Congressman Joe Crowley held his annual holiday party at Studio Square in LongIsland City on Thursday December 16th. There was a bounty of food, drinks, music andpeople - but no Joe Crowley! Joe got held up in Washington D.C. It was like the Grinchwho held up Christmas. Anyone who’s been to Joe’s party before knows what I mean– Joe’s over the top singing was missed. The Real Rent Reform Campaign, a coalition of tenant, community, and labor groups, willgather with allied elected officials on the steps of City Hall to demand reform of the rent laws

On the evening of Monday,January 3, 2011, at 6:00pm, ten-ants will hold a candlelight vigil onthe steps of City Hall to welcomeGovernor Cuomo into office. Thisevening marks the start of a NewYork State legislative session thatwill determine whether millions oftenants will continue to be pro-tected under rent regulation. Thestate rent protections laws and thestate laws protecting tenants in coopand condo conversions are due toexpire on June 15, 2011. Revers-ing New York’s affordable hous-ing crisis is pivotal to restoring thestate’s economy.

The pro-landlord forces in Al-

bany will demand another roundof weakening amendments as theprice of real rent protection forNew York State tenants. But therent and eviction protection lawshave already been damaged enor-mously, and tenants are demand-ing that the laws must be not onlyrenewed, but strengthened.

The State Legislature and Gov-ernor Cuomo must repeal vacancydecontrol, which encourages ha-rassment of long-term tenants andcontributes to skyrocketing rentsand gentrification. Hundreds ofthousands of units have been lostdue to this destructive provision,exacerbating the already severe

housing crisis. As apartments arederegulated, more and more ten-ants lose the right to a guaranteedlease renewal and to relatively af-fordable annual rent increases. Andas owners of Mitchell-Lama andSection 8 buildings buy out of af-fordable housing programs, theState must ensure that these ten-ants are provided with the samerent and eviction protections asrent regulated tenants.

In a region where the scarcity ofaffordable housing gives landlordssignificant power, particularly dur-ing these tough economic times,tenants are standing up to keep theirhomes and neighborhoods.

I am sureevery parent was proud as they satwatching their child take part inthis story of the first Christmas.Credit must be given to all the hardworkers in seeing this Christmaspageant was put together: LindaKasakyan – director, Nalina Chris-tian, Gloria Malatesta, CatherineFemia, Robert Murphy, PatriciaCampbell, Susan Carroll-Flavin,Francis Schmidt and Father BryanDowd. Queens Library at Woodside is 100years young! The community joined NewYork City Councilmember Jimmy VanBramer, New York State AssemblywomanMargaret Markey, Queens Library CEOThomas W. Galante and government andcommunity leaders in celebration on Thurs-day, December 16.

The festivities included entertainment

and refreshments. Catherine Gregory pre-sented “A History of the Woodside Library.”

“The walls of this building have with-stood the test of time helping inspire brightminds for over one hundred years,” saidCouncilmember Jimmy Van Bramer. “I amhonored to celebrate this historic milestonefor the Woodside Library and I look forwardto its continued success.”

Assemblywoman Margaret Markey said:“The Woodside Library has been a shiningtreasure for generations of residents and thiscentennial is a reminder of the importantrole that a library plays in the life of acommunity. As successive waves of immi-grants from every continent have arrived inWoodside over the past 100 years, the staffat the Woodside Library has also had theextra responsibility of introducing newcom-ers to a new community, a new language anda new culture and I salute them for theiroutstanding work.”

Queens Library served the Woodsidecommunity with a traveling library collec-tion housed in a general store as early as1908. It was officially designated a branchlibrary in 1910. The current building wasbuilt in 1933 but stood empty until 1937 dueto the fiscal restraints of the Great Depres-sion. It has been enriching lives from thatlocation ever since.

Ring in Some New Year’s Financial ResolutionsNow that 2011 is almost here,

you may want to make some NewYear’s resolutions. Planning tovolunteer? Go to the gym moreoften? Learn a new language?All worthy ambitions, of course,but this year, why not add somefinancial resolutions as well?

Which resolutions should youmake? Here are a few ideas toconsider:

Boost your retirement ac-counts. No matter how old you’llbe in 2011, one thing is certain —you’re a year closer to retirementthan you were in 2010. And that’swhy you’ll want to increase yourcontributions to your retirementaccounts. If your salary is goingup in 2011, boost the amount youdefer for your 401(k) or otheremployer-sponsored retirementplan, such as a 403(b) plan (if youwork for a school or other tax-exempt organization) or a 457(b)plan (if you work for a state orlocal government). With tax-de-ductible contributions, tax-de-ferred growth of earnings andseveral investment options, thesetypes of plans are tremendousways to save for retirement. Andtry to “max out” your traditionalor Roth IRA, too.

Look for opportunities. Withthe uncertainties in the economyand the volatility of the financial

markets, many people decide tohead to the investment “sidelines”for a while. Yet, this environ-ment may actually be a good onefor investors with patience, dis-cipline and the ability to lookbeyond yesterday’s headlines.For one thing, many quality se-curities are now good values.Also, we’re still seeing low infla-tion and low interest rates —factors that may lead to greatereconomic demand and improvedstrength in the financial markets.

Don’t over-react to marketswings. Over the past few years,we’ve seen plenty of sudden,sharp swings in the financialmarkets, and you’re likely goingto see more of them in 2011.Don’t over-react to either the“ups” or the “downs” of the mar-ket. Over-reacting leads to short-term thinking — and successfulinvestors are the ones who canmaintain a long-term perspective.

Rebalance when necessary.At least once a year, review andrebalance your portfolio, as nec-essary, to make sure it still re-flects your goals, risk toleranceand family situation, all of whichcan change over time.

Reduce your debts. While thesluggish economy of the pastcouple of years has obviouslybeen a cause of concern for ev-

eryone, we have seen one “silverlining” in that many people, con-cerned about over-spending, haveshed some of their debt load. Theless money you have to spend onyour debts, the more you’ll haveavailable to invest for your fu-ture, so do what you can to cutdown on what you owe.

Maintain adequate cash lev-els. As an investor, you’ve got atleast two good reasons for main-taining enough cash in your port-folio. First, having adequate cashavailable means you’ll be readyto act quickly to take advantageof good investment opportuni-ties.
