    Mixed commercial and amenity woodlands available in seven lots, located around the village of Broughton-in-Furness.

    Woodland DescriptionThe land is all classified as Disadvantaged in a Less Favoured Area and Grade 4 under the Natural England Agricultural Land Classification Map for the North West region. The soil type is freely draining, slightly acid loamy soils. The majority of the woodlands are mixed conifers and mixed broadleaves and offer conservation and amenity potential. The boundaries are a mixture of stone walls, post and wire fences and hedges. The majority of the Lots have roadside access apart from Lot 7. Lot 1 Black Moss Wood – 20.72 acres (8.38 ha) is in Duddon Moss Site of Special Scientific Interest (SSSI) comprising mixed broadleaves including Birch, Alder and Willow, coloured dark green on the plan. Lot 2a Young Plantation – 9.46 acres (3.83 ha) comprising Japanese Larch planted in 1932, Sitka Spruce planted in 1974, Douglas Fir, Norway Spruce and mixed broadleaves planted in 1974, coloured red on the plan. Lot 2b Wall End Moss – 8.56 acres (3.46 ha) comprising Sitka Spruce and Scots Pine planted in 1950 and mixed broadleaves including Birch, Beech, Oak and Sycamore, coloured red on the plan. Lot 3 Tailacre Wood – 9.86 acres (3.99 ha) comprising mixed conifers and broadleaves including Sitka Spruce, Oak, Cherry, Sycamore and Hazel coloured purple on the plan.

    Lot 4 Beancroft Wood – 5.96 acres (2.41 ha) is designated as Ancient and Semi- Natural woodland comprising of mixed broadleaves, coloured pink on the plan. Lot 5 Knott Wood - 8.40 acres (3.40 ha) is designated as Ancient and Semi- Natural woodland comprising of mixed broadleaves, coloured orange on the plan. Lot 6 Coups Wood – 1.73 acres (0.70 ha) with fishing rights along the River Duddon, comprising mixed broadleaves, coloured dark blue on the plan. Lot 7 Land at Foxfield – 4.57 (1.85 ha) is in Duddon Mosses - Little White Moss Site of Special Scientific Interest (SSSI) comprising rough grazing land and area of woodland, coloured yellow on the plan.

    Method of saleAll lots are offered for sale by formal tender. The closing date for receipt of tenders is 12.00 noon on Wednesday 14 September 2016. These are to be submitted using the official tender form and marked for the attention of Mr John Mallinson and sent to Cumbria County Council, The Lonsdale Building, The Courts, Carlisle, CA3 8NA. Tender packs are available at a cost of £25 and can be obtained by contacting Mr Mallinson. Cheques should be made payable to Cumbria County Council. The Vendor reserves the right to withdraw or exclude any part of the property, to amalgamate or subdivide the lots, or to sell the property at any time prior to the closing date. The contract and conditions of sale are included in the tender pack. Completion will take place on 12 October 2016.     DirectionsThe woodlands can be found by leaving the M6 at junction 36 and taking the A590 west. After approximately 20 miles, at the Greenodd roundabout turn onto the A5092 signed Broughton-in-Furness. Continue on the A5092 for approximately 10 miles which becomes the A595 at Grizebeck. Follow the A595 until you reach the right turn signposted Broughton-in-Furness Local Traffic only and follow this road north for 1 mile and Lot 1 will be on the right of the road and Lot 2 will be on the left. There is an access track through the centre of Lot 2a and 2b leading towards Lots 3, 4 and 5.

    Access to Lots 3, 4 and 5 from the centre of Broughton is by heading east on the C5009 road and turning left onto Back Lane and following this road for half a mile.

    For Lot 6 from Church Street head west onto the A595 towards Duddon Bridge and the woodland is just before Duddon Bridge on the left side of the road.

    Access to Lot 7 is via a left turn off the A595 if heading towards Wreaks Causeway, opposite the turn to Wreaks End Farmhouse, onto a hardcore track leading alongside Galloper Pool. The land is on the left hand

    side after following the track for approximately half a mile.
