Job Title: Building Manager

Base: SDVS Centre, 131-141 North Walls, Stafford, ST16 3AD

Employer: Stafford District Voluntary Services

Hours of work: 16 hours per week.A flexible approach to working patterns is required

Salary: £7,502 p.a. for 16 hours per weekSDVS do not make annual incremental-scale salary increases but endeavour to pay an appropriate cost-of-living increase each year, dependant on funding availability

Responsible to: Deputy Chief Officer

Responsible for: Centre cleaning staffAny building volunteers

Terms and Conditions: All terms and conditions are in accordance with the standard terms and conditions of employment of Stafford District Voluntary Services.

Special Conditions: Local travel may be required, for which mileage allowance or public transport costs will be paid.

Occasional evening and weekend work may be necessary, which is negotiated in advance, for which time off in lieu on an hour-by-hour basis is allowed.In most circumstances, overtime is not payable, but in exceptional circumstances and by agreement of the line manager, overtime may be payable.

Main Duties:1. To ensure maintenance of all parts of the SDVS Centre and car park (“the premises”) so that it

remains in a good state of repair and safety for all its occupants.

2. To create and maintain a schedule of repair & upkeep for the premises. To record maintenance and repair work performed and the costs of the work. To liaise with premises’ occupants to try to ensure a minimum of disruption when repairs are undertaken.

3. To perform routine preventive maintenance to ensure that building systems operate efficiently, and the physical condition of the building does not deteriorate, in association with any maintenance volunteers. Where larger repairs may be needed, to arrange such works in liaison with the Senior Management Team, according to financial viability.

4. To identify future needs for improvements in the premises, and in association with the Senior5. Management Team, assist with funding applications.

6. To undertake general porterage duties and moving of furniture and especially to ensure the Training Rooms are made available for groups who have pre-booked these facilities, together with any pre-booked equipment. To set up rooms as requested, in liaison with other SDVS staff and volunteers.

7. To liaise with sub-contractors to ensure they are meeting our contract requirements and are doing so at the correct price and quality.

8. To manage all service and facility contracts in the premises for the benefit of SDVS, ensuring that the value-for-money for such services is achieved. To liaise with the Senior Management Team for support in this.

9. To supervise and support the Centre Cleaner and ensure a good standard of cleanliness of the premises is maintained. Where & when necessary, to directly undertake minor cleaning.

10. Where necessary, to assist other staff & volunteers in safe removal and disposal of extraneous waste materials not covered by alternative arrangements.

11. To ensure that a supply of necessary cleaning and upkeep materials is maintained and to order replacement materials as needed. To be responsible for records of this stock.

12. To read Gas, Electric and Water meters as required. To monitor and set heating controls and boilers.

13. To maintain vigilance for health and safety concerns in and around the premises, including salt/gritting of external areas in inclement weather.

14. To act as Health & Safety Representative for SDVS and the Fire Warden and to ensure SDVS complies with current Fire legislation.

15. To assist the Chief Officer in ensuring compliance for the building in respect of all Health and safety procedures including COSHH, RIDDOR and PAT.

16. To ensure all necessary safety tests are carried out in a scheduled pattern on all systems, and to ensure remedial action is taken as needed. To maintain health and safety documentation.

17. Register as main Key Holder and be a point of contact in an emergency callout situation.

18. To supervise and support any building volunteers.

19. Undertake relevant training to maintain skills and knowledge necessary for this post.

20. Comply with all SDVS policies and procedures and with all relevant legislation.

21. To carry out any other duties, commensurate with the rate of pay and grading, as may from time to time be assigned by the Executive Committee of SDVS.
