W elcome to our trend issue.

Coinciding with the start of a new year

this issue is all about looking forward

to what is yet to come. From fashion in the kitchen

(page 31), to the promise of new things in the

bathroom (page 28), to stepping into a world of

must-have colours (page 49), this issue is all about

fresh starts.

It was with delight that we invited the lovely Nicky

Claridge onboard this issue to share an insight into

trends in the kitchen. Just like with our varied taste in

fashion she commented that, ‘while some things will

fit perfectly and suit you down to the ground, others

simply aren’t for you and are best left embraced by

others. And like all fashion pieces, it is imperative it

works as a whole.’ Age old advice that transcribes

across fashion to interior design with apparent

effortlessness.

So while the kitchens, trends and colour palettes in

the pages before you might not be your taste, take it

for what it is: inspiration, fantasy, wish-list fodder or a

fantastic starting point for thinking outside

the square.

We wish you all a wonderful start to the New Year

and look forward to seeing how the forecasted trends

for 2015 play out in the real world of your abodes.

A New Dimension Moulding and the depth achieved by three-dimensional surfaces are two of the hottest things in design right now, and Aspiring Walls are pushing the boundaries when it comes to achieving this with wallpaper. The Sky Lounge 2016 collection from Rasch offers an intricate, fascinating and metallic new dimension to the humble wallpaper, with traditional patterns given a whole new look. Alluding to eye-popping three dimensions, this two-dimensional paper is printing technology at its best. aspiringwalls.co.nz

W e all remember Grandad’s recliner, a much loved item coveted for its comfort yet

tucked on the edge of the sitting room, due to its less than desirable beauty. Covered in gold or brown draylon the recliners and lazy-boys of days gone-by were bulky in size and resembled something more like a front-end loader than a stylish piece of furniture.

Jump forward several years and no longer are we required to compromise comfort for style, or style for comfort.

As a designer crafting each individual design to be not only ergonomically correct but functional, visually pleasing and viable for manufacture can be a difficult task. Each design is unique and has a challenge or problem that we need to find a solution for. But why should those with a disability, a new mother wanting to ease the stress of breast-feeding, or even those wanting a comfortable recliner in which to retreat at the end of the day, have to compromise

the style integrity of their interior for an ergonomic chair, couch or recliner?

The recent debut of the Adele Puremotion recliner has seen many a double-take from those looking through the showroom. The chair’s small footprint and a light, Scandinavian design character make it at first appear slight and insubstantial. However, beneath the surface this chair benefits from incredibly sturdy construction, while the surface offers a sitting experience of faultless support and incredible comfort.

The small details of the chair also assist with ongoing comfort. Unlike other chairs in the Puremotion range the headrest of the Adele adjusts not only in a forward and backward motion but up and down. A change that allows the chair to be more adaptable, and ultimately suit a wider range of body shapes.

Such flexibility is matched by the choices in covering, the refined style looking equally at home cloaked in a fabric or leather finish.

These qualities make it a piece with universal appeal. Light on its feet and sturdy in its core, the Adele perfectly encapsulates ergonomic comfort. kovacs.co.nz | 03 384 2999

S tepping through the double red door of Joyce and Lew Wylie’s home it is immediately apparent

that this is a home with heart. Bold patterns, textural wallpaper, colourful furniture and eye-popping accessories are found in every room, yet despite this colourful backdrop there is an overwhelming sense of calm and contemplation.

Moving from a rural property to the confines of suburbia Joyce and Lew wanted to build much more than simply a house in which to live but a home and garden they and their friends could enjoy; and that is exactly what they have achieved.

For architectural designer Ray Hawthorne finding clients like the Wylies is a dream come true. “To work with such wonderful clients made for a very special relationship,” he shares. “It was the flexibility and confidence in each other that allowed us to achieve such a stand out result.”

Despite having a long career in classical architecture and a talent for design projects that replicate the traditions of a bygone era, Ray embraced the challenge the Wylie build offered him.

BOLD PATTERNS, TEXTURAL WALLPAPER, COLOURFUL FURNITURE AND EYE-POPPING ACCESSORIES ARE FOUND IN EVERY ROOM

CLOCKWISE FROM TOP LEFT Found in the formal lounge the red antique furniture was the basis for Joyce’s interior colour scheme. Paired with a Kovacs coffee table and occasional chair and Clarion 8-Light pendant from Lighting 351, the balance between antique and modern is seamless. Designed by Ray Hawthorne and built by Rod Harrison Builders the home ticks all the boxes for the homeowners. The crisp neutral of the exterior is broken up by a bold double red door that hints at the vibrant aesthetic found inside. The main living area is found between the kitchen and the versatile alfresco room. Appearing as though the room has been built around it a Global Living dining table takes centre stage in the dining room. A Maltise Pendant from Lighting 351 completes the look.

“We wanted to build modern,” shares Joyce. “Something that had a funky edge to it. After our initial meeting, Ray presented us with four drawings and as soon as I saw it, I loved it. I just knew that drawing was it!”

