The former school buildings are located on a mostly levelelongated site in the heart of a village community. The site islocated approximately four miles from Abergavenny town centreand near the A465 Heads of Valleys road linking Swansea, theM4 and Merthyr in the west with Abergavenny and Hereford tothe east. The location is within an area of considerable naturalbeauty, and well suited to a sympathetic residentialdevelopment enjoying exceptional views, including hills andwoodland. The site area is approximately 0.37 hectares, 0.9acres.

We are advised the site has mains electricity, water and drainage(not tested).

The property is available freehold with vacant possession uponcompletion and has freehold registered title numberCYM296693.

Planning:The site does not currently have planning consent but we areadvised by Monmouthshire County Council Estates Departmentthat their recent enquiries with the planning authority (BreconBeacons National Park) have been positive in relation toresidential development on the site.Previously, planning permission was refusedin 2006 on the basis of highways groundsand again in 2007 on ecological issues. TheHighway Authority would now allow adevelopment of 4 units withoutimprovements to the existing highwayinfrastructure and would consider a higherdensity if access and egress was from theroad to the north of the site. An ecologicalreport has since been completed which hasshown only secondary evidence of bats andincludes a mitigation plan to deal with theissues.
