Inmosttraditionalrealestatecompanies,thecommissionstructuresaresetupsothatthemoreyouearn,themoreyougiveaway.AtChantelRayRealEstate,webelievethattheharderyouwork,themoreyoushouldberewarded.ChantelRayRealEstateoffersEliteandProPlanagentsacommissioncap,whichmeansthatafteryouhitthecap,youarepromotedtoahighersplitfortheremainderofyouranniversaryyear.
B.EliteAgents-WhatistheCap:
ThecapforeachChantelRayRealEstateofficeis$20,000.ThismeansthatonceyouhavepaidChantelRayRealEstate$20,000incompanydollaronyourpersonalspheretransactions,youwillbepromotedtoa95/5splitfortheremainderofthatanniversaryyear.Youryearwillbeginonthedateyousignedonwiththecompany,andwillautomaticallyreseteveryyearonthatdate.Thismeansthatnomatterwhenyoustart,youhaveanentireyeartoprosper.
Ex.AgentjoinsthecompanyonApril1,2017.OnJanuary1,2018,theagent“caps”at$20,000.FromJanuary1,2018-March31,2018,theagentwillremainona95/5splitforpersonalspheredeals.
C.ProAgents–WhatistheCap:
Allmarketareaswillhavea$20,000cap.Onceanagenthasgiven$20,000tothecompanyinclosingtransactionfees(thisexcludesthemonthlyofficebills,listingfeesand$395transactionfee).Oncethecapishit,theagentwillnothavetopaytheclosingfeesonanyremainingdealsuntiltheiranniversaryyearresets.
D.WhoIsEligible:
AllEliteandProagentsareeligiblefortheChantelRayRealEstateCapProgram.

Both Elite Agent and Pro Agents who are members of a registered agent team caps at 50% of the normal company cap. For example, Team ABC has three agents on it and Sally is the team captain. The other two agents on the team will cap at $10,000 each, then moving to a 95/5

split. The team captain cap remains at $20,000. For purposes of reaching the cap, the company portion of the commission; or in the case of Pro Agents, Transaction Fees, will be allocated to team members based upon the same percentage allocation of how the agent portion of the commission is paid out between the team members. The Team lead must be paid at least a 25% Split on Each Commission earned by a team member. AllChantelRayRealEstateassociateswhohavearealestatelicense(whetheractiveorinreferral)areeligiblefortheCRProfitSharereward.Thisincludesallmanagement,admin,andInsideSalesAssociates.C.PAYMENTOFCRPROFITSHAREREWARDS.CRProfitShareSponsorRewardswillbedistributedtoCRassociatesquarterly.CRProfitSharerewardswillbepaidonlyifboththerecruitandthesponsorareassociatedwiththeCompanyatthedistributiontime,OR,ifthesponsorisvested.AsponsorbecomesvestedforlifeafterbeinganagentoremployeeofChantelRayRealEstateforthreeyears.Oncevested,asponsorwillcontinuecollectingrewardsaslongastheirrecruitisworkingforChantelRayRealEstate.Shouldthebrokerandrecruit’srelationshipterminateforanyreasonbeforethescheduleddistributiondatenorewardwillbedistributedorowed.Thebrokerandrecruitrelationshipwillnotbeconsideredterminatediftheagentretiresandhastenderedhis/herlicensetoChantelRayRealEstate.RewardstoCRassociateswillbereportedontheassociates’1099formbutwillnotbeincludedincommissionearnedforsplitconsiderationcalculationpurposes.25.TeamPolicyAtChantelRayRealEstate,webelievethatallowingouragentstocreateTeamsisanimportantwaytobuildahealthyrealestatepractice.Iftwoormoreagentsdecidetoformateam,thentheymustregisterwiththecompanyasaTeamandindicatethetypeofteamthatthey’regoingtooperateunder.ThisregistrationmustbecompletedandapprovedbyCRManagementbeforetheteamcanbegintooperateasateam.Toregister,theformmustbecompletedontheteamsiteatwww.chantelrayteam.com/team.Teamsarerequiredtokeeptheirregistrationcurrent;anychangesneedtobesubmittedwithin1businessday.Whencompletingregistration,theteammustindicatethefollowing:
1) They must provide a team name that they plan to operate under, and management must approve the name.
2) The team must identify a team captain, who will serve as the main point of contact for CR Management.
3) The registration must name all producing agents who will be a part of the team.
4) If the team has a licensed administrative support agent, the team must identify who that person is. This person does not count towards the production minimums for the team.

5) They must indicate which size team they’re operating as. We have three different team size classifications:
SmallTeam:2-4people
LargeTeam:4-9people
MegaTeam:10+people
6) They must indicate which of the following agent classification they are going to function as;
either: a) Elite Agents: teams that register under this classification are only allowed to include agents
who are Elite Agents. These teams must maintain a .33 closing average per person on the team. These teams cannot include Pro Plan agents but can have a mix of agents with some getting leads/appointments and some not.
b) Pro Plans: teams that register under this classification are only allowed to include Pro Plan
Agents. These teams must maintain the closing average per person on the team as agreed to by the MP.
Oncetheserequirementsaremet,thenthatteamisabletoequallyshareinallcommissionsamongtheteammembers,astheyseefit.Teamsareallowedtomakereferralstootheragentsoutsidetheirteamandcanreceivereferralsfromotheragentsoutsidetheirteamandcanpayorreceiveareferralfeeforthatreferralbusiness.Teamsarealsoallowedtohavelicensedadministrativeassistants,butthatassistantcannotdoanybusinessotherthancompletingadministrativerelatedtasksforteammembers.Forthepurposesofanycompanycontests,teamswillbegroupedtogetherbyteamsize,regardlessofclassification.Ifteamswishtochangetheirclassification,theymaydoso,buthavetofinishoutalldealsfirstbeforemovingtothenewclassification.TeamswishingtodissolvetheirteammustnotifytheirMPinwriting,provideadatetheteamwillbedissolved,andoutlinehowtheirbusinesswillbeshutdown.Anyteamthatincludestwopeoplewhoaremarried,ordatingmustworkasthesametypeofagentandevenifnotregisteredasaformalteammustoperateasthesametypeofagentwithinthecompany.
ForeachteamwithinChantelRayRealEstate,theteamisabletohaveamaximumof2appointmentlicenses,onebuyerandoneseller.Inordertoactivatethelicenses,theteamleadermustbeata1.33toactivatethefirstone,anda2.67toactivatethe2ndone.One

licensemaybealistingappointmentlicenseandonemaybeabuyerappointmentlicense.Iftheteamleaderwouldlikemoreteammemberstohaveanappointmentlicense,theindividualteammembermustbringtheirproductionuptotheminimumappointmentlicenselevelinorderforittobecomeactive.Theirproductionwillstillcounttowardstheirteaminallreporting,butforlicensing,theymusthavetheminimumproductionnumbers.
Thesecondlicense,ifgiven,mustbegiventoanactiveagent.Thatagentwhoacceptstheappointmentmustattendtheappointmentandkeeptheirconversionaboveminimumstandardsinordertokeeptheirlicenseactiveandeligibletoacceptappointments.Theteamleadermayalsoattendtheappointment,buttheagentacceptingtheappointmentmustalsobethere.
