    INTRODUCTION AND BACKGROUNDMedium rise building developments continue to be one good choice for

    occupancy of studentsnowadays. The concept of Live, Study, Enjoy and

    Relax in a single location proves to be a good idea. Locally, around the said

    location, there is a growing demand for establishments and developments

    which is expected to be encouraging onset for one of theplaces leading

    property for a Medium rise building.

    BACKGROUND OF THE AREALOCALITY

    MANILAMANILA is located on the eastern shore of Manila Bay and is bordered by the

    cities of Navotas and Caloocan to the north; Quezon City to the northeast;San Juan and Mandaluyong to the east; Makati to the southeast, and Pasay

    to the south.

    Manila has a total population of 1,652,171 according to the 2010 census and

    is the second most populous city in the Philippines, behind Quezon City. The

    populaces inhabit an area of only 38.55 square kilometers, making Manila the

    most densely populated city in the world. It is also the most populous

    metropolitan area in the Philippines and the 11th in the world with an

    estimated population of 16, 300,000. The greater urban area is the fifth

    largest in the world and has an estimated metropolitan population of

    20,654,307.

    UNIVERSITY BELT MANILAThe University Belt is the unofficial name of a de facto subdistrict in Manila,

    Philippines. It refers to the area where there is a high concentration or a

    cluster of colleges and universities in the city.

    The University Belt is commonly understood as the one located, mainly, in

    San Miguel district. But technically it also includes nearby Sampaloc, Quiapo,

    and Santa Cruz. Generally, it includes the western end of Espaa Boulevard,

    Nicanor Reyes St. (formerly Morayta St.), and the eastern end of Claro M.

    Recto Avenue (formerly Azcarraga), Legarda Avenue, Mendiola Street, and

    the different side streets. Each of the colleges and universities found here are

    at a short walking distance of each other.

    ACCESIBILITYThe site can be directly accessed by main roads like The original University

    Belt stretches along the southern tip of Espaa Boulevard, Nicanor Reyes St.

    (formerly Morayta St.), the eastern end of Claro M. Recto Avenue (formerly

    Calle Azcarraga), Legarda Avenue, Mendiola Street.

    The Light Rail Transit (LRT-1) rolls along Blumentritt Station up to Vito

    Cruz Station.

    THE SITEThe site is located in the triangular corner through lot near the Far Eastern

    University and other universities in Manila. It is mostly student-populated

    area, with a few meters away to shopping landmarks. This place is a home to

    some of the top universities/ schools and hospital. It is surrounded by R.papa

    st., Lerma St. and Nicanor Reyes Road.

    OBJECTIVES OF THE STUDYTo discuss the sites definition, activities, terms and

    history.

    To define the background studies about Medium Rise

    Building architecture.

    To discuss the areas and special details about the site.

    To discuss the areas existing problems and the solution

    to it.

    To provide site analysis.

    Medium Rise Dormitories

    Having a moderately large number of stories, usually five to ten, and equipped with

    elevators.

    BUILDING REQUIREMENT FOR MEDIUM RISE DORMITORY

    DEVELOPING A MEDIUM RISE DORMITORY IN THE PHILIPPINES

    Before one develops a medium rise dormitory, there are different studies to be done.

    There should be economic, marketing, financial, engineering and environmental

    studies to be done. Then there are other requirements that should also be studied,

    such as building standards, traffic flow, existing problems and others that may be

    necessary for the project. Even with the best studies, most developers will encounter

    unforeseen minor and major problems in their projects especially when it comes to

    the documentation process.

    BUILDING STANDARDS

    As one is dreaming of developing and putting up a mid rise dormitory, he has to beaware of certain standards that are indicated in the National Building Code of the

    Philippines (NBC). The NBC indicates the guidelines for the minimum requirements

    that the designer has to follow.

