“It has been an active quarter for the Keppel Group as we worked hard to both deliver our projects, and hunt as a pack for growth opportunities, leveraging our competencies and track record as a solutions provider for sustainable urbanisation.

For the first nine months of 2017, our Property division turned in a net profit of S$398 million, higher than the S$355 million achieved over the same period last year.

Keppel Land has been actively recycling assets to seek higher returns, and rebalancing its portfolio by scaling up in selected high-growth cities where it has an established track record and strong teams.

Keppel Land has made divestments totalling S$400 million this year. Last month, Keppel Land China completed the divestment of its stake in the development company for the Waterfront Residences in Nantong, yielding a net divestment gain of about RMB 369 million (approximately S$79 million). As land prices have risen rapidly in China, Keppel Land is prepared to divest land or development companies, if this can give us the best risk-adjusted returns. Earlier in the year, Keppel Land also divested its stake in the joint venture company developing a prime site in Surabaya's CBd.

Seizing opportunities in the region,Keppel Land has made acquisitions totalling about S$850 million year to date. In this quarter, we secured well-located residential sites in Singapore and Jakarta, where we will leverage our experience and reputation to meet the demand for quality homes. These were in addition to the jointacquisition of a mixed-use development, SoHo Hongkou, in Shanghai by Keppel Land and Alpha Investment Partners, as well as Keppel Land’s increased stake in Saigon Centre in

Ho Chi Minh City (HCMC) earlier this year.

on home sales, Keppel Land sold about 3,790 homes in the first nine months of 2017, about 8% higher than the 3,510 homes we sold in the same period last year. We achieved a total sales value of about S$2 billion, compared to S$1.6 billion over the same period last year.

on the whole, home sales have improved in Singapore, vietnam and Indonesia, but were lower in China due to the Chinese government’s tightening measures. We sold about 2,380 homes in China, lower than the 2,940 units over the same period last year. In vietnam, we sold 1,010 homes, four times the units sold year-on-year. over in Indonesia, on the back of more positive sentiments, we sold 95 units at West vista in Jakarta.

Meanwhile, in Singapore, our home sales held steady with 300 units sold, comparable to the number of homes we sold over the same period last year. The Glades has been fully sold out, ahead of the ABSd deadline, and we have also seen strong demand for our other projects in Singapore.

We expect profit from some 6,330 unitsof overseas homes sold to be recognised upon completion from 4Q 2017 through to 2019. The total sales value of these homes is about S$2 billion.

In our residential portfolio, we have a pipeline of about 62,000 homes, of which about 16,700 units are ready for launch from now till end-2019.

on our commercial portfolio, we have a combined office and retail GFA of about 1.5 million sm. This comprises about 500,000 sm in completed projects and about 970,000 sm under development. The completed commercial assets currently generate recurring income

of about S$20 million per annum. We expect income for the completed commercial portfolio to rise to about S$75 million per annum when the lease-up for the assets has stabilised.

KEPPEL URBAN SoLUTIoNS

The mega trend of rapid urbanisation is a key area where Keppel is carving a niche with our distinct suite of solutions. We have just announced that we will step up efforts to seize opportunities in this space through the establishment of a new business unit, Keppel Urban Solutions (KUS).

KUS aims to be an integrated master developer of large-scale mixed-use developments in the Asia-Pacific region. Its creation is a strategic move to harness the Keppel Group’s strengths and diverse solutions in energy, property, infrastructure and connectivity to focus on creating more efficient and vibrant smart precincts and cities of the future.

It will leverage our Group’s strong track record and experience as the master developer of several integrated urban developments,

including the China-Singapore Suzhou Industrial Park, Sino-Singapore Tianjin Eco-City, Sino-Singapore Jinan Smart City, Jakarta Garden City, Palm City in vietnam as well as Keppel Bay in Singapore.

KUS will be an integrator of the latest urban solutions, bringing together the Group’s capabilities to create sustainable, highly liveable and digitally-connected communities.

KUS will operate an open platform, allowing us to partner the best-in-classtechnology providers, such as Microsoft, to offer modern smart living applications for residents using sensing technology and the Internet of Things (IoT), and also to effectively manage infrastructure and community services.

