And as a result:• 196,000 new PRS households formed in 2016 in addition to 787,000

moves within the sector.

• Predicted parity between renting and mortgaged households by 2025.

• And within all of this:

• Families with children have become largest cohort of renters

• Trebling of 45-64 year old group renting

• Over 65 renters forecast to grow by nearly 200% by 2035

• So, whilst PRS remains most common tenure for young adults, it is far

from just a ‘young’ tenure.

Final thoughts:• UK housing policy is stuck in a paradigm of ownership.

• But policy is now shifting (slowly) to recognise needs of

Britain’s renters.

• They are a large and diverse population, growing at a

rate quicker than the state alone can cope with.

• PRS actors must act responsibly in delivering safe, secure and quality homes.
