The 27 000m² of P-grade office space is housed in two, linked towers constructed on a landscaped podium. The project, currently under construction, is situated diagonally opposite the Gautrain Station and directly opposite the entrance to the Michelangelo Hotel, Sandton City and Nelson Mandela Square. This development offers 1400 parking bays within its 8 basements, 7 of which are below ground.

The project consists of a 10-storey North Tower and 14-storey South Tower which will be targeting a 4-5 Star Green Star Rating, will house a prominent international legal practice in approximately 50% of the building, along with one or more other tenants.

environment for the tenant and visitor, but also to enrich its urban environment.

Accordingly, the street edge is to be activated by a coffee shop; a convenient and beneficial addition to the bustling pedestrian route between the Gautrain Station and the hub of Sandton.

The design aims to sensitively merge the streetscape with the commercial zone by means of a meandering, landscaped journey from pavement to podium level.

The experiential approach beneath a canopy of trees and over cascading water features is carried from street edge, to landscaped podium, through the enclosed glass atrium and reception and out towards the open lifestyle deck to the east side of the building.

The two towers are coupled by a clear glass roof which appears to wrap over the point of arrival and seamlessly envelope both the atrium and the pod-like structure which houses the five linked floor plates. The edge of this seemingly floating pod is open to the atrium, with the intention of activating this zone with pause areas and collaborative work spaces.

Sculptural bridges crossing the atrium fan away from one another and alter in form from one level to the next. These make the floor plates efficient and facilitate future flexibility

Visitors to the building are directed to the first, above-ground parking basement. From here, two escalators, housed in a glass lobby, bring visitors into the light, treed atrium and reception area. Two lift

cores containing a total of 7 lifts carry users from the atrium (and the 8 basements below) to the upper floor plates.

At the centre of the building, the two silvery glass wings of each tower curve away from one another, whilst coming closest to one another at the two lift and service cores.

The darker, less reflective performance glass enclosing ground and first floors creates the visual effect of a strong base to the building while the seamless skins of the north and south glazed wings peak upwards and towards West Street. The silhouette of the building mass behind is carved into the light entity of the silver wings.

The floor plates taper towards the east and west gable ends, where complex hidden transfer structures have been designed to enable the building to lean outwards towards east and west. These impressive facades are shaped to create gentle bends in each face. Their form will be further enhanced by metal fins, which not only texturize the gable facades but also provide shading.

The building offers exclusive landscaped roof terraces on the 8th, 9th and 12th floors, from which to take in the remarkable, panoramic views across Johannesburg. A canteen, situated on ground floor, flows out into the atrium and onto a partly-shaded, secluded landscape deck.

It also offers a gym, state of the art Auditorium, dedicated cyclist and motorcyclist bays and shower and change room facilities to encourage users to commute by bicycle. The parking bays closest to the cores are dedicated to those who drive energy efficient cars.

The building’s highly-engineered, fully glazed facades and favourable orientation allow for the maximum natural lighting possible while restricting glare and heat transmission.

The project incorporates many other sustainable design features and systems involved in the day to day operation of the building, such as the harvesting, treatment and reuse of rainwater and excess irrigation water.

The use of tactile materials and the integration of planting and natural light throughout the building, aims to give users the feeling of being in nature, while situated in the heart of Sandton.

The heart of Sandton has long been a showcase of architectural beauty. The classical facades of the Michelangelo Hotel, Sandton City and Nelson Mandela Square hold their own proudly against the glass giants sprouting all around them. Soon to join the ranks of these shining towers is 140 West Street. Designed by Paragon Architects for Zenprop Holdings, the 27 000m² of P-grade office space will be completed in October 2017 to house a prominent international legal practice, as well as one or more other tenants.

The two linked towers, constructed on a landscaped podium, have been designed to maximise natural light and minimise environmental impact, with sustainable design elements set to gain the building a 4-5 star Green Star Rating. Featuring a glass atrium, cascading water features, an open lifestyle deck, and exclusive landscaped roof terraces showcasing panoramic views across Johannesburg, the building design is aimed at an intensely tactile experience of the space. Innovation is also high on the list of priorities for this development - an access ramp constructed using reinforced shipping containers has been used for the first time in South Africa.