Translating Ray’s design into a tangible structure was Rod Harrison of Rod Harrison Builders. For Rod, the construction process is all about building relationships and working with regular clients and suppliers. A concept which saw him turn to Paul McNeil at PlaceMakers Hornby for the supply of all the building materials, and engage Homeview Building Products to assist in the design and manufacture of the homes doors. For Joyce and Lew this home is the latest in a number of builds over the years and each one has been crafted with care by Rod. “We had worked together before so he was a natural choice for us,” share the couple. “And one who we knew could turn our passion for detail and quality into a reality.”

“It is the external appearance of the home that makes it unique,” continues Ray. “It is very different to any other home in the area. The extra wide section allowed us to spread the house across the site to achieve a unique look and satisfy the ‘modern with a twist’ brief.” It also allowed Lew and Joyce to capitalise out the back with an expansive garden, complete with tennis court.

Enjoying the fresh aesthetic that white brings, Joyce and Lew opted to paint their whole exterior in the one crisp neutral, and relied on Ray to guide them through how to achieve this successfully.

“Ray helped us get the look we wanted without it feeling too flat. By introducing different textures to it we were able to build on the white canvas to achieve something with depth and interest.”

Selected for their top insulation, fire and acoustic qualities, Loxo plaster panels were chosen as the primary exterior cladding. Sitting seamlessly alongside James Hardie Linea Weatherboards the effect is striking. The complexion of the 50mm Loxo Aerated Concrete panels with a Ganosite Antique Acrylic texture finish, offers a streamlined surface that is enhanced by the simple lines of the weatherboards. Strong, yet lightweight the Loxo plaster panels

provide a superior quality finish and achieve exactly what the homeowners were after.

When it came to the interior of the home, Joyce turned to her much loved red antique furniture for inspiration. “We based the whole colour scheme on it,” she laughs. Working alongside Lyn Humphries, Joyce set about creating a contemporary yet ‘edgy’ aesthetic. An aesthetic that sees teals, reds, oranges, black and white sit harmoniously alongside one another.

At the heart of the home is the expansive kitchen. “I was so excited to be able to work with Monique and the team at Palazzo Kitchens & Appliances,” shares

Joyce. “Having a European kitchen was always a dream.” Joinery from the Nobilia Range, Highline cabinetry in Mikado and High Gloss White with matt black built on handles, combine with a Marbello acrylic benchtop in Cromwell with simplistic elegance.

“This kitchen is modern luxury at its best,” comments kitchen designer Monique Enoka. “It is a modern take on the classic black and white kitchen. The stunning mirrored toe kick creates the illusion that the Highline cabinetry is floating above the tiled floor; while the addition of a walk-in-pantry ensures this is a real entertainer’s kitchen.”

Adding elegance to the space as well as a point of difference, a

chandelier in the kitchen was a must from the outset. “Even on the initial drawings Monique had put a chandelier above the breakfast bar,” laughs Joyce, “so we had to have it.”

Another must was the addition of a bar. Connecting the formal dining area with the kitchen, the bar offers additional benchspace which enhances the luxurious nature of this space.

From the kitchen the home chef is able to effortlessly interact with the living area, while large bi-fold doors connect the living space with the alfresco room for effortless indoor-outdoor flow.

Separating the kitchen from the living area is the considered placement

of the breakfast bar. While providing the perfect perch for informal dining, it also helps define the areas of the open plan living space.

One of Joyce’s favourite rooms in the home is the ‘little chat area.’ Tucked on the edge of the kitchen the space is a versatile, comfortable and sun filled nook in which many quiet afternoons are spent.

With a focus on contemporary furniture for today’s modern homes, and a strong emphasis on quality and design, it was to Global Living that Joyce went to source the lounge suite for this much-loved space. With the ‘chat area’ dominated by a bold Soleil Blue wallpaper, the introduction of

OPPOSITE Impressive in size the kitchen was designed by Palazzo Kitchens & Appliances and features joinery from the Nobilia Range, Highline cabinetry in Mikado and High Gloss White with a matt black built on handle and stunning mirrored toe kick. a white lounge suite provided a calm centre point around which Joyce was then able to build on her colour palette through cushions.

As specialists in residential hi-fi, The Listening Post was a natural choice when it came to the Wylie’s home theatre needs.

Selected for its exceptional performance and minimal visual impact the system is “easy to use, and feature packed,” shares Crighton Weir. “We installed their television, home theatre system and multi-room music solution,” he continues. “We also undertook the phones, data and aerial cabling.”

“They really were a one-stop shop,” shares Joyce, “and went totally above and beyond.”

Page 20: Abode January/February 2015

“Due to the home’s location in West Melton,” comments Crighton, “we used a mix of traditional AM/FM and internet radio tuners to overcome the geographic related reception issues, ensuring Joyce and Lew are able to enjoy everything that is on offer.”

Incorporating the home theatre and speaker system into the home saw the use of in-ceiling speakers for a discreet, yet effective solution that was in keeping with the rest of the home’s streamline design aesthetic.

As well as the design and installation of the audio system, Crighton and his team designed the entertainment cabinet, ensuring the living space is a clutter free zone. Built into the cavity of the wall the entertainment equipment cabinet ensures the cords, machines and controls associated with the home theatre system are discreetly tucked away. While the flat surface provides an additional space for display.

Working alongside Joyce and Lew to understand their unique needs ensures the home boasts a comprehensive home entertainment solution that has been tailored to the

way the Wylie’s live their lives. Using an Elan central music hub, Joyce and Lew can be in any room of the home, or even outdoors and from the simple touch of a button be able to relax and enjoy their music system.

