Welcome to the summer 2013 edition of the WORD from Winvic.

Winvic has always been proud of the strong relationships we have with all our clients and consultants but the continuing difficult marketing conditions have increased the importance of excellent working relationships. Our philosophy is to understand what motivates our clients and what their priorities are, working as one team to achieve the best possible outcome.

Building on our diverse portfolio we have recently completed a distribution centre for Arlington Business Parks at Plot 4000 Hatfield, a warehouse extension at Holford Industrial Estate for Beiersdorf and an indoor sky diving centre for Airkix in Basingstoke. All projects were completed on time, within budget and all with very happy clients.

We also continue to excel in the delivery of sustainable projects with the Rolls-Royce Heathrow Service Centre, developed for SEGRO, achieving a BREEAM OUTSTANDING award, the first construction project in the UK to achieve this award under the BRE’s challenging 2011 benchmark standards.

With works progressing on many other projects across the country and with great people doing a great job we continue to deliver a high quality end product.

Extreme sports specialist Airkix have continued to expand their portfolio of indoor skydiving centres, choosing Winvic to construct their latest facility. Sited within an existing leisure park in Basingstoke, the new centre didn’t come

without its challenges. Space and existing buildings constrained site activities, so expert planning and sequencing of works were critical. The facility boasts a wind tunnel capable of producing wind speeds of 180mph and in addition the latest ski simulator Skiplex has also been installed.

Winvic has successfully completed a number of high profile projects in and around London recently, further broadening our Capital portfolio.

These prestigious projects include the impressive Rolls-Royce Heathrow Service Centre, developed for SEGRO, which has achieved a Post Construction Review (PCR) BREEAM OUTSTANDING award from BRE, and the ambitious development of 2.6 hectares of industrial land at Central Park in Acton, for Goya Developments, where Winvic constructed nine self-contained warehouse units with a combined floor space of 150,000 sq ft! RETIRE IN STYLE

Victoria Court, ExtraCare in Headingley, Leeds, is a not-for-profit development of 50 high quality one and two-bedroom retirement apartments designed for later life.

The residents can enjoy some pampering time at the hair salon or visit the library and IT area, with access to computers and broadband internet available. There is also a superb atrium, with seating areas and a fabulous giant outdoor chess set and bowling green. Facilities within the development include:

• Residents’ lounge • Café bistro• Hair salon/therapy suite • Library and IT area• Buggy storage and recharging facility• Assisted bathrooms• Landscaped gardens and outdoor seating areas• Laundry • Car parking• Lift access to all floors• Superb atrium with seating and activity areas.

Winvic has successfully completed the build of two units on Tudor Estate, Park Royal for worldwide developer SEGRO.

The development comprised of the design and construction of two single storey warehouse units incorporating two storey offices. One of the buildings already has an end user; Warmup, the UK’s leading specialist in the manufacture and distribution of underfloor heating.

FAST CONSTRUCTION FOR FAST FOOD DUO

McDonald’s own prefabricated units aided a rapid build, although the project was made a little more complicated by the construction site being a 3A flood zone. Rather than the build sitting on a series of simple pad foundations, around fifty stub columns had to be raised 750mm out of the ground to support the restaurant. The restaurant started trading on a 24 hour, 7 days a week basis the moment the white lines on the car park were dry!

In partnership with Moto Service Stations, the design and construction of three separate Greggs bakers were

installed into existing motorway service stations. The stand alone buildings were completed in just over 7 weeks including fit out, allowing Greggs to trade on the day of practical completion.

Winvic Build has completed a McDonald’s restaurant in Langley Mill, Derbyshire and three separate Greggs bakers in motorway service stations.

Winvic Build has successfully completed its first airside project at London Luton Airport for client RSS Jet Centre, one of the leading private jet companies in Europe.

The multi-million pound project, involved converting an existing under-croft car park below their offices, into a new Passenger Terminal, for the private jet operator.

In order to facilitate this, Winvic had to remap the airport security fencing to run either side of the new terminal, creating secure access to the airside jet park.