Granite Encounters are proud to be manufacturing the vanities for the bathrooms at 140 West, using ColorQuartz engineered stone. In keeping with the abundance of natural light used throughout the building, the dazzling Frost White vanities will continue this theme – the sloping vanity façade facilitating an interplay of light between the water and the overhead lights. The 16-storey, purpose designed hospital is set to become a landmark in the City of Cape Town. Its new location is easily accessible from all major freeways into the city.

Botshabelo, part of the Mangaung Local Municipality, is the single largest township in the Free State, accommodating approximately 28% of the population. The vast majority of people conduct their shopping outside of Botshabelo in Bloemfontein and Thabanchu where the nearest malls are currently situated.

STANLIB, the asset manager of the Liberty Property Portfolio, has partnered with Khora Investments to develop the 21 000sqm mall, which is expected to commence trading in the third quarter of 2016. The mall will provide a much needed service to the local community, whose nearest shopping mall is approximately 50km away in Bloemfontein.

This is according to Amelia Beattie, Chief Investment Officer of STANLIB Direct Property Investments, who says this is the first Free State development for the Liberty Property Portfolio, which has a retail portfolio spanning Gauteng, KwaZulu-Natal and the Western Cape.

Construction of the new Botshabelo mall, which will service the Botshabelo community began in February 2015 with a ceremony to mark the ground-breaking of the R320 million property development.

Importantly, she says the Botshabelo Mall will be in line with the Liberty Property Portfolio’s strategic intent to have property located in growing townships.

“Our strategy is to invest in areas where we see opportunities not only to provide investment returns, but to also create value for local communities. We see huge growth potential in this area both in terms of geography and the socio-economic demographic we are catering to will be a diversifier within our Portfolio.”Beattie says they have identified the Botshabelo node as a compelling place to invest within this thriving community.

The mall has been well received by top national retailers, with Pick n Pay, Clicks, Foschini, Shoprite, Truworths Limited, Cash Build and Woolworths among the retailers already committed as tenants.Alex Phakathi, Fund Manager of the Liberty Property Portfolio, says this is a very exciting new development and will be the first shopping mall of its kind developed in the community.

The mall is located at the corner of Main Road and the N8 national highway. Main Road is the key route in and out of Botshabelo, from the N8, with the N8 being the main transport route between Maseru, Lesotho, and Bloemfontein.The Executive Mayor of the Mangaung Metropolitan Municipality, Cllr Thabo Manyoni hosted the ground-breaking event with the owners.

The new mall was open for the public in November 2016.

let-able area will be approximately 18,500 square metres, bringing it on par with both Maerua Mall and The Grove Mall of Namibia. The completion of the overall extension project will be in October 2018,” he said.

“The development will not take away any current public parking. Parking requirements for the development have been approved and designed, in conjunction with the City of Windhoek.”

The proposed developments at Wernhil Park come as property group, Oryx Properties, plans to spend at least N$35 million towards renovations at Maerua Mall, which will also start early next year.

Oryx has already splashed N$65 million towards the relocation of the Virgin Active Health Club facility at Maerua Mall, a project which will include the extension of the existing taxi rank to accommodate more taxis, and the creation of a family entertainment centre, focused on family-oriented lifestyle activities.

Gustav Voigts Centre is also expected to undergo a N$110 million facelift, courtesy of the Namibian Stock Exchange-listed property group.

“The building itself is not for sale, however, the 164 residential apartments have all been sold, while the ground floor retail area will be retained by the developer and leased out to various retailers,” he said.

Wenk said despite the high property prices in the country, the development had been competitively priced, while contributing to the rejuvenation of the Windhoek Central Business District (CBD).

“With the high costs for residential properties within Namibia, the 77 on Independence development is well-priced to offer upmarket CBD living to owners/investors or their tenants.“We firmly believe that such developments play a vital role in the revitalisation and continued growth of the CBD, and its market share within Windhoek as a whole. We are thus confident that this development will provide long-term and sustainable benefits to the Windhoek CBD, as well as convenience to individuals working within this area,” Wenk said.

“77 on Independence is not the only CBD-based residential development; several others have been built over the past years, the most recent being City Junction, with the future 1990 development currently being under construction next to the Hilton Hotel.

CBD developments, which provide residential accommodation, will play a vital role going forward, by providing owners/tenants the opportunity to stay closer to work, while supporting CBD businesses after-hours and on weekends,” Wenk said.

