Need help interpreting these facts? There’s a lot of information to take in when talking about the real estate market and it’s not always easy to interpret the facts! In addition, market data on a wide spread area doesn’t always depict an accurate picture of your local neighborhood. So give me a call! I’ll go over the market with you in detail and let you know if it’s really moving in your favor. What Matters Most

In The REALTOR You Choose? The sale of your home will likely rank in the top 5 most important, financial transactions you will ever make. Fortunately, a qualified real estate professional will help make the process smooth and successful. Not all REALTORs are alike however, and you pay the same whether your agent is good, bad, new, or veteran. So, what’s important when choosing a REALTOR?

1. Hire an agent who knows your market. The market is different in each county, city, and subdivision. There-fore the marketing strategy should be handled differ-ently, too! Does your agent thoroughly understand your local area? Has he/she sold there before?

2. Hire an agent who has a successful track record. Focus on the # of listings the agent has SOLD opposed to the # he/she has listed. How many properties has the agent sold in the last year? Will he/she provide client references and testimonials?

3. Hire an agent who’s experienced. How long has your REALTOR been in the business? Has he/she had any special training that would be beneficial to you? Is he/she experienced in selling your type of property?

4. Hire an agent who has a marketing plan that drives buyers to your home. There is a lot more to marketing than the MLS and for sale sign including the internet, print advertising, social media, direct mail, cold calling, and video just to name a few. For sellers, it’s crucial that your agent has created a well researched and tested, multi-media plan that brings buyers to your home. Watch out for agents who focus on promoting themselves opposed to your property. Also keep in mind; an agent who has not consistently sold prop-erty, may not have enough stable income to pay for continuous advertising and ongoing marketing.

5. Hire an agent who has a team of professionals. Most agents run a one-man show juggling hundreds of tasks at once. This disorganized approach allows tasks to be dropped, calls to be missed, and inevitably leaves the client suffering from "no-service-no-sale.” Does your agent have the staff and systems in place to handle smaller but tedious and still important tasks such as posting signs and delivering flyers? How avail-able is your agent to work on high priority tasks such as creating new marketing and contract negotiations?