SAIGoN SPoRTS CITY

For a start, KUS will collaborate with Keppel Land to apply our capabilities in the Saigon Sports City (SSC), a 64-hectare township that Keppel Land is developing in the prime district 2 in HCMC.

SSC will include iconic features such as vietnam’s first one-stop hub for sports, entertainment and lifestyle activities, a waterfront boulevard, and an open public plaza. KUS will also incorporate the latest biophilic design principles in the development, including natural lighting and ventilation, vertical greenery and water features with natural filtration, to create a green and beautiful environment.

In addition, KUS will enter into a strategic collaboration with Microsoft to develop and provide smart urban applications for residents and businesses in SSC, using sensing technology and the IoT, as well as to effectively manage infrastructure and community services.

Keppel REIT maintains high portfolio occupancyKeppel REIT has delivered stable distributable income of $142.5 millionfor 9M 2017. The decrease was attributable to the absence of income from 77 King Street in Sydney which was divested in January 2016, lower one-off income received and the absence of other gains distribution. distribution per Unit (dPU) of 1.40 cents was declared for 3Q 2017, bringing total dPU for 9M 2017 to 4.27 cents.

As at 30 September 2017, Keppel REIT’sall-in interest rate was stable at 2.58% with interest coverage ratio at 4.4x. Aggregate leverage remained

stable quarter-on-quarter at 38.8%. Weighted average term to maturity of borrowings was three years. The Manager is proactively refinancing loans that are due in 2018.

The Manager continued its proactive leasing strategy and has completed almost all leases due for renewal in 2017,with only 0.5% of the total portfolio net lettable area remaining as at 3Q 2017. Portfolio retention rate remained high at 91.8% for 9M 2017.

Q: When do you expect to launch the upcoming project at Serangoon North Avenue 1 and when will the project be completed?

AWG: We are planning to launch the project in Serangoon North in the middle of 2018. We should be able to complete the project by 2021.

Q: Is Keppel Land intending tolaunch more units at Keppel Baygiven the improvement in Singapore’s property sentiment? Also, are there plans to revive the redevelopment plan for Keppel Towers?

AWG: We currently have two projects in Keppel Bay where

we are selling units. At Reflections, we have about 130 units left, and at Corals, we have about 110 units left.

We are still selling those units and we are also reviewing our plans to develop Plots 4 and 6.

We are also reviewing plans to redevelop Keppel Towers and will make an announcement when we decide to proceed.

Q: What are your views on the property market in China? Will the government’s tightening measures continue to put pressure on sales? AWG: We are optimistic about the property market in China. AWG – Mr Ang Wee Gee, ceo of Keppel Land

We believe that the uptrend will continue in the long term with continued urbanisation, increasing affluence and a growing middle class. We will continue to invest in the China market.

Keppel Land and its joint venture partner, Wing Tai Land, have been awarded the tender for a prime residential site in Serangoon North Avenue 1 by the Urban Redevelopment Authority (URA) for a total consideration of $446.28 million. The partners plan to develop over 600 homes on the 1.7-hectare site, which is situated within a mature residential estate.

Mr Ang Wee Gee, CEo of Keppel Land, said, “We are pleased to work with a strong like-minded partner like Wing Tai on this prime residential site. We will leverage our extensive experience and strengths as developers of quality homes. We are confident that this new development will see positive demand as there have been few new condominiums launched in recent times in the popular Serangoon Garden area.”

Ms Tan Hwee Bin, Ed of Wing Tai Holdings, expressed confidence in the new development, “This project appeals to homebuyers who appreciate the convenience of a central location and the comprehensive amenities of a mature estate, which is being revitalised by the quality and contemporary residences that we shall create for families to grow in a well-loved neighbourhood.” The 99-year leasehold site is well-connected to other parts of Singapore via the Central Expressway. The Serangoon MRT interchange station, which connects the North-East Line and Circle Line, is also located just a five-minute drive away. Families with school-going children will appreciate the site’s proximity to reputable educational institutions

for the Serangoon area have been planned. Besides the existing Bishan-Ang Mo Kio Park, nature lovers can also look forward to the new 17-hectare Serangoon North Linear Park for residents to engage in outdoor recreational activities.

