Hi Stoneybrook! Summer has reached us full blast the past couple of weeks, and I am ex-cited to announce that the new pool furniture has arrived! Please visit the Stoneybrook Hills pool to enjoy the refreshing water, and relax on a new lounge or under the umbrellas! If you are on our email list and are receiving my update emails, “HOA Matters”, you may already be privy to the information in my article for this quarter. I have changed the update emails from weekly to biweekly, in an effort to cut down on the emails you receive and provide an opportuni-ty for homeowners to submit information they would like to hear or write about. If you have any information, home tips or tricks, or questions you would like distributed, please forward them to me at the Stoneybrook Hills Clubhouse. The Board of Directors Quarterly meeting was held at the Clubhouse on June 24

th. The prior meeting minutes were approved and are now avail-

able on the website. Each homeowner committee gave an update as to the items they are working on and we would like to thank them for provid-ing the BOD with that update. I also provided an update on operational items, landscaping, violations, and finally Rebekah gave an update on how wonderful the events are going. Thank you to all the new partici-pants we are seeing at the resident events and we hope you are enjoying the new Lifestyle Program. The Board made a motion during the meet-ing to approve the proposal recommended by the RAC, after diligent re-search was done, for replacement of the call box at the recreational gate. Liberty Locksmith has been engaged and will install the new call box within this Quarter, putting us one step closer to closing the recreational gates 24/7. The Association has started the research on our options for the Bright-house Cable Agreement. We have reached out to Comcast Xfinity and AT&T U-Verse to meet with Management and the Finance Committee to discuss what options we have to present to the community. The BOD has appointed a new attorney to represent the Association. I would like to welcome Karen Wonsetler, P.A. to our Stoneybrook Hills team. Karen is very responsive to Management, as well as homeown-ers, and we are all excited to work with her! Her practice is located in the Orlando area, which has given us an advantage when a court appearance is necessary.

If you were one of the unfortunate residents who had some issues with their barcodes, I am happy to announce that the programming issue, leading to barcodes failing to open the gates, has been re-solved. We have appointed American Lock & Door as our new pro-grammer and we have had next to no barcode complaints since. Another exciting resolution Management was able to work out this past Quarter was the repair of the access card system. We were able to upgrade the Scribble software and QuickBooks, enabling us to once again program and print proxy cards. If you still have a tempo-rary card, please visit the clubhouse to obtain your permanent card. Do you live near or around one of Stoneybrook Hills’ cul-de-sac is-lands? If so, you will be relieved to hear that Lennar is in the process of installing irrigation and replacing the plant material in these areas. Management worked with RLC Landscaping to work out the details and to put together proposals for the BOD and Lennar. We are elated to see this project approved! Budget season is right around the corner in the Community Management world! Management has been keeping track of items homeowners, committee members, vendors and Management would like to see in the 2015 Budget, otherwise known as the “2015 Wish List”. If you know of any items you would like to bring up to the Finance Committee or Management to be added to this list, please forward these items to me as soon as possible so we may review. I would like to say a special thank you to the active homeowners in our community who work side by side with Management to help cre-ate solutions and who have a positive outlook on HOA Matters. I hope to meet and see more homeowners at the upcoming events and HOA meetings as more homes are being built and our community grows. Have a wonderful Quarter!

As in the past quarters, this quarter was a busy time for the RAC. The April meeting hosted a welcome back

Lennar to Stoneybrook Hills as our builder announced the resumption of construction. Our Guest speaker;

was Karen Morgan Lennar Homes Sales department. Karen thanked the RAC for inviting them to the meeting

and she pointed out the styles and prices of the new holms at Oakridge and Crestview Estates. Several resi-

dents asked questions about plans for the future. The sale and construction of new homes is proceeding in a

rapid pace in Oakridge and Crestview.

We have been working on getting the Curbs and Gutters (C&G) repaired and up to Orange County Code before the developer puts down the final pavement on our roads. To do otherwise would cost us a consid-erable amount of funds post developer turnover. The RAC with the cooperation of Lennar has accom-plished this and the final pavement is in process of completion in Oakridge, Crestview and on the entire length of Town Hill Boulevard. Our thanks to our Member-at-large Gary Grimm for all of the hours and hard work that he generously gave to the community to complete this work. Gary has pointed out that this is not the final punch list before the community turn over. Any final repairs to C&G, sidewalks and other infrastructure elements are governed by Orange County statute. This includes an inspection by an inde-pendent engineer for the residents, not more than 180 days before SBH-HOA turn over and final ac-ceptance by the homeowners of Stoneybrook Hills. Our thanks to Marion Cole and the Finance Commit-tee for their invaluable assistance in this repair of the C&G matter.

