GENERAL RULES - FARMINTRODUCTION

1. The Germantown Mutual Insurance Company Farmowners Policy is a flexible coverage contractdesigned to meet the insurance needs of today’s modern farmer. Coverage may be written on acomplete “package” basis or may be tailored to meet certain special coverage needs of theindividual risk.

2. With this policy, Germantown Mutual has the facility and capacity to insure the family-type farm. Inaddition, the policy has the flexibility of providing coverage for the hobby farm where little or nofarming is involved.

The following pages describe in detail our Farmowners Program eligibility requirements, coverages and ratingprocedures.

ELIGIBILITY

To be eligible for the Germantown Mutual Farmowners Program, the following applies:

1. The agent is required to personally view the property and determine its acceptability.

2. The property must be well maintained and reflect pride of ownership.

3. The applicant should have a positive attitude toward farm safety with a favorable loss history.

4. Credit reports are ordered on all new business, and along with other underwriting criteria, are used toevaluate the risk.

5. The farm should be either:

A. owner occupied;B. owned and farmed by a family corporation or family partnership; orC. occupied by a full time resident tenant involved in the farming operation.

INELIGIBLE RISKS

Eligible farms should not present unusual exposures or excessive hazards. The following is a generallisting of types of risks and exposures which are not considered eligible for our Farmowners Program.

1. Poultry, brooder and broiler farms;

2. Vacant or unoccupied farms. Also, properties in the process of being remodeled and not beingoccupied on a full time basis.

3. Horse farms, including breeding, boarding, and stable operations;

4. Commercial cattle dealers and sales barns;

5. Orchards, potato, cranberry, vegetable, ginseng, greenhouses, fur farms, veal and other specializedagricultural farming operations.

6. Buildings housing livestock containing unapproved cellular plastic insulation which is not covered by anapproved, 15-minute fire barrier. Some modern plastic insulations have been improved and do notpresent serious fire hazards. If an agent believes that an insulation may be acceptable, he should obtainits brand name and manufacturer, the installation date, and the name of the installer, and should thencontact Underwriting for approval before submitting the application;

7. Applicants owning a vicious animal and/or the breed of an animal that has a reputation of aggressivetendencies;

8. Farms which rent family garden plots or farm your own acreage.

9. Farms which contain mines, quarries, rifle ranges, or areas used for recreational purposes open to thepublic. This includes land leased for hunting purposes.

10. Buildings in which unapproved heatlamps, portable salamander-type heaters, or similar devices areused.

11. Seasonal or tenant occupied farms.

12. Mobile homes with wood burning heaters.

13. Applicants requesting liability coverage only.

14. Tenant occupied mobile homes.

If the agent has any doubt about unusual situations, it is recommended that they contact Underwritingbefore submitting an application.

GENERAL INSTRUCTIONS AND UNDERWRITING GUIDELINES

BINDING AUTHORITY

A licensed agent of the Company may bind the Company on a risk or type of coverage which is not listed asineligible in the manual. Agents may bind up to and not in excess of:

$300,000 on all property at one location$300,000 on liability

Do not bind on any risk in excess of these amounts. You may call for binding approval for higheramounts.

SOLID FUEL BURNING UNITS

The following situations do not qualify for our Farmowners Program:

1. Homemade units or barrel stoves.

2. Dwellings containing solid fuel burning units which are either double vented, have a metal chimney orflue, or have not been inspected by the local building inspector or fire department.

3. Dwellings where a solid fuel unit is the sole or primary heat source.

4. Dwellings containing fireplace inserts.

5. Tenant occupied dwellings containing solid fuel burning units.

6. Outbuildings or garages containing solid fuel burning units, without prior approval.

A solid fuel burning supplement must accompany the Farmowners application. A charge of $75.00 perunit will apply.

INSURANCE TO VALUE

The impact of inflation on property values is widely recognized. To assist agents in dealing with values,Germantown Mutual uses a professionally recognized building appraisal system.

APPLICATION AND PHOTOS

A Farmowners Application must be submitted, along with photos of all major buildings. Name of the insuredand building identification should be written on each photo. The application must be entirely completed andsigned by both the agent and the insured. All farms will be inspected for loss prevention purposes.

INDIVIDUAL RISK PREMIUM MODIFICATION PLAN

This plan may be used to recognize special characterisics of individual farm accounts which are not fullyreflected in the basic premium. Credits or debits, applicable to the total policy premium, may be applied aftera thorough analysis of favorable and unfavorable features.

A completed Form GMF-9 must be submitted when a risk is being considered for premium modification. Alldebits and credits must first be approved by Underwriting.

Covers additional farm dwellings, barns, portable buildings, other farm buildings and structures, andtenant’s improvements in farm buildings for which a limit is shown on the declarations pages or schedule.Buildings and structures are covered on an actual cash value basis.

4. Coverage F - Scheduled Farm Personal Property

Coverage classes or items of farm personal property for which a limit is shown on the declarationspage or a schedule. Coverage applies on an actual cash value basis.