Commencement of construction at Spencer StreetKeppel REIT has commenced construction on 18 August 2017 for its newly acquired premium office tower in Melbourne, Australia. Located at 311 Spencer Street, the Grade A office tower will be the headquarters for the victoria Police from 2020 after the building’s completion in the fourth quarter of 2019.

The commencement was witnessed by Ms Lisa Neville, Minister for Police, together with Mr Graham Ashton, Chief Commissioner of victoria Police; Mr Tan Swee Yiow, CEo of Keppel REIT Management, and Mr Adrian Pozzo, CEo of Cbus Property, the co-owner and developer of the new office tower.

Mr Tan said, “We are happy to partner Cbus Property, one of Australia’s leading property investors and developers, to contribute to

Melbourne’s growth. We look forward to the completion of this state-of-the-art building which will complement Keppel REIT’s sterling portfolio of sustainable premium office assets.”

Standing at 42 storeys, the new office tower is strategically located between Melbourne’s central business district and the new docklands precinct. This will be Keppel REIT’s second asset in Melbourne, after 8 Exhibition Street where it has a 50% interest in the office building and two retail units, as well as a 100% interest in the three adjoining retail units.

Meanwhile, demonstrating its commitment to sustainability, Keppel REIT’s 35-storey david Malcolm Justice Centre in Perth has achieved the 5-Star Green Star office As Built rating by the Green Building Council of Australia.

valueKeppel Land China has divested its entire 100% interest in Keppel Lakefront (Nantong) Property development Co Ltd (KLNPd) to Nantong Wanjun Commercial Information Consultancy, a subsidiary of China vanke, for a total consideration of RMB 1,430 million (approximately $292 million).

The transaction yielded a net divestment gain (inclusive of exchange rate gain) of about RMB 368.5 million (approximately $75 million) for Keppel Land China.

KLNPd owns and develops Waterfront Residences, a residential project in Nantong Economic and Technological development Area, Nantong, China. The project site has a total land area of 167,051 sm.Construction for Phase 1, comprising 111 landed homes and 10 street-side commercial units, was completed in 2015.

Mr Ben Lee, President, Keppel Land China, said, “China is one of our core markets where we have a pipeline of more than 30,000 homes. Contribution to Shanghai's developmentMr Ang Wee Gee, CEo of Keppel Land, was conferred the prestigious Shanghai Magnolia Award by Mr Zhang Xiaosong, director of the Foreign Affairs office of Shanghai Municipal Government, at the Jing An Shangri-La Hotel on 6 September 2017. The award was presented by the Shanghai Municipal Government in recognition of foreigners for their outstanding contribution to Shanghai's economic and social development, as well as its foreign relations.

Mr Ang said, “I am honoured to receive the Shanghai Magnolia Award, and want to share the recognition with our team in Keppel Land China. As one of the first foreign real estate companies to enter Shanghai more than 20 years ago, Keppel Land has

Defining skylines

over the months of September and october, Keppel Land made headways in Indonesia with the acquisition of a prime site in Jakarta’s central business district (CBd) and the launch of the first phase of its landed housing project in Tangerang.

ACQUISITIoN oF PRIME SITE IN JAKARTA’S CBd

Keppel Land, through its wholly-owned subsidiary, PT Sukses Manis Tangguh, has entered into a conditional sales and purchase agreement with Bank Central Asia on 19 September 2017 to acquire a prime site in Jakarta’s CBd for a total consideration of Rp 586 billion or approximately $60 million. Keppel Land plans to develop a premium high-rise tower which could yield about 400 luxury apartments. The total development cost is estimated to be $170 million.

Spanning approximately 83,000 sf with a gross floor area of approximately 390,000 sf, the site sits along the main thoroughfare of Jalan Jenderal Sudirman and is adjacent to Keppel Land’s commercial development, International Financial Centre Jakarta.

Mr Ang Wee Gee, CEo of Keppel Land, said, “Indonesia is one of Keppel Land’s key growth markets where we are strengthening our presence in Jakarta. We will leverage our extensive expertise as a leading developer of prime developments across Asia to develop a premium high-rise tower that will meet the needs of a growing expatriate and local business community seeking well-located and well-appointed apartments in the city centre.

“The site is adjacent to International Financial Centre Jakarta and is located in one of the city’s most coveted addresses. We will tap on the synergies of the two developments to create a vibrant live-work-play destination.” The site is located within the city’s golden triangle zone of shopping, dining and recreational amenities, and enjoys excellent accessibility via key transport routes, such as the future Setiabudi mass rapid transit station which is expected to be fully operational in 2019.

