Cheaper fuel bills forSefton residents Sefton residents areenjoying warmer homes andcheaper fuel bills thanks toThe Riverside Group andWarmer Energy Services.

The organisations worked inpartnership to successfully deliver

the project to Riverside Groupresidents in the Sefton area aftersecuring more than £3 million offunding through the CommunityEnergy Saving Programme (CESP).

The funding for the Seftonproject was provided by EDFEnergy and enabled the installation

of external wall insulation, draughtproofing, loft insulation, cavity wallinsulation and central heatingupgrade measures to over 500Riverside homes.

Carl Henderson, projectmanager at Riverside GroupMersey North says: “In thesedifficult times of austerity, ourtenants are feeling the hardship.The Riverside Group is well awareof the challenges they face. Marshallets’expansion into thecommercial district ofLiverpool has beenhailed a success afterboosting thecompany’s city centretrade.

The family owned estateagency already had a mainsouth Liverpool base on StMary’s Road inCressington, but furtherplans to open a morecentral office were put intoaction back in Januarywhen a branch within ThePlaza on Old Hall Streetwas also opened.

The ongoing success ofMarshallets, combined withthe benefits a city centrebranch can bring to anagency are said to haveprompted the move and,according to seniorconsultant Sean Marshall,it has already been payingoff.

Sean says that while theexpansion into such aprime location hasprovided an ideal “drop in”centre for clients andlandlords, it has also helpedthe agency add to itsportfolio of properties.“We’ve seen an increase inthe city centre propertieswe’ve been picking upalready,” he explains.

Two members of staff arebased at the Old HallStreet office, which isalso used by othermembers of the team as itallows the company tohave access to a range ofshared conference andmeeting room facilities.

Five star service awardfor Taylor Wimpey Taylor Wimpey, which buildsnew homes across the NorthWest, has been awarded themaximum five star rating forcustomer satisfaction for asecond successive year in anindependent survey by theHome Builders’ Federation(HBF).

The UK-wide survey from the HBFis sent to all new home purchaserseight weeks after their moving indate, and asks them to rate theirhouse builder on the service theyreceived and the quality of theirnew home. From this, eachcompany is awarded a star ratingfrom one to five.

Nine out of 10 Taylor Wimpeycustomers said they wouldrecommend Taylor Wimpey to afriend, which officially ranks Taylor

Landlords with emptyproperties are being warnedto act quickly or face extracosts as changes to counciltax have been introduced.

On 1 April Liverpool City Councilbrought in further charges forvacant properties, includinglandlords of furnished homesreceiving a 20% discount but nowbeing charged from day one of theproperty being empty.

For vacant and unfurnishedproperties landlords can nowreceive a 100% discount for up totwo months only, and propertieswhich are empty for more than twoyears will be hit with a 50%premium.

There is also no longer adiscount for properties used as a

second home.Such changes to council tax are

widespread although the scale ofincreases was partly down toindividual local authorities’discretion.

Louis Anastasiou, managingdirector of Andrew Louis, says:“Councils are hard pressed andare trying to boost coffers withthese charges. Landlords need toact straight away or they will bepenalised.

“The way the market is at themoment is that the lettings sector isstill very strong, which is good newsfor landlords and they need to findtenants quite quickly.“Landlords need to be able tonegotiate with tenants in order tolet their properties a lot sooner andbe realistic about valuations.”

My parents gifted a holiday home to me a few years ago – no moneychanged hands. Someone has mentioned to me that this should havebeen reported to HMRC and that Capital Gains Tax should have beenpaid. Is this right?

It is not unusual for people to believe that if no cash changes handsin a situation like this, then no tax is due. However for family giftssuch as this one the rules mean that the market value at the timeof the gift should be used to calculate a capital gain or loss, whichin this case should have been reported by your parents, with anytax arising also settled by them.

What do I do to sort things out? And how could the taxman find outabout the gift?

Property transactions are one of the easiest things for HMRC totrack down. In the UK they have access to the Land Registry andStamp Duty Land Tax Forms (which are always completed even ifno tax is due). They can also use third party notices to estateagents, banks, and solicitors, and information obtained fromagreements with overseas governments, property websites etc.

HMRC have very recently announced a new campaign - theProperty Sales Campaign aimed at people who have sold ordisposed of a property either in the UK or abroad, which is nottheir main home, and where they have not told HMRC. This couldinclude:

• Buy to let properties• Holiday homes• Main residences where private residence relief is restricted

because it has been let during the period of ownershipAnd in your case

• Gifts of properties

Obviously HMRC’s angle is to collect unpaid capital gains tax, but thefacility can also be used to set the record straight where there hasbeen an unreported sale/transfer at a loss. The campaign is mainlyfocused on transactions from 2007 onwards, but can be used to goback up to 20 years, and is available until 9 August 2013.

