AGREEMENT

THESE ARTICLES OF AGREEMENT executed at ________ on this _____day of ________20___

B E T W E E N M/s The Green Triveni Developer a partnership firm, duly registered with Registrar of Firms NCT Delhi and existing under the provisions of the Indian Partnership Act, 1932, having its principle place of business at 3H, Plaza M6, Jasola District Centre, New Delhi 110025 and also at Neendar Village, Sikar Road, Jaipur and its PAN is AAIFT0406B represented by its authorized Signatory ___________ (Aadhar No. ____________) duly authorized vide authority letter dated ___________ passed and signed by all the partners constituting the firm, (hereinafter referred to as the "Promoter"), which expression shall, unless repugnant to the context or meaning thereof be deemed to mean and include their legal successor(s), administrators, executors successors & permitted assignees including those of the respective partners of the ONE PART.

AND

________________, ___________, jointly with _________________, ___________, both residents of _________________, _________________, _________________, __________________________________; hereinafter referred to as the ALLOTTEE(S) of the OTHER PART. (The Promoter and the Allottee are hereinafter individually referred to as “Party” and collectively as the “Parties”). A. The Promoter is in lawful possession of the land khasara Nos. 519, 520, 521, 522, 523,

525, 527 & 529 of revenue village Neendar situated in Teh. Amer, Dist. Jaipur, Rajasthan with a total area admeasuring 37968.60 square meters (hereinafter referred to as 'Total Land/ Scheduled Land' and more fully described in the Schedule-1).

B. The Promoter has a legal title to the said Total land with legally valid documents and

is a lawful owner and in possession of the said Total Land. The Jaipur Development Authority (JDA) by a Lease Deed/ Single Patta Vilekh dated 01-11-2013 has granted lease of 37968.60 Sq mt of land comprised in Khasra Nos. 519, 520, 521, 522, 523, 525, 527 & 529 lying and situated in Village Neendar, Teh. Amer, Dist. Jaipur, Rajasthan and more fully described in Schedule 1 in favour of the Promoter hereunder for a period of 99 years for development of a Group Housing Project thereon. The said Lease deed/ Single Patta Vilekh has been registered in the office of sub registrar, Amer, Jaipur at Registration No. 2013052027877 Book No. 01 Jild No. 878 Page No. 91 under Sr. No. 2013052013533 on 25.11.2013. .

C. The said Total Land is earmarked for the purpose of a Group Housing Project. The

Promoter has framed a scheme for developing a Group Housing Project named as ASHIANA GREENS (WHOLE PROJECT) on the Total Land. The said Whole Project has been sanctioned by JDA having (a) Main Group Housing comprising of 8 Nos. multistoried (stilt + 12) apartment buildings having 780 Nos Apartments, parking spaces for cars and scooters in the Open area and in Stilts of buildings and in stilt below podium, 1 No Club Block, 1 No Commercial building and (b) EWS Block/ Building having 144 No EWS units.

D. The Jaipur Development Authority has sanctioned building plan to develop the Said Whole Project vide sanction No. JDA/ati.mu.na.ni/BPC/2014/D-1195 dated 29-05-2014 and revision sanction No. JDA/SS/BPC(BP)/2015/D-2749 dated 23-12-2015.

E. That as per the Building Plans sanctioned by JDA on the Said Total Land, the

Promoter is required to develop 144 No. EWS Units for the economically weaker section in a separate Building/ Block on a part of Total Land in accordance with provisions of Rajasthan Affordable Housing Policy 2009 (hereinafter referred to as EWS Portion of Total Land and more fully described in “ Schedule - 1”). The Building having EWS units has been named Ashiana Greens EWS Block.