We generated more improvements in having the pool ladders repaired by management and the free-swinging door to the exercise room controlled by a Hydraulic Door Closer. The door was smashing against the drainpipe and emaciating the irrigation head to the left of the entrance.

We worked with Lennar infrastructure to have irrigation lines run to the Cul-De-Sacs in Crestview and Oa-kridge. Lennar and MS/Rialto have agreed to install an irrigation system and to replace the dead trees and landscaping.

We are investigating the future operation of our 24/7 main entrance and the access to the club house area after hours. We shall have more on this in our upcoming meetings held on the first Monday of the month at 6:30pm.

Discussed the feasibility of purchasing a Golf Cart and or Gator for the Maintenance department; it was pointed out that a gator lasts about 15 years and has more capacity in its dump bed than a golf cart. Golf carts also need constant maintenance and they do not have the rugged ability and hill maneuvering capa-bility of a Gator. Sent the proposal to the Finance Committee and management for a budget proposal in next year’s financing.

A resident submitted the Practicality of lighting the bulletin board at the entrance. Management installed lights.

Discussed the covering of the large purple pipe at the entrance to Oakridge- Management will have bush-es planted similar to the pipes in the other section of the community.

Call box access to the Clubhouse area-Management is looking into ways to accomplish this and a bid

from Liberty locksmith for the clubhouse entrance for $1548.00 sent to management and FC approval. Our thanks to our Vice President Frank Filippelli for managing this effort as well as the ongoing gate study we mentioned in an above paragraph

Our Guest speaker for May was Deputy Sheriff Alberta Gilbert Orange County Sheriff’s Office Crime Pre-vention Unit, Sector 1. She discussed securing homes and properties. Neighborhood watch (BOD would have jurisdiction); Identification system for marking valuables was highly recommended by the Sheriff. She finished with a thought if you have a doubt about calling the Sheriff’s Office for any suspicious activi-ties, error on the side of calling. They would rather come out and check than to have to do a post investi-gation of a preventable crime.

Rodent removal - decided to wait until they surfaced this year, as none of the previous bidders would re-submit until they do.

Mileage reimbursement now paid to HOA personnel to compensate for use of private vehicles, according to the Access Management Contract of Apr 2013. Discussed the Access Management contract – The BOD rewrite to define some ambiguities in the origi-

nal Apr 2013 contract Trespassing, BOD did not approve fencing. Gary spoke about off duty police and the signs that manage-

ment has placed around the property to stop the encroachment of off road vehicles. This seems to be working as the flow of undesirables has abated.

Nexdoor.com Nalaine Bersia presented information about the program. She explained that unlike the e-mail alert system for SBHOA this is a two-way communications program that the community can use to voice opinions and ideas on. See: https://stoneybrookhills.nextdoor.com/general/

Bright house agreement for Clubhouse barcode Access – Michelle stated we are still unable to connect to the recreation barcode reader due to the pending Bright house agreement. Homeowners questioned the need for additional cable connections. The follow up question was why MS Rialto will not sign the agreement. Awaiting follow up

Electric Audit – The RAC requested Management look into an electric usage breakdown for all the Duke Energy Accounts. Michelle presented the electric use for Stoneybrook Hills and it is under review.

Discussed off premises people using the basketball and tennis court – Explained by Michelle that unless someone has an access card they could not turn on the lights for the basketball courts and use them without authorization. Some homeowners expressed that the lights stay on for extended periods without anyone being on the courts. Donald reported that the timer at the courts is set to shut off at 10:30 the closing time for the courts. This would prevent the lights being on for an indefinite time.

RAC generated and reviewed the survey for Access Residential Management one year benchmark and assured a resident that the survey is conducted via e-mail and USPS for those that do not have e-mail. That mailing and e-mail notice is accomplished. 15 Jul is the cutoff date.

