WINDOWS / DOORS

New glazed doors to be in pilkington k insulated glass (4-16-4) toughened inaccordance with Doc N of the current building regs.

All new glazing to new windows are to be in Pilkington K insulated glass(4-16-4) to conform to current building regulations.All new windows are to provide background trickle ventilation at a rate of8000mm2, through 16 mm slot within the head of the window.Vents to be complete with mesh inset to prevent against ingress of insects.Vents to comply with the requirements of Part F1 of the building regs. Newopening lights to be 1/20th of the floor area.

Provide and fix new purpose made windows, style to be agreed. Allironmongery is to be agreed with client.First floor bedroom window is to allow escape provisionin accordance with current building regs (Part B Fire safety)Window to be at least 450 x 750 mm clear opening area.Bottom of opening to be no more than 1100mm above FFL

DECORATIONS

All new woodwork generally to be decorated using 1 ct primer,1 u/ct and 2 top cts gloss finish, colour white to match exstg.Newly plastered walls and ceilings are to receive 1 mist ct and 2 topcts vinyl matt emulsion, colour tba

PLASTERING

Provide and fix new 12.5mm p/board and skim plaster ceilings to newextension on each floor. New ceiling joists size to be 150 x 50 mm

All new blockwork walls are to receive 13mm two ct plaster and skim finish.Alternatively use dot and dab p/board and skim plaster finish.Bathroom to receive foil backed p/board to new stud walls

JOINERY

Provide and fix new sw skirtings to all new walls size and profile to matchexstg. All new doors, linings and architraves etc are to match exstg in styleand profile

PLUMBING / HEATING

Plumbing sub-contractor to assess condition of exstg heating system andensure capacity of exstg system for additional radiators. Provide additionalinformation to HBC if requested by building control.Supply and install new rads connected into exstg heating system.Rads sized to suit new room and are to match the exstg withThermostatic valves,Extension to heating system is to be designed and completed by specialistcontractor to comply with current (April 2006) Building Regulations Part L1

EN-SUITE SHOWER ROOM

New en-suite bathroom to have mechanical extract to give a rate of not lessthan 15 litres / sec operated by light switch control and timer overun.Basin to have 75mm re-sealing bottle trap with 32mm dia waste.Contractor to provide for all new hot and cold water connections.All pipework is to be carefully and correctly installed in accordancewith Part H of the approved documents for sanitaryware pipework.All plumbing and waste conections are to be carried out by approvedsub-contractor. Contractor to allow for supply and fixing new shower, WC,Basins, accessories etc. Allow for fixing client supply floor and wall tiling (fullheight) spec to be agreed.

DRAINAGE

Drainage runs and invert levels are to be accurately located on site to ensurethe drainage layout as indicated is feasible.Allow for all connections to the exstg foul drainage layout to accommodatenew plumbing layout.Minimum falls to be 1:60 for 100mm drains and 1:80 for 150mm drains.Where new drains connect into exstg the invert levels are to be checked priorto connection and approved by building control.Where drains pass through external walls they are to be lintolled as necessary.All drains are to be laid on sand bed and surrounded within pea gravel. Allground disturbed by these works is to be made good upon completion.All redundant manholes and drainage runs are to be removed anddisconnected.

RAINWATER GOODS

Provide and fix 100mm dia half round gutter screw fixed into the fascia boardwith specialist fixings and stop ends where required. All laid to falls, colourblack to match exstg.

ELECTRICS

Supply and fix new electrics as indicated. All downlights are to satisfy Parts B, E and Lof the building regs and are to be installed by a competent electrical contractor inaccordance with current IEE regulations.All electrical work is to be carefully installed to ensure compliance with the provisions ofbuilding regs Part P (electrical safety) to be designed, installed, inspected and tested bya qualified electrician being registered with an DCLG recognised competent person 'selfcertification scheme'Upon satisfactory completion of the works the building control officer is to be providedwith a copy of an appropriate BS 7671 electrical installation certificate issued by theelectrical contractor

Contractor to allow for new electrical installation within new extension on both floors.Position of sockets and switches to be agreed with client prior to installation. Newen-suite shower room to have mechanical extract ducted to outside air.Provide mains wired smoke detection at each level in positions shown on the proposedplans. Detectors to be interlinked and fitted in accordance with building controlrequirements.

Kingspan Thermafloor TF73 composite insulation to achieve U value 0.22 w/m2k Conc. Slab todry out fully before any insulation is laid, level slab with Sand blinding as required, to ensure composite insulation & T & G bonded Bd.is continuously supported, TF73 to be laid strictly in accordance with manufactures instructions. Conc. Slab on 1200 gauge visqueendpm (lapped into damp proofing system at wall perimeter) on sand blinding on 150mm well compacted hardcore base. Provide edgeperimeter insulation to prevent cold bridging and ensure wall insulation overlaps the floor insulation by 200mm

First floor to comprise 195x47mm swd treated and tanalised C16 floor joists at 400 mm ctrs. Provide 100mm sound deadening quilt(Rockwool RW2 or similar approved) between joists.Provide and fix 22mm t&g swd floorboards to new extension to match exstg. (Ensure floor levels are consistent with the exstg house).Double up floor joists under new timber stud walls.

New roof construction to comprise roof slates / Tiles to match exstg on 38x25mm swd pre- treated tanalised battens fixed throughsarking breathable membrane over new swd pre-treated Rafters in accordance with structural engineers details.Note: Horizontal lap between runs of sarking membrane to be sealed using with 75mm wide double sided acrylic adhesive tape.Provide eaves ventilation tray and fascia grill unit nailed to the fascia board to give continuous 25mm air gap. Adjust & connect newroof into exg. Roof, rpair & make good. Ensure cross ventilation is maintained with new and existing roofand complies with current building regs document Part F (ventilation)

Supply and lay 300mm rockwool glassfibre roof insulation quilt between and over new ceiling joists all to achieve U value of 0.16w/m2k.