He said the company will start work next year on the expansion of Wernhil Park - a project which is expected to be completed by October 2018 - without giving specifics and cost estimates.“The Wernhil Park Phase 4 extension project is due to commence early in 2017. The total

SASOL MOVES INTO ITS

MEGA R2BN SANDTON HEADQUARTERSAfrica’s largest rooftop garden, a state-of-the art fitness centre, cafés and an art gallery are just a few features of Sasol’s new multi-billion rand head office in Sandton.

Over 2 000 staff at the Johannesburg Stock Exchange (JSE) listed energy and chemicals company have moved into the new Sasol Place on Katherine Street in the last few weeks.

Sasol previously had 17 offices in Johannesburg. But after considering 22 site proposals, the company in March 2013 selected the Sasol Pension Fund and its partners - the Elixir Trust and Alchemy Properties - to co-own, develop and lease the new head office in Katherine Street.

The 11-storey, 47m tall office complex has 67 000 square metres of rentable area, almost 100 000 square metres of basement parking for over 3 000 cars, and more than 3 000 square metres of landscaping. It cost approximately R2bn to construct.

It is also a 5 Star Green Star rated building, has four 1 850kva generators to provide 100% power redundancy, is self-shading to reduce energy costs and has indigenous plants.

Sasol Place further resides in South Africa’s biggest booming commercial property zone, with Discovery constructing its new mega head office just up the road in Sandton’s Rivonia Road.

Sasol has said that it expects the project to return a significant positive value over 15 years. Moreover, about 90% of the spend on the development of the building is forecast to flow back into the economy, Sasol said.

Finally, Quake Seal applied 3,807 square metres of waterproofing to kitchen areas, plant rooms and service rooms using duraflex. a.b.e.’s duraflex cementitious flexible slurry is a ready-to-use,

non-toxic slurry based on a special synthetic resin dispersion and a blend of selected cements mixed with graded aggregates.

“Duraflex has high bond strength, cures by itself, and can be brush, trowel or spray applied. It yields as much as 180 mm equivalent concrete cover to provide more protection to the concrete and its rebar content than offered by conventional waterproofing slurries. As waterproof barrier, it has proved itself in numerous applications such as the protection and repair of balconies, showers under ceramic tiles, and concrete haunching on roads and bridges and marine jetties. It is also suitable for the waterproofing of potable water retaining structures and reservoirs,” Desplace added.

The new headquarters of Statistics South Africa, Isibalo House was recently unveiled. The building is located near the Freedom Park monument in Salvokop, Pretoria.

Isibalo House was awarded a four-star rating by the Green Building Council of South Africa for its energy efficiency and the use of environment friendly construction methods and material. Some of the energy efficiency innovations in this building include:

BUCO PINETOWN DELIVERS AT

ZIMBALISUITES

Buco Pinetown was the obvious choice with it experience in the roofing industry. BP (Buco Pinetown) was able to provide the complete solution for Cons ID with previous experience in erecting timber roof trusses at heights as well as being in possession of the right infrastructure.

BP infrastructure help to ensure it was able to provide Cons ID with a competitive cost for the roof, being the only truss manufacture in KZN able to transport a 19m single span timber roof truss.

The contract was awarded in April 2015. All materials were delivered timeously and efficiently within the time constraints. Detailed planning

was required for all deliveries due to space constraints on site as well as specific times allocated for the use of the tower cranes.

Challenges faced on the project included high winds, which effected the hoisting roof trusses and working at heights, logistics of transporting 19m single span trusses within the Zimbali Estate as well as the stringent health & safety regulations on site. Twenty temporary jobs were created during the contract with additional labour required in moving and loading trusses and material at the factory.

The Mitek design system ensured BP was able to produce the optimal roof truss design and together

with our semi- automated truss plant it ensured that roof trusses were manufactured to the correct tolerances.

All material sources for the project was scrutinised to ensure it met the required quality and environmentally standards. All timber was sourced from FSC registered plantations and all insulation products were checked to ensure the correct R value was achieved.

BP also was involved in the supply of all the internal doorframes and doors. All door frames manufactured were bespoke and manufacture to meet the architects vision for the internal design of the rooms.

Construction ID was looking for a supplier who could provide a turkey solution for the roof on the Fairmont Hotel, Zimbali Suites, the supply of quality roofing material and the erection of the roof according to industry standards.