Other homeowners asked about the pool rental policy due to parties leaving a mess and having large amounts of guests. Management published via e-mail the rules and regulations for use of the club and pool to the community.

One resident has questioned the age restriction of 16 in order to use the recreation area. She pointed out that times have changed and that 14 year olds are much more mature today than was in the past. Re-questing the age for unaccompanied use of the recreation area reduced to 14. Awaiting BOD response.

We are looking for a few good neighbors to join us on the Council. Consider being a part of the ac-

tion. Together we can make our community the best in Orange County.

Dear Stoneybrook Hills’ Residents:

It has been a busy quarter for the Violations Committee. We have held several viola-tion meetings and have updated the Schedule of Fines. The committee has read your comments and heard your suggestions and has made several changes to the Schedule of Fines in order to make some fines a bit more reasonable for all of us.

If you haven’t already checked out the Schedule of Fines, we urge you to take a look; there may be violations you aren’t aware of.

We hope this will help you and your neighbors continue to keep Stoneybrook looking beautiful.

Finance Committee

There are a few open issues that the Finance Committee is working on concerning the Revenue

side our Financials. The Committee met recently with the Board and Management and was in-

formed that these issues have been resolved.

Our Board President, Carlos De La Ossa and the Access Management team met with the Develop-

er, and the Developer has agreed to fund the Orange County Reserves based on COC.

Funding of the OC Reserves and the Developer Deficit Funding are beginning this month with regu-

lar payments through the end of the year, and they will finish the “true up” of the Developer Deficit

Funding by the end of year audit.

As of May 2014, our reserve account balances are $618,251.88. Our current year net loss is

($152,322.57), Our Budget Variance is ($115,267.65) with $114, 774.11 of this being Develop-

er Deficit Funding not yet received.

On the expense side for the month of May, our Budget was $89,165.93, and our Actual was

$108,966.55 leaving us with a Deficit of ($19,800.2) of that $14,679.81 was expenses related to

the new pool furniture, entertainment support for Clubhouse activities, off duty Orange County

Sheriffs, and mowing of the vacant lots. These items are included in the Developer Deficit

Funding and are not being paid for by the homeowners. The balance was seasonal increases

in the payroll and fluctuating utility costs.

We are beginning the budget process for the upcoming 2015 budget period. Also, current ex-

penses are being reviewed for ways to cut costs while continuing to deliver the services Ston-

eybrook Hills’ residents need and want.

A workshop meeting in early-mid August to allow the community to discuss some of the items

up for consideration. Management will post notice once this date is set.

We understand the Developer has been hit with huge Developer Funding requests from Ston-

eybrook Hills to conclude the Final Pave and Curb & Gutter repairs, so we understand the delay in

Developer Deficit Funding requests to true up the DDF issue. Our trust in the Board of Directors

and Board President to work with us has always been upheld. We see no problem now. It takes

time to accomplish resolution to some issues, but, in the end, they are resolved to the benefit of all

parties. We are simply informing all homeowners of issues that are currently being worked on by

the Finance Committee, Board and Management in the sense of Full Transparency to our Finan-

cials.

Hello again! In the last newsletter I was introducing myself, and now I’m in the full swing of planning away! In my time here so far, I’ve been able to get acquainted with those of you stopping by the office, attending events or even chatting with those working out in the gym or lounging by the pool...and I’m even remembering names! I couldn’t be happier with the way things are going, and even though I don’t live in this community, you’ve all made me feel like I belong here ! You have no idea what the all of the kind words of en-couragement and support have meant to me. My satisfaction truly lies in all of the fun everyone is having and seeing everyone come together. In addition to all of the planned events, I’m lucky enough to be able to be a fly on the wall and observe all of the birthday celebrations, bridal & baby showers, private parties, etc. held in the Clubhouse. All of these events make me think about this community and the meaning of community in general. It’s obvious all of you live, work and play within the community of Mt. Dora as well as Stoneybrook Hills, and that is your common unity. Though all of you are of different backgrounds, stages of life, etc., you’re all invested in your community. What makes this community unique is the opportunity to come together at events and make connections with each other that you might have not otherwise had the chance. I’ve seen neighbors exchanging emails and phone numbers and finding they have a lot more in common than a zipcode. I’ve also seen residents who have lived here for years meet other residents who have lived here just as long meet for the first time. Friendships are forming, and this community is becoming stronger. My first event here was a movie night in which 5 people attended. A little over 2 months later, we’ve had crowds of 75 to over 125 for various events. While I’ve planned some fun events, I give credit to all of the residents for mak-ing them great! I KNOW all of your lives are busy and am so happy you’re taking time to partici-pate. There’s a synergy now that can not happen without everyone’s participation. This community belongs to you, and you belong to this community. Get connected. Amazing things are happening at Stoneybrook Hills! So, this is my challenge to all of you...talk to someone in the community you don’t know. You never know if it will change their day or if it will change their life...or maybe even yours. Cheers, Rebekah Rich

