EMPLOYEE ENGAGEMENT

The ECHO (Environmentally Conscious Hospitality Operations) Team at Toronto Airport Marriott Hotel engages 15 employees, including a cross-section of managers, front line staff and operations staff. The ECHO Team, chaired by David Hunt, Director of Engineering, meets regularly to discuss and implement new green ideas, involving everything from internal operations to vendor procurement. The ECHO Team also taps into the knowledge base of Marriott’s corporate Energy Team. The Energy Team holds monthly webcasts to share best practices or feature new technologies such as LED lighting or low flow toilets. The ECHO Team uses this corporate resource to analyze green procurement opportunities and even leverage contractors to be more sustainable. The ECHO Team celebrates their achievements on a bulletin board that is readable by all staff.

Mr. Hunt comments on what drives Toronto Airport Marriott’s energy efficiency initiatives: “Cost saving is obviously a driver, but our guests want to do business with environmentally conscious partners. They want to see that we’re making our operations greener and more sustainable. Green companies and individuals want to do business with green hotels like Marriott. And besides that, it’s the right thing to do.”

ENERGY EFFICIENCY

Lighting RetrofitIn 2008, Toronto Airport Marriott renovated their 424 guest rooms and replaced all incandescent light bulbs with more energy efficient compact fluorescent light bulbs (CFLs). Their lighting retrofit expanded in 2009 to include all back of house areas, including the underground parking garage. The 2009 retrofit resulted in savings of 313,739 kilowatt hours per year, which translates to $34,500 in annual cost savings. With a capital cost of $61,300, this retrofit effectively paid for itself in 1.8 years. In the parking garage, traditional high pressure sodium lights (24,485 total watts) were replaced with T8 fluorescent lamps (12,948 total watts), which saves 11,537 watts, or $11,117 per year.

Parking Garage Carbon Monoxide SystemTo clear carbon monoxide out of the parking garage, six fans used to run 24 hours a day, seven days a week. The new system keeps the fans off and monitors carbon monoxide levels, bringing the fans on when carbon monoxide threshold levels are detected, well before an unsafe condition develops. This saves 27,988 kilowatt hours per year.

Kitchen Hood Demand VentilationAs with the parking garage ventilation system, the kitchen hood fans used to run at full power even when cooking was at a minimum. Installed in 2011, the new system runs the fans at a low speed, relying on sensors to detect cooking temperature and airborne particulate (grease, smoke) and increase fan speeds accordingly. With a $41,869 implementation cost, this new system will save $10,191 in fan energy costs, $7,991 in heating costs and $1,768 in cooling costs per year. The fans also improve air quality and fire safety in the kitchen.

Vending MiserWith a 1.1 year payback, the Vending Miser was one of the easiest retrofit projects. When the vending machine is not in use, the Vending Miser powers down unnecessary functions and draws only the power required to maintain a minimum internal temperature if the machine is a refrigerated unit. Motion sensors detect when a person approaches the vending machine and brings the machine to full power. In refrigerated machines fitted with the Vending Miser, the compressor will cycle less frequently, which increases the expected lifespan of the vending machine because of the reduced wear and tear on its components.

WASTE DIVERSION AND RECYCLING

Green ZonesOne of the ECHO Team initiatives was the waste diversion Green Zones in the back of house. Each main area has a section of wall painted green from floor to ceiling for high visibility. These Green Zones feature waste containers for recycling, organics and traditional garbage. With the implementation of the Green Zones, Marriott changed the way they sort their waste internally, and consequently their diversion rate away from traditional landfill increased to 52.5%. In 2010, they diverted 153 metric tonnes of recycling and 75 tonnes of organics away from the landfill. As Mr. Hunt notes, “The implementation cost was minimal as this was more of a process and behavioral change. We are now actually saving money, as we only pay a small hauling and tipping charge for the diverted material rather than paying a per tonne charge for general waste.” Looking to the future, Toronto Airport Marriott has set their sights on an ambitious diversion rate of 80%.

Reusing Metal HangersAnother ECHO Team initiative had the Marriott obtain specially-made metal racks to hold hangers accumulated from the hotel’s dry cleaning service for guests and associates. The Marriott has an agreement with a local dry cleaner that takes the hangers back and reuses them, which diverts 7,000 hangers from landfill or recycling every year.

WATER CONSERVATION

Laundry Water Recycling SystemWith a $123,500 implementation cost, this was one of the most expensive projects, but the savings are correspondingly impressive: $48,000 in energy and water savings annually. Hot water used in the laundry system gets used twice; after the first use, the water is filtered and sterilized with ultraviolet radiation. The entire process happens so quickly that the temperature lost from the hot water is only about 20ºC. This process saves 3.3 million gallons of water a year, and an additional $18,200 worth of natural gas is saved due to the minimal heating losses of the recycling process.
