We often use the term “dream home” when we talk about building new. But what does that really mean?

Everyone has their own version of their dream home. It’s the house you would build if you had unlimited financial resources, and that

brings together all of your practical needs and desired wants. It’s in the perfect location, with your ideal backyard – be that a garden oasis or an entertaining patio. And it’s the place you can imagine yourself feeling relaxed, at peace, and – most of all – at home.

In the real world, our dream homes come in all shapes and sizes, but whatever you do, make your home yours.

With You’re Home, we are privileged to have the opportunity to showcase dream homes and to provide ideas for your own. Over the last year and a half I have been awed by beautiful homes, welcomed by everyone I have talked to, and inspired by the stories and tips I have received.

he view of the interior of 103 Slater Crescent in Mission Pointe Estates is just as spectacular as the prairie scenes outside the windows.

It truly is the best of both worlds as the 3,712 square foot two-storey walkout is surrounded by wheat fields and yet the city lights are visible at night from the dining room table.

“It’s the convenience to the city with the ability to live in the country,” said Dennis Slater, President of D & S Homes. “There’s nothing like it.”

The Mission Pointe showhome was built by D & S Homes,

who are both a developer and a home builder.

The contemporary home with a twist of country charm sits on three and a half acres of land, as does each acreage in Mission Pointe. D & S is also developing nearby areas, including 66 lots in Rock Pointe, 67 in Stone Pointe and, now for sale, 200 half-acre to one-acre lots in Spruce Creek.

The speed at which the acreages sell proves the demand for such homes. A large variety of people choose to move outside city limits, from young families to retirees. Sometimes people have rural backgrounds but work in the city; others just want to get away from it all.

There are guidelines to build in a community like Mission Pointe Estates, such as a 1,600 square foot minimum for the house, and 10 percent stone exterior. But there are additional benefits as well.

“You can have animals – two horses on three and a half acres, and dogs and cats,” said Slater, although he confirmed additional farm animals such as cows and chickens will not be found roaming the communities. “And some people like to have a shop in the backyard if they do some work. For car collectors, they have space they don’t have in the city.”

At 103 Slater Crescent, the house stretches out to include a four-car heated garage. The location of the home is also a perfect starting point for skidooing or outdoor country activities.

The house itself is surrounded by the white picket fence – but in this case it’s made out of fibreglass. Inside the home are all the comforts of city living. The nine-foot ceilings in the great room provide an open and airy feeling while light enters the west-facing triple-glazed argon-filled windows, which are surrounded by a balcony. A gas fireplace warms the room in the winter months. The granite countertops line the kitchen and island, complimenting the maple cabinets.

The walkout downstairs could hardly be called a basement, as the open space and back bedrooms are almost overlooked due to the eye-catching wet bar and wine cellar at the base of the stairs. Underslab heating creates comfort and warmth.

The master bedroom on the second storey

provides the finishing touch to the home. The room is separated from the gleaming ensuite, which is complete with a bath, shower, and a three-way fireplace. On the opposite side of the room is the walk-in closet – which is a room in itself, complete with drawers, cabinetry, furniture, and the

space of a small bedroom.

“This was the first showhome Harmony ever built,” said Stettner of the bungalow on Valley Green Way in The Greens on Gardiner. “We had our twins and lived in a house that wasn’t big enough. We were in a bi-level with the master bedroom upstairs, so we were not close enough to the babies and I didn’t like that. We put our house on the market and it sold in three days, so we were homeless with four kids. We had no choice, so we moved in here.”

Stettner, the New Home Specialist with Harmony Builders Ltd. and Rogina, the Construction Manager, have found the Zaiden plan to be especially fitting for their needs. Their twin two-year-olds, Tayah and Tenley, have a cute bedroom right next to the spacious master bedroom, while their sons Isaiah, 13, and Jude, 9, have the run of the comfortable basement.

The Zaiden plan may potentially house an even larger family, as the front office could be used as another bedroom and there is a third bedroom in the basement, which Stettner uses as an exercise room.

“This house still isn’t big enough for us,” said Stettner with a laugh. “We are growing – not having more kids, but needing more space!”

The family will most likely build again in the near future, as their endless ideas will assist in planning their next home. Harmony is very specific and involved in all of their home designs.

“We started Harmony (in 2010) to be different and unique,” said Stettner.

The Zaiden house was already created to their tastes, as Stettner does all of the decorating for Harmony, always including her standard black wall somewhere in the house. Many features of the home – including the ten-foot ceilings, transoms (windows above the doorways) and large windows on the exterior walls are aspects they will carry into their next home.

Each showhome they design has a theme – in this case, it was Craftsman-style.

“That’s why we did the hand-scraped flooring, the handmade headers, the transom windows, the Craftsman lighting and the real stone on the exterior,” said Stettner. “Matt pays a lot of attention to detail. He always does little features that make it unique to Harmony.”

When designing the Zaiden, Stettner and Rogina knew they wanted a bungalow with an office in the front. The master bedroom layout was unique, as the relaxing ensuite connects with the walk-in closet, which includes many piano windows for light.

The staircase to the basement is emphasized by an incredible mirror, handmade by Rogina. The last few steps lead to an open basement featuring a bar, a cosy sitting area and a pool table. The walk-around hallway hides the back bedrooms – ideal when teenagers inhabit them – and a bathroom.

