9709 Annetta St South Gate Analysis

Physical characteristicsThe subject property is a single family residence located on a large cornerlot. The property tax records indicate 4 bedrooms and 3 bathrooms, 2,162sq feet on a 8,054 sq foot lot. It was built in 1942.

Observations of the subject propertyI would characterize the property as a fixer upper. The master bathroom ismissing the vanity, the kitchen cabinets are in need of replacement, andthe carpets need to be replaced. The landscaping also needs to becompletely redone as the back yard is overgrown with weeds. I alsonoticed some significant termite and dry rot damage on the exterior of theproperty especially the windowsills. The hallway drywall will also have tobe dealt with as there is residue on the walls from photos. I noticed thatthe old floor furnaces were never removed.

The location is excellent for South Gate near the park. The layout of thehome is also good with a family room and extra large bedrooms. Thepowder room off the laundry room is also a plus. There is a 2 car garagethat is need of a new garage door. Although the rear addition to theproperty encroaches somewhat in the backyard, there is still ample spacefor normal use.

Potential Issues With the City of South GateDealing with the city is the biggest potential problem that I see with thesale of the property. I spoke with Building and Safety and they will requirea city pre­sale inspection prior to the sale. You (or I, if you decide to hireme) need to go to Building and Safety and order the pre­sale report. I amincluding the application with this report. If you want me to do this, you willneed to notarize the document and I will need to furnish them a copy of thelisting agreement.

The main problems are the bedroom count and the heating & AC  systemthat never got permitted. The bedroom issue concerns me the mostbecause it is most obvious. The inspector could also call out  the heating &AC system. The problem is that the floor furnaces are still visible and ifthey notice the vents in the ceilings they might start asking questions. Asper the lady I spoke to with the city, the seller can pass any repair issuesover to the buyer if the buyer agrees to make any repairs or corrections.Fortunately I have extensive experience dealing with these type of issuesand will be able to make suggestions on how to handle it.

Fix Up or Sell to a Cash Investor?Ok let’s talk about which route to go. Let’s discuss the family fixing up theproperty first. Obviously the intent with this route is to maximize the cashthe family walks away with.

If you do go this route, you need to do everything that needs repair orreplacement in order to do it right. What you don’t want to do is to do apartial remodel or just a minor fixup. This will not get you a return on yourtime or money because the buyers will focus on what you didn’t do insteadof what you didn’t do. If you replace the garage door, install a new vanity,fix the hallway walls, clean or replace the carpets, and paint, but do notredo the kitchen, do not redo the family room rock fireplace, do not do thelandscaping, etc., you will end up with a half repaired house. You will notaccomplish what you set out to do which was maximize the cash you getfrom the sale.

The pluses of doing a total remodel is you will maximize the price of thehome. The minuses of doing this is the you will need to spend significantmoney to do this, you will delay a sale about 6 months, and someone willhave to oversee the project and make design decisions. You will also bedealing with the city for plans and permits which is no fun.

Let’s look at the repairs I feel you will need to do to really do it right:

New kitchen with appliances (stove, dishwasher)New powder roomNew master bathroomRefinish hardwoods in living room and hallwayNew carpeting and pads in bedroomsNew floor and paint in bathroomNew garage door with openerNew interior and exterior paintNew modern front doorPull out the old floor furnacesTermite and dry rot repairsMisc electrical and plumbing repairsNew landscaping/sprinklers front and rearMiscellaneous items that will invariably pop up during a remodel.

I know what it costs to rehab a home of this size with theses items. Youshould budget at least 70k for these items.

Selling to an rehab investor vs rehabbing it yourselfIf you decide to sell to an investor it will be a quick and easy. The investorwill pay all cash, the escrow will be about 3 weeks, and you will not have tospend another nickel for repairs. Of course the downside is that you will netless than if you did a full rehab yourself to the property. Let’s look at thenumbers with an investor rehab vs you doing the rehab.

With a complete $70K remodel, I estimate that Annetta St should sell forapproximately $375,000. The rehab should take approximately 6 months.

If you sold the property to an investor here’s what you net approx:

So as you can see the family will net approximately $38K more if youdecide to take on the remodel project. You will need to decide if it is worthit or not.

My recommendation is to list the property at $279,000 as is withoutspending another nickel on repairs or fix up. Just get the house cleaned outand that is it. Let the investor who will pay the most for the property stepand make the highest bid. The market is changing and perhaps an investorwill settle for a lower profit margin and pay you a higher price.

Comparable Market AnalysisA Comparable Market Analysis (CMA) is the tool I use to determine the value of your home. The                                 first thing I do is pull up your property’s public information data sheet from the title company. The                                 data sheet will show your property’s address, square footage, year built, bed and bath count, lot size,                               ownership, purchase date, and purchase price. I need this data to start my analysis.

Next I search the Multiple Listing Service (MLS) and look for properties with the same characteristics                             as your home in your immediate neighborhood. I am looking for similar properties to yours that have                               recently sold (SOLDS), are currently in escrow (PENDINGS), and are currently for sale (AVAILABLES).                         We refer to these properties as Comparable Sales or “Comps”.

I pull properties with with the same bed & bath count, within 300 square feet of yours, built in the                                     same era with similar lots. I really try to stay in the same neighborhood. For example, if you have a                                     home in neighborhood “A”, I don’t want to use comps in neighborhood “B”. I am not a licensed                                 appraiser, but I follow the same standards and methodologies as a professional appraiser would.

The first group of home I look at are ones that have sold within 90 days. This group is the best for                                         comparing to your home. The second group are the homes that are in escrow. We know the asking                                 price of these properties but we won’t know the actual sales price until escrow closes. The third group                                 is the available homes. These are the properties that are still on the market and are not in escrow.

By looking at the sold, escrow, and available homes that are similar to yours and in the same location, I                                     can determine how your home stacks up and what it should sell for based on the comps. However,                                 there are always compensating factors that influence a home’s value. For example, your home may be                             remodeled or perhaps you have added a pool or a guest house. Maybe you are on an extra large lot or                                       your house has views. All of these compensating factors will influence the value of your property.

The field inspection is limited to structural additions, modifications or alterations apparent from a position external to, or from the perimeter entrances and windows of a residential building structure.

The Seller/Applicant hereby agrees to have the City forward a copy of this Application to the Escrow Company, herein named, and to have such included in said Escrow instructions. Should the name of the Escrow Company not be available at the time of application, the Seller/Applicant hereby agrees to provide this information no later than five days from the date of the opening of Escrow.

Applicant warrants that he, or his principal, has a fee ownership interest in the subject property and that he/she has the authority to grant the permission hereby given to perform the inspection by the property owners.