Based on previous campaigns, those who do not take up thisoffer to disclose any tax irregularities on the sale of properties runthe risk of a formal tax investigation by HMRC. Most of these taxinvestigations will be on a civil basis with a higher penalty rate, butHMRC also increasingly select some cases with a view to a criminalprosecution.

Calculating Capital Gains is often complicated, particularly wherethe property has had different uses, so I would recommend thatyou seek help from an expert.

We caught up with the in-demand designer to find outwhat inspires her, why she loves Liverpool and how shoe-making is in her blood.

You’re originally from Surrey, why didyou choose to study in Liverpool?Because the university has a great reputationand it is a vibrant city.Having lived in the city, what do youthink about style in Liverpool?Liverpool ladies take the best care ofthemselves ever. Liverpool ladies are superglamorous and well-groomed. They takeexcellent pride in their appearances. Theother thing about Liverpool is that they arealways up-to-date on their trends and wayahead in the fashion stakes.

I love the fact Liverpool is such a partycity and they love a good night out there, thebar scene is great. Also the shopping isamazing. We used to have a great life duringuniversity. We spent a lot of it shopping andpartying! And of course studying!Your family has a history of makingshoes, could you tell us a bit more aboutthis? I have a family heritage in shoes, myfather has been making shoes for over 40years and he is my biggest inspiration.Designing and creating beautiful shoes is inmy blood. My father has worked extremelyhard over decades to build up a successfulshoe empire, he is my biggest influence.

My father encouraged me to work within hiscompany from a young age, I was selling otherchildren trainers at school and in the officearound designers. We spent a lot of timetravelling when I was younger and I went tosee all the factories around the world.

My father has a tremendous work ethic,he has built up a multi-million pound shoeempire in Russia, India, Europe and theUK; I’ve grown up watching him work longhours and put huge dedication into buildinghis business. Watching my father hasinstilled a huge work ethic in me and I’dhope to be as successful as him.Did your own range take off straight awayor did it take a while to gather speed? Ittakes a while to start-up as you need to build abrand and gain customer confidence.

Passion, perseverance, openness and goodcustomer service are key ingredients to thefashion industry. Being passionate aboutyour brand and product is highly important;I get excited whenever I design a new shoeand see the first samples, I hope myenthusiasm comes across in my designs.You have to persevere and wish to be in thefashion industry for the long-term, keepchipping away at building relationships withbuyers, clients and marketing the brand. Who would you most like to seewearing your shoes? I’d love to see KateMiddleton wearing our shoes as she is a styleicon and gains so much interest in what shewears. She is doing a tremendous job oflooking superbly classic and hasn’t put a

fashion foot wrong. She has a highlypressurised position of looking utterlyfabulous at all times. I’d love to offer hersome of our Aruna Seth flat ballerinas to runaround after the new Royal baby!What is next for you in 2013? We’relooking to be more fashion focused this yearand our new designs reflect this. We’vemoved away from being predominatelybridal to more fashion. We have some greatnew styles out; like our new pointy toeclassic heel in black patent, and the Venusshoe in a variety of colours. We’ve focused agreat deal on the US the past few years, nowwe are looking more towards Asia as theylove to shop out there. Ladies in Hong Konglive to shop, the city is one big shoppingcentre and they shop ‘till midnight out there!

city’s historic Georgian quarter,and talk of new, innovative andhighly efficient heating systems,the arctic chill that has had us ina firm grip over recent weeks wascertainly left outside when chiefexecutive at Concept LHP,Patrick Richardson tooktime out of his busyschedule to meet mefor lunch.

The relaxed bistro-feel restaurantsituated on HopeStreet in the citycentre provided theperfect setting for Patrickto discuss renewable energyand how he intends to helpclients across the UK cut heatingbills and energy consumptionduring some of the mostchallenging economic andclimatic times we have seen in awhile.

Before our discussions gotunderway we both took sometime to peruse the lunch menu,which offered a mouth wateringchoice of tasty starters, heartymains, light bites andsandwiches. The decision making

was made all the more difficultwhen the waitress presented uswith a lunch time special menufeaturing 3-4 tasty dishes allpriced at £5 each.

With Patrick opting for thesteak sandwich, I took a littlelonger, as always, before decidingon the club sandwich. Thewaitress assured us that one sideorder of chips would be enoughfor the two of us.