While the family may be relocating in the near future, they are content right now in the house they put so much detail into at its inception.

“We’re very proud of our houses,” said Stettner. “We’re so blessed to get to do what we love every single day – and then come home to our great kids.”

A home can be one of the most personally and financially rewarding investments you’ll ever make. But if you’ve never bought a home before, the process may seem a little overwhelming.We have answered the most frequently asked questions of first-time home buyers. Look for further questions and answers in our next issue.

Question: what’s the best way to save for my down payment?Answer: If you’re saving to buy your first home, one of the most effective ways to put money aside is with an automatic savings plan. With these plans, an amount you specify is automatically transferred from your bank account to your savings account on a regular basis. You can contribute as little as $25 and make deposits weekly, bi-weekly, semi-monthly, monthly or quarterly – whatever works best with your cash flow.One of the best places to put your savings is in a Tax-Free Savings Account (TFSA). All earnings and withdrawals from your investment are tax-free. You can contribute up to $5,000 a year into a TFSA.

You might also consider directing your savings to your Registered Retirement Savings Plan (RRSP). Under the RRSP Home Buyers’ Plan, first-time home buyers can withdraw up to $25,000 from their RRSP, tax-free, to use as a down payment on a home. The plan allows you 15 years to repay the amount withdrawn, starting the second year after the year of the withdrawal. For more information on this plan, visit the Canada Revenue Agency website at cra.gc.ca and search “Home Buyers’ Plan” in the A to Z index.

Q: how much home can i afford?A: Getting pre-approved for a mortgage is a good place to start, or you can use one of the many online calculators to help you figure out how much home you can afford. Online calculators through your mortgage specialist or the Canada Mortgage and Housing Corporation can help you start to understand an affordable range for you to start shopping.

Two important ratios lenders use to determine how much home you can afford are your Gross Debt Service (GDS) ratio and Total Debt Service (TDS) Ratio:

• GDS is your proposed monthly mortgage payment, property taxes and heating costs divided by your gross monthly income. Ideally, it should not exceed 32%.

• TDS is your entire monthly debt load (home ownership costs plus credit card payments, loan payments and other debts) divided by gross monthly income. Ideally, it should not exceed 40%.

Q: what is a pre-approved mortgage? does it guarantee I’ll get the financing I need?

A: A pre-approved mortgage simply means that you’ve reviewed your earnings, assets and liabilities with a lender who has determined the amount of money that you should be able to borrow for the purpose of purchasing a home. In order to proceed with a formal mortgage approval, the lender will want to assess the value of the property you are looking to purchase and confirm your income, down payment and so on if you haven’t already provided that information.

WWhen Regina residents are building a new home and want a builder who is dedicated to quality and accountability, they go to Trademark Homes Inc. – and, when Trademark Homes wants the ideal kitchen for their clients, they go to Kitchen Craft Cabinetry.

“Trademark was established about five years ago,” said Melissa McCullough, one of the four co-owners and operators of the company. “We’ve worked with Kitchen Craft since the beginning.”

Amanda is, “fully capable and awesome at doing what the client wants, so, if someone comes in looking for traditional farmhouse feel … she’ll give them something beautiful but, if you also want to think outside the box a bit, she’s great with sleek modern design or contemporary designs too,” Melissa said. “She’s super-flexible about what people want, and she’s knowledgeable in each background, which is important when using a kitchen designer.”

Enlisting the best kitchen designers to create the perfect space is increasingly important because of the changing role of the kitchen. “A kitchen is where people mingle — it’s the hub of the home,” Melissa said. “It’s where you have breakfast, lunch and supper, you do homework, you play playdough at the kitchen table. A kitchen is not just for eating anymore, and I think that’s why people are spending more money on their kitchens — because they’re using it as an extension of their living space.”

Consequently, kitchen design is changing to fulfill that role. “Kitchens used to be small, narrow and just a dining room table. Now homes are built around kitchens. People are including features like sit-up bars, homework or work centres, and granite countertops,” said Melissa. “People are moving away from the boxy feel of a house. When you do an open concept, you have to tie your kitchen in to your living area because it’s usually all one entertainment space. That’s why a standard feature in a Trademark Home is all the woodwork stained to match. The fireplace matches the railings, which matches the kitchen, tying everything together.”

Question: there seems to be a lot of talk about a ‘housing bubble.’ do you think it is still wise to buy real estate?

Answer: Good question, but the answer is, that it depends where you are. Since we are in Regina, the answer is yes. Our economy is strong, jobs are readily available and the in-migration of workers to fill those jobs is putting huge pressure on the demand for housing. Supply, on the other hand, can’t keep up because the only way to increase supply is to build new. A market as small as Regina does not have much excess capacity to build many more homes in a short period of time, so there is a significant lag between the supply being available to satisfy the demand. Since there appears to be no slowdown in people relocating here, I would anticipate that this shortage will continue for at least of couple of years.

Q: so all of the stuff we read about a housing collapse doesn’t worry you?