Each class is $5 and can be paid when registering. This is the first class in the series.

We had an awesome turn out in June, so she food trucks are coming back with new trucks! All

food is first come, first served. Indoor seating will be available.

Ballroom Rentals & Private Parties One of the benefits of being a homeowner/tenant at Stoneybrook Hills is the ability to reserve the

Clubhouse Ballroom or a portion of the Pol area for private parties. With the increase of

homeowners, resident events and private parties, this is a friendly reminder of the amended rental

rules as of January 2014.

Ballroom Rental Rules

The Clubhouse may not be used for any event unless approved in writing prior to the event.

A room rental request form must be submitted to on-site staff to rent the Ballroom.

An approved/denied response will be given within 10 days of the office receiving the application.

Ballroom rentals are classified into 4 categories:

1. Clubhouse facilities rental fee for Homeowners (not tenants of a homeowner): When the facility is used for

ONLY HOA Homeowners, there should be no fee charged. Homeowners will be allowed to bring up to 4

non-resident guests with guest passes. Example– Oakridge residents use the facility for a neighborhood

pot luck.

2. Clubhouse facilities renatl fee for HOA homeowner (Private use): If a HOA homeowner wants to use the

facility for a personal get together, a minimal fee of $25.00 an hour after Clubhouse hours (6pm-2am) is

charged and is free of charge during office hours (9am-6pm) with a $100.00 deposit. (The deposit will be

returned to the homeowner after satisfactory inspection of the facility is completed after the function. If

inspection is not satisfactory, the Association will retain the deposit.)

3. Clubhouse facilities rental for HOA homeowners commercial use (Jewelry parties, Pampered Chef, etc.):

There will be an hourly fee of $37.50 (standard fee for commercial use) charged to the HOA homeowner

that is hosting the event. This fee is non-refundable. There will be a $100.00 deposit due at the time of

application. (The deposit will be returned to the homeowner after satisfactory inspection of the facility is

completed after the function. If inspection is not satisfactory, the Association will retain the deposit.)

4. Clubhouse facilities rental to non-HOA homeowners (tenants of HOA homeowners) Ther will be an hourly

fee of $37.50 charged to the tenant who is hosting the event. This fee is non-refundable. There will be a

$100.00 deposit due at the time of application. (The deposit will be returned to the homeowner after

satisfactory inspection of the facility is completed after the function. If inspection is not satisfactory, the

Association will retain the deposit.)

All rental dates are subject to Management approval.

If clean up and/or repair after the event inspection exceeds the $100 deposit, the homeowner will be re-

sponsible for all costs incurred due to unsatisfactory conditions left by the homeowner or their guests.

Room set up: The staff will not set up the tables and chairs for your event. You can bring additional

chairs/tables if needed.

Room clean up: Consists of emptying trash, removing decorations, cleaning the kitchen (wiping down ta-

bles, counters, appliances, picking up any food, large spills must be mopped, all tables/chairs must be

placed back in designated area). This is the responsibility of the renting party.

When decorating: No nails, staples, holes in the walls. No glitter and/or confetti of any kind.

There is no smoking within the Clubhouse. Designated areas are provided outside.

Guests attending the event are only allowed to utilize the Ballroom, upstairs restrooms and kitchen.

Guests are not allowed downstairs, in the pool area, fitness center/kids room or sports court areas.

The room will seat 72 people. We cannot the couch and chairs; they can be placed against the walls.

There are 5 square tables, 3 round tables, 6 rectangular tables and 72 chairs.

Music can be played via our Muzak system, CD or MP3 device. Please speak with Management prior to

rental to make arrangements.

Microphone is available upon request. Please indicate on the Room Rental Agreement if one will be

needed.