However, this was not the major part of the project. Winvic also had to create a new hard standing area for the jets as well as re-grading the apron area to tie in with the existing taxiway. This work involved a huge amount of liaison with the engineering team for Luton Airport and considerable careful excavation works, as virtually all the main service feeds to the Main Terminal building had to be exposed and lowered!

CASE STUDIES ON-SITE PROJECTS

Procured in competition, Winvic were successfully awarded the contract to deliver a prestigious project in the north west for Evander Properties.

This state-of-the-art temperature controlled distribution centre in Chorley, Lancashire will be occupied by retail giant Waitrose.

ON-SITE INSIDER...

Roxhill Developments have engaged Winvic to help deliver part of their Warth Park site in Raunds, Northamptonshire.

The project is split into two elements. The first consisting of a large civils and infrastructure contract.

In addition to this, and running concurrently, is the construction of a bespoke distribution centre for parcel delivery expert, Geo-Post. As well as major upgrades to the A6, a new dual carriageway will be built in order to meet the logistical demands of the business park.

The bespoke 40,000 sq ft cross docked distribution centre also has a fully serviced two storey internal office building. The project is due for completion in late September 2013.

WINVIC DELIVER AN AIR TIGHT FINISH

The base build contract comprised the design and construction of a 365,000 sq ft, 12m to haunch distribution centre, with an external three storey office block totalling 30,000 sq ft.

A purpose built external VMU totalling 18,000 sq ft has also been constructed, containing a VOSA inspection bay as well as MOT and servicing facilities.

The successful completion of the base build led to Waitrose choosing Winvic to fit out their new flagship building in Chorley, Lancashire.

The Chilled Distribution Centre (CDC) is split into two main temperature controlled areas; the main chilled distribution chamber, which can maintain a temperature of +1°C, and the fruit and veg’ produce chamber, which will maintain a temperature of +11°C. Fit out works also include the three story office block, VMU and Fuel Island.

FOCUS ON FIT OUTS...

FLAGSHIP FIT OUT

Winvic Build has secured a project to construct 413 student apartments in just 39 weeks!

This rapid build for Jamie Lewis Residential Lettings on Western Road, Leicester, is currently just over half way through the construction period, and is on track to be completed by the end of August 2013, in readiness for the new academic year.

Consisting of two blocks, one nine and one four storey, the project is on an extremely tight city centre site with boundaries facing the road and canal - this is a challenging project! The team is tasked with delivering 413 en-suite studios plus ancillary facilities at ground floor level.

The scheme is being constructed using a steel frame, hollow rib and concrete floors, internal stud partitions and rendered Metsec external walls. Bathrooms will be built traditionally and each apartment will be fully furnished, ready for occupation.

BALSALL COMMON COMPLETION FOLLOWED BY PINDER AWARD Winvic have successfully completed their first project for Barchester Healthcare.

Harperfields, the 80 bedroom scheme in Balsall Common, Warwickshire, is an exceptional new care home that has been specifically designed to provide high-quality residential and nursing care for the elderly, including those individuals living with dementia. The two storey facility has 45 en-suite bedrooms on the ground floor and 35 en-suite bedrooms on the first floor, with the backup facilities split between ground and first floors.

Upon completion the scheme was entered for the prestigious Pinder, National Healthcare Awards, and was short listed as a finalist, along with two other Barchester schemes in different categories. This annual award ceremony takes place each year at Lord’s Cricket Ground and we are pleased to announce that Barchester picked up two awards, with Harperfields winning the Large Care Home category.

PROJECTS WIN AWARDS

Winvic’s development at Castlewood Business Park, near Derby has won gold at the Considerate Constructors Awards.

With a truly visible ONE TEAM approach to the project, the Rolls-Royce Heathrow Service Centre, developed for SEGRO, has achieved a Post Construction Review (PCR) BREEAM OUTSTANDING award from BRE.

Built in just 44 weeks to include a full turnkey fit out, this fast track build did not deter the design team from spotting an opportunity early on within the design process to enhance the BREEAM rating achievement.

The design team set about value engineering throughout the design development stage to secure maximum credits in key areas of the assessment and explored additional credits that were not normally achievable.