A: Well, it might if I were living in Vancouver or owned a condo in Toronto, because those two markets may be overheated. In fact, it is likely those two markets which are creating a lot of the hype about a housing bubble. Real estate is a local commodity and when we look at national statistics they may misrepresent the reality that exists in a specific location. Let me explain. The national average for a home in February was $372,000. In Regina, it was $290,000. So as much as prices have risen here, we are in one of the most active real estate

markets in the country and are short of inventory, yet our average price is more than 20 percent below the national average. So, no, the Regina market is not vulnerable.

Because the two largest markets in the country may be susceptible to some price corrections, the national media has a distorted perception of what is happening in other parts of the country. Thus Macleans magazine, for example, has run a cover story about once a year for the last five years predicting the collapse of the real estate market, based mostly on high prices in Vancouver and Toronto. This has remained untrue in these two markets, and in addition, prices and demand continues to rise in markets like Regina, St. John’s and Calgary. One of these years they may be able to say “I told you so,” but not likely about Regina or Saskatchewan as a whole. Unfortunately, anyone who has been listening to these erroneous predictions has suffered. I’m just glad I didn’t start to sell any of my properties…or stop buying.

Q: but can we learn anything from the tremendous collapse of the u.s. housing market? might that not happen here?

A: Well, first of all, the housing collapse in the States was not so much a failure of the housing market as it was of the banking system. Loans for homes were being made recklessly to people who had no business getting mortgages and who had no hope of ever paying them back. Our banks are regulated against such irresponsible lending.

Secondly, mortgage interest in the U.S. is tax deductible, so there was a built-in tax incentive to borrow more money than was prudent to. People were maximizing mortgages by buying the most house they could afford or taking equity out of their existing home and spending frivolously, aided by the government, who allowed them to deduct their interest costs. It was government-encouraged insanity.And again, the whole country was not affected equally. More than half of the foreclosures were in the four states of Florida, California, Nevada and Arizona – the overheated locations. Many parts of the country were only marginally affected. So Boston, for example, wasn’t damaged by the fallout from the collapse of the Phoenix market, much the same as Regina would not be if Vancouver slows down.In short, I think anyone who is waiting for the Regina market to drop anytime soon is making a mistake.

our city expands, Regina developers are ensuring that we can enjoy every season in park space just steps away from homes in the newest subdivisions.

Lorne Yagelniski of Yagar Developments Inc. has focused on park space in The Greens on Gardiner right from the inception of the subdivision. The idea is that this large, 16-acre park is the heart of the development, providing something for every resident in the subdivision.

“We do live on the prairies, so instead of disguising that, we’re going to enhance the prairies – use evergreens, and natural prairie grasses,” said Yagelniski. “We’re trying to design a park that is a very pleasant place to walk around, for an adult to throw a Frisbee around, or for a mom to sit with her kids on the play structure. We’ve created contouring so we can have some water and birds, and make it more environmentally attractive.”

In new developments, there is an emphasis on creating sustainable, multi-functional park space. In The Greens, stormwater storage allows for an environmentally friendly park.

Developers also work with the City of Regina in creating plans that will provide recreational benefits. In The Greens on Gardiner, there will be a zoned athletic sports park for southeast Regina, with the City determining what function it will provide.

As with all of the new developments, walkability and access to a pathway is of the utmost importance. A pathway will border The Greens on Gardiner, and connect to The Creeks underneath an Arcola bridge. There will also be walking paths along Chuka Boulevard, connecting recreationalists to the citywide path and also to amenities along Victoria Avenue.

Kevin and Karen Reese of Karina Developments Ltd. emphasized that connection in discussing The Creeks subdivision. The pathway will border the McKell Conservation and connect to Wascana View, allowing for multiple areas to ride bikes, walk or rollerblade.

“(Green space) is very integral to the design,” said Kevin Reese of the development process. “It’s not an afterthought. In The Creeks, it took a very prominent role.”

Many developments take advantage of natural features and conservation areas in providing additional green space. From the design and themes of the development, it is apparent that Saskatchewan’s natural landscape is enhanced rather than overlooked.

“In Saskatchewan, we have very few natural features that you could capitalize on,” said Reese. “The prairie is beautiful but we don’t have mountains, big forests or ravines. We have a shallow creek, but it’s beautiful in its own right in the sense that if you see all the things that happen in that setting, it’s really quite nice. And when you start looking at the sunsets and the wildlife, it’s pretty cool.”

Fairways West is a unique area, as it is the only development within Regina that backs onto a golf course, in this case the Joanne Goulet Golf Club. The area is adjacent to two environmental reserves. In addition, the two parks feature play structures with sitting areas and a shade structure. Walking paths throughout the development will connect with the city-wide Devonian pathway

later this year.

“People want a healthy lifestyle,’ said Chad Jedlic of Harvard Developments Inc., the developer of Fairways West. “It’s incredibly important to incorporate green spaces that allow for that active lifestyle.”

In planning Edgewater, a new subdivision next to the Westhill Park neighbourhood, Harvard also took into account the many young

families who will call the neighbourhood home, by building a green space with a unique play structure as well as a grassy area for soccer and football games.

Developers are cognisant of ensuring all residents have easy access to green space. In Skyview, developer Doug Rogers of Terra Developments Inc. said they have created two parks to allow for all residents to have greenery close by.

“We try to locate the green space where it can be of use to as much of the surrounding neighbourhood as possible,” said Rogers. “We will feature some irrigated turf and some natural areas with existing trees that are in place and will be left. We want to incorporate the prairie theme, with natural grasses.”