F. That the construction of Ashiana Greens EWS Block comprising of 144 no EWS

Units has been completed according to the sanctioned building plans approved by JDA. The Promoter has filed application for issue of Completion Certificate for EWS Block to Mr Tushar Sogani, M/s Tushar Sogani Designs Pvt. Ltd., having its office at F 72, 105, Suryoday, subhash Marg, Bagadiya Bhawan, C Scheme, Jaipur (a registered Architect authorized by JDA to issue Completion Certificates) on 18-05-2017 under intimation to JDA vide letter dated 18-05-17 and has further filed application to JDA also for grant of Completion Certificate on 26-07-2017. The Completion Certificate (i) has not been issued till date or (ii) has been issued by _______________________ vide letter No. __________________ dated ____________.

G. That as per provisions of Rajasthan Affordable Housing Policy 2009, only JDA is

empowered to allot EWS Units to eligible candidates and the Promoter has to allot the EWS Units to the said allottees as per advice of JDA.

H. The Project (Ashiana Greens EWS Block) has been registered with the Real Estate

Regulatory Authority on _____________(date) and the Project Registration Certificate No. is ________________. This registration is valid for a period of _____ years commencing from ________ and ending with _________unless extended by the Authority. The details of the Promoter and Project are also available in the website (www________________) of the Authority.

I. The specifications of materials used in construction of the Project are as detailed in Schedule-5. J. The Promoter agrees and undertakes that it shall not make any changes to these

approved plans except in strict compliance with section 14 of the Act and other laws as applicable;

K. The details of Floor plan of the EWS Unit No__________situated on ______ floor in EWS block of the Project is given in Schedule-3.

L. The development works to be executed in the proposed Project and the facilities to

be provided therein is annexed herewith in Annexure I. M. The details of salient features of the proposed Project including access to the project,

design for electric supply including street lighting, water supply arrangements and site for disposal and treatment of storm and sullage water, any other facilities and amenities or public health services and other internal development works proposed to be provided in the Project is annexed hereto as Schedule – 6.

N. The Promoter shall be providing internal services in the said Project within the

peripheral limits of the Project Land, which inter alia include (i) laying of roads, (ii) laying of water lines and water supply system, (iii) laying of sewer and drainage lines (iv) laying of internal electric lines and all external or peripheral services outside the Project Land upto the periphery of the Project, such as, municipal water supply lines, sewer and storm water drains, main road, electric power supply connection etc. are to be provided by the Government or the local body or concerned government authority.

O. The stage wise time-schedule of completion of the Project/ Phase thereof including

the provisions of civic infrastructure like water, electricity, sanitation and all other above mentioned internal/external development works is annexed herewith as Annexure II.

P. Chief Fire Officer, Banipark, Jaipur Nagar Nigam has inspected the EWS Block and

has granted Fire NOC for the EWS Block vide Letter No. F9()Aa.Ff/Na.Ni.Ja/17/581 dated 5-7-2017 valid for one year.

Q. NOC from the Airport Authority of India for height clearance for the Project is not

required under local law. R. Environmental Clearance from the department concerned has been obtained for the

Whole Project including Project herein vide Letter No. F1(4)/SEIAA/SEAC-Raj/ Sectt/ project/cat. 8 (a)B2 (645)/13-14 dated 30-04-2014

S. The promoter has applied to Public Health & Engineering Department for supply of

water to the Project. Presently PHED/ Municipal water supply is not available. Till such time, water is proposed to be arranged through water tanker supply from external sources and the cost incurred for procuring drinking water shall be borne and paid every month proportionately by all the EWS Unit Owners as more fully detailed in Cl 4.5 hereinafter.

T. The Promoter has opened a separate account in Branch ____________of ______ Bank

for the purpose as provided in sub-clause (D) of clause (l) of sub-section (2) of section 4.

U. That JDA has allotted an EWS Unit in Ashiana Greens EWS Block vide Allotment

Letter No _____ dated _______morefully detailed in Annexure – III.

