It's Time To Change Your Tomorrow I have a question for everyone. Is next year going to be better than this year? If you answer yes, but you don't know how, then you need to be at the Pittsburgh REIA meeting on Tuesday that 20th. Why? Jon Iannotti will be at our meeting teaching people how he has bought hundreds of houses with no money down and no credit. You can literally do this if you are fresh out of prison. Also Jon will be doing an all day seminar on Saturday the 24th at the Pittsburgh Steak Company - 1924 E Carson St,, Pittsburgh, PA, 15203 Seating is limited but we will deal with that problem when we get there. Late arrivals may be sitting on chairs with no table. Sorry but that is what happens when demand exceeds supply. You will have to buy your own lunch but the rest of the event is paid for by Pittsburgh REIA. You are welcome !!! ------------------------------------------------------------------------------------------------------------- A Chance to Support a Local Family From Brian Snyder - REIA Board Member Ava Campbell was the little girl who was hit and killed by a car in her own driveway. I went to high school with David and Amber Campbell (Ava’s parents). Any questions email Brian Snyder at [email protected] Ava Campbell Celebration of Life Fundraiser As a community, we are all grieving over the loss of sweet 6 year old Ava Campbell, who tragically lost her life September 27th, 2015. Sunday October 18th from 2-6 PM at Bauerstown Fire Hall (15 Wible Run Rd. Pittsburgh, PA 15209) we are hosting a fundraiser event. This is a family friendly function, so that the entire community can fill their hearts with love in remembrance of precious Ava. All are welcome. 100% of proceeds to be paid directly to the Campbell family for medical and funeral expenses, lost wages, etc. Event will take place rain or shine. Thank you in advance for helping to ease the unfathomable pain the Campbell family is experiencing, and we can't wait to see you there.

Brian Snyder Manager, Greater Pittsburgh Properties, LLC. Phone: 412-992-8884 -------------------------------------------------------------------------------------------------- In case you missed it. On Wednesday Night we had the first meeting of the affordable housing sub group. This group is headed up by the Housing Alliance of Pittsburgh. The WOW factor was the number of agencies that have tenants who need help finding housing. This is WAY beyond section - 8. There are organizations who help veterans come home and adapt to normal life again, there are organizations that helps abused women, Jewish children, four different refugee groups, and more. Pretty much, we now have partnerships with a host of service providers who can fill your rental units. On top of that, you get to help someone out at the same time. That is a win-win Don't miss the next event!!! ________________________________________________________________ Lastly, i need a couple of people who want to do something not real estate related to supplement their income. It is a complete new business model that should be viewed a outside of your real estate income stream. Email me if you are free for dinner on Monday the 19th. [email protected] To your success Josh

A Message of HOPE After a Monday at Work I was recently challenged by one of my mentors. The question posed was "why do you spend so much time on your investor club, when it isn't your revenue stream?". The answer for me was very simple. Pittsburgh REIA exists and consumes a lot of my time for one reason. Pittsburgh REIA exists to help ordinary people achieve the American dream. The American dream is simple in concept. The American dream is that anyone with enough drive and ambition can make it big in America regardless of where they start in life. The American dream is not dead, although the government has tried to regulate and tax it out of existence. The American dream is very much alive and well. I am here to help you achieve your American dream with the only way that I know how. In my opinion and experience real estate investing is the ONLY way that you can make an unlimited income. More importantly you can make an unlimited income no matter what you education or background is. Real estate does not care about how much money you start with. Real estate only cares about your ability to find, negotiate, and act on property deals. That is all. The mission of Pittsburgh REIA and of me personally is to help you all to learn as many techniques for making money in real estate as your brains can hold. So on this Monday, I offer you a message of hope. You really can do it. Everyone who tells you that you can't do it is a jerk. It is all down to your effort and your knowledge. We can help you with the knowledge. To your success Josh

