B. BACKGROUND
DATE OF CONSTRUCTION: 1925 ZONED HISTORIC PRESERVATION: 1994 NATIONAL REGISTER LISTING: SWAN LAKE; 1998; ADDITIONAL DOCUMENTATION 2009 CONTRIBUTING STRUCTURE: YES PREVIOUS ACTIONS: COA-15-008 – MARCH 25, 2015 – STAFF APPROVAL Remove non-original asbestos siding COA-15-008 – MAY 26, 2015 – TPC APPROVAL
Replace plywood siding on sunroom addition with wood lap siding to match original house siding
Replace storm windows on sunroom addition with vinyl, six-over-one, simulated divided light windows with matching wood trim to matching original wood trim.
COA-15-060 – DECEMBER 4, 2015 – STAFF APPROVAL Repair wood sill and trim around the existing windows and replace with matching wood wherever extensive damage has occurred
C. ISSUES AND CONSIDERATIONS

The applicant requests to replace 12 wood window sashes along the rear east elevation with six-over-one vinyl windows. Currently the windows feature six-over-one

true divided light and storm windows. The existing windows feature split wood, cracked putty, and evidence of air filtration. The applicant requests replacement due to amount of sun exposure and energy efficiency. All proposed replacement windows are located on the east elevation. The applicant proposes to replace the windows sashes with 250 Pella Double-Hung Vinyl Windows to match the existing addition windows (TPC Approval COA-15-008) with simulated divided light and matching muntins. The applicant was presented a staff approval to repair the wood window trim and sills on December 4, 2015.

SECTION A – GUIDELINES FOR REHABILITATION OF EXISTING STRUCTURES A.4 WINDOWS AND WINDOW TRIM A.4 Windows and Window Trim A.4.1 Retain and preserve original historic windows, including glazing, trim, muntins, and character-defining details.
A.4.4 To gain thermal efficiency, storm windows which maintain the appearance, and allow maximum visibility, of the original historic windows may be installed. Unfinished and clear-finished metals are not allowed. (Storm windows can be staff approved) A.4.5 If replacement of deteriorated windows is necessary, match the original historic windows in sash design, size, shape, muntin pattern, location, glazing area and tint. Insulated glass (double pane) windows may be used. Exterior muntins are required on simulated divided light windows. .1 Brady Heights – Match the original historic window material.
