is especially important, in order to be able to react to changes and interruptions in the construction process in an effi cient way. Besides prompt investigations and the compilation of the budget in-formation, also a sensible structuring is necessary. Thereby, beyond classifi cations according to the types of costs, ran-ge of services and tendering units, also other sorting gra-des, e.g. according to building elements, spaces, the exe-cution periods or cost units can be comprehensibly evaluated.

Expertise in Construction ManagementThe realisation of renovation and restoration measures for monument preservation particularly requires continuous monitoring of the construction throughout the whole pro-cess. Building activity in the fi eld of heritage preservation is – among other specifi cities – attended by explicit protection measures within the framework of historical building struc-tures and surfaces, and demands a meticulous monitoring of all crafts in association with the historical and monu-mental substance.Professional construction management includes – if re-quired – also particular quality control in relation to the is-sues of restoration and natural sciences, due to the cha-racteristics and specifi c values of the materials, and for the success and sustainability of the conservation.

Project DokumentationThe documentation accompanying the planning and reali-sation before, during and at the end phases is through photographs, text and drawings. It complies with the guide-lines of the stately offi ces for the protection of historical monuments and with the demands of the clients. All pre-sentations are compiled systematically.

Preparation of Maintenance Manuals and Care Guidelines In order to prevent the destruction and deterioration of his-torical building fabric, adequate measures for maintenance, care and protection from exterior infl uences are needed. The continuous practice of maintenance and care plans has proved themselves to be more economical in the long run. They are also more appropriate for the historical cha-racteristic of the object in comparison to extensive and cost-intensive restoration or renovation measures.

Utilisation- and Restoration ConceptLime Kilns at The Wriezen Harbour December 2007

Client: Interessengemeinschaft Hafen Wriezen e.V.

The two lime kilns are situated in the north east of the historical city center of Wriezen and mark in the urban context with the sil-houettes of their kiln chimneys, which are visible from a long dis-tance the southern border of the harbour area.

The ensemble of the two lime kilns and the adjacent dwelling play-ed since the beginning of the 19th century a decisive role in the industrial development of the Oder marshlands. It is listed in the monument register of Brandenburg.

The lime kilns were shut down in 1926. Since then the buildings had diff erent temporary uses and smaller coneversions, which is visible in the outer appearance by several breakings in the structu-res of the façades.

The new operator wants to realise a multipart utilization:

• gastronomic use as brewery with tavern in the complet ground fl oor

• concentration for rest and bivouac area with opportunities for over night stays on the open-air ground of the parcel

• establishment of an intercultural / industry-historical meeting place for the region

Restoration of The City Wall in The Palace Garden of Rheinsberg2008 / 2009

The so-called citty wall consists of two parts, one brickwall, adja-cent to the former royal stud, with a shapely niche and vase deco-rations on the rear water-averted side and a boulder stone wall running angular thereto parallel to the little Rhin channel.

The rests of the former city wall probably are part of a building from the outer fortifi cation of the renaissance ensemble. Further-more were located foundation rests of a former garden temple and of a Trompe l’oeil-fresco by Carl Traugott Fechhelm on the front side, facing the palace‘s garden.

Restoration of The Façade of The Federal Agency For Physics And TechnologyObservatrory (National Metrology Institute)2008

client: Huber Staudt Architekten BdA, Berlin

As part of an former ensemble, built for the agency in 1887, only the observatory is remaining today, damaged in the war and re-constructed in 1960. From a 2nd building phase in 1897 are left the main institute building, the directors residence, laboratory buil-dings and the boiler and engine house. The obsevatory is a brick building with 3 fl oors above ground. The representative main entrance (column portico) is situated as risalit in the axis of symmetry. The building is ornated with cornices and moulded bricks at the reveals. The whole façade was covered in 1960 with structured plaster. Some war damages were replaced inappropriately, but the original ornamentation was predominantly kept behind the plaster. The monument preservation concept for-sees to reintegrate the observatory into the adjacent building en-semble, to conserve the original brick façade and to reconstruct the 1960s replacements.

Heiligengrabe Cloister Convent2002 – 2008

client: Klosterstift zum Heiligengrabe

Heiligengrabe was founded in 1287 as convent for female Cister-cian nuns, until the middle of the 16th century the conclave buil-ding and the church were completed, the cloister was covered around 1510 and in the following 10 years the Heiliggrab - chapel was errected. The convent was heavily damaged in the Thirty Years War and through a fi re in 1719. Three years later happened the laying of the foundation stone for the so-called »Damenplatz«, a baroque row house ensemble. The Heiliggrab chapel was rehabili-tated in 1840 and received painted ornamentations in 1904.

The Heiligengrabe cloister monastery is one of the most complete-ly preserved ensembles in the federal state of Brandenburg.Since 1998 the cloister convent is preserved as listed monument of na-tional importance. From 1998 until 2007 the cloister convent was substantially restored and converted by the client.