Like many working on the home, Lighting 351 had been involved with Joyce and Lew in their previous builds so had a strong understanding of their desire to pair the visual impact of statement lights with the subtle yet effectiveness of task lighting. Working with the homeowners from the initial lighting plan through to the co-ordination and supply of all the light fittings meant they were able to ensure no stone was left unturned when it came to the lit ambience of the home. Even the guest toilet features an elegant three-light Clarion pendant!

“We wanted high ceilings so that we could have some fun with feature lighting,” says Joyce, “and Lighting 351 are an awesome company to work with, they really understood what we wanted to achieve.”

For Tony Cutler it is the home’s layout, and of course the homeowners, which make it unique. “The Wylies

aren’t afraid to mix and match lights to get the best look,” he shares. “And they understand the value of good lighting and professional advice. The way the home is laid out meant we could use various lighting options, allowing us to make the most of all the interior and exterior facets of the home; and ensure that from the inside out the lighting was flawless in function and ambience.”

Stepping into the master suite the detailed luxury continues with large bi-fold doors opening up to the expansive backyard and spa area. However the ultimate luxurious addition is the inclusion of a make-up area in the walk-in-robe. Working with Monique from Palazzo Kitchens & Appliances to design this area, Joyce is quick to agree it is every woman’s dream and a well-used part of the home. Like the kitchen and the laundry, which was also designed by Monique, the make-up area features joinery from the Nobila range in Primo High Gloss White with elegant light stainless steel shelves.

Knowing they could count on them to design and install a quality product that was perfectly suited to their needs Joyce and Lew once again engaged Simply Wardrobes to undertake their bedroom storage. “The Wylies have an excellent attention to detail,” shares Patrick Quinlivan, “and chose our very popular I-Robe System for the spare bedrooms and our Cabinet range to achieve what they wanted in the master suite.” The range of melamine modular wardrobe units allow customers to pick and chose the various elements included in their walk-in-robe, and for Joyce this is always a winner. “It feels totally luxurious to be able to have a shelf which is entirely dedicated to my scarves and accessories,” she laughs.

“From the initial meeting during the design phase of building to the final

CLOCKWISE FROM TOP Playing with colour Joyce is able to use her Global Living white lounge suite in the ‘chat area’ as the base for bold cushions which both draw on and contrast with the wallpaper. The master suite features shades of teal and boasts both walk-in-robe and ensuite. Maximising storage from floor to ceiling is the master walk-in-robe designed by Simply Wardrobes. Designed and built by The Listening Post the custom-made entertainment cabinet is set back into the wall cavity so as to maximise space, while adding functionality to the living space.

installation of the wardrobes we are able to work with our clients to design and install their wardrobe systems so that they are right for them and their needs,“ shares Patrick. “While we don’t custom make anything, we do custom fit our systems into place ensuring we are able to utilise space well, capitalising on storage from floor to ceiling.”

Like the rest of the home the bathrooms burst with colour. From teal tones in the master ensuite, to the bold pink vanity in the family bathroom, the colourful features have been executed with precision, elegance and function.

As one of Canterbury’s largest plumbing suppliers Mico Bathrooms have worked with Joyce and Lew on a

number of building projects and were delighted to once again be working with clients with a desire to create something different. “Quality and aesthetics were the two key factors for Joyce,” comments Lynne Robertson from Mico Bathrooms. “Drawing on this we were then able to specify all the fittings while creating something special which reflects Joyce’s flair for fashion and design.” A mixture of Hansgrohe, Villeroy & Boch, and Michel Cesar bathroomware was selected to achieve this.

Despite having built a number of times before Joyce and Lew are in full agreement that this is it for a while. “We wouldn’t change a thing,” shares Joyce with a smile. “We just love it.”

S electing that perfect window, in most cases is a balance between aesthetics and function. However

now more than ever, as energy prices continue to soar, it is critical we are considering energy efficiency as well. Did you know that without investing in the right glass for your windows you could be losing up to 50% of your home’s heat?

There is no doubt that our health is affected by our indoor environment,

with problems such as sore throats, skin irritations, and even fatigue, common complaints from those living in unhealthy environments. Identified by America’s Environmental Protection Agency as one of the top five environmental health risks of our time, indoor air quality is integral to creating a healthy and safe living environment. SELECTING THE RIGHT WINDOWS FOR A NEW BUILD OR RENOVATION IS ESSENTIAL TO HOME HEALTH AND COMFORT

through to daily hygiene and cleanliness; creating a healthy, warm family home should be at the forefront of each and every decision we make.

We all know that good quality, well installed insulation helps keep the heat in, making our homes easier and cheaper to heat and hence more comfortable and healthy to live in; but what are we doing to combat the heat lost from the vast walls and areas of our homes covered in windows?

The Energy Efficiency and Conservation Authority (EECA) is quick to point out that selecting the right windows for a new build or renovation is essential to home health and comfort but that buying energy efficient windows can be confusing. A confusion their newly released Energy Star qualified windows are set to dispel.