Keppel Land, together with leading Indonesian real estate developer, PT Metropolitan Land Tbk (Metland), has launched the first phase of The Riviera at Puri (The Riviera), comprising 130 homes. The Riviera is the partners' latest landed housing project in Tangerang, Greater Jakarta.

The Riviera sits on a 12-hectare land plot situated adjacent to Metland

Cyber City and is strategically located near the Karang Tengah toll access of the Jakarta Merak Toll Road, which provides excellent connectivity to Jakarta’s city centre and other key districts in Greater Jakarta. The development is situated within close proximity to the Puri CBdin West Jakarta, while the Soekarno-Hatta International Airport is located a 30-minute drive away.

Mr Goh York Lin, President (Indonesia), Keppel Land, said, “Prevailing high prices of both landed houses and apartments within central Jakarta make well-located suburban homes a good choice for homebuyers. The Riviera capitalises on such demand for quality landed homes that are close to and with direct access to central Jakarta but at the same time, reasonably priced.”

The project has four thoughtfully-designed unit types, with land areas ranging from 120 sm to 256 sm. Changes in leadership

After more than 26 years of service, Mr Ang Wee Gee, CEo of Keppel Land,will be leaving the Company on 31 december 2017 to pursue other interests. Mr Loh Chin Hua, CEo of Keppel Corporation, who is concurrently Chairman of Keppel Land, will assume the role of Executive Chairman of Keppel Land with effect from 1 January 2018. The Company is currently evaluating possible candidates to assume the role of CEo of Keppel Land. Mr Loh said, “on behalf of the Board of Keppel Land, I would like to thank Wee Gee for his valuable contributions to the Company. Wee Gee played an instrumental role in growing Keppel Land’s businesses overseas and developing Keppel Land into the multi-faceted property player that it is today, with a strong presence in many key cities in Asia.

“We wish Wee Gee success in his future endeavours.”

Mr Ang said, “I have had the privilege of being in Keppel Land for more than 26 years, with the last five years as its CEo. I thought this was a good time for me to step down to pursue other interests, confident that the strong management team that is now in place at Keppel Land can take the Company to greater heights.”

In addition, Mr Louis Lim, 45, director(Group Strategy & development) at Keppel Corporation, will be appointed Coo of Keppel Land with effect from 1 January 2018. Prior to joining the Keppel Group in 2016, Mr Lim was a partner with Bain & Company. Mr Lim has a Master of Science in Economics from the Massachusetts Institute of Technology, and a Master of Business Administration from INSEAd.

New Board appointmentKeppel REIT has appointed Mr Alan Rupert Nisbet as an independent non-executive director with effect from 1 october 2017.

Mr Nisbet, 66, is the Principal of Kanni Advisory, a consultancy specialising in financial and business advisory services. He retired from deloitte in 2011 after a successful career which spanned 38 years.

Prior to his retirement, Mr Nisbet was the leader of Audit and Assurance Services for deloitte Southeast Asia and Singapore, where he was responsible for overall audit and assurance operations, business development and quality control. He also established the deloitte Enterprise Risk Service

function in Singapore and led that practice division for four years, where he provided corporate governance, risk management, internal audit and IT security services to clients. Mr Nisbet has vast experience working in the US and the Asia Pacific region, including Australia, across multiple industries.

Mrs Penny Goh, Chairman of Keppel REIT Management, said, “We are pleased to have Alan join our Board. His extensive experience in the field of audit and risk management, coupled with his deep financial knowledge and accounting experience, will contribute to our drive for strong governance and transparency as we work on delivering sustainable long term value to Unitholders.”

Keppel Land continues to be recognised as a leader in sustainability and product excellence.

SUSTAINABLE BUSINESS AWARdS

Keppel Land received Special Recognition for Land Use, Biodiversity and Environment at the Sustainable Business Awards on 31 July 2017. The awards, organised by Global Initiatives in partnership with PwC Singapore, aim to raise the awareness of sustainable business and show how good practices benefit companies, the environment and society.