In Hawkstone, Karina Developments also took into account nearby areas. Because Hawkstone will be located close to Englewood and Argyle Park, there will be pedestrian connectivity to those neighbourhoods. A pipeline corridor provides additional green space.

Developers are also designing their neighbourhoods around ways to make parks safe for residents. For example, in Harbour Landing, houses will face the school and additional municipal reserve, to provide for an attractive streetscape as well as offer “eyes on the park.”

“The open space is critical,” said Paul Moroz of Dundee Developments, developer of Harbour Landing, where park space continues to develop in various areas of the neighbourhood. Harbour Landing, like other Regina developments, also features environmental reserve – bordering green space around the development that cannot be further developed.

“Everybody wants to be close to a green space, no matter where you live. Everybody wants that open space.”

For some, this is an exciting thrill. For others, it’s an activity that fills them with dread.

But it really doesn’t have to be like that. It should be fun to design a home just for you.

The most important thing at the beginning of the project is to understand how you want your house to look. How do you want to feel when you come home? This is important to recognize, from working with the builder in the initial architectural elements, right through to the finishing touches. Today, it’s all about your lifestyle and customization. You have choices, and once you narrow down your particular lifestyle and taste, it’s going to be a lot easier.

Find what inspires you. Look in design magazines, browse showhomes and search online to understand what appeals to you. When you walk into showhomes, which ones make you feel like you are at home? Use these inspirations and organize them. Create a design board or binder to help you, and perhaps work with a designer, to understand what appeals to you. A style file for each room may help you stay organized.

As you gather ideas for your home, be sure to focus on individual design features like kitchen and bath layouts, bedroom sizes and locations, closet and storage space, traffic patterns and room flow, and any other components of the design that might fit your needs or wants.

A designer is very helpful to include your ideas, understand your style, and provide advice on how to make your home yours. Budgets determine how much time you spend with the designer. Having someone help you through the entire process is an option, but even a couple of hours lends quality advice that will make a huge difference in the home you may live in for years to come.

which often appeals to a very organized, clean, tidy kind of life. The opposite is traditional, which includes overdone furniture and details – it can still be organized but more frills. There’s contemporary, country French, and in Regina there is a lot of transitional – a mix of contemporary and other styles. For example, a house can look contemporary but have traditional furniture.

Try to put your own stamp on your house – whether it be through architectural elements or windows or the decorating process – to make your home unique.

lifestYle

Focus on individual design features. You need to know what you want out of your house. If you love to cook, make sure you build a nice kitchen – it doesn’t have to be big, but it can still be beautiful and built for a chef. If you often entertain you may need a big foyer with ample closet space.

When looking through showhomes, focus on the plans that are displayed on the walls for ideas on what would suit the way you live.

process

First, collaborate with your builder on the layout of the house. Often builders will work with you on small tweaks of the floor plan to fit your lifestyle. If there are extra costs to redesign elements, decide if they are worth it to suit your way of life.

Then it’s important to get the skeleton done, which are the pieces that are not often changed. Know what you want your finishes to look like, for the flooring, the countertops and the cabinets. Neutral colours are best because they will last through various trends over the years. Be safe with architectural elements as they are not going to change in the near future. An often overlooked aspect of the skeleton is the blinds, or window treatments. Without them, the flooring and furniture will fade and you will lack privacy. Home builders often have designers to help you through this process.

Once the skeleton is done, it’s time for the furniture, the paint, the accessories – the jewellery of the whole project and items that can easily be changed over the years as styles and trends come and go. Like the skeleton, it is important to balance the flow throughout the home. Use consistent paint colours to open the house as it will be much less confusing for the eye.

In each room, pick a focal wall, which will allow the room to flow. In a master bedroom, this is the headboard wall, in the living room it’s the fireplace wall, and in the great room it is usually the TV wall. Accent walls can stand out with paint colour, wallpaper, draperies or pretty art.

And finally, congratulations! Building a home is quite possibly the single largest investment of time, money and energy that you will ever spend... unless you build another one. So enjoy the process and make the home truly yours!

PV Disposal began as a residential bin delivery company in June of 2009. One year later, they became a member of the Regina & Region Home Builders’ Association, and business has continued to grow ever since.

“Once we became members and started to have more connections, business really started to pick up and went in other directions,” said Allan. “We were only focused on the residential homeowner, and now we have other markets, such as general contractors and home builders.”

Every client is still a priority, and there are solutions to various needs, from mini bins to 20-yard bins depending on the build or renovation. PV Disposal provides customer service seven days a week, which is very helpful for all clients, particularly home owners.

As the construction industry in Regina has prospered, PV Disposal has had the opportunity to grow along with the industry. The opportunity to network with members and make new contacts at RRHBA meetings and events has been invaluable to PV Disposal’s business.

“Many of the new people who come to PV Disposal, we have met at a trade show or an RRHBA meeting,” said Allan. “And you have to make sure you are involved and participate (with the Association). We attend meetings and are on the Habitat for Humanity committee.”

PV Disposal also sponsors the RRHBA barbecue in June. The barbecue is an opportunity for the Association Members to socialize, and PV Disposal to showcase their services.

“It’s a good group of people,” said Allan, “connected, well-run, organized professionals.”

