4.0 When You Move In
4.1 MOVING IN/OUT PROCEDUREA ‘Moving in Policy’ has been prepared for Brooklyn on Brookes to ensure the processruns as smoothly as possible for new and existing tenants. It is also designed to reducethe risk of damage to common property during your move.
All residents must meet with the Building Manager in advance of moving in or out todiscuss the policy, book a time for moving, and acknowledge that they have read andunderstood the policy.
The full Brooklyn on Brookes Residential Moving in Policy can be found in Attachment 1
4.2 SERVICE CONNECTIONS Electricity and Gas Hot Water
The Body Corporate for Brooklyn on Brookes has organised the bulk supply of electricityand hot water metering and billing services to the building through Metered EnergyHoldings Pty Ltd (MEH).
The bulk supply of these utilities under the one company means a ‘one-stop’ energyservice with many advantages for owners/tenants, including:
• One bill for all services;• Access to a dedicated client services manager;• Discounted electrical tariffs; and• Only one administration fee for all services, plus no credit card sign up fees.
Please refer to Attachment 2, which contains the MEH Welcome Letter for more information. An example of the MEH Application Form is also attached. Note that this form is to be filled out and sent to MEH 3 days prior to your required connection date. The Building Manager will provide you with this form during the lease signing process.

Telephone and InternetBrooklyn on Brookes contains a ‘full fibre to the premises’ connection to the National Broadband Network (NBN).
It is recommended that owners/tenants check with the Building Manager for a current list of service providers available, as building-wide deals may be available.

Pay TVIn addition to the NBN connection points available in each apartment, the building has also been fitted with points to enable connection to Pay TV.
Access to Foxtel for example, will require a subscription. Please contact the Building Manager for information on any bulk deals that may be available for the building. Alternatively, you can contact Foxtel direct on 1300 134 420 to discuss your options.
Section 4 of the attached Electrical Services Manual also contains more information regarding your apartments Pay TV setup (Attachment 7).

4.3 INSURANCEWhile the Body Corporate is responsible for insuring both the common property, and the furniture and equipment located on the common property, apartment owners and tenants are responsible for insuring the contents of their apartment.
It is recommended that owners and tenants obtain independent professional insurance advice for their apartment as soon as possible after moving in.
4.4 APARTMENTS & FINISHES There are 216 residential units in the Brooklyn on Brookes community titles scheme,
comprising 54 different units types:
Plans for each of these unit types can be found in Attachment 4b.
NOTE: Due to construction variances, it is recommended that owners/tenants measure dimensions on site prior to purchasing any furniture for their apartment.
The Brooklyn on Brookes Finishes Schedule is also attached for your information – refer Attachment 5. The finishes of the apartment may vary from the Finishes Schedule. Metro takes no responsibility for any variations.

5.0 Body Corporate / Building Administration
5.1 COMMUNITY TITLE All apartments in Brooklyn on Brookes form part of a Community Titles Scheme (CTS). As
an owner of an apartment, you are a member of this scheme.
Areas within a community titles scheme which do not form part of an individual apartment are referred to as Common Property. These include areas such as the entry lobby, lifts, building structure and community facilities contained within property boundaries such as the pool, recreation deck and basement level car parks.
The Common Property of Brooklyn on Brookes is owned by the apartment owners, as members of the Body Corporate, and all owners contribute financially to the maintenance of these areas.
As an apartment owner, you are automatically part of the Body Corporate for Brooklyn on Brookes and are responsible for how the building is managed and for financial contributions to maintain the Common Property and operate the Body Corporate.
To protect your property asset, it is strongly recommended that all owners take an active role in the Body Corporate.