5. Coverage G - Unscheduled Farm Personal Property

Covers farm personal property on a blanket basis. The coverage G limit must be shown on thedeclarations page. A complete inventory list is required. Coverage applies on an actual cashvalue basis subject to a 80% co-insurance requirement.

6. Coverages E, F, & G - Form FO-6 insures covered property against risks of direct physicalloss caused by the following perils:

Fire or Lightning, Windstorm or Hail, Explosion, Riot or Civil Commotion, Aircraft, Vehicles,Smoke, Vandalism, Theft, Sinkhole Collapse, Volcanic Action, (Machinery & LivestockCollision), (Livestock only - Earthquake, Flood, Electrocution, Loading or Unloading Accidents).Incidental Property Coverages: Emergency Removal, Debris Removal, Fire Department ServiceCharge, Pollutant Clean Up and Removal, Property in the Custody of a Common or ContractCarrier, Signs, Glass Breakage in Cabs, Farm Operations Records. Refer to Policy form forlimitations.

7. Coverage L - Personal Liability (Farm)

A. Form GL-2 covers liability exposures that arise out of the insured premises and the personalactivities of the insured.

B. A $1,000 Contaminated Milk Deductible applies - Form GMF-1

8. Coverage M - Medical Payments to Others

Covers medical expenses incurred by persons who are not insureds if bodily injury occurs in connectionwith the insured premises or the insured’s activities.

POLICY PERIOD

A Farmowners Policy may be issued for a term of three, six or twelve months. All premiums shown inthis manual are annual. Six-month policies will be written for 50% of the annual premium and three-month policies for 25% of the annual premium.

RESTRICTION OF INDIVIDUAL POLICIES

When unacceptable exposures or hazards of an incidental nature exist on an otherwise insurable farm,underwriting will consider issuing a policy which is endorsed to exclude the unacceptable exposure orhazard. Prior underwriting approval is required.

ADDITIONAL OR RETURN PREMIUMS

If the amendment of an outstanding policy involves a premium adjustment of less than $2.00, suchadjustment shall be waived. If the return premium is less than $2.00 and refund is requested, the actualamount shall be returned.

CANCELLATION OR REDUCTION IN LIMITS OF LIABILITY OR COVERAGES

The original policy must be returned or a signed lost policy receipt. (If insurance is cancelled orreduced, the earned premium shall be computed on a pro-rata basis.)

DEDUCTIBLES

The deductible amount, if applicable, will be stated in the declarations page. If more than one deductibleapplies to a loss at one or more locations, the total amount deducted will not exceed the highest deductibleshown in the declarations.

DWELLING PROGRAM OPTIONS

1. General Dwelling Program

This program may be used when the dwelling meets the following requirements:

A. The dwelling is a primary owner-occupied, one and two family home, used for residentialpurposes.

B. The dwelling may be written on Basic Form 1, Broad Form 2 or Special Form 3.

C. Dwelling must have an updated electrical system with a central thermostatically controlledheating system.

D. The dwelling must be of good quality and condition and show pride of ownership andupdated to meet current use requirements.

2. Dwelling Blue Ribbon Program

This program may be used when the dwelling meets the following requirements:

A. The dwelling is a primary owner-occupied, one-family home used for residential purposes.

B. The dwelling has a minimum replacment cost of $80,000.

C. Special Form 3 with a minimum $250 deductible applies.

D. The amount of dwelling insurance written is 100% of replacement cost.

E. There are no solid fuel heating units in the dwelling, kerosene heaters, or space heaters. Acentral thermostatically controlled heating system and a 100 amp. electrical service is required

F. No solar, earth, log, modular or mobile homes.

G. A dwelling cost evaluation and photo of the dwelling must be submitted with the application.

H. The following additional coverages are included without a premium charge for dwellings meetingthe underwriting requirements stated for the farm Dwelling Blue Ribbon Program:

1. Coverage C Household Personal Property will be 70% of Coverage A.2. Replacement cost coverage on Personal Property will be included.3. An Inflation Guard Endorsement will apply.4. Water Damage (Sewers and Drains) coverage included for a maximum limit of $1,000.

Policy deductible applies.5. Home computer coverage included for a maximum limit of $1,000. Policy deductible

applies.

I. Dwelling constructed within last 35 years. Dwellings over 35 years are acceptable if modernizedwithin the last 20 years including heating, wiring, plumbing, roof, etc. The updates must beindicated on the application.

A 10% Premium Credit will be applied to Dwellings meeting the above underwriting criteria.

3. Mobilehomes

A. A policy may be issued to cover a mobilehome permanently situated at a fixed location. Todetermine premium for the mobilehome refer to the Mobilehome Premium Section of manual.

B. Dwelling may be written on Basic Form 1 and Broad Form 2 only.

C. Mobilehomes manufactured prior to 1980 are not acceptable, unless they meet the followingunderwriting guidelines:

1. 100 amp service including circuit breakers.2. Updated plumbing.3. Updated wiring.4. Must have a composition shingled hip roof.