Senior Technical Advisor Christian Hoerning says Energy Star qualified windows are an easy way for consumers

LEFT As a First Windows & Doors organisation, Kaiapoi Aluminium Joinery provide Cantabrians with an Energy Star qualified window partner. Whether you are replacing existing windows, upgrading your doors or building a new home it is critical to choose the right joinery that not only looks great but is also made to cope with New Zealand’s demanding climate.

to identify a higher standard of energy efficiency. “Energy Star qualified windows are a step up in thermal performance over minimum standard aluminium frames with double glazing and will make your home warmer and more comfortable. EECA estimates they will reduce heat loss through windows by more than 18%.”

Developed by EECA in consultation with the Window Association of New Zealand (WANZ) and the Building Research Association of New Zealand (BRANZ) to ensure a technically robust certification process, Energy Star qualified windows are set to change the way we build.

WANZ Executive Director Stewart Knowles says the association welcomes the introduction of the new standard because Energy Star is widely recognised as an independent mark of energy efficiency, and will encourage

homeowners to consider higher performing windows when renovating or building. “It is a simple way for homeowners to know they are getting more energy efficient windows.”

The introduction of the new standard will go a long way in aiding homeowners. BRANZ Senior Scientist John Burgess says it has been difficult in the past for consumers to understand the technical information related to windows.

With about 21,000 new homes expected to be built each year for the next five years, with new builds driven from population growth in Auckland and the Christchurch rebuild, Christian Hoerning says “increasing the uptake of energy efficient windows installed in new and existing homes has the potential to make a significant difference to improving the energy efficiency and comfort of our homes”. energywise.govt.nz | 0800 358 676

GOOD QUALITY, WELL INSTALLED INSULATION HELPS KEEP THE HEAT IN, MAKING OUR HOMES EASIER AND CHEAPER TO HEAT

How does a window qualify for an Energy Star?An Energy Star qualified window will typically have at least one or both of the following features:

Low-emissivity (low-E) insulating glass units to improve insulation by reflecting escaping heat back into the room.

A thermally efficient aluminium frame, or a frame that is made from an insulating material such as PVC or wood. These are less likely to attract condensation and will lose less heat than windows with standard aluminium frames.

Watch This SpaceWhen it comes to bathrooms in 2015 it will all be all about...

Back-to-Wall Free Standing baths are definitely growing in popularity as they allow you to achieve the free standing look without the constraints. With the bath against the wall the plumbing installation easier, and you have a wider range of standard tapware to choose from, but best of all it means no tricky gaps to try and clean behind.

Woodgrains, in particular deep, dark tones are set to take centre stage when it comes to vanity colours. Bringing a natural texture and warmth to the space they will be at home in the any bathroom.

Showers will always be a key component of the bathroom but this year it will all be about showers that have versatility in terms of design features and wall finishes, while offering an upmarket contemporary, minimalistic aesthetic.

THE ABSENCE OF HANDLES PROVIDES A CLEAN REFINED LOOK TO YOUR BATHROOM

O ver the last forty years, Auckland based company Clearlite has firmly established itself as

one of New Zealand’s most iconic bathroomware brands. Designing and manufacturing the majority of their product locally has ensured they continuously meet the unique needs of Kiwis and their bathrooms. With quality, design and durability at the heart of each of their products it is little wonder they have continued to stand the test of time.

When it came to the vanity, 2014 was its year and the September release of bathroomware from Clearlite led the way with improvements and additions to establish the Pinnacle vanity. Illustrating a move to utilising more composite and vitreous china tops, the Pinnacle and its contemporaries highlighted the increasing trend away from acrylic tops – a trend we will continue to see accelerate.

Ideal for those seeking a modern, fuss-free style, the Pinnacle boasts a concealed opening and the absence of handles provides a clean, refined look to your bathroom. Paired with the Veva hand basin it is the ultimate in simple minimalism.

Those who are restricted by available space should check out the new Cashmere Slim, which is narrower front to back than a standard top but still offers a generously proportioned basin for its size. For those that love the classic semi-recessed look, there is the new Raglan vanity range. With three different cabinet styles to chose from the range features a composite basin that will bring a smooth flowing look to your space.

A white-on-white scheme will deliver the ultimate in classic bathroom styles, but for those seeking something a bit special then the finish of your vanity cabinet is a great way to take your bathroom design to the next level. Boasting nine cabinet colour choices including three new options there is plenty of scope when it comes to individualising your bathroom. Choose from the soft hue of Nordic Ash, to the natural tones of Manor Oak or even the bold monochromatic Carbon.

Whether you are planning a renovation or building a new home, this latest range in bathroomware presents options to suit all styles, needs and budgets. edwardgibbon.co.nz | clearlite.co.nz03 366 7137

JANUARY/FEBRUARY 2015

Setting the scene for 2015, kitchen designer Nicky Claridge of NC Design guides us through what to expect when it comes to kitchen trends

ashionpractical

W hen it comes to fashion and trends in the kitchen, your approach should be the same

as for clothing. While some things will fit perfectly and suit you down to the ground, others simply aren’t for you and are best left embraced by others. And like all fashion pieces, it is imperative it works as a whole.

The kitchen plays a central role in the house, especially with our fondness for open-plan living, so it is critical the design, colours and textures found in this space, tie in with the rest of the home. This doesn’t mean however that you can’t make a statement with surface materials, cabinetry or finishes, just that you need to consider the space as a whole and ensure you aren’t compromising function for fashion. There is no point in your kitchen looking great if it isn’t practical, or doesn’t suit your lifestyle and family needs.