CTICC EAST EXPANSION

TO BRING NEW OPPORTUNITIES TO THE CAPEThe Cape Town International Convention Centre’s (CTICC) expansion project, known as CTICC East, has already secured several high profile events.

CTICC CEO Julie-May Ellingson provided delegates attending the convention centre’s annual financial results presentation today (25 October) with an overview of the new facility and the construction progress.

Major international conferences will occupy the CTICC East facility. The first Global Evidence Summit will highlight and promote evidence-informed approaches to health policy and development and will take place in September 2017. In March 2018, the 17th World

Conference on Tobacco or Health will provide a platform for the effective participation of Tobacco Control partners and actors. The World Ophthalmology Congress in 2020 promises to attract 15 000 delegates to the city and region and the 18th Congress of Immunology will bring together global experts in immunology in August 2022 and will act as a showcase for innovation in vaccine treatments.

The conference wins are an indication of the level of support the CTICC has been receiving for its

expansion project. CTICC East will provide 31 148m2 in floor space and will add to the centre’s capacity through 10 000m2 of multi-purpose conference and exhibition space and 3 000m2 of formal and informal meeting space.

“The expansion adds 28% more space. So now we have a total of 140 855m2 on offer to our clients. This will allow the CTICC to host much larger events and it will also increase the number of events we can host concurrently. The expansion will also provide the

necessary capacity for clients who wish to growth their events,” explained Ellingson.

During the financial year the CTICC invested a further R351 million in the new CTICC East expansion, which will open for business next year. The CTICC, City of Cape Town and Western Cape Government are investing a total of R832 million in the project. The expansion is of strategic value to the investors as it will help to raise the global competitiveness of Cape Town as a premier world-class meetings and events destination which ensure significant socio-economic benefits to the region.

As of June 2016, the end of the CTICC financial year, the construction of CTICC East had produced some remarkable construction statistics:

• 20 609 m3 of concrete, totalling the weight of 800 Southern Right Whales has been poured. • 1 087 tonnes of structural steel has been used; the weight of 155 average sized African Male Bull

Elephants. • 2 338 336 bricks have been used, enough to pave the way from Cape Town to Plettenberg Bay. • The 20 609m³ stone cladding would cover half a rugby pitch • 370km of electrical and data cabling have been installed; the distance between Cape Town and Mosselbay • And a staggering 1 201 904 total man-hours of work have been completed on the project.

Ellingson also reported that the construction of the expansion has already created 1 019 jobs, including 58 job opportunities for women. In addition, of the twenty-one students working on the project, 18 have been young women studying for built-environment related qualifications.

“We have built on the foundation of the previous years, focussing on ideas of expansion and extension – both physical in terms of our new CTICC East expansion and geographically in terms of how we seek to reach out and connect with our continent and the world.

CTICC East will allow us to grow our economic value; to maximise economic spin-off for the city and region,” said Julie-May Ellingson, Chief Executive Officer of the CTICC.

Facilities at the new building will include multipurpose conference and exhibition space sub-divided into six halls with three halls per floor, four meeting suites, five meeting pod rooms, two terrace rooms, three kitchens, a modern sky bridge over the Heerengracht that will connect CTICC West with CTICC East, and a tunnel which will connect the two buildings’ service areas.

AVENG GRINAKER-LTA MAKES PROGRESS

WITH THE EXTENSION OF THE CAPE TOWN INTERNATIONAL CONVENTION CENTRE

Aveng Grinaker-LTA has made steady progress with the extension of the Cape Town International Convention Centre Centre (CTICC) a project awarded to the company in December 2014. Construction began in February 2015.

“To date the team have topped out with the main structure, roof construction is in progress and building of the wet trades and services are underway. All adjacent structures including a meeting pod, underpass and service tunnel are under construction,” says Rick Volker, General Manager at Aveng Grinaker-LTA.

The scope of work includes expanding the existing facilities by 20 000m², comprising new exhibition space and requisite ancillary space including 1 500 m² new banqueting hall and 1 200 m² meeting rooms within the hall space, as well as building 500m² of additional permanent office space for CTICC staff and lettable office space for conference attendees. In addition, the project includes the construction of eight new meeting suites varying in size from 16 m² to 85 m², a reception area, an information desk, informal lounge areas in the upper concourse area, and services for setting up temporary bars, kiosks and display stands. Once complete, the

expansion will double the Centre’s existing exhibition capacity by adding 10 000m² of flexible space.