Reminder Commercial Sub Group Meeting Tomorrow at 7pm Tomorrow we will be discussing how we plan to move forward with future commercial property acquisition. Two Scary Things Before Halloween Did I mention that these two things are scary good ??? You all know that Jon Iannotti will be our keynote speaker at the main Pittsburgh REIA meeting on Tuesday the 20th. Many of you know Jon as the genius who does crazy things with creative finance. He can teach a monkey how to buy a house without any money even if the monkey has bad credit. Jon makes more than $1,000,000 per year. He does most of his deal in PA even though he lives in Florida. Let that sink in for a moment. How often do you get to spend an entire Saturday listening to a millionaire teach you step by step how he made all of his money? Jon is one of my personal mentors and he is that good. Jon will be teaching creative finance techniques at our meeting. What is scary good is that Jon will also be doing a free (you have to buy your own lunch 10-14 dollars) all day seminar on Saturday the 24th at the Pittsburgh Steak Company on East Carson St, in the South Side. More details to come. What I need is a basic list of who will attend so we have enough chairs. Once the room is full, you are SOL. Email me at [email protected] to reserve your spot. ------------------------------------------------------------------------------------------------------------- Now for my second scary good update. I have been in Orlando FL for a few days last week. Basically I have been helping Robyn Thompson lock down the venue for her Pittsburgh house flipping boot camp next July. Many of us know that the Queen of Rehab has flipped almost 400 houses and she is a PA girl. That is how we got her to do a Pittsburgh event. What you don’t know is that Robyn is so excited about helping PA people make vast fortunes flipping houses that she is doing something scary weird for us. She is willing to let us pay for the boot camp in 8 monthly installments. You need to own Robyn’s course to attend. The Pittsburgh REIA Price is $1000, and the boot camp is $1000 per person. So if you own the course and you want to attend the special 5 day intensive training in Pittsburgh it would break down to only $125 per month. Better than that, you would also have access to all of Robyn’s course material on line. You won’t get a better deal than that if you move to Orlando and join Robyn’s REIA club. Email if you want to take advantage of this once in a life time offer from the best flipping teacher alive. [email protected]. To your success Josh

Pittsburgh REIA Member Benefits Update I get a lot of questions about the massive benefit package that Pittsburgh REIA members enjoy. So it is about time that I send out a reminder to all of you so that you can take advantage of all of the money saving. Seriously, a 12 month membership in our club costs a meager $109. If you can't save more than $109 in a year with just the Home Depot discount program then you are not even participating. I'm in FL but Pittsburgh REIA keeps working for you ! I'm down here in Orlando with Robyn Thompson helping to get her set up for her 5 day boot camp in Pittsburgh next July. There is still a lot of stuff going on with the Pittsburgh Real Estate Investors Association while I am here and I wanted to keep you in the loop. --------------------------------------------------------------------------------------- Thought for the day, "A wallet once expanded can never contract" Once you get used to making more money you will never go back to your normal life. We are here to help you reach your dreams. As long as we are on the subject of dreams, I want to ask if any of you are willing to share your dreams with the group? I also want to hear if any of you would be willing to share your success stories with the group? I hear a lot of these success stories but I don't ask if I can share those stories often. ----------------------------------------------------------------------------------------- Supporting Local Charity the Pittsburgh REIA way - In keeping with our charity tradition: Once again the weather is turning colder and we are thinking of those less fortunate than us in the Pittsburgh and surrounding areas. We have been contacted by two local groups that work with the underemployed and the homeless: The LIVING Ministry, and Light of Life - local homeless and destitute individuals in need of personal size health care items: tooth brush, paste, deodorant, hand sanitizer, etc. also men’s underwear and socks in L, XL, & XXL size, as well as pop-top caned food: soup, fruit, and dry snack bars. Of course, Cash or Check donations made payable to Light of Life , for their Annual Thanksgiving Dinner are always welcome.