Pool Party Policy

Pool parties are on a first come, first served basis.

Cost for rental of Pool area is $20 for 4 hours. This includes set-up and clean up time.

No night rental is allowed.

A $100 deposit is required at the time of booking the party. The deposit will be returned after inspection of

the area. Area must be cleaned for refundable deposit. Water hose will be provided if pavers or pavement

needs to be washed off. Staff will need to be notified to complete inspection.

The party may include up to 15 guests. (15 non-residents)

Pool furniture cannot be reserved.

No grills allowed at pool area. Prior arrangements will need to be made for use of the Clubhouse

kitchen.

The resident renting the pool area is responsible for informing and enforcing Pool rules with their guests.

The resident renting the pool area must be present during the duration of the event.

During the pool party, guests have use of the pool and pool bathrooms only. Guests are not allowed to

utilize the fitness center, kids’ playroom, Ballroom, Billiard room and/or sports court areas.

All residents and guests using the facility will conduct themselves in a courteous manner and respect the

rights of others.

Residents and/or guests who misbehave will be asked to leave the pool area.

Pool Rules

An access card is required for entry to the pool and pool restrooms. It is the responsibility

of each homeowner and resident to follow the rules for the pool in order to

maintain a safe environment for all to enjoy.

1. NO LIFEGUARD WILL BE ON DUTY! Anyone using the pool does so at his/her own risk.

2. ALL guests must be accompanied by a resident. Please be considerate of other residents when inviting

your four (4) guests to use the pool. Residents are encouraged to ask non-invited guests to leave the

premises.

3. Children ages fifteen (15) and younger are to be accompanied by a responsible person ages sixteen (16)

or older. This rule exists for safety, to limit the HOA liability, and to ensure the pool is enjoyable for resi-

dents of all ages. Residents are encouraged to ask unaccompanied children to leave the premises.

4. Pets are not allowed in the pool, pool area, clubhouse or in the recreation area.

5. No street clothes or disposable diapers are allowed in the pool.

6. Persons wearing bandages or having colds, coughs, inflamed eyes, infections or open sores shall not use

the pool.

7. No diving, running, pushing or rowdy horseplay will be tolerated.

8. No playing on the ladders.

9. No throwing hard objects (Frisbees, balls, etc.) in the pool.

10. No large, oversized rafts shall be allowed in the pool.

11. No intoxicants or profanity shall be permitted in the pool area.

12. NO GLASS CONTAINERS are allowed on the pool deck or in the pool. Food and drink are allowed

in deck area provided trash is placed in proper receptacles, and not within 4 feet of the pool.

13. When lightning is sighted, the pool area must be evacuated.

14. No smoking in the pool area. All cigarette urns have been removed from the pool area.

15. Do not litter in the pool area. Throw all trash in trash cans.

16. Do not prop open the gate to the pool area or children’s wade pool area for obvious safety reasons.

The Association is not responsible for lost or stolen articles, accidents or injuries arising

from the use of the pool and/or the pool area, or Clubhouse.

Ballroom & Pool Party Rental Addendum Effective 06/14

Due to the increase in resident events, a room rental will not be scheduled at the same time as

any resident event. Usage of the ballroom for a resident event takes priority over a private rental

for both the ballroom and pool area.

The resident who requested the rental MUST be present for entire event including set up/clean

up.

Deposits from past events CAN NOT be held for future events

Dates WILL NOT be held. A completed ballroom rental form & deposit is required to secure

room/date/time. NO exceptions.

Ballroom Rental/Pool Party parking for guests shall be in front of the Clubhouse area or at the

basketball court area. The gym/pool parking lot area is to be left open for residents to park for

the pool/gym.

Floors MUST be swept AND mopped after EVERY event.

Trash clean up includes removing bathroom trash from BOTH the men’s and women’s bath-

rooms as well as cleaning up any spills inside trash cans and/or the inside foyer, outside entry

way and/or on pool deck.

Ballroom

ALL decorations, bands, DJs, caterers, etc. MUST be approved by Management at least one

week PRIOR to the rental.

Party MUST ask before using any kitchen utensils/oven/refrigerator/etc.

The Keurig coffee pot is intended for residents and sales agents showing the amenities and

NOT children and guests of private rentals.

