ILEY HWY 59 RANCH 828 +/- ACRES LIVE OAK COUNTY, TEXAS HISTORY : This 828 acres, more or less, is a part of an original 8,887 acre ranch that was obtained by the Chapa family by Spanish Land Grants from the Mexican Government in the 1800’s. The Chapa family raised horses in this area of South Texas known as the “Wild Horse Desert”. The land was sold to Somerset Land and Cattle by the Commerce Bank in Houston, Texas as Trustee on May 6, 1941. Somerset Land and Cattle sold the land to Tom B. Slick, Trustee, in July of 1946. The land was then sold by Tom B. Slick to T.W. Iley, Sr. and wife Regina E. Iley on October 15, 1946. T.W. Iley, Sr. and Regina had two boys, George and Tom, Jr. The land was handed down to Tom, Jr. and George Iley upon the demise of their parents. The Iley families ranched and hunted this property for many years until the ranch was divided between the two boys. In 2002 the remainder of the ranch owned by T.W. Iley, Jr. was divided by his heirs, Sharon Iley, Dennis Iley and Tom Iley, III and this part of the ranch was obtained by Tom Iley, III and his wife Constance Boyea. LIVE OAK COUNTY, TEXAS

HISTORY: This 828 acres, more or less, is a part of an original 8,887 acre ranch that was obtained by the Chapa family by Spanish Land Grants from the Mexican Government in the 1800’s. The Chapa family raised horses in this area of South Texas known as the “Wild Horse Desert”. Corpus Christi is southeast about 65 air miles and San Antonio is north approximately 95 miles. ACCESS: The ranch abuts to U.S. Highway 59, also designated as Interstate Highway 69, which is a major commercial traffic route from the International Inland Port of Laredo to the Port of Houston. The nearest commercial airport facilities are Corpus Christi International (60 miles east of the ranch) and Laredo International Airport (approximately 75 miles to the southwest). Private aircraft can land at Live Oak County Airport (3,800 feet, lighted and paved runway) that is 2 miles north of George West and approximately 15 miles northeast of the ranch. The ranch also has access from a private road along the southwest boundary of the property. This is a private road and Buyer will receive an undivided ½ interest in the surface of this 10.08 acre road. This 5.04 acres of this land is included in the overall total of the ranch. There are two entrance gates on this private road for access to the northeastern 595 acres of the ranch. 232.04 acres of land lay on the southwest side of this private road and the entrance gate is off of this private road.

TERRAIN: Rolling hills with brushy draws and sandy creek bottoms are the most prevalent characteristics of this ranch. The elevation change approximately 60 feet from the highest ridge to the low areas along Ramirena Creek. Rolling Hills with views of Ramirena Creek bottom.

VEGETATION : South Texas Brush Country is known for producing excellent quality habitat for deer, turkey, quail, dove and this ranch is no exception. Regrowth mesquite with an occasional oak tree are along the sandy loam bottoms. Blackbrush, whitebrush, quayacan, granjeno, quajillo, colima, cenizo, coma, chapote and prickly pear are just a few of the native plants that grow on the hills and slopes. Hackberry lined creek beds and the native brush produce high quality food sources for the wildlife and livestock.

SOILS: Soils range from a deep sandy loam in the creekbeds to outcrops of caliche on the ridges and hills. All of the land will support vegetation for wildlife and provide an excellent habitat for variety of animals common to the South Texas Brush Country.

WATER: On the northwest side of U.S. 59 at the cattle pens is a water well with 6” PVC casing. The depth of this well is unknown. A 240 volt, single phase, electrical breaker box, meter box, and pump control are located a short distance from the well site. No pump is in this well. The water level is

estimated at 350 feet. On the south end of the ranch at the hunters camp is a new well that was recently completed by Edward Pawlik Well Service from George West. This well was drilled on 05/12/2014 to a total depth of 585 feet. The well was jetted and produced 35 gallons per minute. The pump was set at 315 feet below surface and the static water level rose to 248 feet below land surface.

The water is good quality and usable for livestock and human consumption. Rainfall in this area is estimated to be 26 inches a year. Recent rain fall has been substantially less than the average however the native grass cover is good as all of the cattle have been taken off the property for approximately a year. There are several stock tanks and watering holes along Ramirena Creek that provide water after seasonal rains for wildlife and livestock. A unique system of diversion terraces were constructed to channel the rain runoff into the creeks and tanks. This also helps to control erosion by wind and water.

IMPROVEMENTS: The improvements include steel pipe and sucker rod cattle pens on the northwest side of U.S. 59. Livestock access the pens by passing under the highway at a bridge on Ramirena Creek. The pens have loading chute, working chutes, crowding pens and holding pens. There are approximately 8 acres of land on this side of U.S. 59. A 40’ x 50’ wood frame and sheet metal barn with dirt floor is located close to the cattle pens. A hunter’s camp is located on the south end of the ranch. It is set up with travel trailer hookups, electrical service and water system. The property is high fenced on the

northeast, south and southwest sides. The other fences are steel post and barbed wire that are in good condition. Ranch is divided into at least three pastures and the division fences are good to fair. There are numerous ranch roads throughout the ranch providing access to all areas of the property. WILDLIFE: Ideal native brush and good wildlife management have yielded excellent quality deer. Turkey, quail, dove, ferrell hogs, coyote, bobcat, and other South Texas Brush Country species are commonly seen on this ranch. The picture to the right is a deer blind that Mr. Tom Iley, Jr. had made by welders over 30 years ago. This is a real conversation piece. The property is currently leased to hunters and sell would be subject to the current hunting lease. Terms and revenue will be disclosed upon request by qualified buyer.

RECREATIONAL: South Texas is known for a variety of birds and this land is located in an area that is prolific with many migrating birds from the north and south. Green jays, blue jays, cardinals, buntings and many other birds are commonly found at feeders in this area. This ranch would be an excellent property for horseback riding, Indian artifact hunting, hiking, or four wheeling. EASEMENTS: There are numerous gas pipeline easements and some production facilities located within the boundaries of this ranch. Power line easements are across and along the highway frontage. There are no access easements that go through this ranch. The private road on the western boundary is traveled by adjacent land owners.

NEIGHBORS: Neighboring properties range in size from 250 plus acres to over 800 acres. All are being used as hunting ranches and livestock producing ranches.

MINERALS: This is a surface estate only sale. All of the oil, gas and mineral rights were retained in previous deeds. Any mineral rights that Seller may have, shall be retained in deed of conveyance.

TAXES: The property is currently taxed as agricultural land under D-1 classification by the Live Oak County Appraisal District. Total taxes for the year of 2013 was $1,087.00. This includes Live Oak County, Live Oak County Road, Live Oak Co. Emergency Dist., Live Oak County Underground Water Conservation District, and George West Independent School District taxing entities.