Men’s and Women’s new or gently used cold weather outer garments: hats, gloves, coat, jacket, sweatshirt any sizes (larger sizes are needed most) If you would prefer to help in another way The Local Food Pantry at the Pleasant Valley Shelter, 1601 Brighton Rd., 15212, always expresses a need for canned or dry food items too. We will have a collection table set up at the October and November REIA Meetings for any and all of the donated items mentioned above. These groups hope that you can help during this time of need. Whatever you can do is greatly appreciated. Sincerely, Andy Kosmach, Charity Committee --------------------------------------------------------------------------------------- Landlord with a big heart and tenant in big trouble - needs help First off, this REIA member has a big heart and is not thinking like an investor. As someone who helps people make money in real estate I am horrified, as a human who cares about people I find parts of this story heart warming. Hi Josh. Here's the story. Viewing is today. They don't even have money to bury him :( http://triblive.com/neighborhoods/yourallekiskivalley/yourallekiskivalleymore/9179434-74/accident-jodi-report#axzz3nDVJ96Wk Chuck Gestrich was killed 5pm Tuesday in that terrible rainstorm on the way to picking up his wife from work. The story gets worse - read on... Chuck and Brandy Gestrich are MY tenants- months behind on rent, had the power turned off last week, and were having the water turned off on Monday. They are by far my worst tenants EVER but they were working toward getting current and have 4 daughters that require daily medical attention and in some cases serious enough that they went to children's hospital 3 times a week. Chuck - a truck driver - couldn't drive because of a medical condition - had to quit and fell asleep and was almost killed in a car crash 2 months ago. Brandy had recently got a better paying job which would help them out tremendously. He should NOT have been driving his daughters or his wife around.

According to everyone including my wife .... I am the kindest and stupidest landlord ... but I don't have the heart to put them in the street. So I was turning them over to a property management company this week. Three years ago Dr told me his administrative assistant (Brandy) and family of 4 girls were evicted and had NO place to go. Dr Rudman knew I was looking for tenants So based on him vouching for them I let them rent from me. Huge mistake!!! Chuck was the tenant from "hell". She was an angel. It didn't matter that I was his landllord. Chuck constantly would swear at me when I would tell him he needed to get caught up on rent and pay his utilities. He even at least a couple of times verbally threatened me and my wife bodily harm. But deep down I knew this was just his foul mouth. I showed him love, bought them meals etc and paid for some of their utility bills etc and bought them a turkey at Thanksgiving when their gas was turned off last year. Was I stupid to keep letting them rent and while I was paying some of their bills?? What should I have done?? I know what everyone says and the world says I should- look out for number one and ignore the needs of others!! Instead of evicting him I bought Chuck a very good study Bible. I witnessed to him often. I begged him to read the Gospel of John and finally he did - the entire book of John. He called me on Monday and said he had alot of questions about it and wanted to get together - 10am Wednesday at Dick's diner. I was so excited after fighting with him and putting up with 3 years of agony that he wanted to meet ...then Carol and I watched the 6am news yesterday ...the very same day I was supposed to meet with him. This is so sad!! So ... Chuck Gestrich (husband) was killed 5pm Tuesday in that terrible rainstorm on the way to picking up his wife from work. I don't know if what I said and his reading the Word made any difference but Jesus said Thy Word is Truth and the Truth will set you free. But I did tell Chuck many times ... "whether you believe it or not God has blessed you and your family beyond measure ... in spite of you... but you will not understand this until you Acknowledge your sin, Believe on the Lord Jesus Christ, confess and repent of your sins, and give up your life to Him, then He will change your life and save you from eternal damnation. So he at least heard the Truth. Did he believe it??? I am convinced that God extends this promise until our very last breath here on earth so there is always hope!

Brandy has no money to bury her husband. They are 5 months behind on rent, so I have no money to give back to them. - and I guess will again postpone getting rent at least to the end of the year to help them out. Their electricity was turned off last week because they owe $4000 from a previous property that the power company caught up on them. Now Brandy has no husband, no car (only had liability for the car he hit), no insurance, no electricity, the water will be turned off Oct 6th unless I pay it and her 4 kids have daily medical needs including trips to Children's hospital weekly. I no there are programs that are available to help some what but I have offered to Brandy to take her kids to doctor and hospital visits so she has a little time to get back on her feet and back to work. In the meanwhile if you know anybody that has a car they could donate or any way they can get aid other than 2 2 1 United Way -, or Chip or Sadi.com or HHS please do not hesitate to let me know. We were setting up a fund for them but someone else beat us to it. If you can find it in your heart to give to this family in need there is a fund set up for them: https://www.gofundme.com/f45b3h4g Please spread the word that this mom and 4 kids needs help to pay to bury their dad and use the above link. Sadly and Prayerfully, J. H.

