    Home Designing

    Once our client has laid out the detailed requirement on various aspects of designing

    , Our team of Architects designs personalized floor layouts, Building Elevation, struc-

    tural, plumbing, electrical drawings as per the requirements of the client.

    Multiple options for the floor/building layouts is being designed for client approval

    and post iterations final layout is freezed and presented for concerned government

    department approval. 2 options for the elevations are designed keeping basis input

    from the client and a 3D elevation plan is prepared, shown and freezed as per client

    approval. It is the most crucial stage of home construction as a right design decides

    the longevity of the building. Our building designs are earthquake resistant and Vastu

    compliant to ensure peace of mind to our clients for years to come.

    ( If any )

    Clients have the choice to demolish the existing structure by

    themselves or Abhi’s Real-Tech can do the task for them and

    clients will have to bear the cost of demolition and any

    proceedings / income from demolition will also fall into clients

    accounts. In case of demolition being executed by clients

    contractor any damage due to same will not be the responsibility

    of Abhi’s Real-Tech. Demolition period is not a part of project

    timelines.

    Plastering

    The structure of our buildings are reinforced with the highest quali-

    ty steel and concrete to ensure the best of strength to withstand

    the seismic vibrations due to earthquake. Designed as per IS rules

    and regulations our structures are earthquake seismic zone IV

    compliant. Soil testing is conducted on the site before designing

    the structural drawings as it is crucial for load estimation alongwith

    the number of floors etc. to be constructed.

    Site mix or Ready mix concrete ( JK super / Ultratech / ACC /

    Ambuja cement used ) of M25 grade or as suggested by structural

    engineer is used in all structural construction.

    TMT steel of grade 500 from TATA / JSW / Jindal /SAIL /

    Kamdhenu / Rathi etc. used as suggested by structural engineer

    and as per IS norms.

    Red clay fired / Fly ash / AAC bricks/blocks are used as per IS

    norms.

    Cement and sand / gypsum plaster is used for plastering walls and

    ceilings.

    Design

    Plumbing designs are prepared keeping in mind 100% seepage

    and leakage free home construction. A small water seepage in

    building can be a huge trouble for life.

    Flexible Pipes Abhi’s Real-Tech use branded flexible pipes to ensure lesser joints to reduce chances of seepage.

    RCC underground water tanks of capacity 1500 liters + 1000 litres

    triple layer sintex water tank for each floor are installed on roof to

    ensure uninterrupted adequate water supply to each floor/home.

    Security system on each floor.

    Copper pipes of 1/2 and 1/4 for compatibility with 10mm insula-

    tion and 6 core wire of 2.5 sq mm thickness to take care of

    power input from indoor or outdoor both ways.

    All legal approvals such as building plan, water and electricity

    meter connection, payment of purchasable FAR,labour cess

    etc. and completion certificate are taken care of by Abhi’s Real-

    Tech.

    All expenses pertaining to same shall be borne by client only,

    Abhi’s Real-Tech will only act as a facilitator.

    Ivory teak designer factory made main door with high quality

    hardware and handle lock.

    All chaukhat / frames in saal wood .

    Site made/factory made Flush doors with veneer / laminate

    finish of 3.5 ft width for rooms & 3 ft width for bathroom with

    high quality hardwares and handle locks. Height of doors will

    be 1 ft below the beam bottom.

    Site made / factory made modular kitchen made with high

    quality laminate, plyboard with hettich / inox internal

    fittings,hardwares and handles etc., seperate tall pantry unit,

    microwave & oven unit.

    Site made / factory made wardrobes ( size 3.5 ft x 7 ft ) made

    up of high quality laminate, plyboard & hardwares will be

    provided in each room

    Windows

    UPVC Windows in single glazed, toughened glass with fibre

    mosquito mesh will be used wherever there is a provision given for

    a window as per design.

    UPVC windows are designed to allows better natural light in

    home.

    All bathrooms designed with WC, Shower & Basin area.

    Jaquar / Kohler fittings in all bathrooms except bathrooms on

    Frameless float glass mirror will be installed with studs in all

    bathrooms ( not more than Rs. 3000 / bathroom ) .

    Geaser provisions are provided in all bathrooms as per

    design.

    Latest Stainless steel long drain channels are used in all

    bathrooms to allow better water drainage wrt round drains.

    We treat bathrooms as equally important as other rooms / areas.

    Kitchen Double bowl stainless steel sinks from anupam / jayna or

    equivalent will be installed in kitchen.

    Front facade will be as per elevation design having HPL / SS /

    Main Gate of building will be made of MS with enamel paint / SS

    / HPL as per design.

    Main boundary wall will be as per design and painted with apex

    ultima from asian paints.

    All internal walls will be painted with luxury emulsion paints from

    asian paints / berger / nerolac. and exterior walls, stilt/ coutyard/-

    terrace / shafts & other open areas will be painted with apex

    False ceiling with provision for light in all rooms / drawing / dining

    Staircase railings of MS with enamel pint or SS material will be

    made.

    Lift lobby will be finished with a band of 12 inch granite around
