Building Description
Date of Inspection: 9-14-2011
I am proud of my service, and trust that you will be happy with the quality of my report. I have made every effort to provideyou with an accurate assessment of the
condition of the property and its components and to alert you to any significant defects or adverse conditions. However, I may not have tested every outlet, and
opened every window and door, or identified every problem. Also because my inspection is essentiallyvisual, latent defects could exist. I cannot see behind walls.
Therefore, you should not regard my inspection as a guarantee or warranty. It is simply a report on the general condition of a property at a given point in time. As
a homeowner you should expect problems to occur. Roofs will leak, basements may have water problems, and systems fail without warning. I cannot predict
future events. For these reasons, you should keep a comprehensive insurance policy current. This report is only supplemental to a seller's disclosure. Please feel
free to have a home inspector of your choice go through this home, any two inspectors will see different things.

SummaryCedar siding has has a few boards replaced and the whole home has just been painted. Some tuckpointing has recently been done to
the brickwork
There are 2 windows on the south side of the home that have lost their seal.
There are several cracks in the foundation walls. Because they are verticle it appears that they are minor settling cracks. Further
evaluation by a foundation specialist would be recommended.
The door stopper in the basement bathroom has put a hole in the door.
I would recommend that new door pads be installed on the cabinet doors. These are foam/rubber adhesive buttons installed on cabinet
doors to keep them from banging shut, which will cause the door panels to crack over time.
Humidifier is not operational
You are advised to seek two professional opinions and acquire estimates of repair as to any defects, comments, improvements or
recommendations mentioned in this report. I recommend that the professional making any repairs inspect the property further, in order
to discover and repair problems that were not identified in the report. I recommend that all repairs, corrections, and cost estimates be
completed and documented prior to closing or purchasing the property. Feel free to hire other professionals to inspect the property prior
to closing, including HVAC professionals, electricians, engineers, or roofers.
