Marcus & Millichap is pleased to present the opportunity for an investor to acquire a single tenant double net-leased Walgreens (formerly Rite Aid) located at 69 Lewis Street in Whitesville, WV. This pharmacy is composed of 11,180 square feet and includes a drive thru, situated on a 1.37 acre lot.
The property is still branded as a Rite Aid, although current ownership received noti�cation that the lease has been assigned to Walgreens Co. through their acquisition of Rite Aid and that this store was in fact included in the acquisition. Due to the fact that this is the only big-name pharmacy (Walgreens, CVS and Rite Aid) in the immediate vicinity, with the closest being almost 40 miles away, there is little concern that this store would be subject to closure due to redundancy. The lease commenced in December of 1995 and the current option period is due to expire on October 31st, 2021, with the tenant having six, �ve-year options to renew with the �rst inclusive of a massive 62% rental increase.