The Spring Home Show was one of the initial draws to the RRHBA for PV Disposal. They have now participated for two years and have found forming personal connections with people to be an incredible aspect of growth, as they are able to provide solutions and options to any issues. Marketing through You’re Home magazine has also allowed them access to educate readers as to who is PV Disposal.

“There is constant connectivity,” said Allan. “We’re on top of what is happening in the community.”

As a member of the Regina community, PV Disposal is looking forward to growing and prospering with the Regina residential construction industry as a whole, and enjoying that success as a member of the RRHBA.

Building Regina is a joint effort. As the city grows and families create new neighbourhoods, there must be a source of strength that helps these relationships and communities grow and cultivate.

Regina’s builders continue to create a city that exceeds expectations as it continues to thrive. The Builder members of the Regina & Region Home Builders’ Association have met a set of standards, abide by a code of ethics and continue to reach excellence. The RRHBA celebrates the accomplishments of their members with the

Master Awards and for 2011, for the first time, named a Home Builder of the Year – Century West Homes Ltd.

In a myriad of excellent builders, what is it that makes Century West Homes stand apart? The Home Builder of the Year is determined by entries into other categories. To be considered, a builder must enter the categories of:

• Three different New Home Award categories • The Safety Award • The Community Service Award • The Environmental Leadership in Housing Award

Century West Homes was a finalist in eight categories and a winner in five – which, cumulatively, resulted in the honour of Home Builder of the Year.

“It was a goal for us to make sure we qualified in all categories relative to being a builder. We wanted to give ourselves the opportunity,” said Dustin Halvorson, Sales and Marketing Manager at Century West Homes. “To say we are the Home Builder of the Year really provides additional confidence in choosing us as a builder for our potential clients.”

Century West was a finalist for the Environmental Leadership Award, the Best New Home Kitchen Award, and the Best Marketing Award. They are also proud of the accomplishments they achieved in the winning categories.

In addition to volunteer work with Kids Help Phone and the Mackenzie Art Gallery, they take on projects as a staff. They support local artists and musicians, and donate both funds and time to Soul’s Harbour and Habitat for Humanity.

“We not only pay attention to getting everyone home safely off our sites, but if we’re paying attention to every safety detail, we are also paying attention to the details of the homes we are building,” said Halvorson. “Our trades are the same trades on every house – it doesn’t matter if it’s a $400,000 house or a $1 million house – the trades are the same, and there is that consistency on a Century West job site.”

The quality of a builder is often displayed by its showhomes – and in this case, Century West’s Harbour Landing showhome was the Award Winner in this size category. It is the second year in a row that Century West has won an award in a New Home category, which Halvorson said

is due to the consistency of their builds.

“People enjoy our product,” he said. “Our own engineers (through their sister company, Walker Projects) are making sure we’re putting in the highest engineered product – whether it’s a steel beam, making sure our foundation is proper or using open floor trusses. Our mechanical trades

are phenomenal. In our homes, what our trades do – including electrical, furnace/air conditioning, water, piping, audio/visual – you can tell it was done by people with experience and those who know the bones and structure of the home.”

Here are my suggestions as to the ‘must-haves’ for this year’s gardening season.

To replace your purple petunias, why not try radicchio or even beets? Both of these plants provide great shades of burgundy and maroon. Not only do they look great with yellow flowering perennials, they are also easy to grow and are exceptional at the table too. Grilled radicchio has quickly become one of my favourite new foods on the barbeque.

If you are looking for something a little tamer, purple leafed sage (Salvia officinalis purpurascens) is a great companion with

Lamb’s ear (Stachys byzantina). Ideal as a replacement for Dusty Miller (Senecio cineraria), Sage has always been a stately herb with its beautiful silver grey leaves and aromatic scent. Along a pathway,

sage looks good, smells good, and is a Thanksgiving mainstay.

Another great vegetable to try in your perennial bed is asparagus. Long known for its tasty spears, asparagus also has beautiful fern-like leaves, stunning when covered with morning dew. Asparagus has another few amazing aspects when used in a garden as an accent plant. Asparagus turns a brilliant yellow in the fall. This golden colour is a showstopper at the end of the season. Asparagus is also salt tolerant. It can handle a saline soil often found along the side of driveways and roads and because it’s a perennial, Asparagus will provide many years of edible enjoyment.

Vegetables should not only be restricted to the plant beds. We’ve been growing tomatoes in containers for years, but how about lettuce in a pot? Salads always taste best when they are fresh and you’ll have no excuse with a beautiful urn filled with gorgeous frilled and colourful leaves. Choose varieties that are considered ‘Cut-and-come-again.” This way your lush planter never looks tired from grazing.

When it comes to culinary experiences, nothing compares to picking your own harvest and then serving it to your family and friends knowing that the taste and freshness is second to none. Combine this fact with the knowledge that your garden still looks beautiful and you’ll have discovered ‘backyard farming’ utopia.

a new home is no longer out of reach – it just means taking a look up and down.

An Up/Down duplex is built as suites independent of each other, unlike a house with a basement suite. They have separate entrances, and they each have their own furnace, water heater, electric and laundry facilities. The downstairs suite

isn’t accessible from the upstairs suite, and vice versa.

