Our cadetship program gives those new to the Real Estate Industry a structured, graduated, entrance into the market.

Designed to create professional, polished, consistent activity - right at the start of your Real Estate journey - this program is industry leading.

The model, under which we will employ you, is based on taking you from being a cadet to an educated, professional salesperson within 18 months.

When we started as salespeople we were given a desk, a chair, a phone book and for those who started this millennium, a wireless internet code.

There was no guidance as to how or where to get a listing or meet a buyer, there was no support and you either “had it or you didn’t”.

Knowing now what we didn’t then, and understanding that there is a demand for a new generation of salesperson, with an education (and not just a Rotary & Golf Club membership) and the requirement for a higher standard of service and professionalism we thought there had to be a better way. Our cadetship program is the best way to introduce you to a career without limits.

0 - 6 MonthsYou will need:

� A REAA Salespersons Licence � Perseverance � Work Ethic � A willingness to learn � Commitment to knock on doors and cold call

You will: � Door Knock. � Phone Call. � Weekly letterbox drops to your core area. � Offering Monthly Market Updates and Quarterly Market Reviews to homeowners who live in the Hibiscus Coast area.

� Other duties as in assisting licensee salespeople as approved by management. � Put out signs for the salespeoples and collect them afterwards. � You will be an independent contractor.

Measurables & Expectations � 5 people a day added to your database. � 6 working days. � Equals 30 homeowners added per week. � For 26 weeks straight. � 780 people on Database. � Notes in My Desktop - our internal client management system. � Tasks in My Desktop up to date. � Attend all office sales meetings, office training and any other training available through Ray White NZ and REINZ etc.

� Generate 1 market assessment a week from door knocking for yourself in conjunction with a senior salesperson.

� Door knock or call 50 homes for salepeople who have listed or sold a property in conjunction with yourself.

� Attend 5 opposition agencies open homes and report 5 sale prices a week.

Payment: � Commission on any sales that you are involved with in conjunction with a senior salesperson

6 - 12 MonthsYou will need:

� Commitment � Conscientiousness � Consistency in what you do � To Listen � An understanding of real estate principles and the Platinum Realty Ltd Philosophy

You will: � Generate leads out of your database for you in conjunction with a senior salesperson. � You will learn how to undertake appraisals in conjunction with a senior salesperson. � You will keep in touch with your client list building their trust and confidece by providing them with quality data and information.

� You will be jointly responsible in conjunction with another senior salesperson on leads you have generated.

� You will learn about negotiation and marketing strategies. � You will learn listing strategies and presentation techniques. � By now communicating with your database will be second nature. In fact your clients will expect you to call.

� Call your area of focus if a home is listed there - even if it is the opposition’s listing.

Measurables & Expectations � You will call your Database each quarter the P.M.R goes out. � 780 people on your Database (minimum). � 6 weeks of calls (3 weeks either side of the P.M.R going out). � 130 people called a week. � 5 days a week. � 26 contacts a day called. � Notes in My Desktop. � Task in My Desktop up to date. � Autumn, Winter, Spring, Summer or Xmas Offer. � Generate 5 appraisals per week for you and a senior salesperson. � 2 x listings a month and 1 x sales in conjnction with a senior salesperson. � Attend all office sales meetings, office training and any other training available through Ray White NZ and REINZ etc.

� Attend all Ray White Millwater - Platinum Realty Ltd Auctions. � You will attend 5 opposition agencies open homes and report 5 sale prices a week.

Payment: � Commission on any sales that you are involved with in conjunction with a senior salesperson.

12 - 18 MonthsYou will need:

� Patience: You will want to be going out on your own - and you will soon! This period of time is important - as it will ensure your income is consistent on a commission only basis.

� To keep structured in your day to day work.

You will: � You will be a joint listing salesperson with a senior salesperson on leads you have generated.

� You will be on all Marketing Material. � You will learn about:

� negotiation and marketing strategies � how to deal with buyer enquiry on listings � how to work to find clients a home to buy � listing strategies and presentation techniques

� By now communicating with your database will be second nature. Your clients will expect you to call. As they would have received at least 15 points of contact from you by now.

� You will probably be working 6 and a half days a week in preparation for you to go out on your own.

Measurables & Expectations � You will generate:

� 3 x Listings a month. � 3 x Sales a Month.

� Your additions to database will now be: � Buyers from Open Home registers � Magic 50 Door Knocking for Just Listed and Just Sold � Appraised properties that go into your personal database.

� You will call your Database each quarter the P.M.R goes out. � 780 people on Database (minimum). � 6 weeks (3 weeks either side of the P.M.R going out) � 130 people a week called. � 5 week days of calling. � 26 contacts a day called. � Notes in My Desktop. � Task reminders up to date. � Autumn, Winter, Spring, Summer or Xmas Offer created and communicated. � Complete 6 appraisals per week with your senior salesperson. � Attend all office sales meetings, office training and any other training available through Ray White NZ and REINZ etc.

� Attend all Ray White Millwater - Platinum Realty Ltd Auctions. � You will attend 5 opposition agencies open homes and report 5 sale prices a week.

Payment: � Commission on any sales that you are involved with in conjunction with a senior salesperson.

What comes next?2.5 - 3 Years:You will be assigned your own cadet. This is where you can enjoy the benefits that you once provided a salesperson.

3+ Years:As well as working with a cadet to continue your businesses growth trajectory. We work together to ensure that a P.A as a part of your team becomes a reality at the 3 year mark. A P.A builds capacity in your business, allowing you to consistently write big figures whilst maintaining structures and processes inside of your business. We teach you how to best utilise a P.A so that your income is supercharged, and the service you provide your clients does not diminish - whilst you also achieve some balance.

Glen Stevens: As a founding member of Ray White Millwater in 2013, and a director of Platinum Realty Ltd with Cindy, his wife. Glen has 17 years Real Estate experience on hand and is our Sales Manager. He will help you hone your sales skills and has great working knowledge of the business and our systems.

Cindy Shine: As a founding member of Ray White Millwater in 2013, and a director of Platinum Realty Ltd with Glen, her husband. Cindy has 20 years Real Estate experience and has received numerous awards over the years including Number 1 in New Zealand for the Ray White Group.

The Fun TimesHere at Ray White Millwater - Platinum Realty Ltd we enjoy strong involvement in our local community.

Our sponsorship of events and organisations for the good of the those less fortunate than us keeps us involved and further strengthens our bond with those around us. We have sponsored such events and helped raise funds for Ronald MacDonald House. Through their Annual Street Appeal and gifts for less fortunate famalies staying at Ronald MacDonald House Auckland over the Xmas period through “A Little Ray of Giving” program held every year by Ray White Offices in Australia and New Zealand.

Glen and Cindy have been there since day one and have a family approach to the way they operate their business and include all their teams families in any social events.

My name is Matthew Warden, a Sales and Marketing Consultant for Platinum Realty Ltd.

After completing my National Certificate in Real Estate, I joined Glen Stevens and Cindy Shine, co-directors of Platinum Realty because of both their knowledge and experience in the industry and the results they have achieved.

Both Glen and Cindy’s positive attitude, encouragement and mentoring have been a vital part in me achieving the results to date which are beyond my expectations.

These results have been achieved from door knocking my farm area, getting to know the locals and building a future data base, to personally delivering flyers, which has also resulted in listings, and weekly training and one on one motivating sessions with Glen.

Bringing Cindy on board with me for my listings has proved invaluable due to her immense sales knowledge. I am looking forward to carrying the benefit of this knowledge into the future.
