These are all projects that will not only improve the beauty of the Community, but is para- mount for our safety and fi- nancial stability. My role as the Secretary, while important as it sounds, is just one of the components that make up your Board of Directors. I always try to ap- ply my background in con- tracts when assessing the pro- jects that are presented to the Board. It is my fiduciary responsibil- ity and humble opinion that the projects mentioned here are for the betterment of the Community. Thank you, Paula Reed, Secretary Spring is in full swing with its spring showers and un- predictable weather. Flow- ers are blooming and so too is the beautification of yards in anticipation of warmer, sunnier days. The Pines One Community is doing its part by trimming trees, cutting grass and flowers are perking up eve- rywhere. What a beautiful community we see when we walk around the property! While everything may not be perfect, let us smile at the things that have begun to blossom! I have witnessed first-hand how hard the Board works on behalf of the Association to beautify and increase our property values through landscaping improvements, safety up- grades and sound invest- ments. Maintaining the beauty of the property through land- scaping is just one area. In- stallation of security camer- as that were approved by the Board in March is anoth- er area. Permits are current- ly being acquired from the county, and security camer- as are expected to be in- stalled in approximately 60 to 90 days! The LED lighting project is progressing with more plans to increase lighting in our parking areas. Reactivation of the water conservation program is in progress as well, and is ex- pected to be a tremendous savings for the Association. This is a project that I fully supported as we know leaks can be very costly to the owner and Association. WATER SAVER PROGRAM is underway!

Notices are going out to resi-dents a week before the work

will be performed.

Look for a notice at your door and bulletin board with the spe-

cific dates for your building.

If you cannot be at home, please arrange to leave a key with a

neighbor or at the on-site office.

The maintenance staff will inspect your bathroom (s) and kitchen for leaks; clean the condensate lines; inspect washing machine hoses,

check your smoke detector, etc.

During the months of April and May, the maintenance staff will need access to your unit to perform the water saver program and annual condensate clean-

ing in your building.

This will be done during the hours of 8:00am to

4:30pm.

Please take a few minutes to replace

your smoke alarm batteries if needed

and push the test button to make sure

the alarms are working.

Activity Notifications

It's too late to complain about a development application once the planning hearings have been held. In order to be on the front end of development applications in the county, go to

notify.pgatlas.com and register.

Once a week, a report on every type of ap-plication submitted for review and considera-tion by the Planning Department is sent via

email.

Board meetings are open to all homeowners

and tenants. You are welcome to attend.

The 2017 pool season is just around the corner. The 2017 pool association fee was due April 1, 2017. The 2017 assessment is $164.00. The $164.00 annual assessment should be mailed along with the coupon in

the envelope provided. Please do not combine your monthly condominium fee with your pool fee. These fees are due to separate associations and must have separate checks

written and separate coupons used. Payments are to be mailed to the address specified on the coupon and

mailing envelope. Payments are not accepted at the CVI or Pines I offices because the

payments go directly to the bank.

Sec. 3-139. Defecation; Removal of excrement.

a) No person owning, keeping, or having custody of a dog or cat, except a seeing eye

dog, shall allow or permit excrement of such animal to remain on:

(1) Public property, including streets as defined in Section 1-102(a)(34); or

(2) Private property without the consent of the owner or occupant thereof.

(b) The person owning, keeping, or having custody of the animal shall immediately re-

move the excrement deposited by the animal.

DUMPSTER WEEKEND!

The Board submitted an application on behalf of the Pines One

community and was approved by Prince George’s County to be pro-

vided with free dumpster service in the Spring and Fall of 2017.

For the Spring, dumpsters will be delivered on Friday, May 05, 2017 and removed on

Monday, May 08, 2017.

The dumpsters will be at two locations:

Building 10228 - near the access path to the pool house

Building 10232 – parking lot

Only items such as broken down cardboard boxes, small furniture, area rugs, and other

small bulk items may be deposited in the dumpster.

No large appliances, no construction or building material, sofas or large pieces of furniture may be deposited. These large bulk items are your responsibility to remove from the prop-erty. If a contractor is coming to replace shelving, carpeting, an appliance, furniture, etc. coordinate with the contractor for the removal of your old items.

and they are located at 711 Richie Road, Capitol Heights, MD 20743.

Vehicles can be picked up during Impound Hours listed on their website:

Mon - Fri: 9AM - 5PM, Sat: 9AM - 12PM & Sunday by appointment only,

however you may be able to pick up your vehicle 24/7 if you give a one hour call

notification. Vehicles parked on the property between midnight and 7 a.m. without a

permit will be towed at the vehicles owner’s expense without notice.

Mailboxes For mailbox key, contact a locksmith. Residents are encouraged not to leave

mail on top of boxes for pickup to avoid lost or misplaced mail.