    SETBACK REQUIREMENTS

    The setback requirements depend on the kind of lot, whether it is a through lot,corner lot or inside lot. The standard setback is 3 meters on the front, 2 meters

    on the back and 1 meter on the side. But the minimum setback requirements are

    also dependent on the restrictions of the municipality where the building is going to

    be built.

    PARKING SLOTS

    The minimum size of a parking slot according to the NBC is 2.4 meters (7.87 feet)

    for the width by 5 meters (16.4 feet) for the length. But due to the changing

    times, most developers use 2.5-meters width by 5-meter length for the parking

    size. According to the NBC, off campus dormitories are under Group B Occupancy

    Division 1. The proposal is designed to be a high-end hotel-like project which is 1 car

    parking slot for every 3 rooms or a fraction thereof for highly urbanized areas and 1

    car parking slot for every 7 rooms or a fraction thereof for all other areas.

    Elevator

    Elevators should be provided if the building reaches five stories high. For four stories,

    the elevator is optional. For commercial buildings, elevators are required even if they

    are only three stories high. Additional elevators and service elevators are just extras.

    The size of the elevator depends on the occupant load, which is computed by the

    mechanical engineer. There are five-storey high dorms that doesnt have elevator

    since the said building have not reached the requirement for elevators which are

    more than 15 meters high from the ground floor level to the fifth floor level (not

    ceiling). Elevators must be accompanied by elevator pit (depends on the type of

    elevator) and elevator machine room.

    Hallways

    The ideal width is 1.5 meters and above. It is PWD friendly dimension, enough for a

    wheelchair to turn around. But the width size depends on the occupant load per

    floor.

    Room/ Bathroom size

    The minimum size of a room according to the NBC is 6 square meters. Dorm rooms

    can be however the design of theStudents living area must have living room,

    bedroom, and kitchen. With this kind of minimum size per room, it can only have

    one to two people to live in it. When you add the minimum standard to the

    room and bathroom, it totals 7.5 square meters. Municipalities approve this kind of

    size because it was intended as study rooms or transit rooms for the students or

    employees near the school. But there is now an 8.5 square meter studio unit

    approved sale.

    Unit size

    Based on the NBC the minimum size of a room is 6 square meters with the least

    dimension of 2000 millimeters plus the minimum size of a bathroom which is 1.5

    square meters with the least dimension of 900 millimeters plus the minimum size of

    the kitchen which is 3 square meters with the least dimension of 1500 millimeters.

    Veranda Railing Height

    If there is a veranda, the minimum standard of the railing height is 900 millimeters.

    The same requirement goes for the stair railings.

    Fire Exit

    The fire exits should be a vacuum, meaning it is smoke-proof. There should be no aircoming in to fan the fire.

    Ceiling Height

    For rooms that are artificially ventilated, the minimum standard ceiling height for

    the ground floor is 2.4 meters. For buildings with more that one-storey, the first

    floor minimum height is 2.7 meters; the second floor is 2.4 meters and for the

    succeeding floors, the minimum is 2.1 meters. Since the ceiling height for the

    succeeding floors is very low, some developers are adding lofts to make the unit

    space higher. For naturally ventilated rooms, the minimum height us 2.7 meters.

    Fire alarm and Sprinkler system

    Every building project would require fire-alarm systems. Every unit should have

    sprinkler systems.

    Generator

    Every building should have a stand-by generator for emergencies or power failure.

    Open spaces/ Amenities

    Open spaces shall be provided within the project site pursuant to the NBC and its

    implementing rules and regulations. These shall include setbacks, light wells, uncovered

    driveways, access roads, parking spaces, buffer strips. The open spaces shall also be

    allocated for basic utilities and community facilities. Other facilities such as tennis

    courts, swimming pools, basketball courts, etc. are optional.

    Indiana Institute of Technology serves over

    4,000 students from around the world.

    The school, located in downtown Fort

    Wayne, Indiana, is known for esteemed programs in mathematics, engineering, and

    science, but also offers a well-regarded liberal arts program. In the past decade, the

    school has undergone rapid growth thanks to the strength of its academic programs.