D. Actual Cash Value Coverage will apply.

E. A photograph of the mobilehome is required.

SEE DWELLING RATE PAGES

SECTION I - OPTIONAL COVERAGES

1. Modified Replacement Cost

If dwelling is being written under the Modified Replacement Cost terms, it must be insured upto at least 60% of its replacement cost. Dwelling must be in good condition with a minimum of100 amp electrical service. A surcharge of 20% will apply to the Dwelling premium.

2. Replacement Cost Coverage for the Dwelling

This feature may be activated on dwellings in excellent condition and insured to at least 80% ofreplacement cost.

3. Guaranteed Replacement Cost

This feature increases the limit of liability for Coverage A at the time of loss to equal the actual repair orreplacement cost of the dwelling.

Coverages B and C are increased by the same percentage increase applied to Coverage A.However, this endorsement does not guarantee replacement cost protection for Coverages Band C if the amount of loss under these coverages exceeds the stated limits.

A. Eligibility Requirements. The dwelling must qualify for the dwelling Blue RibbonProgram. In addition:

1. An acceptable photo must be submitted when this coverage is requested, unlessthe underwriting file contains an up-to-date worksheet and a photo submittedwithin the past two years.

2. The policyholder must notify the company within 30 days of completion ofbuilding alterations which increase the replacement cost by 5% or more.

3. This endorsement is not available for:

a. Homes under construction; orb. Secondary or seasonal homes.

Rate - A Flat Fee of $10.00 Applies.

4. Coverage B - Related Private Structures on Premises

Increased Limit — $2.00 per $1000

7. Inflation Guard

Inflation Guard Coverage may be written only on dwellings, and only on those that are totallymodern, in good physical condition, and insured 80% to value with a minimum coverage of$50,000. The Inflation Guard provides for variable annual inflation percentages. Coverage willbe increased every quarter.

8. Replacement Cost Coverage for Personal Property

Replacement Cost Coverage on household personal property may be provided by attaching thisfeature to Forms FO-2, FO-3 or FO-4. The deductible applicable to dwelling and personalproperty coverages must be at least $100.

1. FARM BARNS, BUILDINGS & STRUCTURES

A. Class A - Two story Barns, one story Barns with Loft, All property not described in Class B,C and D.

Note - if a Class A building is part of a continuous complex, all buildings in the complex aresubject to Class A rates.

B. Class B - Metal Silos, Metal Grain Bins without drying facilities, modern above groundmanure storage facilities.

C. Class C - One story masonry or metal clad structures and concrete silos.

3. Loss of Farm Income

This endorsement is designed to provide coverage for loss of income due to the interruption of theinsured’s farm operation from a peril insured against. Indicate the amount of insurance per month andthe number of months desired. This coverage islimited to 3 months.

RATE PER $1,000. OF COVERAGE - $7.50

4. Peak Season

Coverage for Farm Personal Property can be increased for specific monthly periods. Provide thedescription of items covered, amount of insurance and period of term. Pro-rate the increased amountof coverage using the farm personal property rates.

5. Rented or Borrowed Equipment

Coverage for direct physical loss to farm machinery and equipment that is rented or borrowed fromothers is provided by the policy. There is automatically $25,000 coverage provided under FormGMF-10 with certain limitations.

6. Repair or Rebuilding Requirement

At the option of the company, loss to property covered under Coverage E will be settled for 50% ofthe adjusted loss prior to the actual repair or rebuilding of the damaged property. Additional paymentwill be made if the repair or rebuilding is completed within 12 months after the loss.

7. Property in Transit

Coverage for farm personal property in transit can be provided for all risks of direct physical loss,subject to certain exceptions. Coverage for such loss is limited to $5,000.

RATE - $15.00 PER POLICY

8. Replacement Cost Terms

The loss settlement provisions that apply to farm barns, buildings and structures covered underCoverage E can be converted from actual cash value coverage to replacement cost coverage.Buildings must meet the following criteria:

A. Buildings must be insured for 80% of their replacement cost.

B. Written verification of replacement cost must be submitted to underwriting prior to writingcoverage.

C. Building constructed in the last 20 years. Buildings over 20 years of age are acceptable if thestructure meets the following criteria:

1. Wiring updated within last 5 years.2. Roof must be of either steel or composition shingled, and must have been replaced

with the last 5 years.

9. Falling Objects Coverage

Coverage can be provided by direct physical loss to property covered under Coverage E, F or Gcaused by falling objects. However, coverage does not include loss to:

A. The inside of a building or property contained in the building unless the roof or anoutside wall of the building is first damaged by a falling object;

B. Damage to the falling object itself; or

C. Outdoor equipment and fences.

Underwriting Requirements:

A. Pictures of the building(s) to be covered and surrounding area must be submitted tounderwriting prior to binding coverage.

B. Specified amounts must be stated for each building to be covered and an amount shownfor personal property to be covered in the insured building.

10. Farm Machinery - Direct Physical Loss - Scheduled Coverage

Coverage for farm machinery can be provided for all risks of direct physical loss, with certainexceptions. An 80% co-insurance requirement applies to all covered property. Equipmentused for custom farm work is not eligible. The deductible applicable to Coverage F or CoverageG also applies to this form.

11. Glass Breakage in Cabs