While we waited forour lunch to arrive

Patrick told mehow he diversifiedhis companyover the last 10years, moving ona natural

progression fromtraditional heating

and plumbing, tosustainable then on to

renewable heating systems. “Our initial investigations

focused on supplying Solar PVsystems, a move which helped usforge a new direction for thecompany, which now offers threekey renewable energypropositions of Solar PV, RadiantHeat Panels and BiomassSystems, all of which offerexcellent returns on investmentfor households who install them,”he says.

Lunch quickly arrived in the

form of beautifully toastedciabatta sandwiches, which wereloaded with fillings and dressedwith homemade coleslaw and aside salad. The type ofsandwiches that required knivesand forks.

As we tucked into ourdelicious food I asked Patrick forhis thoughts on the loomingclosure of coal fired powerstations.

“In principle yes it is a goodthing from a C02 emissionsperspective but plans to plug thisgap haven’t been thought out,” hesays. “Thankfully systems such asour Solar PV innovations will helptackle this potential problem. Aslong as the sun rises everydayhouseholds with Solar PV can restassured that they will have power.”

As well as the highly efficientSolar PV systems provided byConcept LHP, Patrick describesthe features of his company’sRadiant Heat Panels and thehuge benefits they bring to manyhouseholds who are faced withrising fuel costs and energy bills.

“Household bills have gone upover 40% over the last five yearswhich has left many struggling,”Patrick says. “Our revolutionaryheat panels offer safe, ultraefficient heat for use across alldomestic and commercialenvironments, whilst allowing

the customer to enjoy fantasticsavings. Rooms fitted with thesystems will stay warmer forlonger and provide a more stableair temperature with no unevenheat distribution. Studies and ourevidence also show that use ofradiant heat panels reduceirritation caused by allergens.

“What’s even more interestingis that clients looking to linkradiant heat panels with Solar PVinstallations will be able to enjoyfree daytime heating.”

Patrick explains that allConcept LHP systems are idealfor new builds but can also beretrofitted into existing housingstock. He went on to say that aswell as offering full design,supply and installation, ConceptLHP can offer finance directly orvia the government’s Green Dealallowing clients to spread the costof new installations.

With Patrick having anafternoon appointment to makewith clients looking to installSolar PV we said our farewellsand stepped outside into thebiting wind. A Radiant HeatPanel or two then wouldn’t havegone a miss.

Disney’s spectaculartheatre production ofThe Lion King willroar into the city nextyear for a seven-week run at theLiverpool Empire.

The current LiverpoolPhilharmonic Hall is hoping tocelebrate 75 years since it openedits doors on Hope Street by gettingto work on a £12 millionrefurbishment in 2014.

Subject to approval andinvestment, the major project willimprove the Grade II* listed

venue’s facilities for visitors,including the foyer, box office barsand catering, toilets and lift accessto all levels of the building.An exciting new performance spacewill also boost LiverpoolPhilharmonic’s programme withsmall-scale concerts, learningevents and activities.

A full project at the hall, home tothe Royal Liverpool PhilharmonicOrchestra, is aimed for completionin 2015, tying in with the 175thanniversary of the founding of theRoyal Liverpool Philharmonic.

Favourite thing aboutLiverpool The people. It's the people that make acity. It's the down to earth, funny natureof our city’s inhabitants that makesLiverpool great in my eyes.

Favourite musicianIt’s a joint choice because for me theyare the male/female equivalent of eachother. Peter Gabriel and Kate Bush.Constant innovators and fantasticmusicians, they encapsulate all the bestpoints of British song writing whilstalways creating fantastic music.

Favourite venue In Liverpool it’s The Zanzibar. I've hadso many good times playing andwatching in there it couldn't beanywhere else!

Favourite moment inthe band’s career So far it would have to be playingLiverpool Sound City last year. We playedin a car park converted by Red Bull into amassive stage to hundreds of people andthe whole gig from start to finish was likea dream it was that good.

Favourite book This is very hard indeed. It used to beThe Lord of the Rings but it has to beall of the Dune series of novels by FrankHerbert, epic is not the word! The GlassBead Game by Herman Hesse is also apersonal favourite.

Favourite film Has to be Blade Runner. Nothing else comes close, itis the best, end of.

Favourite cityBit of a weird one for this but I've got to sayNorthampton (town). It's just so beautiful andidyllic, closely followed by Winchester. The cathedralis truly mind blowing there.

Favouritealbum My favourite album wouldprobably be Discovery byDaft Punk. There are otheralbums that I like fordifferent things like; Aja bySteely Dan, Up by Peter

Gabriel or Never for Ever by Kate Bush butDiscovery was the sound track to my teens and forthat reason it sticks out as my best album.