    Their Problem

    The school's continued growth has presented the ongoing challenge of offering high-

    quality housing for students. Over the summer of 2008, the 21,000 SFT Evans-

    Kimmell Hall was completed by Whitley Manufacturing, and the school's overall

    development plan called for a sister facility to be constructed. Design Collaborative

    of Fort Wayne, Indiana designed the structure and Whitley Manufacturing prepared a

    project timeline with an aggressive completion schedule, controlled construction costs,

    and an aesthetic that complemented Evans-Kimmell Hall and the remainder of the

    campus.

    Our Solution

    The project spanned only 90 days from the beginning of construction work to

    occupancy of the building. By utilizing modular construction techniques, the

    structure was built off-site in a controlled environment while the foundations and

    site-work were underway at the campus. As a result, the disruption to the campus

    and student safety were kept to a minimum.

    For Frank & Anne Oropeza Hall, Whitley Manufacturing utilized unique designs

    including slab-on-grade modular construction, panelized building sections, and modular

    units with flooring omitted, allowing us to quickly provide an enclosed building and

    include areas such as the stairwells. Materials and finishes were selected for

    aesthetics as well as their durability and ease of maintenance to minimize the

    building's life-cycle costs for the school.

    LOCALUniversity Pad

    There is a hotel-liked dormitory called the

    University Pad Residences that is worth

    checking. University Pad Residences is the

    newest first class hotel-type dormitory in

    Manila, Philippines. The atmosphere is

    Espaa road and Nicanor Reyes road are known for always flooded

    areas around the University belt. Manila. Even due to short time

    span of heavy rain, it floods. The non-organic solid waste disposal

    has become a common problem and is one of the main causes of

    impaired drainage and river systems. Unclogging of the drainage

    systems is of primary importance in light of the fact that

    flooding has been a perennial problem in many areas of Metro

    Manila.

    b. Traffic flow & Noise pollutionMostly caused by undisciplined jeepney drivers, strikes or wrong

    side parking. Which cause uncontrollable beeps from the drivers

    that cause disturbing noise pollution.

    c. Undisciplined Street VendorsIt is a common problem of the Filipinos. They are already seeing

    the sign saying No vendors allowed yet you will see them after

    couple of days again. Side vendors selling cigarettes, candies, etc.

    d. Informal SettlersHomeless people attaching or making sidewalks as their new

    shelter

    e. Safety (Snatchers/ Thieves)The site is located on Morayta, which is near CM Recto. Known

    as one of the dangerous place because of the slums. Scattered

    thieves and other crimes.

    This project aims to be the initial start for the sites improvement and

    development of high class buildings.

    Since the said site is known for its clogged drainage, it is better to have the

    site elevated. I would also like to use pervious concrete on my site and on

    the parking lot or Novacem cement, a carbon sequestrating cement. With

    this, the design would have a grey water system that will be used for water

    closets. Greeneries will help absorb the pollution coming from the outside of

    the building and also the sound that makes noise pollution. Amenities such as

    swimming pools, gym, prayer room, & others will be provided for that the

    students will feel that they are staying in some kind of a first class hotel.The design of the building must create a comfortable and student-friendly

    environment.

    Large openings on the amenities will be included to lessen the use of artificial

    lights. Natural ventilation will also be provided. Fire exits must be smoke

    proof. As for the faade outside the building, medium height railings will be

    used, with a psychological observation. People will respect such thing that

    they will avoid to pee on sides, build shelters, vandals, post bills or even the

    street vendors itself. The parking lot will be located on the Lerma st. because

    this part is not affected with flood always unlike on the two other sides.

    There will be an underground parking that is enough for the residents, guests,

    employees to ensure that their car is safe. On the ground floor will be the

    lobby and commercial spaces, the amenities that are included in the design

    requirement will be distributed all over the building.