The way in which Kiwis live has seen us continue to embrace open-plan living and firmly place the kitchen at the heart of the home. Overlooking the family lounge and dining area, our kitchens have become clutter-free zones thanks to the walk-in-pantry or scullery.

Offering a second workspace our sculleries regularly feature, and will continue to do so, worktops, a second sink and of course storage. The placement of the second sink in the scullery has seen a shift in placement of the primary sink from the central island bench to the outer workspace, often under a window. We are also seeing a preference for a bigger single sink in this position rather than a double basin.

Our kitchens have also become more streamlined with a trend towards handleless cabinetry. With touch-technology and recessed handles our kitchens are becoming more elegant and slimline in nature. Elegance, which is often further enhanced through the use of glass and beautiful warm timbers.

One of my favourite emerging looks in the kitchen however, is the use of black. Whether used in a bold combination of black on black with a black sink, a black benchtop and black tapware, or as a single statement piece, this is a beautiful and incredibly effective look that is well worth exploring.

“These new designs are undoubtedly the most exciting we have introduced to the market. In particular Calacatta Nuvo as it will fundamentally achieve the look of marble, but with all the functional quartz surface benefits of stain, scratch and heat resistance,” says Jared Dinneen, Laminex New Zealand’s Marketing Manager.

Also gaining popularity are more livable matt surfaces. Historically, matt surfaces have been difficult to keep looking clean, showing fingermarks and oily stains. However, the new textured finish of Caesarstone Sleek Concrete delivers the best of both worlds: a semi-matt finish that is typical of concrete but is lower maintenance than a real matt surface.

fantastic looking kitchen stays clean, hygienic and free of odours.”

“We are also seeing increased demand for our Instant Hot Water systems. The InSinkErator Instant Hot Water Taps offer the full convenience of 98 degrees Celsius filtered hot and cold water at the touch of a lever, and are one of the most compact units on the market.”

BENCHTOPSThe benchtop is one of the most used, and visual surfaces in the home so it is imperative it not only functions as it should, but projects your desired look. Often defining, or separating, the workspace of the kitchen from the living or dining area, your benchtop can dramatically impact the colours, textures and accessories that then fill the rest of the space.

In 2015 we are set to see a shift towards the use of benchtop materials with large, wide natural veins running

COLOURED METALSColoured metals for years have come in a multitude of colours and shades. But alongside the general warming of the palette there is an increasing trend towards warm metals, including rose gold which was first seen jewellery and timepieces and is now spilling over into interiors.

Increasingly popular is copper. On account of its special vibrancy it is virtually pre-destined for the kitchen, and for open-plan living styles in particular.

is expressed through the exclusion of walls, which are replaced by soft textiles that can be easily rolled up or down depending on the amount of transparency or privacy you are after. Patterns look hand-made and hand-coloured, stepping away from digitalised patterns.

PURE & NATURALWe have seen a surge of reclaimed and vintage looks in wood grains, and the trend cycle is now turning to the more elegant end of woods. Think pure, simple and natural material. In many instances we are seeing the natural colour, in the natural finish. New super-matt structured varnishes emphasise that very natural appearance.

36 cladding

JANUARY/FEBRUARY 2015

From the street it is your choice of exterior cladding that gives your home personality. Offering a range

of benefits such as weathertightness, thermal and acoustic insulation, it is little wonder that plaster cladding is continuing to gain momentum.

For leading plaster cladding company Resene Construction Systems, exterior cladding is about being able to provide a premium product that is as unique as your home. Able to offer everything from their exclusive Rockcote plaster façades to lightweight, AAC concrete construction systems, their expansive array of cladding solutions offer unsurpassed versatility.Perfectly suited to those seeking a crisp, streamlined finish, a plaster cladding solution offers homebuilders a timeless aesthetic that they are then able to enhance or simply enjoy as is. From a design perspective, aesthetics are a key consideration when it comes to cladding and no longer are we just seeing plaster as a single entity on our exteriors, but rather in combination with textural highlights.

Help your home stand out from the crowd with a bold, beautiful and versatile exterior cladding

PLASTER & CEDARThis is a combination we are seeing in full swing as the rebuild gains momentum in Christchurch and is a timeless aesthetic. Bringing natural warmth to the exterior, while perfectly complementing plaster cladding, cedar panels allow you to achieve visual interest and texture. Often used to highlight the architectural forms of your home, cedar panels are a great way to ensure your exterior stands out from the crowd.

PLASTER & STONELike cedar, the combination of stone and plaster as an exterior cladding allows you to highlight architectural forms and bring texture and depth to your home. With a wide variety of stone veneers on the market it is essential you select one which will work cohesively with your plaster colour and texture. This combination is particularly popular in Central Otago and the cooler climates where the use of stone is often

COLOURSelecting the perfect tonal finish for your plaster is all about enhancing the design, location and appeal of your home. Consider your surrounding environment and draw on that for inspiration. Colour also plays a very important role in many products durability and performance, so it is critical you are working with reputable brands. As a Resene Group Company, Resene Construction Systems are able to provide genuine Resene colours on any of their products offering you an unlimited scope when it comes to the finishing touches.