An Up/Down duplex was a perfect fit for first-time homebuyers Graham and Kelly Sluth, who moved into the 975 square foot upstairs suite of their Regina home in September of 2010.

“We didn’t have to have brand new,” said Kelly, “but we saw houses in some rough

neighbourhoods, and given the money involved, especially for fixer-uppers, we didn’t think it was worth it… We came across (a home) on a realtor website that was under construction by Trademark Homes.” The Sluths contacted Trademark Homes, who suggested buying a lot.

Their house is built on a smaller lot in an older neighbourhood, which made it more affordable.

“It’s like a two bedroom apartment,” said Kelly, “but with the (extras) that come with a house, like a yard and a garage.”

Graham and Kelly were able to afford buying brand new by renting out the downstairs suite to a couple in their eighties – Graham’s parents, Norman and Ureta Sluth.

“They used to live in Swift Current, where they had a fairly large property,” said

Graham. “But they didn’t want to have to maintain it anymore. They wanted to buy a condo in Regina, but they would have sunk all the money from the sale of their house into it. This way, they still have some money to play with.”

“It’s nice to have family close by,” added Kelly.

Norman and Ureta are happy with the arrangement. “Our son and daughter-in-law look out for us,” said Ureta.

They moved in October of 2010. Previously, they lived in a 1,155 square foot house in Swift Current.

“We did a lot of downsizing,” said Ureta. However, they did keep some important things: Norman has his easy chair, and Ureta has her china cabinet and an organ.

“I play it when Norman’s away,” she added.

Because each suite is self-contained with its own heat and utilities, temperatures can be set separately.

Having lived in an apartment before buying their house, Graham and Kelly also enjoyed the options that come with buying a home.

“We got to choose things, like paint colours and light fixtures,” said Kelly. “We can change the paint if we want to, and we don’t have to worry about the rent going up. Our mortgage is fixed.”

The Sluths live in the Kole model, which features two bedrooms, one bathroom, a fully-equipped kitchen and an open living/dining room in each suite. The energy efficient design allows the utilities to remain reasonable, and Kelly added soundproofing between the two levels is excellent.

Graham and Kelly also made design choices that resulted in less expense.

“We didn’t go with granite countertops or hardwood floors,” said Kelly. Instead, they chose arborite countertops, for a practical and elegant finish. They also appreciate the built-in dishwasher in the kitchen island.

“The builder made use of every space they could,” said Graham. “We customized it a bit for my parents… We ended up with a bigger living room for the downstairs suite. We took out a hallway, and it became part of the living space instead. Trademark Homes kept us informed about the floor plans.”

In the downstairs suite, the kitchen and living room are together and open, and there’s a bedroom at each end.

Ureta chose the paint, kitchen, and flooring colours for the downstairs suite so they

would all coordinate and she would feel at home. She also chose custom-window treatments. At 1,025 square feet, the downstairs suite is slightly larger than the upstairs suite.

“Trademark made the closet doors and laundry space customized, because they knew Graham’s parents were coming. They helped us make it our own, and

accommodated us,” said Kelly. “We owe it to Trademark, because of this design.”

Graham and Kelly paid approximately $300,000 for everything, including the house, the finished basement, the garage, and the lot. They paid for upgrades out

of pocket, which was approximately $10,000. This also included the appliances.

“When we went to buy appliances, we bought two of everything!” said Kelly.

Graham and Kelly have future plans for their house. They want to plant a garden this summer, and put in raised flower beds.

They laid stones in the backyard last year, so they have a small patio. They’re very happy with their Up/Down duplex.

“We’re proud of our decision to do this,” said Kelly. “We feel we’re right with our decision to buy. This makes home ownership affordable.”

Sun streams through the skylight, as the clean, smooth solid surfaces glisten in the natural brightness.

The skylight, in this Usonia home, does more than light the house – it also acts as part of the cooling system, an energy efficient solution to a hot topic.

This example in the home on Athol Street is how Usonia Homes Inc. builds – homes that are unique, beautiful and visually pleasing, but are also built with the future in mind as the building envelope becomes the first priority.

“The shell of your house is very important,” said Miranda Michell, Manager at Usonia. “We focus more on the envelope and energy efficiency. That’s what sets us apart.”

The aforementioned skylight is part of the thermal vacuum system. As the temperature heats up and rises, a remote-controlled skylight releases warm air while cooler air enters through an inlet in the bottom of the home, allowing it to circulate throughout the two floors.

Historic modern home

The Athol Street home features many of Usonia’s standard inclusions and green technologies. ICF (Insulated Concrete Forms) Foundation is used, while structurally insulated panels provide one of the highest forms of insulations. Fibreglass windows are more efficient and stand the test of time, as they expand and contract as glass does, and in-floor heating throughout the home provides a higher efficiency rating than a furnace, while the polished concrete floors on the two storeys and in the basement provide spectacular aesthetics and additional heating and cooling.

“We use the concrete for thermal massing,” said Miranda. “We take into consideration the window placement. Through south-facing windows, the sun heats up the concrete, which holds the heat through the winter months. In the summer months, with the use of solar shades, the reverse occurs.”

Miranda, with her husband Zach, owner of Usonia, moved into the home with their two children while providing tours through it as a showhome until the new owners take possession. As all of their homes are built with the owners in mind, they feel it

is important to showcase how a home is lived in.