GRESB

In September, Keppel Land topped four categories, namely, the Global/developer/Residential, developer/Residential, Asia Pacific/Residential and Asia/developer categories in the Global Real Estate Sustainability Benchmark (GRESB) 2017.

The Company also maintained its third position globally among developers.

In the same listing, Keppel REIT,managed by Keppel REIT Management, is ranked second of 13 in Asia among listed office entities, and third among 52 Asian listed companies. Keppel Land is a sponsor of Keppel REIT.

Mr Loh Chin Hua, CEo of Keppel Corporation as well as Chairman of Keppel Land, said, “Keppel places sustainability at the heart of our strategy and operations across our different businesses and we are encouraged that our sustainability efforts have been recognised internationally. GRESB assesses the sustainability performance of property companies and real estate funds globally on its integrated organisational approach and performance in environmental measurement and management.

Companies are evaluated on seven aspects of sustainability, including information on performance indicators such as energy, greenhouse gas emissions, water and waste.

EURoMoNEY REAL ESTATE AWARdS

Keppel Land clinched a total of nine awards at Euromoney Real Estate Awards 2017. This is the highest number of awards that Keppel Land has won to-date.

In Myanmar, the Company was named Best overall developer, Best Residential developer, Best office/Business developer, Best Leisure/Hotel developer as well as Best Mixed-Use developer. Keppel Land was also named Best Residential developer and Best office/Business developer in vietnam, Best office/Business developer in Indonesia and Best Leisure/Hotel developer in Singapore.

In its 13th edition, the Awards recognises the best in the global real estate industry. Results were based on an annual real estate survey among real estate developers, advisors, financial institutions, investors and corporate end users worldwide. A total of 2,462 valid responses were received from 1,218 firms in 75 countries.

New home for Keppel Land Vietnam14 August 2017 marked a new chapter for Keppel Land vietnam employees as they moved into their new office at Saigon Centre office Tower 2.

Keppel Land started its journey in vietnam in the early 1990s with a team of eight. Today, Keppel Land vietnam boasts an impressive staff strength of 400 following its rapid growth in the country. However, staff were housed in different storeys at Saigon Centre office Tower 1. The move to house the growing team together in the new office tower will spur closer collaboration among employees.

Spread across 2,800 sm, Keppel Land’s new head office in vietnam occupies two levels with spectacular views of the city. The two levels are connected by an internal staircase, with nine meeting rooms named after popular scenic places in vietnam, discussion rooms, telephone booths as well as a cosy staff lounge.

Employees celebrated this move in a casual get-together where Mr Linson Lim, President (vietnam), Keppel Land, expressed hopes that the new collaborative workspaces will foster friendship and camaraderie as well as spark innovation among Keppelites.

Tran Hoang vu, Assistant Manager, Human Resources, enthused, “We love the modern open-plan concept which greatly enhances communication and cross-department collaboration.” Nguyen Thi Phuong Uyen, Assistant Manager, Business development, added, “The inspirational green design provides a more enjoyable and comfortable working environment for all.”

Complementing the conventional training courses conducted by external and in-house trainers, the mobile learning platform is easy to access and facilitates quick sharing among Keppelites.

Tan Shaodong, Senior Executive, IT, Keppel Land China, said, “The mobile platform helps us use our time more effectively. Courses such as the various ‘how-to’ guides allow employees to learn efficiently and independently.’’

Learning on the goproperty management, quality management and health and safety, to useful IT and self-improvement tips. Content is presented in video, audio, animation and text formats that are easily digestible for users.

Mr Zack Wang, director (Talent Management), Human Resources (HR), Keppel Land China, shared, “Riding on the trend of mobile learning to deliver bite-sized information at users’ convenience, the HR department embarked on two projects that featured e-learning and short courses. This then evolved into Ji Xue Tang.”

In line with its brand philosophy of “Thinking Unboxed”, Keppel Land China develops quality and innovative products for its homebuyers and tenants and also leverages technologies to engage and enrich the lives of its employees.

To facilitate learning and knowledge sharing, Keppel Land China launched its mobile learning platform Ji Xue Tang (吉学堂, “Keppel Classroom”) on 2 May 2017.The platform aims to spur innovation among Keppelites and has close to 600 active users.