38 decking

JANUARY/FEBRUARY 2015

T here is nothing better than the quintessential kiwi summer in which we are renowned for

relaxing with friends and family, in the great outdoors.

Unlike its contemporaries, the modern deck is built at the same level as your internal floors ensuring you are able to achieve a natural, free flowing extension of your indoor area. “Not having to step down into an outdoor space creates flow and effortlessly connects inside with out,” comments OneStopDeckShop, Wood Guru, Stacey Rawson. “It is this which sees decking used, time and time again when it comes to creating our outdoor spaces.”

However, no longer is crafting the perfect deck simply about being armed with planks of wood. With so many

options now available it pays to spend some time pre-planning and working out what material, colour and board size you want to use.

For those who want a deck that looks great from the day it is laid and will stay looking that way for years to come with minimal upkeep, Modwood offers the perfect deck solution. Made from a combination of sawdust (sawmill residue) and recycled plastic milk containers combined into a composite material, Wood Plastic Composite (WPC), means Modwood is also a great eco-friendly option.

Although WPC decking has been around for decades in the North American market, our Australasian climate is unique. With its relatively high UV rays, plastics need to be specifically

developed to hold up to our harsh environment. Developed ‘Down Under’ for ‘Down Under’ conditions, Modwood is the largest WPC brand in Australia and although it is not as well recognised in New Zealand it has been sold here for a number of years.

“Modwood has evolved over many years with a lot of effort being put into creating a product that looks and feels as natural as real wood,” shares Stacey, “with all the added benefits of WPC.”

“The real benefits of Modwood are evident when you look at the maintenance costs over the life cycle of the deck,” continues Stacey. “Modwood is simply a low maintenance solution that not only keeps its colour, but won’t rot, warp, crack or splinter. With the added benefits of being easy care and non-slip making it a great option for both residential and commercial applications. With our lives seeming to become busier each year, people now prefer to spend

their weekends and evenings relaxing and enjoying their deck not working on it. Being marginally dearer than traditional hardwood, the benefits of Modwood far outweigh the initial costs.”

Installation of Modwood, using the recommended KlevaKlip hidden deck fastening system, means there are no nails or screws. The safe nail free surface achieves a clean effect, creating the wow factor. Designed to complement any home, Modwood boasts four colours to choose from as well as the added option of a brushed, or more weathered, looking surface. Coupled with a choice in board size, 137mm x 23mm or 89 x 23mm, the final product can be tailored to perfectly suit your tastes and needs.

Office Showcase

We talk to husband and wife team Lindsay and Marilyn Welch about their world of real estate

Having gone from strength to strength since joining the Mike Pero brand, Lindsay and Marilyn Welch are taking the Christchurch real estate market by storm. “They have built a culture second to no others in Christchurch” comments Mike Pero. “They work hard, and they drive the results out, far and beyond, most others in the industry.”

As Brand and Territory Owners of the Bishopdale and Cashmere Mike Pero Real Estate offices, December 2014 saw them grow their reach even further. “Fendalton is the third office they’ve opened in as many years,” shares Mike, “and is a

testament to their commitment to both Christchurch and the real estate market.”

“Before being demolished due to earthquake damage,” share the couple, “our site was home to a fruit and vege shop. Designed by architects Stufkens + Chambers, we wanted our new building to be as welcoming as possible. So that whether people are wanting to list their home or just pop in for a chat, they feel comfortable and relaxed.”

“We’ve invested a lot into our Fendalton office,” shares Marilyn. “We are committed to the area and will be here for the long haul.”

What To Ask

It is important you engage a real estate agent who you feel comfortable with and trust, so don’t be afraid to ask questions. Here is a good starting point…

Do you work full-time or part-time as a real estate agent? Is your licence in good standing? Can you provide me with testimonials from your previous

clients? In which neighbourhoods do you primarily work? What is your best marketing strategy for my property?

Page 42: Abode January/February 2015

42 property

JANUARY/FEBRUARY 2015

Why should I use a real estate agent?

We would always advocate to employ a professional to sell your home, as we are good at what we do and also bring great negotiating skills to the table. We know for a fact that purchasers would prefer to deal with an agent rather than an owner of a property, as it can be difficult dealing direct with the owner because of the emotional connection they have to the property.

What is your top tip for those looking to buy?

Always be guided by good advice and talk to the experts.

How should I go about choosing the right agent for me?

It is like an interview – you need to find an agent that you know you will enjoy working with while safe in the knowledge that they will be working hard to achieve the ultimate result for you. As much as we deal in properties, we believe we are really in the people business and it is the ability to adapt that makes a great agent.

What should you never compromise on when it comes to buying or selling a home?

You can’t put a price on investing in marketing to expose your property for sale. It ensures you are reaching both a large but targeted audience and putting your property’s ‘best foot’ forward.

Do different agents specialise in different areas of the market?

Lindsay: We deal specifically in residential and new builds which have also included a number of ‘as is where is’ properties over recent times. Some agents not only specialise in property types, but also in selling methods. Whilst I have been the auctioneer in the group to date, I have been privileged to have Marilyn and more recently our whole team support those auction skills and now we not only call auctions, but the team work the floor to the best ability for the benefit of our vendor.