5.2 BODY CORPORATE The Body Corporate for Brooklyn on Brookes is governed through legislation by the Body
Corporate and Community Management Act and represents all apartment owners. The Body Corporate was created on establishment of the Brooklyn on Brookes CTS.
The committee is elected by the owners and they act on behalf of all owners. Stewart Silver King & Burns (SSKB) have a 3 year contact to provide Body Corporate secretarial, accountings and management services to the scheme. They are there to assist the committee to ensure that they comply with the legislation.
The legislation provides a body corporate with the necessary powers to carry out its duties, which include:
• Maintain, manage and control the common property for the benefit of owners; • Determine the contributions payable by owners to fund the operation of the body
corporate; • Organise public risk insurance over the common property to provide coverage for
compensation for death, illness or injury and damage to property; • Keep records including minutes of general and committee meetings, a roll of owners,
financial accounts and registers of assets, engagements and authorisations; and • Establish rules, called ‘by-laws’, that relate to the: - Management and control of common property and body corporate assets; and - Use and enjoyment of lots, common property and assets (these rules must be
in the form of by-laws which can be enforced by the body corporate). The Body Corporate makes decisions about these and other matters either at meetings
or through an elected committee. Owners will receive information relating to these meetings from the Body Corporate Managers (SSKB). For tenants, please contact the Building Manager for any issues relating to the Body Corporate.
5.3 BODY CORPORATE BY-LAWS The operation of a CTS is governed by a Community Management Statement (CMS). The
CMS for Brooklyn on Brookes outlines the By-Laws that all owners and tenants must follow. They are essentially a set of rules applicable to all parties within the building and are in place to ensure a cohesive living environment.
A full copy of the Brooklyn on Brookes CMS can be found in Attachment 6. All owners/ tenants should take the time to familiarise themselves with this document in its entirety.environment.

5.4 BUILDING MANAGEMENT Brooklyn on Brookes Apartments Pty Ltd are a specialist building and property
management company that will be operating as the on-site managers.
Their key responsibilities for residents of Brooklyn on Brookes cover the following areas:
• Monitoring building security and access; • Common property management and supervision; • Supervision of agents and contractors of the Body Corporate; • Monitoring the observance of the building By-laws and rules; and • Management and disposal of garbage and recycling.
The Building Manager’s office is located in the main entry foyer of the building. Availability and office times will be confirmed by the Building Manager on-site.
If you are an owner and require a full list of the Building Manager’s general duties, please refer to the Body Corporate Service Contractors Agreement and Letting Authorisation Agreement in your Disclosure Document.

6.0 Apartment Operation Information
6.1 ELECTRICAL SERVICEElectrical distribution boards are located in each apartment. Each circuit within the
apartment is protected by a circuit breaker to prevent overload. Please refer to Section 3 of the attached Electrical Services Manual for more information on how to reset safety switches (Attachment 7).
6.2 WATER SERVICE There are two separate water service connections to your apartment – hot and cold.
Queensland Urban Utilities are responsible for the administration of the cold water supply, and invoiced in accordance with usual arrangements to the owner.
MEH are responsible for the supply and billing of each apartment’s hot water services. Please refer to Section 4.2 for more information regarding these connections.
It should be noted that each apartment in Brooklyn on Brookes has been designed with water efficient fixtures and tapware. This includes aerators on all taps and shower heads, to reduce water usage wherever possible.

6.3 DOOR & WINDOW SECURITYAll apartments within Brooklyn on Brookes have lockable doors and bi-fold windows (where applicable). This includes the front door to each apartment, sliding doors to balconies/external areas (where applicable), as well as bi-fold windows (where applicable), which are all keyed separately.
Each apartment has a specific number of keys allocated to it – refer Section 7.1. Please report any lost keys to the Building Manager as soon as possible. A replacement fee will be applicable.
All doors and windows are to be secured if a unit is to be left unattended.
6.4 INTERCOM
An intercom is located in each apartment within Brooklyn on Brookes. Every apartment has a button that grants visitor access to the main entry foyer and lifts, plus the visitor car park located on Basement 1 Level. Please refer to Section 6 of the attached Electrical Services Manual for more information (Attachment 7).
6.5 TV / PAY TV
Foxtel and ‘free to air’ connection points are installed in each apartments living area and bedroom/s. Please refer to Section 4 of the attached Electrical Services Manual (Attachment 7) for more information. The free to air aerial points are ready for use and will provide owners/tenants with access to all of the digital free to air channels. You will need to tune your television once connected – please refer to your TV manual for instructions on how to tune your TV.
NOTE: The free to air network is now a digital only system, so you MUST have a digital set top box OR a digital Television.