WE have people looking to buy houses

Let us know if you have anything that fits the bill. First, a REIA member looking for a house for his family: Hello All - my name is Owen Hudac and my wife and I are REIA members. We are budding investors who need a place to live. We've spent the better part of the last 6 months looking for properties through the typical mediums - MLS, craigs list, REO websites, driving for dollars, etc. At this point we've had two deals fall through. Anyway, below is the criteria for a SFH we are looking for. Please email me if you have a property that

fits. Location - anywhere on 79/279 corridor north of the Ohio River up to Cranberry area. Size - min 1500 sq ft., 3+ BR 1.5+ bath Parking - minimum 1 garage space Construction - brick preferred, will consider others We will also consider a 2-4 unit if the price is right. Willing to buy properties that need cosmetic TLC, live-in fix up scenario. Thank you for your consideration! Owen -- Owen M. Hudac [email protected] -------------------------------------------------------------------------------------- Next I need a house to rehab If any of you have an old house that could be rehabbed, email me directly at [email protected] and tell me about your old ugly house. I tend to like good school districts and hot neighborhoods, but the deal will lead me to an answer. ________________________________________________________ Anyone working in Grove City or North this is for you (thank you Ryan) Josh, I have been contacted by an agency that is operating mainly in northwest PA at the moment. They are entering into leases with owners of 3 bed ranch style houses to house senior citizens. They are looking to grow their operation south, and are currently targeting Grove City. They have approached me with the intent I would purchase (or rent to them if I had any already, which I do not) a ranch style house that meets their criteria, enter into a lease with me, which they then sublet to seniors. It seems like a good deal for SFR landlords. I am limited with what I can do for them. I would like to help them out, though, so I thought I would pass this along to the group to see if anyone else might be interested. If anyone is interested, have them contact me (Ryan Bonner) at 724-458-9550. These guys are on a tight timeline and would like to get things moving ASAP. Thanks for your help.

Future Pittsburgh REIA events save these important dates

As usual Pittsburgh REIA has a full slate of educational events planned for the near future. Try to attend as many of them as you can. Knowledge is what turns paupers into kings and queens. For starters the new rehabbing sub-group lead by Jim Culley is a big success. We had a pretty darn full room for the first real meeting. This group will meet every 4th Tuesday of the month, making October 27th the next meeting. If you want to learn how to make big chunks of money flipping houses then this group is for you. As always sub groups are open to all Pittsburgh REIA members. If you are not a member and you would like more info on how to join our merry little band then email me directly at [email protected] ---------------------------------------------------------------------------------------- Next up we have a landlord forum planned with the Housing Alliance. The Housing Alliance is an umbrella group that works with a host of special needs housing providers to place special or underrepresented tenant groups with suitable housing That is where we come in, we make money by providing the houses!!!!! Its FREE - you won’t get a better price than that, and they are feeding us !! ------------------------------------------------------------------------------------- Lastly and probably the biggest news is that Creative Financing brainiac Jon Iannotti will be at our next meeting on the 20th of October and I have just confirmed that he will be doing an all day creative financing seminar for us on Saturday the 24th. You really NEED to be at this event. If you don’t know Jon, here is a bit about him and what he has done. Pittsburgh REIA Main Monthly Meeting October 20th @ Greater Pittsburgh Masonic Center, Pittsburgh, PA Learn How to ACT On or REACT To Any Deal With Special Guest, Jon Iannotti Pittsburgh REIA Members Can Attend at No Charge. This month, First Time Guests Can attend for FREE or Non-Members Pay $10 at the Door. We are excited to announce that Jon Iannotti will be our special guest trainer this month at Pittsburgh REIA on Tuesday, October 20th at 7PM at Greater Pittsburgh Masonic Center 3579 Masonic Way Pittsburgh, PA 15237. Jon will be teaching us about how his CATS can help YOU do more deals by giving you the tools needed to structure profitable transactions that others would normally pass on. CATS?!?!… No, we are not referring to his kitty cats… Jon and his wife Stephanie have created a real estate system they call CATS (Complete Agreeable Terms System). The CATS system is currently helping ordinary, everyday investors become extraordinary investors by giving them the tools they need to do deals that 99% of other investors don’t even realize are deals. Deals that are upside down. Deals where the seller wants full price and all cash. Deals where the seller is behind on payments. All types of deals you might normally throw in the trash. Knowledge is the key and what you don’t know about how to structure creative transactions can definitely hurt your wallet. Imagine knowing how to take a lead most other investors would toss away and turn it into a profitable deal that could make you thousands in a very, very short period of time! During his 90 minute presentation, Jon will teach you how to… • Make money without using your own credit, money or contractors • Turn a dud of a deal into a profitable deal • What to do when a seller wants full retail and all cash • Profit from houses that are upside down • Do as many deals per month as you desire • Make a minimum of $5,000 per deal • Get the benefits of ownership without actually owning the house • Put your entire business on “Cruise Control” • All this and much, much more!

