This is where RAM’s leak investigation service comes into it own,

duplicating the leak, finding the route cause and providing a quick

and cost effective solution to finding the root of the problem,

providing benefits to all parties involved.

Project Profile: Mercedes Benz LOCATION: MILTON KEYNES, BUCKI NGHAMSHIRE

RAM Consultancy managed to identify the leaks

providing a cost effective and cost saving solution in

less than 3 days. It was apparent that a proportionate

amount of the leaks were identified within office

spaces, meeting and presentation rooms all of which

suffered badly with concentrated water entering into

the building construction.

THE PROBLEM:

Seven leaks were reported in Offices, Map Room and Meeting Rooms causing

significant disruption to room availability and poor customer image.

THE METHOD:

RAM initiated a series of bespoke invasive and non-invasive testing regimes,

using a range of multi-coloured soluble dyes, designed to accurately pinpoint

and identify the problematic areas.

Following the test report and RAM’s recommended remedial action, along with a

list of suitable contractors, the client was able to instruct a contractor with a

schedule of targeted repairs. These were completed in only one days work for the

contractor and solved all of the problems.

Project Profile: Westfield Shopping Centre LOCATION: LONDON

RAM Consultancy managed to identify all of the persistent

leaks, providing a cost effective and cost saving benefit. A

number of leaks were identified within the roofing

construction affecting the busy retail outlets below. RAM

undertook a comprehensive condition survey which allowed

the centre to select the most appropriate method of repair,

thus minimizing works required.

A number of leaks were reported in retail outlets and on the main mall shopping

floor which caused a serious risk for busy shoppers in terms of slippery floors

and un-safe areas.

Standard Electronic test methods and spray penetration testing were deemed

in-appropriate. RAM used ECT testing and specialist integrity lap scribing

methods to identify and isolate water entry points.

Providing a service which required no extra water, meant that during testing

procedures no extra unnecessary water leaked into the building’s construction

Project Profile: Delhi International Airport LOCATION: INDIA, DELHI

Following many years of neglect to the expansive roofing

stock on this busy site. The building fabric was failing and

leakage into the departure and arrival terminals was causing

embarrassment, not to mention proving to be hazardous to

health. RAM Consultancy were contacted after the Project

Team at Delhi first contacted their colleagues at Heathrow T5

for advice.

Much of the original construction dated back to the 1940s. RAM were commis-

sioned to carry out a full condition survey and to identify specific water entry

pathways. Making recommendations for both short term remedial action and

longer term specification solutions.

The simulated, minimal equipment testing service used at Delhi International

Airport meant that RAM could specifically test an area of a roofing construction

or membrane to determine if the leak has been sealed correctly.

Project Profile: Charing Cross Hospital LOCATION: LONDON

RAM engineers utilized the correct test methods to

fully discover the route cause of the roofing issue. A

dewatering operation commenced which provided a

cost saving alternative to stripping the complete roof

system. We now service all the hospitals under the

client’s portfolio due to the success, timely solutions

and cost savings achieved by RAM.

Charing Cross Hospital surgery wards were suffering from persistent leaks

which needed to be resolved in as little time as possible due to the highly sensi-

tive nature of the procedures below.

THE METHOD:

Discovering a heavily saturated roofing system, RAM engineers used the unique

DWV System combined with Thermal Imaging (TI) to target high saturation

points and maximise the efficiency of the DWV pump positions.

THE SOLUTION:

Targeted, effective and exact extraction of the entrapped water was the catalyst

that resulted in ultimate success. An amazing 1.4 litres of water per m2 was

successfully extracted from the roof screed and insulation.

Project Profile: Eagles Meadow LOCATION: WREXHAM

A contemporary shopping complex, which had suffered

water ingress since the day it had opened. Many had tried

and failed before RAM were identified as the experts

required to solve the ongoing problems. Within a few

the problem that some retail outlets had been forced to close due to the danger

Project Profile: Alnwick Castle LOCATION: NORTHUMBERLAND

RAM Consultancy worked closely alongside CA Group

Ltd, the organisers for tours around Alnwick Castle, the

birthing place for Harry Potter. A non-destructive

electronic capacitance test coupled with surveys and visual

inspections were used to identify and map out, several

possible causes of leak entry pathways which the building

was suffering from.

the tour. RAM Consultancy was called in using an non-destructive electronic

leak test to identify and pinpoint water entry pathways.

The majority of the roof construction was conductive and allowed for pinpoint

accurate ELD testing. In other areas, Electrical Capacitance Testing (ECT) was

used to identify entrapped moisture within the roof construction. An overall of 6

discrete areas were discovered.