6.6 TELEPHONE & INTERNETTelephone and internet connection is available through the NBN infrastructure in each apartment within Brooklyn on Brookes. Please refer to Section 4.2 for information on how to connect to a phone and/ or internet service in your apartment.
6.7 AIR-CONDITIONINGAll apartments in Brooklyn on Brookes are fully air-conditioned. Controllers will be located in each living area and bedroom/s. Please refer to the attached air-conditioning manual for more information (Attachment 8b).
6.8 CEILING FANSCeiling fans are provided in each apartment’s living area and bedroom/s. Speed controls are located near the light switches for each area.
6.9 APPLIANCES PROVIDEDAll apartments within Brooklyn on Brookes have the following appliances provided:

• Oven • Microwave
• Dryer • Rangehood

6.10 WASHING MACHINEEach apartment is fitted with a hot and cold water connection point for your washing machine. These are located below the dryer. To connect your washing machine, follow the manufacturer’s specifications. Once connected, turn both taps on as required.

6.11 FRIDGE / FRIDGE RECESSBrooklyn on Brookes apartments have specific fridge recess areas built into the kitchen joinery. Specific measurements have not been provided in this manual as there may be slight changes to these dimensions as a result of construction variances. It is recommended that owners/tenants should measure these areas before purchasing/moving into an apartment.
6.12 SMOKE ALARMSYour apartment is fitted with Photoelectric Smoke Alarms. Regular monthly testing of this smoke alarm is necessary to ensure the device is functioning correctly.It is the responsibility of the owner to change the backup power battery when required. Please refer to Section 2 of the attached Electrical Services Manual (Attachment 7) for more information.
DO NOT try to open or repair the smoke alarm yourself.
6.13 FIRE PROTECTIONPlease refer to Section 7.8 for information relating to the building’s fire procedures and safety.
6.14 EXCLUSIVE USE – PARKING SPACECertain apartments within Brooklyn on Brookes have a designated parking space. Please refer to the CMS (Attachment 6) for more information regarding areas allocated for the exclusive use of each apartment.

7.0 Common Facilities
7.1 BUILDING SECURITYBrooklyn on Brookes is a secure building. Residents are required to use their security fob to access/exit the building.
The following areas require fob access:• Apartment building main entry;• Lifts to your apartment level;• Common facility levels such as the pool recreation deck (Level 1), gymnasium (Level 2) and the basement car park levels.
Each apartment is supplied with the following number of keys and fobs:

7.2 RESIDENT ACCESS & PARKINGThe main pedestrian access point to Brooklyn on Brookes is via the Brookes Street entrance. The main entry foyer contains the mail boxes, Building Manager’s office/reception desk and lifts – refer attached location plans (Attachment 4a).
Access to the basement level car park is at the rear of the building, via the driveway entry off Brookes Street. Entry will be limited by boom gates to the secure residents parking areas and require security fobs for access/egress.
Due to the location and close proximity to public transport, not all apartments come with an allocated parking space. The parking spaces provided are numbered and each resident must ensure that they park in their allocated parking space. Please refer to the attached CMS (Attachment 6) which outlines the number and location of each area allocated for the exclusive use of each apartment.
NOTE: The car park levels have a maximum allowable height clearance of 2.3 metres. The loading bay on ground level has a maximum height clearance of 3.6 metres.
7.3 VISITOR ACCESS & PARKINGBrooklyn on Brookes contains 12 residential visitor parking bays on Basement Level 1. Visitor parking bays are accessible via the Brookes St driveway– refer attached location plans (Attachment 4).
Metered parking is also available in most streets surrounding the site.
Parking in visitor spaces is limited to a maximum of 8 hours. Cars found to be exceeding this time limit will be towed at the owner’s expense.
Visitor access to the building is via the main entrance off Brookes Street. Visitors will be required to use the intercom station located outside the main foyer entrance to gain access.
Instructions for each external intercom will be located in close proximity to the device and will advise visitors how to call specific units to gain access. Residents should refer to Section 6.4 for information on how to grant access to visitors via the unit intercom units.

7.4 SWIMMING POOL RECREATION DECKLevel 1 of the building contains a swimming pool recreation deck for use by all residents. Other facilities include a shower and unisex PWD toilet. Fobs will permit access to this area.
Access times will be set by the Building Manager, with after-hours access restricted.Please obey all safety signage when using this area and report any damage to the Building Manager immediately.