V. Pursuant to said Allotment by JDA, the Allottee has been allotted EWS Unit no ______ having Carpet Area of ____ square feet and Built-up Area of ________ sq ft, on _____floor in EWS Block ("Building") along with 1 No scooter parking in the open area as permissible under the applicable law and of pro rata share in the common areas as defined under clause (n) of section 2 of the Act (hereinafter referred to as the "EWS Unit") more particularly described in Schedule-4 and the floor plan of the EWS Unit is annexed hereto and marked as Schedule-3.

W The allottee(s) has also deposited a sum of Rs____________

(Rupees________________) as an advance payment/ booking amount including application fee (not being more than 10% of the cost of the EWS Unit as provided in

sub-section (1) of section 13) and agrees to make timely and complete payments of the remaining sale price as well as other dues under this Agreement as per terms and conditions of this Agreement.

X. The Allottee has also inspected and/ or otherwise satisfied himself about the design,

specifications and construction of the said EWS Unit and acknowledges that the Promoter has provided all information and clarifications as required by the Allottee.

Y. The Allottee agrees and acknowledges that the ownership and occupation of the

EWS Unit in the Project will be subject to the restrictions and obligations as detailed in this Agreement and Rajasthan Affordable Housing Policy 2009 the Allottee agrees to fulfill the same by himself/herself/itself.

Z. In pursuance to the aforesaid and on assurance of the continued performance of all

the terms and conditions and obligations enumerated in this Agreement, the Parties are entering into this Agreement on the terms and subject to the conditions as enumerated hereinafter.

NOW THE PARTIES HERETO HAVE AGREED TO ENTER INTO THE FOLLOWING TERMS AND CONDITIONS – 1. EWS Unit and Payment Terms 1.1 The Promoter has represented to the Allottee that the Promoter is developing the

Whole Project Ashiana Greens over the Total Land described in Schedule 1 in terms of the scheme/ layout plan framed by the Promoter.

1.2 Further, within the Whole Project Ashiana Greens the Promoter has developed 144

EWS Units for economically weaker section on EWS Portion of Total Land as per Building Plans sanctioned by JDA and provisions of Rajasthan Affordable Housing Policy 2009.

1.3 JDA has allotted to the Allottee and the Allottee has agreed to acquire from the

Promoter the “flat” hereinafter referred to as the “EWS Unit”, more fully described in the Schedule “ 4 “ hereunder at or for a Total Price as fixed by the Government as mentioned in the Schedule “7” hereunder written and the Promoter has agreed to allot the same in favour of the Allottee at the said Total Price . That in addition to the above payments, the Allottee shall also be liable to pay maintenance charges and various other charges detailed in the Schedule “_7_” of this Agreement. The Allottee is aware that he also has to pay Rs. 50/- per sq. ft. towards maintenance fund and Rs. 50/- per sq. ft. towards BSUP and that the Allottee has no objection to it.

1.4. The said total consideration shall be paid by the Allottee to the Promoter as and in

the manner set out in the Schedule “7” hereunder written. 1.5 In case any GST or any other government duty or tax or levy (not being income-tax)

is payable in relation to the “EWS Unit” or “EWS Block” ,the same shall be on account of the Allottee and/or the Allottees of other EWS units as the case may be and the Allottee hereby agrees to proportionately pay all such taxes and duties and levies in respect of his “EWS Unit”. The Allottee further agrees and undertakes to

keep the Promoter indemnified against any such claim or demand that may be made by any statutory authority.

1.6. The fittings, fixtures and specifications provided by the Promoter are as per

Rajasthan Affordable Housing Policy 2009 and are more fully detailed in Schedule “5” hereunder. The Allottee shall satisfy himself with regards to the fittings, fixtures and specifications used/ provided in the EWS Unit/ Project, the material used for construction etc. and shall not make any claim regarding any item of work done or not done in the EWS Unit/ Project, the material used for construction etc. and the Promoter shall not be liable for any claim whatsoever for these or for any other such claim or claims.