Jon and his wife Stephanie have over 30 years combined Real Estate investing and teaching experience. They have over 2000 creative deals under their belt and are considered one of the best in the industry. Jon and Stephanie created ACTS (Agreeable Contract Terms System) for when the seller says “Yes” to terms. They created REACT (Reverse Engineered Agreeable Contract Terms) when the seller says “No” to terms and wants full retail value and all cash. They have now combined these two systems into CATS (the Complete Agreeable Terms System) to have best of both worlds. Now they can make offers that have a high likelihood of being accepted on any of the leads that come across their desk and you can too! Come spend 90 minutes with Jon at the Pittsburgh REIA Meeting on Tuesday, October 20th at 7PM where he will explain how to turn seemingly dead property leads into profitable deals. You certainly will not want to miss out on this career changing information! We look forward to seeing you at the meeting!

Tuesday Sept 29 Flipping Houses In Pittsburgh Sub Group Meeting 1st rehab meeting is set for September 29th 7:00-900 at the Eat and Park in the Waterworks Mall,Fox Chapel 849 Freeport Rd,15238 Then every month the last Tuesday of the month. I'm excited to present to those who are seeking confidence in rehabbing and flipping houses. The class will be built on my experience as a flipper and contractor. In 2007 I started out just reading books and taking classes before our first purchase. The first class will be mostly meet and greet with questions and answers. We'll build a sign in sheet to keep in contact. Perhaps a Facebook page. Occasional rehab tours are a lot of fun, nothing like hands on experience. My rehabs can be an open door at any time. I'm also looking for volunteers to make this class a big success. We'll talk about removing the fear of buying that first property. How buying the right property will allow you to sleep at night and your loved one will still talk to you. We'll show the importance of why you should not do this yourself, and why your team is your success. How you listen to your work sheets and not your ego. Bring in your deals for open floor discussion and analysis. The first meeting is set for September 29th that's 6 weeks away so lets get this started right away! My email address is [email protected] send me your questions and concerns and I'll answer all I can. Everybody who is interested should start their own due diligence of what they have to do for that first step. That first step can be a long one and you have to be educated and ready. This class can

help those along the way. The goal of this class is to be as prepared as possible to buy the very first property or on to the next one. Think of this class as another tool in your tool box. Jim Culley [email protected] 724-448-0562 We are going to make this a scheduled meeting on the last Tuesday of the month, every month for the forseeable future. Thanks in a large part to the efforts of Jim Culley for putting this sub group together. Jim will be covering the basics and not so basics of flipping houses for big money. All active Pittsburgh REIA Members are welcome to attend.