The contract also includes the construction of an overhead bridge and underground link to pedestrian entrances facing Salazar Square and the Heerengracht Boulevard, the provision of a minimum of 200 parking bays with an underground link to the CTICC East Parking and Table Bay Boulevard, two marshalling yards related to the halls with suitably approved access to the loading dock and the eastern section of CTICC, together with a loading dock off Table Bay Boulevard.

The project is jointly funded by the venue’s majority shareholders, the City of Cape Town and the Western Cape Provincial Government. The CTICC East expansion is part of a broader precinct development, which is set to include a 40 000m² commercial and hotel development alongside a new hospital.

Volker concludes: “We are proud to have been selected as one of the preferred construction companies for this project which will host many local and international business visitors to the Western Cape in future and will showcase the capability of South Africa’s construction industry.”

ONE MILLION INJURY-FREE HOURS FOR TYRE GIANT’S LADYSMITH EXPANSION PROJECT

Sumitomo Rubber South Africa (SRSA) – parent company to the Dunlop brand – has recently achieved one million lost time injury-free hours on their current expansion projects underway at their production plant in the industrial hub of Danskraal, Ladysmith. This is equates to 713 days - and counting - without a lost time accident.

Joint-venture contractors on the project, Stefanutti Stocks Building KZN/Ladysmith Construction are pleased with the milestone, citing safety as a big priority for not only themselves, but for the tyre manufacturer as well. “These lost time injury-free (LTI) hours is a notable safety milestone to have achieved, especially when one considers that we commenced construction at the site back in 2014,” said Mark Stewart, Alternate Director of Stefanutti Stocks Building KZN. “During this two year period, we have had less than 10 minor first aid cases, most of which required little more than plaster treatment,” he said.

Dunlop’s existing manufacturing plant was established in 1973. Shortly after being acquired by Japan-based investors Sumitomo Rubber Industries, the company took the decision to modernise and expand the manufacturing facility.

Construction commenced in October 2014, with phase one of the project (known as Project Sunrise), valued at a mammoth R1.1 billion.

The company then announced a further R970 million in March this year (Project Southern Cross), taking their total investment in the factory upgrade and expansion to R2bn. At present, the project has

employed 15 subcontractors, with an excess of 350 combined workers on site.

SRSA’s CEO, Riaz Haffejee, said that this achievement was a reflection of the commitment by all contractors to one of SRSA’s key priorities – safety. “At SRSA, safety comes first, last and always - and this achievement is a wonderful proof point which resonates with our people at all levels that the importance of safety should not be underestimated,” said Haffejee.

Inherent in the project were several factors that contributed to safety risks.

Among these risks were:

• Excavations of up to 8.5 metres deep.• Blasting of shale rock for foundations, floors and roads.• High scaffolding structures of up to 20m high, with workmen at heights to erect steelwork and sheet the roof.• Tilt-up construction. This involves heavy concrete lifts done by crane, where 12mx 6m x200mm thick walls sections are hoisted up.• Working at heights of up to 30 metres high with mixing equipment• Heavy construction, with designs catering for 2 ton per square metre loadings, using heavy scaffolding at high levels• 100,000 cubic metres of earth removal, which involved a lot of heavy vehicle movement to get factory levels

• Operation of two tower cranes working overhead• Operation of nine mobile cranes erecting steel, pouring concrete and moving equipment overhead

According to Haffejee, to have zero major incidents given the magnitude of this project is worthy of commendation, given the company’s values. “It underscores a quality project team who resonate with our company’s ethos,” said Haffejee. “Safety permeates our organization at all levels, with consumers in mind.

This extends from our manufacturing and operational practices, to the engineering of durable, quality products that adhere to the highest global safety standards, right down to rigorous training programmes that are aimed at upskilling fitment experts at our retail Dunlop franchises like Dunlop

Zone and Dunlop Express. We hope that through such measures, that safer roads, fewer fatalities and the interests of the motorists across SA will be preserved,” concluded Haffejee.

The Stefanutti Stocks Building KZN/Ladysmith Construction JV project team was also recently awarded the 2016 Master Builders Association Award for Safety for their work on Project Sunrise.

The final phase of the project, Southern Cross, is scheduled for completion July 2018.

The Hatfield Square redevelopment is on track to open its doors in January 2017, offering Pretoria’s student community a mixed-use precinct that will include state-of-the-art student residences, retail and leisure facilities.

