    The YTONG Family Houses projectis conceived to help all those whointend to build a family house.Building a family house is, as arule, a tough and unpredictableprocess which very often has itsunpleasant surprises for theinvestor, from the long time it takesto get the designs done and obtainthe building permit to the costoverruns.

    That is why the company Xellaporobeton HR d.o.o. (hereinafter:Xella) has developed a projectwhich successfully helps shortenthe process of planning andbuilding family houses and ensuresthe reliability of cost planning forthe whole investment.Xellas basic activity is the sale ofYTONG construction material, but,due to market demands, an

    integrated family houseconstruction project has beenlaunched using the YTONGBUILDING SYSTEM.This offer by Xella includes 10different types of family house

    designs. The houses are named:NADIJA 07, ANA 07, DIANA 07,SNJEANA 07, SANJA 07, KATA-RINA 07, DANIJELA 07, DORA 07,NENA 07 and YTONG LOW-ENERGYHOUSE.

    The projects are created accordingto the clients wishes: NENA 07 isa house with 2 apartments it canbe built as a detached or double

    house, or as one in a row suitablefor an apartment block. Its conti-nental version is christened DORA07. DIANA 07 is a sizeable housewhich can be divided into more flatsand is designed in the continentalstyle. Its coastal version is ANA 07.NADIJA 07 is a single-storey housewithout a flat slab. SNJEANA 07and SANJA 07, as well as KATA-RINA 07 and DANIJELA 07, are

    examples of larger and smallerfamily houses.The LOW-ENERGY YTONG HOUSEproject features a special flat-roofdesign with 36.5 cm thick externalwalls.

    BUILDING GUIDE FOR YTONG FAMILY HOUSES

    GENERAL

    If you have decided to build a familyhouse and put your trust in Xella,it is our duty to inform you in detailon the course of action you haveto take as a future investor beforeacquiring your home. We hope thatour written instructions will do,but should you need some moreinformation, please do not hesitateto contact us by calling our freeinfo phone 0800 7000, or just call

    Mr. RANKO NOVAK, B. Eng. Arch.,MANAGER OF THIS PROJECT, at

    mobile phone 098 366 730 and hewill gladly give you useful advice

    on the COMPLETE PACKAGE.

    1) PREPARATORY STEPS

    First, you must be a registeredowner of the building land orprove your legal interest. Thismeans that at the land regis-ter you must get the landregistry certificate not older than6 months as evidence of your

    title. Your legal interest is provedby a purchase or donationcontract or another deed provingyour title to a land not yet regis-tered. Entry of your title in theland register is not yet neces-sary for submitting your applica-tion for the issuance of a deci-sion on the terms and conditionsof construction, it will benecessary at the stage shortlybefore the start of construc-tion works. Whether your landis a building land and if a housebe can be built on it should bechecked at the constructionand urban development service

    of the municipality where your

    plot is situated. There you shouldseek the urban developmentterms and conditions, i.e., acertificate of the planned use ofthe plot in question, based on anexcerpt from the cadastral mapor a layout collected at the landregistry office along with the titlecertificate issued for your parcel,neither older than 6 months.

    Pursuant to the Zoning and

    Construction Act (NN 76/07),the layout plan in the preliminarydesign will have to be presentedon a certified geodetic surveywith shown levels, so that, too,will have to be obtained by youfrom a chartered land surveyorbefore approaching the designer.

    If there is an old building on theplot, you must prove itslegitimacy (building permit withattached drawings, or a

    cadastral certificate testifyingthat the building was raised

    before May 1968). If you have novalid drawings of that building,you must have it architectur-ally surveyed and drawn. Thatis all needed, among otherthings, in order to reduce thecost of the municipal fee payablefor a new building. Once youhave settled it all, the way isopen for the construction of yourfamily house, with furtherprogress depending largely onyour finances and preferences.

    3) PURCHASEThe contract for the purchase ofyour YTONG family house you willsign with Xella at Magnituda DesignOffice and make an advance ofHRK 19,000 payable into Xellasaccount. The rest of the purchase

    price you will pay after obtain-ing the decision on the terms and

    conditions of construction or afterrealising your loan. The completion

    dates of your design documentationfor the obtainment of the locationand building permits will be agreedwith you at Magnituda Design Of-fice. Should none of the profferedYTONG family house designs suit

    you, you can present us your owndesign or order it from Magnituda.Based on your individual design,we shall prepare for you FREE OFCHARGE a specification of requiredYTONG material and give our offer

    for it. The difference between ourready-made YTONG design andyour individual design is that in

    the latter case you must pay thetransportation of material to your

    site and unloading. Once you havedefined the YTONG Family House

    project with our assistance, youwill receive from Magnituda freedocumentation required to obtainthe location permit shortly afteryour have supplied to Magnitudathe documents specified in section1) of this Guide. You will yourself

    4) HOUSING LOAN

    After obtaining a valid decision onthe terms and conditions of con-struction you will have met one ofthe basic conditions

    for raising a long-term housing orconstruction loan at a commercialbank on the terms and conditionsof that bank and in dependenceon your credit rating. You can usesuch loans regardless of whetheryou buy one of the YTONG FAMILY

    HOUSES or opt for building yourfamily house according to your owndesign by applying the YTONG CON-STRUCTION SYSTEM. Xella doesnot provide direct credit financing

    ment. After the payment you shouldcall Xella company and agree on aprecise delivery schedule for the
