JANUARY MESSAGE

FROM BOARD PRESIDENT RICHARD STOLL

HAPPY NEW YEAR!!!!! 2018 is gone. It left the Tropics with lots of thing to remember.

We had many GREAT events put on by the Residents’ Club. Some new: Latin Night, Jazz

Night, Game and Pizza Night and Sports Dinner. Then the old favorites like Casino Night,

Chinese New Year, St. Patrick’s Dinner. Dinners were all yummy.

This year the Board has some new events to have fun at: Chinese New Year, this

month, should be exciting. I’m looking forward to Mardi Gras in February. Hawaii night and

Latin night are this Spring. Another new event in April is Beatles night with dancing and fish

and chips to munch on.

Miguel, Robert and Jorge are continuing to make the Tropics look so good. The new

fence looks great. The entrance is looking better all the time. They put new flooring in the

exercise rooms to go with the new equipment. Have you checked it out yet?

Pete Lowe and Ernie Odiamar are working together in improve our recycling

programs. Stay tuned. LuAnn Lavato is working on the Neighborhood Watch Program.

The Board still needs a secretary and a board member at large. If interested see any

board member. We work hard but have a warm feeling of helping The Tropics Mobile Home

Park: the place where people want to live .

MILLENNIUM MEMO It’s been more than a year since I discussed home sales in The Tropics. For those keeping score at home, back then I reported that 25 homes sold in 2017 at an average cost of $164,014. What about now, you ask? Has the Tropics home sale market gotten better or worse? The answer: a bit better. Here’s the data:

28 homes sold in 2018, compared with 25 in 2017. Sales were up, but not by much.

The average price of those 28 sales was $170,819, up 4% from 2017. As far as I could tell, only 6 sales were new dealer homes, so these are mostly “real” sales of existing homes, i.e. homes just like yours.

Only 1 home sold for less than $100K—and that was $80K. There were 2 sales of $300K+, 13 between $200-$300K, the rest evenly scattered in the $110K-$199K range.

Based on the foregoing, we can say that there are homes available at various price ranges but not many at the bottom end—or perhaps those older, lower-priced homes have mostly been replaced by newer ones by now.

Conclusion: The Tropics market is stronger than ever. You’re richer than you thought! If You’re Looking For a New Year’s Resolution… I could suggest something easy, like losing weight, exercising more, promoting world peace…but instead, I’ll offer a bigger challenge: being a responsible dog owner. Don’t gasp—you’re the Greatest Generation. You can do this. If doesn’t take that long to pick up after the little guy, you don’t need to grab all the Doggie Bags from the Waste Station…well, let’s start with those two and see how it goes. In Other News…

This month’s Kudo goes to Marlene Jacobs (371 Tropicana), for her generous work crocheting hats & scarves for cancer patients. What a great service, Marlene!

Nancy reports that we’re down to just 3 Turkeys—and that the mom hasn’t been seen lately. Of course, we just had Thanksgiving. Coincidence? I think not!

2 more Kudos: to Richard Stoll & Stacee Price (she’s with SPARC) for the excellent Tomato Bisque & Chicken Soup at the Dec. SPARC Seminar/Warm Kit Giveaway. We expected Richard to be a fine cook but who knew Stacee had so many hidden talents!

As We Approach the New Year… I can’t believe it’s been a whole year since I didn’t become a better person. Maybe I’ll do better next year. In the meantime…have a great 2019! George Turk

Manager’s Corner for January 2019

Welcome 2019. The holidays are over – but will be back before

you know it. Our park was beautifully decorated by many

homeowners. Lots of new ones this year. One could see the

corner of Tropicana from Medallion. Great job Larry Anderson.

Brightened the evening hours.

Lots of residents took advantage of the extended hours through

December for the pool. It is now closed until April 1st; however,

the spa and saunas are open year-round. The Tri-City Mobile Food

Bank will be here on Friday, January 4 and Friday, January 18,

2019. Christmas trees can be cut up and thrown in the dumpster

(no flocked trees). Please remember to cut them up as well and do

not throw in large branches.

It has been reported that outside plants and yard lights are being

taken by unknown persons during the evening hours. Please be

aware and report any suspicious events to security or Union City

Police Department.

CARBON MONOXIDE –

Carbon monoxide is often called the invisible killer. It has no odor, but

is deadly poisonous, and will kill one who is asleep. Heaters, stoves, and

water heaters can release carbon monoxide.

It is a California state law that every home must have at least one

operating carbon monoxide detector, and they may be purchased for as

little as ten dollars. One should be placed in every bedroom.

To prevent CO poisoning:

--- Keep furnace, stove, and dryer vents clear.

---Never use your stovetop or oven to heat your home.

---Charcoal and gas grills, and generators, should never be used indoors.