PRIOR arrangements must be made with Management for use of Billiard Room

Pool

All pool parties must stay in one area of the pool to ensure plenty of room for other residents to

enjoy the pool.

Pool parties are intended for up to 15 guests at ANY time, not at one time. PRIOR arrange-

ments must be made with Management if additional guests will be attending. Any party in ex-

cess of 15 guests without Management permission will be asked to leave immediately.

Failure to comply with any of these rules will result in automatic deposit forfeit. It will be the discretion of Management to determine the degree of violation

and if additional action should be taken.

Rules Violation Policy

To ensure the use and enjoyment of the recreation facilities by homeowners and residents, the fol-

lowing policy shall be followed for those who do not adhere to the rules and regulations. This policy

will be enforced in a stand way without prejudice.

Blatant aggressive or argumentative attitudes are basis for immediate suspension. Any one who is

physically or verbally abusive to others or staff discharging their responsibilities will not receive writ-

ten notice, but will be immediately suspended for a minimum of fifteen (15) days depending on the

severity of the situation.

Anyone receiving a notice for rules violation will have the violation removed if they receive no further

violation within a ninety (90) day period following the notification. If the person corrects the situation,

which is a violation on the spot, then no notice (oral or written) will be issued.

Any person receiving a notice for violation of a rule may appeal by notifying Management. Manage-

ment will respond within five (5) days establishing a committee composed of at least two (2) home-

owners and the Association Manager, who shall Chair the hearing. This committee will review the

case (including any witness on both sides of disputed claim) and issue a ruling within five (5) days.

While residents access is electronically controlled and will be deleted upon suspension, anyone who

is suspended from the facility and found on the premises after such time is subject to a trespass

warning.

Reminders

Lease applications

All tenants, new and renewing are required to submit a lease application and pass a background check

completed by the HOA in order to seek approval to live in the community. The Board of Directors re-

views each application submitted before approving or denying an application. New applicants who are

denied are not permitted to move in, and denied renewing applicants are required to vacate. Approved

applicants receive a lease approval letter from management in order to gain access into the community

from the gate attendants. Lease applications are available from the management office or on the HOA’s

website at stoneybrookhills.org. Contact the office for more information.

Parking

Long-term and overnight street parking is prohibited. Be sure your vehicles are parked correctly as

to not block the sidewalk. No vehicles are to be parked on the street. If you have concerns/issues

with parking, please contact management.

Gate

Be sure to call (352) 383-0525 and use the automated gate system to add temporary guests. Do NOT

call the gate attendant directly. Gate attendants can NOT add guests.

Child Safety

Please be sure your children are aware of the following safety rules:

No playing in the street

Watch for cars

Walk/ride bike/skateboard on the sidewalks

Play in your own yard, unless you have permission

Be mindful of your neighbors

Pets

Always walk your dog on a leash

Do not allow young children to walk large dogs

Pick up after your pet! Stations equipped with bags & trash cans are placed along the Boulevard.

Trash bins & recycling may be put out after 6 pm the evening before the day of pick up and need to

be brought in before midnight the day of pick up. Please store trash cans & recycling bins out of

sight when not curbside.

See something, say something! If you see something that you believe is suspicious, it’s best to

report it to both Orange County and management as soon as possible. The Orange County non-

emergency phone number is (407) 836-9000. Dial 911 for emergencies.

If you see a street light issue, please contact Duke Energy.at (800) 228-8485 or (407) 629-1010, or

submit a report online at http://www.progress-energy.com/custservice/flares/electric/index.asp and

click on ‘Request street light/area light repair’.

Recreation Facilities Rules

When at any of the recreational facilities, always be sure that your and your guests are following the

rules. Guests are required to ALWAYS have a resident with them while at the recreational

facilities. Residents are encouraged to ask anyone on the premises without a resident to leave.

Residents may also report any concerns to management. If after hours, contact the Orange County

non-emergency number at (407) 836-9000. Management randomly checks access cards at the

recreational facilities. Non-residents or guests without an accompanying resident will be asked to

leave the premises. Trespassers will be prosecuted.

Make sure you and your guests are obeying traffic laws when driving throughout the community.

Follow speed limit signs, and always stop at stop signs. Be mindful of the time of the day as well,

so you can make sure to watch out for children leaving/coming home from school.