The front office, just off the large great room, is a play room for their daughters. The spectacular living area is lit by the skylight and huge north-facing windows, as the centre area stretches throughout the two storeys to the flat roof. The staircase, with wooden treads and a perforated metal railing, accents the far wall as it stretches upwards. With an in-fill build, of which Usonia has done many, window design is of the utmost importance as it can be difficult to include them on the 25-foot lots.

The wood veneer kitchen cabinets were custom designed by Usonia’s cabinet-maker, with innovative options included. The cabinets near the back of the house hide a main floor washer and dryer, and showcase the minimalist, de-cluttered look Usonia achieves.

Upstairs, two bedrooms and a bathroom overlook Athol Street, while the master bedroom, complete with an ensuite and steam shower, walk-in closet with a built-in closet system and a small balcony, is just steps away.

“Our goal is to build our homes move-in ready,” said Miranda. “Landscaping, garages, fencing is all done.”

The basement features ample extra space with a spare bedroom and bathroom, but the highlight is the smallest room in the house – the mechanical room. Featuring the boiler, rather than a furnace, it is, like the house, an efficient package.

New technologies extend beyond the green methods of building. The home automation system has a panel on each floor, which controls the lights, thermostat and speakers throughout the house. It is also the centre of the alarm system, which features cameras. All can also be controlled through an iPhone or iPad.

The Athol house was built to display the abilities of Usonia; however all of their homes are custom designed and built.

Also verify that the builder is registered with a warranty provider. You can do this by phoning the provider, or going to the provider’s website.

As your home nears completion, your builder will schedule a walk-through of your home, also known as a pre-delivery inspection. Together, you and your

builder will go through the home to verify that it is built according to plan, with the features and inclusions specified in your agreement. Given that we all live in the rather turbulent climate of Saskatchewan, we often times have problems with our hardwood. The price we pay for this lovely material is that it can shrink and swell with the changes in weather. This is where engineered wood floors can come to the rescue. Engineered wood is constructed of sandwiched finished wood and plywood. This gives you a top layer of wood that

can be sanded and refinished, while the bottom layer of plywood dramatically minimizes the effects of moisture. In some cases it is even possible to install this in your basement. This means you can say goodbye to that old carpet and hello to beautiful wood in all areas of your home. Even better is that it is generally cheaper than its hardwood cousin.

Since there are a myriad of choices available for hardwood there are a few things to keep in mind. Always consult your supplier for advice on whether the product you want will work for your project. They are in the best position to give you advice on the right finish and what will be required in terms of care and maintenance.

As a designer, I can’t tell you how much I love tile. The options for shape, size and colour are almost limitless. Not only that, it’s durable and easier on your wallet. So what are some of the current trends in the fabulous world of tile?

First, we are seeing the growing popularity of larger sized tiles. With an emphasis on fewer grout lines, tiles are coming available even in sizes of 36” x 36”. These tiles give a modern and clean look whilst making maintenance easier.

Another trend currently sweeping the tile world is tiles that look like another product entirely. With new technology you can now find tiles that look like hardwood and it’s difficult to tell the difference. You won’t have to worry about scratches or warping with the tile version and it will be durable and cheaper than wood. The only compromise you make is the coldness of the imitation as opposed to the real wood counterpart. In these cases I always suggest to clients to invest in under-floor heating to keep those toes warm on that lovely tile floor.

So for those of you about to embark on the hunt for your next great floor, remember that your choices are better than ever. Be sure to do your research to find the right product and style, try to be environmentally conscious and above all choose something that you absolutely love. With all the options; it shouldn’t be too hard to do!

“Insulation is probably the most important part of your house,” said Lonny Forrester, president of EnviroFoam Insulation Regina. With flooring and countertops, you can

replace it after a few years or when you want a change; with insulation, it’s a one shot deal.”

Greg Hornung, whose Regina home was voted “custom home of the year” at the annual Regina & Region Home Builders’ Association Master Awards, said he gave serious consideration to insulation when he was planning and constructing. He ended up choosing to spray foam the walls of his house and garage with help from EnviroFoam, but not before he weighed the options.

Although it’s invisible to the eye, insulation is a major factor in the longevity of a home. By providing vapor, thermal and air movement barriers, it keeps a home well sealed, well insulated, and properly ventilated. The three types of

insulation regularly used to insulate homes are batt insulation, blown-in insulation and spray foam insulation. Each has their

own distinguishing properties, but the effectiveness of insulation is ultimately determined by R-value: the measurement of thermal resistance. The higher the R-value of the insulation, the more resistance the material has to the movement of heat. Fiberglass batt insulation and blown-in insulation both have an R-value of R-3.0 to 3.7 per inch, while spray foam insulation ranges from a value of R-3.6 to 6.0.

The high R-value is an attractive feature of spray foam insulation, and one of the many reasons why Forrester recommends the product to those building new homes.

“The spray foam is a three-in-one product – it’s an air barrier and stops all air movement; it’s a vapor barrier so we don’t need to put plastic poly overtop of it; and it’s a thermal barrier, so it stops thermal bridging and heat loss by conduction as well,” Forrester said.

is sprayed in place, leaving it to expand into all crevices and creating an air-tight barrier. Forrester notes that there is more than one type of foam insulation and it’s important to be conscious of the differences between each one.