2. MODE OF PAYMENT: 2.1 Subject to the terms of the agreement and the Promoter abiding by the construction

milestones, the Allottee shall make all payments, on written demand by the Promoter, within the stipulated time as mentioned in the payment plan at Cl. No. 1.3 above through account payee cheque/ demand draft/ banker's cheque or online payment (as applicable) in favor of ___________________________ payable at __________. The money receipt issued by the Promoter would be valid only after realization of the said cheque / bank draft and effect of credit in the account of the Seller.

2.2 The Allottee shall make timely payment of all amounts under this Agreement. In

case of default of payment of any amount pertaining to any installment/any other sum payable by the Allottee, the Allottee shall pay to the Promoter interest at State Bank of India Highest Marginal Cost of Lending Rates plus 2 percent (Interest Rate) by the Allottee to the Promoter under the terms of this Agreement. Further that any amount paid by the Allottee to the Promoter shall be first appropriated towards interest, if any, and the balance towards the principal amount.

2.3 The Allottee agrees to furnish his Permanent Account Number if an Income Tax

assessee, or Form 60/61, as the case may be, within a period of 30 days from the date of execution of this Agreement, if not furnished earlier. He shall also provide Aadhar Number, if it is required under law.

3. Completion of Construction and Possession of EWS Unit - 3.1 The Allottee understands and agrees that the construction of project is completed.

The 33KV Electric connection to the Whole Project has been sanctioned by JVVNL and the 33KV Grid Line has been erected upto the Site. The ESS is under installation and electric line to the EWS Block is expected to be commissioned by December 2017 plus grace period of 3 months.

3.2 As soon as the Completion Certificate for the EWS Block is granted by JDA, the

Promoter shall notify to the Allottee of the same. Within 30 days of the date of notice given to the Allottee by the Promoter, the Allottee shall make full payment and/or deposit of all amounts becoming due under this Agreement pertaining to the said “EWS Unit”. The Promoter shall give possession of the said EWS Unit to the Allottee within 60 days after settlement of Account.

4. Conveyance of said EWS Unit 4.1 The Promoter, on receipt of Total Price of the EWS Unit and other charges & deposits

as per Schedule of payments Schedule “ 7 “ under the Agreement from the Allottee shall execute a conveyance deed and convey the title of the EWS Unit within three months from the date of actual physical Possession of the EWS Unit to the Allottee.

4.2 All costs of stamp duty, registration fee and other miscellaneous/ incidental

expenses including documentation charges and legal fees and charges for execution and registration of the conveyance deed of the EWS Unit in favour of the Allottee shall be borne and paid by the Allottee. If any other charges become payable under law or demanded by any concerned authority, then the same shall be paid and borne by the Allottee only. If the Promoter incurs any expenditure towards registration of the EWS Unit, the same shall be reimbursed by the Allottee to the Promoter. Physical possession of the said EWS Unit shall not be given until the Allottee deposits the Stamp duty, Registration fee and other charges.

5. Cancellation by Allottee

The Allottee(s) shall have the right to cancel/withdraw his allotment in the Project as provided in the Act. The money paid by the Allottee shall be refunded to him as provided in the Act.

6. Compensation

The Promoter shall compensate the Allottee in case of any loss, caused to him due to defective title of the land, on which the Project is being developed or has been developed, in the manner as provided under the Act and the claim for the interest and compensation under this provision shall not be barred by limitation provided under any law for the time being in force.

7. Defect Liability It is agreed that in case any structural defect or any other defect in workmanship, quality or provision of services or any other obligations of the Promoter as per this Agreement relating to such development is brought to the notice of the Promoter within a period of 5 (five) years by the Allottee from the date of handing over possession or Deemed Date of Possession whichever is earlier, it shall be the duty of the Promoter to rectify such defects without further charge, within 30 (thirty) days, and in the event of Promoter's failure to rectify such defects within such time, the aggrieved Allottee(s) shall be entitled to receive appropriate compensation in the manner as provided under the Act or under any applicable laws. However the Promoter shall not be responsible for any defect or damage caused by any act of providence, insurrection, civil riot, third party, delay in taking possession or by occupants of said EWS Unit or occupants of other EWS Units in the said Building.