7.5 GYMNASIUM AND READING ROOMA gymnasium is located on Level 2 for use by tenants and owners – please refer to the attached location plans for more information (Attachment 4a). There is a staircase that links the gymnasium and pool area. Fobs will permit access to the gymnasium, with access times set by the Building Manager. Please obey all safety signage when using the gymnasium and report any damage of the equipment to the Building Manager immediately.
7.6 MAILAn individually keyed mailbox for each apartment is located in the ground level entry foyer. Keys will be required to access these mail boxes. Tenants should contact the building manager if keys are lost or misplaced. A replacement fee will apply.

7.7 GARBAGEA garbage disposal room is located on each residential level of Brooklyn on Brookes. Please refer to the attached plans for typical bin room locations (Attachment 4a).
The chute system is for general waste only. Please ensure that waste is securely tied in a bag to prevent odours from escaping. Please ensure that the total weight does not exceed 3 kilograms. Waste which does not fit into the chute must be deposited directly into bins at Ground Level. Please do not place any breakable items (for instance glass bottles) or hazardous materials down the residential refuse chutes. It is requested that all recyclables are taken down to the recycling areas. Please flatten large cardboard boxes before loading into the bins. All non-recyclables (bubble wrap, plastic sheeting etc) should go down to the main bin room area on ground level and NOT via the garbage chute (these items will cause blockages).
7.8 FIRE PROCEDURES & SAFETYBrooklyn on Brookes has a building wide fire alarm system and integrated fire procedure in place in the event of an emergency. The Emergency Warning & Intercommunication System (EWIS) generates and controls audible warning signals via dedicated amplifiers and loudspeakers throughout the building. On detection of an alarm the EWIS system generates the standard “Alert” tone.
After a predetermined period the system will switch automatically to the “Evacuation” tone interspersed with digitized voice messages instructing residents to evacuate the building. Alert and Evacuate warning tones are automatically escalated at predetermined times until the whole building is evacuated in an orderly manner. At any time authorised Fire Wardens or Fire-fighting Personnel may take control of the EWIS system as required to convey any important information.
Fire Evacuation Diagrams are located on all levels of Brooklyn on Brookes. It is recommended that residents take the time to familiarise themselves with these plans. Note that the lifts will not be available in the event of a fire emergency. The Fire Evacuation Diagrams illustrate the location of the fire stairs. Should a resident get locked in the fire stairs, access can be granted via the intercom handsets found on each level. Please refer to the intercom operation information found in the Electrical Services Manual (Attachment 7).

Brooklyn on Brookes apartments have been built to the highest standard, with quality products used throughout. It is very important that owners and tenants maintain and clean their apartments to ensure the longevity of the finishes and fixtures. This section of the manual provides useful information about the various fixtures and fittings within your apartment and outlines the best practice care, cleaning and maintenance procedures for each. Please refer to the information in the following sections as a starting point. More detail can be found in the manufacturers operation and maintenance manuals attached. For more serious maintenance issues in your apartment, contact the manufacturer or an experienced and licensed trade person.
For owners: Some contents of your apartment are covered under warranty - please refer to manuals and warranty information attached.
It should be noted that warranties are your responsibility, and any issues should be addressed directly to the respective manufacturer. Proper care and maintenance is a standard condition to many warranties, so all supplied manufacturer maintenance guides should be read and understood in full.
For tenants:
Please follow the information supplied in this section and the operation and maintenance manuals attached. If you have any issues with your apartment appliances, fixtures or fittings, please contact the Building Manager who will be able to help you further.
8.1 STONE BENCHTOPSReconstituted stone benchtops are installed in all kitchens and bathrooms (vanity tops) in Brooklyn on Brookes. It is recommended that routine cleaning of the reconstituted stone is conducted by wiping the surface with a warm damp cloth combined with a small amount of mild detergent.
Alternatively a quality surface cleaner is acceptable.
DO NOT place hot objects directly onto stone surfaces. For more information, please refer to the attached GMG Stone - Benchtop information contained in Attachments 10a to 10e.
8.0 Apartment Maintenance