“There’s open cell and closed cell, and what you want in insulating a home is closed cell foam — it’s referred to as two-pound foam. It weighs two pounds per cubic foot so it’s a lot denser,” he said. “Open cell foam is referred to as half-pound foam and it’s a lot less dense so it will allow a lot more heat transfer. Plus you also need to put a vapor barrier on top of that type.”

Hornung chose to spray foam his custom built home, but in the beginning he did quite a bit of research to discover the benefits.

“It’s not just the insulation value, but the structural quality and sealing the whole house so that nothing comes in and nothing goes out,” he said.

“But I wouldn’t say it was an easy decision.

It’s quite a bit more costly than your standard insulation, but we found that the benefits outweighed that cost because we are staying there for the long term.”

Forrester agreed that spray foam insulation is significantly more expensive – about $10,000 more than other options – but said that it’s worth the extra coin in the long run.

“Over a 25 year mortgage, (having spray foam insulation) is going to help you out every month. It’s saving you money on your energy bill because it’s trapping the heat. Heating is very expensive, and in order to save money on those bills, insulation should be the focal point of any new house.”

Although it may not be the focal point of Hornung’s customized home – that would be the heated floors, three-car garage and house-wide entertainment system featuring eight TVs – the insulation hasn’t gone unnoticed.

“Even in the biggest wind, there’s not a

lot of creaking or cracking or things like that. So structurally, you can definitely tell the difference. There has been no drafting throughout the winter and even in the cool spring, (the spray foam insulation) maintains an even temperature throughout the house, which is really nice.”

Hornung’s previous home was insulated with regular batt insulation, and he said he could always feel a draft in the winter and the walls were cool to the touch. With the switch to spray foam, he has noticed a significant difference in overall protection from the elements, something Forrester guarantees with his product.

So for those new homeowners who are building in Saskatchewan’s questionable climate, properly insulating the home is crucial. Regardless of whether you have a fireplace, heated floors, or an in-house sauna, what goes behind your walls is the key to keeping warm on cold nights and saving money when the energy bill comes around.

a cultural preference for housing choice - the

multi-generational home

people’s housing choices are impacted by many factors, including government policies, tax structures, financing methods, home-ownership patterns, and availability of land. However the one factor that trumps all others

in determining housing choices, according to urban historian Witold Rybczynski, is culture.

For several decades many advisors to the housing industry with a slant towards compact communities would have us believe that the new demographic preference for housing lays in compact neighbourhoods filled with renters huddled together in a hip and cool downtown lifestyle, much like what we would see in New York or Vancouver. This certainly is a lifestyle preference for a percentage of North Americans and the City of Regina Downtown plan is a great opportunity to meet that niche market.

However, for the majority of the population, the desire for home ownership in a single detached home is not only a strong personal preference but has become a strong cultural preference as well. Having light and air from all sides, greater acoustics and visual privacy, less danger of fire from neighbours, and the ability to pass from the front yard to the back yard without going through the interior, have all contributed to the preference for a single detached house becoming the place of choice to raise our families. It has become an integral part of our culture.

What we are seeing now is a cultural shift, and the single detached home is in increasing demand to accommodate more people. How to meet the needs of aging parents and how to address the underemployment of adult children are issues being overlooked by housing density pundits. But to families addressing those needs, they need real solutions. Solutions that come in the form of multi-generational housing – housing that can accommodate three or more generations living under the same roof.

This type of choice can work great when the home is large enough that there is room to move about for all. Some of the newest multi-generational house designs can really provide choice for these extended families to live together and still provide significant independence for the family members.

Multi-generational housing is a staple housing type in many countries of the world, but has not been common in North American markets for a long time. Prior to World War II, multi-generational housing represented about 24 percent of the housing stock. By 1980 this type of housing decreased to below 12 percent, but has been slowly gaining popularity in many North American cities for the last two decades, representing 16 percent of housing stock by 2008.

Demographic preferences of two specific groups seem to be driving preferences for suburban single detached housing choices outside the core of our cities. Millennials, the generation born between 1983 and 2003, have a stronger preference for suburbs then boomers when asked to define their “ideal place to live.” The second demographic group with a strong preference for single detached housing is immigrants. And this group especially has a need for multi–generational housing. Many new immigrants come with large extended families, including children, parents, grandparents and grandchildren. Even when several generations are not living together permanently, more and more immigrant families are looking for housing choices that can accommodate extended visits from overseas relatives.

But the rise in multi-generational living does not only relate to immigrant families. We are seeing a rise in multi-generational families across all cultures. In 2006, for example, about 515,000 grandparents in Canada shared a home with their grandchildren, up from 466,000 in 2001. A recent excerpt from ABC News on this housing trend said it best: “Family structure … is evolving in some ways back to how families use to live.”

In order to accommodate this growing need for extended family households, we need to ensure that Regina plans and has the space for this single detached housing form. This is especially important at the present, with Regina experiencing an influx of population – an influx that comes not only from other provinces, but from other countries as well. We want to welcome our new immigrants by providing them with the housing choices they need. Not only will this accommodate our new immigrants, it will accommodate the growing shift in our culture back to how families use to live – back to the multi-generational household.
