MCKEE PROJECT NO. 19-250 The following modifications/ changes and/or substitutions to the plans and specifications are hereby made a part of same and are incorporated in full force as part of the contract documents. Bidders shall acknowledge receipt of this Addendum in writing on their Proposal Form. A1.1 GENERAL MODIFICATIONS or CLARIFICATIONS:

A. Bid Date: Please refer to the original advertisement for bids and note that the Bid

Date has changed:

Sealed bid proposals will be received for the above referenced project by Mrs. Kim Hamby, Executive Director at the offices of the Oneonta Housing Authority, 606 Fairground Avenue, Oneonta, AL 35121 until 2:00 PM, Tuesday, February 25, 2020, then opened and read aloud.

B. See attached Sign-In Sheet from the Pre-Bid Meeting.

C. Utilities: Once the General Contractor takes possession of a Unit, he is then

required to transfer Electric power and Water into the company name, and arrange for payment during the construction period OR until work is 100% complete (including punch list items). Gas power may remain disconnected. General Contractor shall maintain active Electricity and Water throughout his possession of the unit. And the HVAC system shall run on a regular basis in order to properly maintain indoor moisture and temperature control. The HVAC system may be temporarily turned off, if needed to prevent damage to the HVAC system from construction dust, etc. However, the GC shall schedule time periods so that indoor air moisture does not allow growth of mold or other deterioration of interior elements.

D. Refer to 00033 Supplementary General Conditions (McKee), Article 19.

Article 19 is hereby revised to state that the Units will NOT be occupied during construction.

E. New LVT Flooring: Note that flooring shall remain as in inside the Utility Closet

105. However, LVT shall be install behind the door frame, so that the flooring transition is not visible from the hall when the door is closed.

1.4 SUBMITTALS

A. Submit under provisions of Section 01600.

B. Product Data: Manufacturer's data sheets on each product to be used, including: 1. Preparation instructions and recommendations. 2. Storage and handling requirements and recommendations. 3. Installation methods. 4. Maintenance and care requirements.

C. Selection Samples: For each finish product specified, two complete sets of color chips

representing manufacturer's full range of available colors and patterns.

D. Verification Samples: For each finish product specified, two samples, minimum size 6 inches (150 mm) square, representing actual product, color, and patterns.

E. Manufacturer's Certificates: Certify products meet or exceed specified requirements. 1.5 QUALITY ASSURANCE

A. Installer Qualifications: Provide installer with not less than three years of experience with

products specified.

B. Mock-Up: Provide a mock-up for evaluation of surface preparation techniques and application workmanship. 1. Finish areas designated by Architect. 2. Do not proceed with remaining work until workmanship, color, and sheen are

approved by Architect. 3. Refinish mock-up area as required to produce acceptable work. 4. Accepted mock-ups shall be comparison standard for remaining work.

1.6 DELIVERY, STORAGE, AND HANDLING

A. Store products in manufacturer's unopened packaging until ready for installation.

B. Store on a flat surface under cover, stacked no more than 12 boxes high. Do not store in location where temperatures may exceed 130 degrees F.

1.7 PROJECT CONDITIONS

A. Maintain environmental conditions (temperature, humidity, and ventilation) within limits recommended by manufacturer for optimum results. Do not install products under environmental conditions outside manufacturer's absolute limits.

PART 3 EXECUTION 3.1 EXAMINATION

A. Do not begin installation until substrates have been properly prepared. Verify

dimensions and acceptability of substrate

B. If substrate preparation is the responsibility of another installer, notify Architect of unsatisfactory preparation before proceeding.

3.2 PREPARATION

A. Clean surfaces thoroughly prior to installation.

B. Prepare surfaces using the methods recommended by the manufacturer for achieving the best result for the substrate under the project conditions.

3.3 INSTALLATION

A. Install in accordance with manufacturer's instructions.

01 - FLOOR PLAN - 2 BEDROOM

ARCHITECTURAL: 1. Install New Interior Wood Trim:

a. Crown Molding, Base Board (w/ Shoe Mold), at ALL WALLS, other than interior of HVAC Closet.

2. Install New LVT Flooring at Entire Apartment (Except Baths) a. Due to the possible presence of hazardous materials in the existing flooring and flooring

adhesive, the base bid amount must include the cost to properly abate existing flooring

materials, at Each Unit, by a qualified contractor, in compliance with specification section 13010. As renovation progresses, it shall be the responsibility of the General Contractor to have the flooring material and adhesive tested, at each unit. And If the flooring is found to

NOT contain hazardous materials then a deduction shall be applied, per the unit price provided on the GC proposal form. Refer to Proposal Form.

b. The GC must provide testing results, to the owner and architect, within 28 calendar days of receiving possession a unit.

c. Remove all existing flooring and adhesives. Clean and prepare surfaces to receive new tile per direction in specifications.

d. Furnish and install new “luxury” vinyl composition floor tile as specified.e. Note that new floor tile shall be Installed under all ranges, refrigerators, washing machines,

dryers and water heaters. Contactor ls responsible for removal, storage and re-Installation of these Items, in proper working order.

3. Doors & Door Hardware: a. Replace all interior doors as scheduled. Refer to specs; New wood doors with new wood

door frame and new hardware. b. Existing Exterior doors to remain. Paint. c. New Keying as indicated in Specification “FINISH HARDWARE 08700”

1. New cores and keying at HVAC closet doors. 2. No Exterior Hardware changes.

d. Install new adjustable thresholds at exterior doors