As a husband and wife team, are there challenges working and living together?

We have always worked together in our business and if we didn’t work together, we would never see each other! Being a husband and wife team means we can offer ‘boy/girl’ benefits that is sometimes required when adapting to seller and buyer needs.

JANUARY/FEBRUARY 2015

Have you seen the earthquakes change the real estate market?

Following the Christchurch earthquakes there was huge uncertainty for a considerable period of time, however over the last two years the market has been at an all time high. As a result our offices in Cashmere and Bishopdale have never been so busy.

What do you love most about being an agent?

There is never any time for boredom, as apart from often wishing for some down time (which seems to rarely happen), what we love is that each time we meet with a potential client to list and ultimately sell their home, it is like starting a new job. Hence our work life is varied, interesting and ever-changing.

How did you get into real estate?

Marilyn: I started in real estate a number of years ago with the intention of assisting Lindsay in his business. From there our business has grown from strength to strength. Our decision to make the move to Mike Pero Real Estate has been the best business decision we have ever made. We have a great business and a superb team of sales people working with us, along with an outstanding team of admin girls who assist us with the huge workload.

Lindsay: I first started in the late 1970s and then specialised in chattel auctions only. When I returned back to real estate several years ago, I found it to be no different. I then joined Mike Pero Real Estate two and a half years ago and what a breath of fresh air it has been.

What is your top tip for those looking to sell?

Engage a busy real estate person who you know you would be comfortable to work with. Go to open homes, not to buy a house, but go to check out how the agent performs. Do they engage with the visitors to the open home? Do they follow up? Does the agent know their stuff?

The old saying ‘if you want a good job done ask a busy person’ is right. Most of our business comes from personal referrals and leads from past transactions. We serve to please, to serve again.

As a buyer are there questions I should be asking when it comes to buying a home that has undergone earthquake repairs?

A real estate salesperson should have obtained all the relevant information from the vendor before the property goes to market. This should then be made available to potential buyers to ensure that they can make a fully informed decision about purchase.

Expert Advice

Real estate agent Trevor McIver discusses the local Christchurch market and offers an insight into what you need to know when it comes to buying and selling

What do you love most about being a real estate agent?

Excited about the fresh approach to selling property, I have been with Mike Pero Real Estate since the start and really enjoy all it has to offer. Being able to move people forward in their life’s journey is a really special part of the job and keeps the passion for what I do alive.

What does a typical day involve for you?

Making sure that the process of selling the vendor’s property is working the very best it can in order to deliver the very best outcome. This includes undertaking photography, open homes, buyer enquiry, marketing and of course meeting new people and starting the process all over.

What is your top tip for those looking to sell?

Professional photography is a must as it will help present your property in the best possible light. You then want to ensure you are talking to and promoting your house to as many people as you can.

What should you never compromise on when it comes to buying or selling a home?

Service: The real estate agent is there to look out for the best interests of both the seller and the buyer. This goes hand in hand with my top tip for those looking to buy – always do so through a trusted agency, so as to safeguard yourself from making poor decisions.

You have Brand & Territory Owner after your name - what does this mean?

The Mike Pero business model is franchise based which means that Brand &Territory owners ‘buy’ areas from Mike Pero. Other Mike Pero agents are then not allowed to promote themselves in your area. The areas in which I work are Wigram, Yaldhurst and Templeton.

This doesn’t however mean that I can only sell properties in these areas. I still sell between Amberley and Ashburton.

How have the Canterbury Earthquakes impacted the real estate market?

The earthquakes and resulting EQC and insurance claims have changed the way we sell real estate. The property history and supporting documentation is more important than ever.

How would you describe our current property market?

Moving. Prices are on the increase, and will continue to be as long as the demand outstrips the supply. If you are not on the property ladder already then now is the time as prices are only going to increase; for those already on the ladder then now is the time to move up – especially with our current interest rates. The time to act is now.

Social media sensation Belle Gibson’s first book, The Whole Pantry, is full of delicious and nourishing plant-based recipes (gluten, dairy and corn free) aimed at nurturing the body, and includes healthy versions

of old favourites such as lasagne, burgers and black forest cake. As part of Belle’s ‘whole life’ philosophy, she passes on a wealth of information on how to live a healthier life, with support on everything from natural beauty and superfoods to detoxing.

I heard about technology that could deliver nearly silent performance, I couldn’t wait to hear more!

Schweigen - The Silent Range HoodA common complaint regarding range hoods is the noise. Schweigen has the answer

with its exterior-mounted motor technology. The highly-efficient German IsoDrive

Motor is able to generate a lot of power due to being positioned outside the home,

meaning that it does not push air up, against gravity.

This lets the range hood concentrate all of its power on

its primary purpose of removing large volumes of cooking

steam, smoke, grease and odours from your home.

49colour palette

JANUARY/FEBRUARY 2015

2 015 is the year to explore new colours with new colour collections bursting with stunning options. Whether it’s for our interiors, our gardens or even in the wardrobe

there is an abundance of amazing colourful hues and tones out there, ensuring everyone is able to indulge in a shade or two for the new year.