Within walking distance of the University of Pretoria’s main campus, the new development will welcome students studying at any tertiary institution in the city. “The redevelopment of Hatfield Square is focused on meeting the needs of students, while providing a rejuvenated space for the public. The four main buildings in the residence complex are built using Hebel Autoclaved Aerated Concrete (AAC), a revolutionary material offering a unique combination of strength, light-weight, thermal insulation, sound absorption, unsurpassed fire resistance and an unprecedented ease of construction. Cut and shaped like wood with simple hand tools, AAC block’s naturally smooth surface only requires a skim coat thus eliminating the need to plaster conventionally.

This system has contributed to the clockwork-timing of Hatfield Square, as a two-man team working with AAC blocks can build up to 25 square metres per day – allowing for the speed of construction that is 2-10x faster than that of conventional building.

The entire Hatfield Square precinct will feature a complete intelligent wireless network that will allow each user to connect multiple devices, offering easy access to online courses, distance learning, social media and video streaming. The building also features an IP

networked biometric access control system to ensure students’ security, complemented with a CCTV system that will monitor entrances, exits and the precinct’s perimeter.

As a ground-breaking project that sets new standards in student accommodation, Hatfield Square will feature energy efficient lighting and control systems fitted with LED lighting. All common areas are fitted with occupancy sensors to switch lighting on when movement is detected. Installed generators will provide lighting and run all essential systems throughout the buildings in the event of a power outage.

Students will have easy access to the variety of retail outlets in approximately 2,700m2 of purpose-designed space for sit-down and quick service restaurants, fashion outlets and technology stores in the Square, that have been carefully chosen to ensure that students will not have to travel far to meet their basic needs.

The redevelopment of the 11 740m² site, which pays homage to Hatfield Square’s heritage of being at the

Fire protection engineering services: • The buildings have been designed to cater for the special needs students, particularly those who depend on wheelchairs and other mobility aids. • Autoclaved Aerated Concrete (AAC) blocks have been used in construction because they are more lightweight than conventional bricks, and they offer a fire resistance of four to six hours.• At least two emergency route stairwells that are fire rated for 120 minutes provide escape from all accommodation areas. These stairways are naturally ventilated, or pressurised where natural ventilation is not possible. • These escape routes include refuge areas of 1400mm x 900mm to also accommodate larger motorised wheelchairs. • Water required for fire-fighting is stored on site, including a 140 kilolitre automatic fire sprinkler tank and a 150 kilolitre fire tank, as well as a multi-stage fire pump and multi-stage sprinkler pumps as the building will exceed a height of 45metres. • Emergency power supplies of 120 minutes are provided to power all the fire pumps, ventilation systems, the firefighter’s lift and emergency lights. • Fire safety systems includes automatic fire sprinklers, fire detection and alarm systems, basement smoke ventilation systems, pressurisation systems, statutory emergency signs and fire equipment such as fire extinguishers, fire hose reels and fire hydrants. Plumbing • Sustainability and energy efficiency were top of mind in the plumbing design process. • Large reservoirs in the basements will ensure full operation for at least two days. • Constant water pressure is maintained with high efficiency variable speed pumps which are controlled according to demand. • Hot water demand is anticipated to be approximately 300 kL per day, to be supplied by high efficiency heat pumps, reducing the electricity used for heating water to approximately one quarter of conventional water heating methods. Project management and contractors• Demolition of the existing buildings were completed in a record time of two months. • Already demolished areas were handed over to the piling contractor during the process to overlap primary activities, in order to fast-track the project.• Vertical faces of up to nine meters in height had to be supported by means of underground anchors and vertical gunnited faces. • Various methods, materials and specifications were considered to make the building process quicker and more cost effective in order to deliver the project in time and within budget. • A fully constructed mock up room was fast-tracked on site to enable all stakeholders to view, inspect and fine tweak the room design and configuration to achieve the most ergonomic room, finished to the highest possible standard. • Super structure construction work began in January 2016, and the first phase will be completed for occupation for 2017.

Construction on the new development began in 2014, and is set for full completion in 2017, with the new tenants, Discovery, hoping to relocate 5,000 employees from West Street at the beginning of 2018.

The 87,000 square metre building is located on the corner of Rivonia Road and Katherine Street, with developer Growthpoint aiming for a five star green rating for the new build, one of many new ‘faces’ in the bustling economic hub.