Overcoming new challenges“A happy coincidence”, mused Mr Joseph Low, GM of operations at Keppel Land vietnam, when he recalled his posting to Ho Chi Minh City (HCMC) in 2014. Having explored a myriad of roles from helming the Asset Management team at Keppel REIT to heading the Corporate development team at Keppel Land’s head office in Singapore, Joseph was keen to push himself further and readily seized the opportunity when offered a role in vietnam.

despite having been to vietnam for business trips, Joseph had to grow new muscles to overcome the day-to-day challenges of living and working in a foreign land.

He shared, “overseas experiences are wonderful in helping you break out of your comfort zone. Compared to Singapore, living and working in vietnam is a whole new ball game. For one, it is more chaotic, which is a big change from the extremely structured and well-planned environment that I’m used to. There were

also a lot of cultural and social norms that I had to learn – even for simple activities like crossing the road!”

Nonetheless, Joseph has assimilated well into the vietnamese way of life. “With the help of my colleagues and new friends, I have learned more about the vietnamese culture and have begun to appreciate its nuances,” he said.

For Joseph, the highlights of his time in Keppel Land vietnam include leading the team involved in the opening of Saigon Centre retail mall in August 2016. He also has fond memories of working closely with colleagues to spearhead the launch of various projects such as Estella Heights and Palm City, as well as Linden Residences and Tilia Residences at Empire City.

“It is definitely a new experience working in a team comprising colleagues from different backgrounds and cultures. Banded by Keppel’s Core values and operating Principles, the team was able to overcome

the challenges of working in a cross-cultural setting, and instead find strengths in our differences to achieve much more,” Joseph reflected.

In his free time, Joseph enjoys reading and jogging, interests that he had carried over from Singapore. These activities provide him with a sense of comfort and familiarity despite the huge change in environment.

“When I’m jogging or engrossed in a good book, I always feel at home,” he enthused. “Jogging also allows me to explore new and interesting neighbourhoods, and experience HCMC’s vibrant city life.”

With a positive and meaningful experience in vietnam under his belt, Joseph remains open-minded to future overseas stints. He shared, “I am enjoying my work in vietnam and have not given much thought to working in other countries after this, but who knows? After this experience, I’m eager for more adventures. We’ll see!”

RAISING ECo-CoNSCIoUSNESS

Seeking to inspire the next generation of eco-warriors, Keppel Land volunteers led students from Changkat Changi Secondary School on a tour of Marina at Keppel Bay’s coral reef, where they learned more about marine conservation. This was part of the school’s Young Enriched Scientist Program where students get a glimpse of what field work involves by trawling for plankton and using a microscope to identify organisms from the collected water samples.

Separately, Keppel Land and Keppel REIT, in association with United International Pictures, Singapore (UIP Singapore), hosted business partners and schools at the movie premiere of ‘An Inconvenient Sequel: Truth to power’ on 15 August 2017, which was screened to help raise awareness on the threat of climate change.

The documentary, a riveting sequel to the award-winning “An Inconvenient Truth” released in 2006, is a follow-up of former United States vice President Al Gore’s efforts around the world to rally climate champions and influence international climate policy.

REdUCING CARBoN FooTPRINT

volunteers from Keppel Land, including its senior management, participated in a tree planting activity organised by the Building and Construction Authority of Singapore on 24 August 2017 as a lead-up event to the Singapore Green Building Week 2017.

A total of 50 trees were planted in the Kranji Marshes to help the International Green Building Conference 2017 achieve carbon neutrality in 30 years.

RUNNING FoR A CAUSE

on the morning of 27 August 2017, 60 Keppelites from Keppel Landvietnam, together with their families, participated in a charity run held near the site where Keppel Land is developing Empire City, a waterfront mixed-use development in the Thu Thiem New Urban Area.

Sponsored by Keppel Land vietnam, the run was organised by the Big Friend Foundation (BFF) as part of its ongoing campaign to raise funds for 100 underprivileged college students.

Finishing in first place was Ngo Truong duy of Project department. He shared, “My family and I enjoyed the run very much! It is heartening to know that all proceeds will go towards supporting the education of underprivileged students and I look forward to participating in more of such meaningful activities.”

Mr Pham Chan Quang, Founder and Co-director of BFF, added, “We are appreciative of Keppel Land’s support and are happy to see so many like-minded Keppel volunteers participating in this run.”