Looking ahead for the year, the emerging colour palette is a beautiful and expansive one that is filled with shades that range from our all-time favourites such as deep blue-reds and sophisticated charcoals and blacks through to new additions of vibrant coral hues and gentle dusty blues. Certain colours are still trending from last year such as happy yellows, while invigorating oranges and fresh leafy greens sit happily alongside the new on-trend colours of watermelon, clean aqua and sea foam shades.

Neutrals will continue to be a strong anchor within our interiors with shades of white carefully layered upon each other. However, there is a slight move away from the clear stark whites that have proven popular over recent years, as we start to see a shift towards earthy whites with subtle green and yellow bases like Resene Ragamuffin and Resene Quarter Cararra. Stony neutrals and asphalt tones carry on trending this year with the addition of terracotta joining the team.

Our love of grey isn’t fading any time soon and we will continue to use and see it around in all forms but we will notice the shift towards greener and purple edged hues for something a little more natural or luxurious.

Striking metallic finishes are once again starting to pop up with more regularity as we look to add a dash of sparkle to our homes with shades of metal and copper. Try Resene Alcatraz or Resene Copper Fire for a touch of upmarket glamour or industrial chic.

We welcome shades of pink and purples back into our homes as we start to see pretty toned apricots, corals and peaches, along with warm edged dusky rose and mauve tones resurging such as Resene Sakura, Resene Mesmerise and Resene Oscar.

Blue is still going strong with all shades ranging from classic navy, inky midnight blues, clear sky blues and dusty tones being used in everything from feature walls to home accessories. Resene Duck Egg Blue and Resene Dauntless are tipped to be front runners.

2015 will be a colour palette that captures a little bit of everything. This year it is all about using colour without fear and enjoying creating something unique and special. resene.co.nz | 0800 RESENE

Restyled Furniture

I love to up-cycle furniture – taking something old that has a story and transforming it into something that

suits your home and current style is extremely satisfying. Lately I have been experimenting with the addition of pattern to my up-cycled goodies; this is a simple and effective way to give furniture a one-off design that looks impressive.

I chose an old retro-style bookcase for my latest transformation. I had planned to just paint this one colour but my imagination got the better of me and I had to continue. When choosing a pattern to adorn your furniture the pattern options are endless. I simply don’t have the patience for anything too intricate so for this bookcase I went for something ridiculously simple.

If you’re painting onto a surface that has paint on it already be sure that the bottom coat of paint has had the

recommended time to cure. Once you have chosen your pattern you will need to tape it up, remembering that where the tape is laying will remain the original colour. A ruler is definitely handy at this stage to ensure that your lines are an even distance apart or your shapes are the same size.

Once everything is taped up, lightly sand the area that you intend to paint with a fine sandpaper. Depending on how much ground you have to cover, you can then either use a paint brush or roller to apply your paint. It may require a couple of coats but don’t remove the tape until all paint is completely dry – removing it too early could cause the paint to run. I sanded the edges of my pattern slightly to give it a vintage look but clean lines also look fantastic. pinterest.com/revisededition

58 the last word

JANUARY/FEBRUARY 2015

I t is exciting seeing the flurry of building activity currently taking place in the CBD, rebuilding in earnest is at

last underway. As elements of the new city emerge

there has been a fair amount of criticism directed towards some of the designs being proposed. Common complaints include dissatisfaction at the materials being used, the boxy shapes and lack of decoration. Concrete, steel and glass in particular seem to invoke dislike. A recent letter to The Press bemoaned the fact that nobody is designing buildings that hark back to the style that made this place what it once was. Presumably the correspondent was referring to the Englishness that Christchurch is renowned for. However, lovely though it was I think we should seriously question the relevance of recreating that environment in the 21st century.

Curiously architecture seems almost unique amongst contemporary human development and invention, in that people are often reluctant to embrace the new order. Other industries don’t seem to have such prejudices to overcome. When do we ever hear someone disappointed at the latest new car design, wishing instead that it were designed in the manner of the early vintage vehicles? The development of computers, smartphones and other gadgets march forward at almost breakneck speed and New Zealanders embrace this technology with gusto. Even engineering, a discipline closely related to architecture, seems to have little trouble obtaining buy-in for the latest structural inventions.

When it comes to architecture it appears we are reluctant to accept change – architect Stephen Crooks discusses this issue

mbracing the newe

So what is it about architecture that’s different? There is no doubt that new well-designed buildings are stronger and safer, that they perform better and provide significantly improved comfort for users. Perhaps it is the patina of age that’s lacking. Does acceptance and a love of buildings only come about with the passage of time? Or is it simply a question of aesthetics? Are people judging architecture by their façades alone, without taking the time to understand what has driven the design or how the building fulfils the design brief? Often the most enthusiastic supporters of modern buildings are the owners and occupants themselves – a reassuring vote of confidence for any architect.

Good architecture is a product of time and place, the culture, economic conditions, ideas and aspirations of those that inhabit it. To be valid and meaningful, it should embrace the methods, materials and technologies currently available, and test those techniques that are still being developed and refined. Ideally, any new building should be the best that circumstances allow it to be.

A good design from any period will leave enduring markers that speak to future generations about the time, place and circumstances that lead to it’s creation. What message would a 19th century replica city convey? That we were so bereft of new ideas that we decided to copy what we previously had instead? Christchurch can and will be much better than that. ccarchitects.co.nz | 03 384 9602