Further, in case the Allottee delays in taking over possession as per Possession Notice, the five year defect liability period shall be reckoned from stipulated Date of Possession in Notice/ Deemed Date of Possession and not actual date of delayed possession referred to in Cl. No. 7.2.

8. Right to Enter the EWS Unit for repairs

The Promoter/Owners’ Association/ Maintenance Society shall have rights of unrestricted access of all common areas, garages/covered parking and parking spaces for providing necessary maintenance services and the Allottee(s) agrees to permit the Promoter/ Owner’s Association/ Maintenance Society to enter into the EWS Unit or any part thereof, after due notice and during the normal working hours, unless the circumstances warrant otherwise, with a view to set right any defect.

The Allottee shall take care, in particular, to protect other parts of the building and to

prevent any seepage, leakage, flooding or damage to any other part of the building. In case of any seepage affecting the Unit below or adjoining, the allottee shall take all necessary measures required to be taken including breakage of Allottee’s floor/ wall/ ceiling for the seepage at his own cost or permit the same to be done by affected Allottee/ Promoter/ Maintenance Agency/ Association of Allottees.

9. Maintenance

The Promoter shall be providing and maintaining the essential services in the EWS Block (Project), through its nominated Maintenance Agency, till the taking over of the maintenance of the EWS Block (Project) by its Owners’ Association/ Maintenance Society upon the issuance of the Completion Certificate of the Project The Allottee shall be liable to pay the monthly maintenance charges for the maintenance services as per the prescribed rates based on cost of providing Maintenance Services.

10. General Terms and Conditions-

10.1 The Allottee understands and agrees that the Allotment of the said EWS Unit has been made by Jaipur Development Authority under Rajasthan Affordable Housing Policy 2009. The Allottee agrees to adhere to and abide by all laws, bye-laws, rules and regulations applicable hereafter to the “EWS Unit” /EWS Block and to pay all applicable Taxes as maybe due, in respect of the “EWS Unit”and/or “EWS Block”/ Land.

10.2 The Allottee is aware that the Promoter is developing a Group Housing Project on Total Land having Main Group Housing on major portion of Total Land for general non EWS buyers and EWS Block on EWS portion of Total Land for EWS Allottees. The Allottee further understands and agrees that independent entry and exit to the EWS Block has been provided from a 12 mtr wide road and is separate from the entry and exit of the Main Group Housing and the Allottee of EWS Units shall not claim any right, title on any portion of the Main Group Housing. Further, the Allottee is aware that for cost effective efficient maintenance of the EWS Block, certain facilities like ESS, Water Supply, STP etc. have been provided from the facilities installed for the Main Group Housing. The Allottee has no objection to the same and the Allottee shall not claim any right and interest in the Common Areas and Facilities of the Main Group Housing of part of Whole Project.

10.3 The promoter has applied to Public Health & Engineering Department for supply of

water to the Project. Presently PHED/ Municipal water supply is not available. Till such time, water is proposed to be arranged through water tanker supply from external sources and the cost incurred for procuring drinking water shall be borne and paid every month proportionately by all the EWS Unit Owners. The Amount to be paid to PHED/ Municipal corporation towards cost of providing water supply line to the Project (“Water Infrastructure”) shall be borne and paid proportionately by the Allottee. The Promoter has proposed to create a water infrastructure fund to meet the cost of water infrastructure to be provided by PHED/ municipal corporation/ other government agencies. The Allottee agrees to contribute to the said fund initially a sum not exceeding Rs. 20 per sq ft carpet area as may be fixed by the Promoter at the time of possession. Any increase or decrease in the demand raised by the Government shall be collected from/ refunded to the Allottee proportionately. The above referred amount is tentative in nature and may vary at the time of actual expenditure incurred and the Allottee shall have to pay to the Promoter/ Maintenance Agency or its assignee accordingly.