8.2 JOINERYAll joinery and cabinets in Brooklyn on Brookes apartments are constructed using high quality Laminex panels. This primarily includes all kitchen cabinets, robes, and linen cupboards. In general, to keep these surfaces clean simply wipe over with damp cloth. For light stains or soiled surfaces, it is recommended that a warm soapy cloth is used. Cleaners that deposit or leave residual material on the surface (such as waxes or sprays) should not be used and silicon based cleaners or polish should be avoided. Such substances may permanently damage the surface coating and/or leave a film that can alter the characteristics or properties of the surface coating. Once complete, dry the surface using a soft dry cloth (non-abrasive).
DO NOT use solutions which contain alkaline, acids or abrasives.

8.3 TILESAll apartments in Brooklyn on Brookes have been tiled with high quality ceramic vitrified tiles. In general, regularly sweep dust off surface using a floor broom. To mop clean, use water and a non-solvent floor cleaner and mop surface twice, the first applying a damp coat, the second rinsing it dry. Repeat the second step if floor is still excessively wet.
For more information, please refer to the attached care and maintenance guide, plus all warranty information relating to your apartments tiling (Attachments 12a to 12i).
8.4 GLASSA variety of different glass products are found within each apartment at Brooklyn on Brookes, for example: bedroom windows, robe mirrors, shower screens, vanity mirrors, bi-fold windows (where applicable), glass balustrades (where applicable), and balcony/alfresco sliding doors.
In general, the care and maintenance of these surfaces is the same – apply a non-abrasive mild detergent solution (e.g. Windex) to glass, either by spraying or using a clean grit free cloth, sponge or paper towel saturated with cleaning solution. Wipe the above

cleaning solution on the glass in a circular motion and apply light to moderate pressure. Approximately three to five passes of the affected area may be required, depending on the adhesion and severity of the residue or sedimentation on the glass.
TIP: Glass should be cleaned by starting at the top and systematically working down. This technique reduces the possibility of residue and cleaning solution running over previously cleaned areas.
Owners/tenants should not attempt to clean any external surface of the building. Please contact the Building Manager if you have any specific external cleaning requirements.For more information, please refer to the attached operations and maintenance manuals relevant to this section (Attachment 13a - 13c).
8.5 PAINTBrooklyn on Brookes has been painted internally and externally as per the finishes schedule in Attachment 5.
To ensure the longevity of all paintwork in your apartment, it is recommended that all owners and tenants follow the instructions outlined in the attached Dulux Paint Maintenance Guide (Attachment 14a). In general tenants should follow these basic cleaning directions:
• To remove dust, simply use a wall duster and brush lightly.• To remove stains, use a mild detergent and warm water on a soft cloth rubbing in a gentle circular motion.• To remove stains, spray a non-solvent and non-abrasive cleaning solution onto stained area and wipe clean using a dry non-abrasive soft cloth – allow solution to soak into stain prior to wiping then rinse down using fresh water.• Ingrained marks (i.e. those caused by solid objects coming into contact with the walls, eg biro, marking pens, or Blu Tack) are more difficult to remove. In most cases these marks will need to be professionally fixed. Please contact the Building Manager for contractor contact information.

8.6 CARPETAll Brooklyn on Brookes apartments are fitted with wool blend carpet in the bedrooms.
In general, carpeted areas should be vacuum cleaned weekly (at a minimum) to ensure appropriate care of the product. Tenants should contact the building manager before attempting to remove any stains.
For more information relating to carpet maintenance and warranty please refer to Attachments 15a to 15e.
8.7 LIGHTSAll owners and tenants must ensure that all Work Health and Safety requirements are complied with when changing any light bulbs or fittings within the Lot. Please refer to Section 1 of the attached Electrical Services Manual (Attachment 7) for more information on your apartments light fittings. The Body Corporate is responsible for all lights located on Common Property.
8.8 BLINDSMost apartments at Brooklyn on Brookes are fitted with Blind Brothers blinds. For warranty and maintenance information please refer to Attachment 16.For those apartments not fitted with Blind Brothers blinds, it is recommended that the owners/tenants contact the relevant manufacturer.
8.9 DOOR HARDWAREFor door hardware information please refer to Attachments 17a to 17h.