Growthpoint will own 55% of the new site while developer Zenprop will own the remaining 45%. Discovery is expected to sign a 15 year occupancy lease. Discovery’s move will come at about the same time that the company expects to move into retail banking.

The 440-unit rental housing development, based in Heuweloord, will be completed by Central Developments in February 2017 to meet the growing need for well-constructed housing in the R5 000 to R7 000 rental price range. “There is a huge demand for affordable, rental properties in the Centurion area,” explained Schalk Eagar project manager for Central Developments. “The site was selected because of its proximity to Forest Hill Mall as well as major highways in the vicinity.”

The Junction @ Forest Hill consists of 20, four-level blocks with a total of 440 apartments. Each unit has two bedrooms, one bathroom with modern, interior finishes letting from R5 600 to R6 200. The development also includes three children’s play areas, a laundromat and 24-hour security for all residents.

Construction of the building’s exterior was completed with 1 268 000 Moroccan Red Travertine and 1 807 000 Nebraska Travertine face bricks supplied by Corobrik.

More than 3 million of Corobrik’s quality face brick products were used in the construction of The Junction @ Forest Hill in Centurion, Pretoria.

“We decided to go with Corobrik’s face brick range because of the product’s low maintenance qualities as well as the superior aesthetics,” said Eagar.

Gert Claassen of Gert Claassen Architect, expanded on the use of face brick in the development: “The deep red face brick was used throughout on the ground level as foundation walls and as a dado of five-courses high, while the rest of the ground storey and the three higher storeys were constructed in the lighter Nebraska Travertine.”

He explained that the lighter brickwork in the upper levels was broken up by a horizontal line of two red brick courses placed above the windows. “These horizontal blocks were further broken by strong, vertical elements such as stairwells, balconies and pipe ducts in the red bricks which interrupted the monotony of long walls,” said Claassen. “Furthermore, the red bricks were used as window sills and brick-on-edge lintels over the windows.”

Musa Shangase, Corobrik’s commercial director, said the finished development was testament to the face brick’s high quality visual appeal. “The end result is always striking and there is no need for further plastering or painting later on,” explained Shangase. “In addition to the low maintenance cost-saving benefits, face brick has outstanding thermal efficiency which allows for natural cooling in the hot summer months and retention of warmth in winter.”

Shangase said face brick was also increasingly popular for the construction of apartment blocks and close proximity buildings where noise could be an issue. “The sound insulation offered by each brick means a more comfortable living environment for all residents,” he said. “The bricks are extremely durable, fire-resistant and the perfect product for any housing development.”

One on Whiteley will have 178 apartments in a mix of one-, two- and three-bedroom units, as well as penthouses. Stopforth says the designs are intended to be flexible to match the lifestyle of residents, and include simplexes and duplexes.

Amdec has released the apartments for sale on the first four of One of Whiteley’s six floors. They are priced to start from R1.85 million and will be ready for occupation by early 2018. “With the development of One on Whiteley, we are growing our community, introducing new consumer markets and creating even more reasons to visit Melrose Arch.

In addition, everything that residents need, including restaurants, entertainment, doctors, dentists, gyms, commercial outlets and a host of international fashion and retail offerings, and offices, are all within easy walking distance,” he says. Stopforth believes that these are just a few of the many factors driving the powerful demand for

residential property at Melrose Arch.Amdec is also extending five office buildings situated around the Melrose Arch Piazza with an additional floor that Stopforth says is set to redefine boutique corporate space in Melrose Arch.

“The 4 800m2 of new office space will be constructed from industrial steel and glass, providing a chic executive aesthetic and great views of the precinct and its surroundings. The original design of these Melrose Arch Piazza office buildings included a top floor, now we are crowning them as always intended,” says Stopforth.

“All the lifts and cores of the buildings in the Piazza were originally installed to serve the new top floor, and this R130 million development will boost Melrose Arch’s offices to new heights. Construction on the rooftop office development has already started.”

Melrose Arch has a high representation of blue-chip companies, including well-known brands like DuPont, Bidvest Group, Lonmin, British Airways, Royal Bafokeng Holdings, Stanlib and Worley Parsons.

“Demand for office space at Melrose Arch continues to be strong, with low vacancy levels. Its corporate appeal is enhanced by the many facilities it houses for businesses and their employees.