10.4 The proportionate indivisible share in the common areas on EWS Portion of Total

Land covering the plinth of the building and the appurtenant open land in setbacks, admeasuring 2387 sqm shall jointly belong to the Allottee and the Allottees of other EWS units in the said EWS Block.

10.5 The Allottee agrees and undertakes that the Allottee shall not do or permit to be

done, any of the following acts:-

i. to do anything in or about the “EWS Unit” which may cause or tend to cause damage to any flooring or ceiling or any part of the “EWS Unit” or any EWS unit above/below or adjacent to the “EWS Unit” or in any manner interfere with the use thereof or of any open space, passages or amenities available for common use.

ii. to close or in any manner obstruct or restrict the use of the ground space, corridors or

lounges or balconies or common passages or common corridors or any other common areas.

iii. to carry out any decoration, change or alteration in any portion of the exterior

elevation or design of the “EWS Unit”. iv. to make any alterations in any elevations and outside colour scheme of any external

wall, external doors and window of the “EWS Unit”.

v. to put up any signboard, publicity or advertisement material outside the “EWS Unit” or anywhere in the common areas.

vi. to cause noise pollution by use of loudspeaker or otherwise and/or throw or

accumulate rubbish, dust, rags or garbage etc., anywhere save and except in areas/places specifically earmarked for the purposes in the EWS Complex.

vii. to do, nor permit or suffer anything to be done in any manner to any part of the building, the staircase, lifts, shafts and common passages, compound or in which would expose the EWS Complex to any kind of risk or loss, whether physical, legal or otherwise be unbecoming of a building complex of the nature of the EWS Complex.

viii. to demolish, make or cause to be made any additions or alterations or unauthorized

constructions of whatsoever nature to the “EWS Unit” or any part thereof, and shall not chisel/drill or in any other manner cause damage to columns, beams, walls, slabs/concrete or other structural support. Further, no damage to the Building would be caused in any manner and all consideration of safety, fire fighting systems will have to be observed / maintained.

ix. Store/stock/bring into/keep in the “EWS Unit” any goods/ material/ fluid/

chemical/ substance of explosive/hazardous/ combustible / flammable nature or any act which has effect of doing so, either directly or with any other substance and may cause damage to or endanger and/or expose to risk of such damage, to the structure or safety of the building or neighbouring EWS units, and/or the assets of the other occupants or the equipments in the Complex.

x. to do any act or omission, which may endanger the occupation of the other areas or be a source of nuisance to others.

10.6 The Allottee agrees to become a member of the Ashiana Greens EWS Owners’

Association as and when formed in terms of prevailing laws, rules and regulations and abide by the rules of the Association.

10.7 The Promoter has obtained construction finance loan from HDFC Ltd. against first

equitable mortgage of Total Land of Whole Project with construction thereon present and future, first charge on entire sales proceeds/ receivables accruing from sold and unsold area of entire Ashiana Greens Project. Notwithstanding the foregoing, the right and interest of the Allottee to said EWS Unit shall not be affected by such charge/ securitization and the Promoter hereby confirms to obtain NOC from concerned Bank / FI and to transfer said EWS Unit to the Allottee and execute & register sale/ conveyance deed in respect thereof free from all such encumbrances.

10.8 The Allottee hereby agrees and undertakes to furnish, sign and verify all papers and

documents as and when required by the Promoter for assisting the Allottee in obtaining loans from Banks or Financial Institutions. The Allottee further agrees and hereby irrevocably authorizes the Promoter to receive all loan amounts for and/or on behalf of the Allottee and to retain all such loan amounts as and when received towards existing and/or future installments payable by the Allottee as detailed and set out in the Schedule “7” hereunder written

10.9 The Allottee(s) will also have to apply to the JVVNL individually for obtaining

individual electric connection for supply of power and the meter for their respective EWS Units and to pay the applicable security deposit, and other costs and charges to JVVNL for the same. In case any security or deposit or any amount towards creation of infrastructure is demanded by the Electricity Authorities, Municipal Authorities or any other competent state or local authority for supply of electricity, water, gas or

any other facility or utility or amenity, the Allottee shall contribute proportionately towards such security or deposit as shall be determined by the Promoter.

10.10 The Promoter has represented that the Promoter has obtained all requisite

approvals/ permissions/ sanctions such as Fire NOC, Consent to Operate from Pollution Control Board and etc for the Said EWS Block. The Promoter shall not be obliged to apply for or obtain renewal of Fire NOC, Consent to Operate, Renewal/ replacement of transformer and/or other statutory renewals which are required to be obtained for the said Complex in future after handing over the possession to the Allottees. The Allottees and Allottees of other Units and/or Owners Welfare Association/ Representative Body of Owners without any reference to the Promoter shall be entitled to approach the requisite authority for any such approvals/renewals. Failure to get statutory approvals or renewal within the prescribed time and/or consequences resulting due to non renewal of the statutory approvals shall not cast any liability on the Promoter and its nominated Maintenance Agency.

10.11 All letters, receipts and/or notices issued by the Promoter and dispatched under

certificate of posting / registered post / courier to the above address or such other address as may be intimated by the Allottee to the Promoter and vice versa shall be sufficient proof of receipt of the same by the Allottee on the 7th day from the date of dispatch.

10.12 If at any time dispute arises between the Allottee and any other Allottee or Allottees

of other unit or units in EWS Block or Allottee or Allottees or Owners’ Association of the main Ashiana Greens Project(Non EWS Block), all such matters shall be referred to the arbitration of the Promoter or the nominees of the Promoter. Such arbitration shall take place in accordance with the provisions of the Arbitration and Conciliation Act, 1996 as amended upto date and shall be final and binding upon all.

10.13 The courts having original jurisdiction in the city of Jaipur alone shall have the jurisdiction in all matters relating to or arising out of this Agreement. 10.14 All other Agreements and/or arrangements or letters, assurances written oral or

The details of salient features of the proposed Project including access to the project, design for electric supply including street lighting, water supply arrangements and site for disposal and treatment of storm and sullage water, any other facilities and amenities or public health services and other internal development works proposed to be provided in the Project :- 1. Access to the Project -

The access to the Project is from a 12 mtr wide road which is connected to Sikar Road. 2. Electric Supply –

Power to EWS Block shall be supplied from Electric Sub Station (ESS) being installed in the Main Group Housing Project.

3. Sewage Treatment Plant - Sewage and waste water generated in EWS Block shall be treated in the STP proposed to be installed in the Main Group Housing Project.

4. Street Lighting - Street lights shall be installed all around the EWS Block.

5. Landscaping and Tree planting shall be done in the EWS Block.

Annexure I

Detailed Plan of Development Works to be undertaken

Following development Works shall be developed in the said EWS Unit :

1. Fire Fighting Facilities :

Fire protection and fire fighting equipments/facilities have been provided in the EWS Block as per NBC 2005 guidelines.

2. Water Supply :

The Promoter has applied to Public Health Engineering Department for supply of Water to the Project. Presently PHED/ municipal water supply is not available in the area. Till such time PHED/ municipal water supply becomes available to the Project water shall be arranged for drinking and other purposes through water tankers from external sources or underground if permission for the same is granted.

3. Emergency Evacuation Services :

One Number fire escape staircase of appropriate width has been provided in the EWS Block as per NBC guidelines in addition to normal staircase.

4. Rain water harvesting :

1 No. Rain water harvesting pit as per design and capacity provided by the Consultant has been constructed.
